The community of Chatham (officially known as Chatham Borough) is an upscale suburb positioned fifteen miles west of Newark and about thirty miles from Manhattan. Primarily a residential community, the downtown district around the corner of Main and Passaic features a cluster of charming storefronts housing locally-owned shops, restaurants, and other small businesses in a walkable layout. Just east of town, the Mall at Short Hills is one of the region’s most popular shopping centers, with the Canoe Brook Country Club right next door.
Several large parks and nature preserves can be found both in town and nearby, including the spectacular South Mountain Reservation and Watching Reservation. The terrific local schools and low crime rate make the borough quite popular with folks raising families, and the easy access to NJ Transit rail service as well as the Expressway makes it a great option for commuters.

Property Ratings at Cardinal Hill
I’ve lived at Cardinal Hill Apartments for 12 years, and I can confidently say it’s been a wonderful experience. Jennifer, the property manager, is always helpful and professional. She truly cares about the residents and ensures that everything runs smoothly. Sorin, the maintenance supervisor, is a standout as well. His hard work and extensive knowledge of the property make him invaluable. Any maintenance requests are handled quickly and efficiently, which adds to the overall comfort of living here. I highly recommend Cardinal Hill Apartments to anyone looking for a welcoming and well-managed community!
If you live on the second floor there is always headlights shining into your windows due to the buildings be on a hill and people backing into parking spots across the way. The noise transfer is unbelievable. I can hear my downstairs neighbor on speaker phone and cabinets slamming. The main doors slam shut so that gives you a jump every time someone enters and exits. I’ve been over charged/wrongfully charged my rent on more then one occasion then having to pay a late fee for their mistake. Over priced for the one buildings and the garages flood. Would not suggest.

We are sorry to read your review and appreciate you brining these concerns to our attention. There is a certain acceptable level of noise when you live in an apartment community. We are unable to stop vehicles from driving in the community. We would have reached out to you right away, but do not have a record of you residing with us or your contact information. We invite you to stop in to our on-site office and speak with our community manager to discuss any concerns you may have. JCMLiving Resident Services
My family lived in Cardinal Hill for almost seven years. We loved living here and have grown attached to the place. I love how the apartment complex is clean and well maintained and have an amazing staff! The superintendent, Sorin, is a very hardworking person and is always there for us, ensuring our needs are met promptly. Adriana, from the office staff, is easy to approach, courteous, and impressively responsive. She is very patient and accommodating when handling our inquiries. Moreover, I love the location of Cardinal Hill, there are conveniently nearby stores (e.g. Bank, Grocery, UPS, etc.) and the schools are wonderful with high ratings and are one of the best among the county. We highly recommend Cardinal Hill to our friends and family for a delightful living experience.
I Have Lived in Cardinal Hill 11 Years I Love living here and have to agree with the person about the noise living on the first floor. I have been pretty lucky with the last people who rented above me. The main complaint I have is the Parking I live in a single building that stands alone and has 12 parking spaces for 12 apartments. Most couples have 2 cars, when i first moved here if you had 2 vehicles one was to be in the garage . now we are told first come ist serve. Most of he time I try to put mine in the garage which is difficult when cars are parked in the spots by the railing so that means i have to go to another level and walk down and also my level is the only one that didnt get a handicap spot I hope this parking problem can be resolved in the near future,

We are sorry to hear of your parking concerns. It is still required that if you have two vehicles that one must be parked in the parking garage. Parking spaces are not assigned and are on a "first come / first serve" basis. Although your review is anonymous, we believe we have spoken with you about the parking situation in the past and explained that we do have the required amount of handicapped parking spaces required by law. We did however, offer to make reasonable accommodations for you regarding parking. Please contact our on-site office and speak with the Property Manager to discuss this concern at your earliest convenience. Thank you! JCMLiving Resident Services Team
I live on the first floor, and I've never been in an apartment with so much sound transference from other apartments, as well as the electric garage doors directly below that vibrate the floors. Upstairs neighbors sound like elephants at all hours. I can't sleep without earplugs. Paper thin walls is an understatement! Since the property was sold, inspections and renovations have been constantly intrusive, and sometimes with questionable notice. Months ago they replaced each apartments breaker boxes with larger ones, but still haven't finished the cosmetic work from cutting holes in the wall around it. The box is in a prominent place in the hallway, and I'm embarrassed to have guests visit because it looks so terrible. It's been Months! I expect to have to finish it myself. The apartments are in a decent location, and the layout is quite nice. It's the execution that ruins everything these apartments have going for them. I have many more concerning stories to tell, but I'll sum it up by saying: If you MUST, choose second floor!

My husband and I moved to Cardinal Hill in December of 2013. We've seen great improvement since new management has recently turned a new leaf. Carole, Marty and Soren are quick to fulfill any work orders necessary with no questions asked. We have never had a problem. Snow removal has always also been top priority for the maintenance crew and they constantly work around the clock to keep the roadways clean and clear. Don't be deterred from the huge hill! A quiet, wooded community set back on a hill from River Road, everyone is very friendly and keeps to themselves. The views from the top tier of apartment buildings are beautiful as they are highest on the hill. Very close to shopping, mall, highways and schools. A wonderful place to live.

The on-site leasing staff strives to make Cardinal Hill the most enjoyable place to live along with a friendly and helpful atmosphere for all tenants. We value your tenancy and hope you will take the time to refer us to family and friends in the future. Thank you again for taking the time to provide your experience of living here.
I would have to say I was a little skeptical about moving here when I was reading the reviews about management. I've been here for 8 months now, and had a few issues with a leak in my bathroom to installing new sheetrock in my garage. The new management with Carole and the 2 maintenance guys are amazing. They are so positive and bend over backwards to make sure you're taken care of in a timely manner. So thank you for making living here an amazing experience. The apartment is great, a little noisy at times with all wooden floors, too be expected. But having a garage and parking spot is great. The view is incredible, can't find something like this in this area for the same cost. Overall, since Carole took over, things have been great. Love it here! Tina B

Thank you again for your feedback.
I don't know what planet the bldg E reviewer is from, but the current managers have blatant disregard for customer service. A prime example is jack-hammering a sidewalk for maintenance issues at 7:10 am on a fri & sat morning. When a neighbor of mine called Marty & Carolyn , they said they didn't know anything about it. Really??? Aren't u guys the managers? People are non-compliant with the rules here - bring in dogs (not service/working dogs either), they deal drugs bldg E, known drug dealer( the owner/investor is a drug addict), they have tons of people over , parties, complete disregard to the rules of quiet enjoyment. We hear this woman calls her cat in at night at 11:15-11:30 every night; she has fashioned a diaphragmatic type valve door in her her window, which allows the cats to go in and out all night. I go for my morning walks, when her cats are just about getting in from a night of fighting all night. Management tends to a work order as if I'm bothering them. They put bandaids on things; they never make the right repairs. My neighbors roof leaked for months!!! The recent review of the female couple; FAKE!!! they were so happy to get some of their deposit back, they wrote a FAKE review. Not good. You will truly know what will happen to you when you live here. There are plenty of other nice places to live around here. Does anyone remember Kevin & Yvette?? The gossiping-husband -wife management team?? Well, they got fired because most of residents made phone calls.... it looks like history might repeat itself with these clowns

Please do not hesitate to reach out to the Cardinal Hill on-site staff if you have any other questions or concerns going forward.
My fiancé and I have lived at Cardinal Hill for a couple of years now and our experience has been great. The 2BR apartments offer an open layout with a lot of natural light. We looked at other surrounding communities and this was by far at the top of our list. The upgrades and stainless steel appliances make the apartment homey and beautiful. The location in Chatham is perfect. It takes 5 minutes to get into Chatham and catch a train to NYC. New Providence is a 2 minute drive and Berkeley Heights is 5 minutes away as well. The complex is quiet and friendly and the rent is extremely reasonable for what you get. Having a garage is a nice luxury during those hot summer days and especially the winter. The maintenance staff does an excellent job at clearing the snow as soon as it hits the ground. This past winter, I probably saw the super’s vehicle more than I saw my fiancé! The super worked around the clock to clear the snow and were constantly salting and sanding the roads. The hill was the cleanest road in all of Chatham and both our AWD and 2WD vehicles made it up the road without a problem. After the snow had passed, a lot of the residents were outside helping each out clean the snow off of everyone's cars. It was a great community effort. Although there is a large hill at the entry way to the complex, it has never been a problem. In fact, the hill is a benefit as we currently reside in the E building and the views are absolutely amazing. This 4th of July, we were able to watch the fireworks displays from all of the surrounding towns right from the comfort of our very own home. It was spectacular! The demographic of the community is mixed but probably leans a little bit toward an older crowd. The majority of the residents seem to be working professionals. There are some younger, college aged residents in our building but we’ve never had any problems with noise or even parking for that matter. The maintenance and repairs are always done quickly. The super answers his phone right away and makes time to assist with your problem. Carol and Marty are super friendly and Sorin always gives me a friendly wave in the morning when I drive by. We don’t have any complaints to share and truly LOVE where we live. If you are looking for a rental around this area, put Cardinal Hill on the top of your list!

Wow! thank you so much for such glowing feedback! The staff at our community work hard to ensure the comfort and safety of our residents and we appreciate you taking the time to recognize their efforts! Great added benefit of being able to watch the area fireworks from your home! We value your tenancy! Don't forget to spread the word to your friends and family about our Cardinal Hill community. Under our Resident Referral Program; all residents who refer a friend are eligible for a $200 rental credit upon application approval and lease signing. The Referral Program is unlimited, so residents can refer as many people as they like!
I lived at Cardinal Hill for 7 years. It's a good area. Some of the neighbors were loud. The walls are very thin . You hear everything...I mean everything. I broke my leg and was in a cast for awhile. It was very very difficult to get up and down the stairs to the parking area and laundry room. They should consider having at least one of the end areas to be handicap accessible. I seen a few elderly people struggling to make it up the outside steps leading to the apartments. There weren't any handicap parking spots either. My garage had cracks in the wall and water would get in whenever it rained hard enough. Was told by the management the garage is for a car not storage (bad attitude). My apartment was an older apartment with many problems with the bathroom and kitchen sinks. Called management many times and they would come out and just do a "patch job". Was told they cannot replace the faucets because that's for the newer upgraded apartments. I would have to pay the new rate if I wanted an updated apartment. I even offered to buy a faucet but was told I couldn't do that.
