Property Ratings at Carlisle on the Katy Trail
If you're considering renting here, specifically room 337 save yourself the time and money because living in a box would be better than this place. If you enjoy cold showers, then by all means, go ahead. Oh, wait, never mind, you can't even do that since there were over 30 instances of water shut-offs in 2022. And let's not forget about the pest fees they charge you while conveniently not showing up when you actually need them. We had two rats in our apartment, called pest control, and they didn't show up until a month after we had already taken care of it ourselves. Oh, and did I mention the homeless people sleeping naked in the halls that reek of weed? On top of all that, you'll be spending roughly 30% or more of your rent on "allocated" utilities. During the winter storm in 2022, the pipes burst, and management failed to shut off the water, leaving us with the bill even though it wasn't in our unit. There have been multiple robberies in the parking lot, and the security is a complete joke. As for the washer and dryer, don't even bother. You'll have to find a coin laundry because there's no way you're doing laundry here. I honestly don't know how they have the audacity to give tours to people without feeling embarrassed.
Property Manager at Carlisle on the Katy Trail, Responded To This Review

Should you have any questions regarding your move out, please reach out to our leasing office. We wish you the best in your new home.
Was left without hot water for over a week. Broke gate took three months to get rid of roaches. Won't compensate residence for problems at complex
Property Manager at Carlisle on the Katy Trail, Responded To This Review
We're sorry this has been your experience with previous management. Our new team would love to help make your living experience a great one moving forward. We hope you’ll give our team this opportunity and ask that you please come by our office or give us a call at (469) 425-8917 where we would love to assist you.
The headline is what this place should be called! This complex is INFESTED WITH ROACHES! Please take this advice. DO NOT LIVE HERE! The price and location ARE NOT WORTH IT! The management is aware of the problem but will not tell you upon leasing and is not willing to take care of the problems. These are SLUMS! The property is poorly maintained. I have to break my lease and pay 1300 (Besides to First months rent and move-in fee)just to do so. On top of that, I never even moved in because I refuse to live with roaches and I tried to take care of it myself. However, finally gave in and realized that it was gonna happen. This management is terrible. Avoid this place at all costs!
I have so missed the community and the familiar faces. My online experience with how easy it was to sign my lease, was prompt and personable. Why I find myself back at Carlisle. I lived here 3 yrs ago. And relocating back to the area couldn’t be happier signing a second lease with them! Previous/ Current New Resident...
I will preface this by saying most of our issues occurred/were reported to the previous management, but no matter the management, the age, condition, and past neglect of the building are the main causes of these issues. We were forced to sign the lease before getting the keys to our 3 bedroom, 2 bath apartment. When we first moved in there were 50+ cockroaches crawling around the apartment, and a family of roaches in the fridge. When this was reported to management, we were told there was no way to get ahold of pest control and we were added to the list for the next time they came (every two weeks). In the meantime, we set off 7 bug bombs and when we came back the next day, there was still a good number of cockroaches alive. After much complaining and providing a video of roaches crawling inside the fridge, we were finally provided a new fridge. I kept all my stuff in plastic storage bins to keep the roaches out, and I’m glad I did because there were several times baby roaches were crawling across the top of them. The roaches eventually did get better with spraying, but they never went away and would lay eggs which we were always fighting against. The first couple of months, we were also dealing with mice. Maintenance did come by and fill in some holes in the walls, but they missed several so we had to fill them ourselves. We asked to be moved, but were told the only other open apartment was the one above ours, which we figured would have the same issues. The utilities are a joke. There were some months where we getting charged $90-$100 a month just for water and $100-110 for electric. From March-May when COVID was bad, my roommates and I all went home. In May we were still charged $74 for water, $9 for gas, and $74 for electric with no one living there. What you save in rent you pay in utilities. The water was off about twice a week for maintenance. The laundry room was disgusting and full of roaches as well. I would take my clothes to a laundromat weekly instead of doing my laundry there. Not to mention there were only three washers for one whole side of the complex. There is a fence around the property, but there are no gates or doors to keep people out. Several times when I would leave early for work, I would see random people sleeping out by the pool. The main gate to get onto the property was always open.
Ultra-thin walls, clogged drains, rusty toilet, painted over tub (old, and spotted), questionable appliances, broken elevator (the entire year!), no washer and drier connection, and shared electricity. New to Dallas (just me) the location and price sounded like a steal for a 600sqft apartment. Within 4 months I was ready to move out! If you are an energy saver like me don’t be surprised if your electric bill is above $100/month due to the building sharing electricity. Within my year the complex changed management twice which caused delays in maintenance requests. Their online payment portal is extremely questionable. I would receive emails from the complex stating that the online payments were lost and had to be done again. Moving forward I paid with a check and it would not clear my account till the second week (This has only happened with the current management). If you need an apartment closer to downtown and reasonable price to Sq. footage I highly suggest the Medical District.
I've lived here a little over a month. I was skeptical because I saw a few negative reviews online, but the price was great for an uptown apartment so I decided to check it out. I'm so happy I did! I haven't experienced any problems, the staff and maintenance is phenomenal and don't blink an eye to do any favors for you. It's very quiet and the scenery makes it feel quaint. I feel safe here; the location is wonderful. I've enjoyed my experience and urge any skeptics to think about all of the times they posted a review when they had a positive experience. 90% of reviews come from angry people who want to feel justified, so please don't let that deter you from a great complex.
I love it here, close to work, close to the trail, being updated, and close to lots of places to eat(: this is especially good if you want a small pad with small appliances. Better off to go get food(:
