Carlton Arms of South Lakeland

Tried to move in and they told me I had less than 24 hours to get a transfer letter from my job I got the transfer letter then they told me they had nothing available and they moved on to the next person and I lost my job. If I could rate it worse I would.

DO NOT MOVE HERE!! Front office will never care anything happening to you regarding with the apartment. Live here since March 2021 & all the cockroaches, flying ants, bugs coming in like crazy! Yesterday I was having my lunch and a cockroach LANDED ON MY FOOD!!! This infestation is out of control! When you call the front office, they will just tell you that they have put a work order for the exterminator to come ONLY on Tuesday! Every time he comes, just spray around & thats it......... never verify where the bugs are coming from or anything. Pictures are ssoooooo deceiving!

DO NOT MOVE HERE. They knit pick and gouge you on nearly everything. I had to fight to try getting my ex boyfriend off my lease. Since they raised my rent by 22 dollars, I “can’t afford my apartment”by myself. It’s because of the new policy they put into place after Covid, requiring you to make 3x your rent annually. Why you would even raise rent at all despite people being out of jobs for months, is beyond me. Even though I’ve been paying my rent for the passed year and have never been late on a payment before my boyfriend even moved in with me. I’ve been paying my rent for months now on my own, and they still won’t take him off. Money hungry, and would much rather try to lose a good tenant over 22 dollars, than grandfather them into new policy. They don’t care about their residents. On top of that, god forbid you lose your resident car sticker (recently got new vehicle and dealership accidentally took off sticker during final detailing.)......50 dollars...they want to charge you 50 dollars for a flimsy window sticker, even after I explained what happened. If I “can’t afford” a measly 22 dollars on my rent, how do you expect me to pay 50 for a sticker?The only bright side of living here is maintenance is always on top of repair requests, and the apartments are decent. Needless to say, I can’t wait till my lease is up.

Apartment is clean with new flooring. great view and large back lanai/porch for an apartment, fenced in also. I can barely hear my neighbors which is great news since I have two small children that like to sing Frozen songs at the top of their lungs. Nice staff and nice ammenities for a great price.

This place is infested with rats. There in the walls & eat the wires. They climb the walls outside and are all over the yards. If i can post a pic i would. I haven’t had internet in 2-3 months because they refuse to exterminate properly. Theres rat poop all over my yard & my kids cant go outside unless i hose the whole yard down. The rats ripped up my gazebo as well $200 down the drain.

The apartments are very nice but unfortunately they are rats and mice, we reported to the office the called the pest control, they came in but we still have rats in our apartment.

The apartment complex is approximately 20 years old, and definitely looks it on the inside. Old appliances they refuse to upgrade.

paying my rent on line is so great. our townhouse is so beautiful.so relaxing.so clean. no noise.no one just hanging out.. we have a large workout room and large pool.if anything breaks they fix it in one day.never have to wait.the office girls are so nice..i am so happy here.the grounds are always clean.its the best choice I ever made.

We have been here for only a few days and are not impressed on the upkeep and the lack of staying up to modernization. Other than that the views are amazing, and they staff are simply wonderful. The valet trash service, 24/7 security, the all around feeling you get being in the area, and then the brick buildings are architecturally beautiful.

This is the perfect building if you want a quick walk to the pool, great restaurants and outdoor space. The common areas are well maintained and staff incredibly helpful. Unlike other apartments in this area, it has a large courtyard with a pool, lounge chairs and dining tables. It’s like having a touch of country right in the middle of the city.

The apartments are very reasonably priced for the amenities and square footage provided.

Carlton arms is such a beautiful complex. It's quiet & friendly. Carlton arms was my first apartment I rented and everyday I wake up and just embrace how wonderful my apartment is. It fits me and it's very spacious. I can walk outside with no worries, enjoying the ducks and the many lakes they have. When I need something fixed or need any help the security and the people who work there are always there to help. I love Carlton Arms, a wonderful apartment complex.

8 Years we have lived here at Carlton Arms of North Lakeland. A beautiful property with incredibly maintained grounds, twice a week trash pick up right from your building, and pretty quick maintenance. I highlight the fire walls in the title because it's incredibly important to me. Many places have fire "bubbles" where only a few units could be involved. Not here. Each unit is separated by fire walls that extend all the way to the roof. This provides for safety, and reduced noise. In 8 years, we've had pretty great neighbors, except for one, and Carlton Arms has no issue addressing problem residents quickly. It's a sprawling property with over 900 units, 2 clubhouses, 2 pools, guest rentals, carports, garages, recycling etc. They also have an absurd number of floor plans from efficiency to town homes. We have a town home. There are speed bumps throughout the property, but that doesn't slow down a few who don't care. Most are good about it. There are plenty of kids, so expect a background check upon applying. Individual central air is fantastic, and every unit has either a patio or balcony. We're close to good schools, public transportation, a plethora of shopping and dining and the Lakeland Square Mall. Bottom line, we love it here and highly recommend the place. Oh, we're also very close to I-4 and Orlando and Tampa are about a half hour away on a good traffic day in either direction, Disney is 32 minutes.

I can't find the proper word to express this overwhelming experience in my being, I just move here from congested areas, the best decision I ever made, my day starts with long walk around the serenity of a crystal lake sourranded witth a beautiful foliage displaying a majestic beauty in the peaceful waters home of a large flock of ducklings,I enjoy my cup of tea in my patio embellished by a great variety of flowers, greet some other residents who also enjoy this little paradise and thank God (Psalm 143 ) for the work of his hand, thank you Carlton Arms, I feel that you made my dream come true, I'm really enjoying my retirement not only with this spiritual food but also saving money because you have offered me, thanks

Carlton Arms is a great place to live and provide good service to its tenants.

Carlton Arms of South Lakeland is on the very edge of Lakeland and Mulberry, so it is a bit inconvenient having to drive out of the way all the time. That being said, this apartment complex is pretty great. They have someone at the entrance 24/7 keeping track of anyone who isn't a resident that enters the complex, and they also have cameras. It's a very safe and pretty complex with several lakes and two pools. The apartments themselves aren't anything special, but they are perfectly adequate for the low price. The staff and maintenance are always quick to solve any problems. These apartments are certainly some of the best options for your money in town.

I'm 23 years old. I lived with family for 2 years in a separate apartment. 3 men, aged 19, 21, and 24. Our electric bill was through the roof, it was a mess, it was fun. The oldest of the 3 of us left for the army, the youngest of us got a girlfriend and moved in with her. Leaving us as only 1. Me. I started looking for a new apartment and I found a great open 1 bedroom at Carlton arms. The leasing office was extremely helpful, the workers are some of the nicest people I've ever met. After being left alone at the other place , they help me find my home here at Carlton arms of south lakeland. I have a beautiful lake view with a multicolored lighted fountain. I've looked at quit a few other places and still can't find reason to leave this one. I absolutely love it here.

I'm going to rate my mom's apartment, because this is where my 3 kids and I have been living. It is not a bad complex just a little to expensive to be living in. There are not a lot of amenities for the price you pay. But i was also hoping you guys could help find a place for my 3 kids and I to live because this one bedroom is not cutting it.

Maintenance here is exceptional! If something needs fixed they're usually here in the same day, the grounds are always kept clean and appealing. Great neighbors and great community, the people here are very friendly. The gated entrance adds that extra sense of security and you are only allowed in with an approved Carlton Arms windshield sticker. Apartments are priced well for everything they offer and the location to shopping areas and schools are perfect. Love it!

Great value. Staff is very friendly and attentive.

Our apartment is in the most ideal location in the whole complex. We have an amazing view of the sun setting over the pond right in our own backyard. The grounds are kept impeccably and the staff is professional and awesome. While the apartments are older, they are always kept up to the highest of standards. Management is consistently renovating them to keep them fresh and clean with new carpets and freshly painted walls. Every day is like coming home to paradise after a hard day's work.

We've been living at Carlton Arms South, off Shepherd Road, for over ten years, and have enjoyed pretty much all our time here! The grounds are lovely and well-maintained. Our complex has great amenities: a playground for small children, tennis courts, basketball courts, a dog park, 2 clubhouses with pools and a party space in each clubhouse, as well as suites available for visiting guests for a reasonable fee. If you have any kind of maintenance issue, it's handled quickly. I would definitely recommend living here.

I've been a resident of Carlton Arms for now over 20 years. The maintenance, upkeep, and office staff are more than accommodating and cooperative. The views on the property are gorgeous, beautifully landscaped, and the riverfront views are stunning. I have had many opportunities to move to a different apartment or house, but have never done so, as my experience there makes it hard FOR me to move! I have nothing but great things to say! If there is ever a problem, all you need to do is pick up the phone, and it is fixed, very quickly. I have only had to call twice for very small issues (drippy faucet, etc). That says A LOT. I would highly encorage anyone who wants to live at Carlton Arms to do so. Very many different floor plans to choose from, and it's also pet friendly! Everything you need (grocery stores, restaurants, and doctors offices are only a mile down the street! You can't ask for anything more!

I love my 1 bed/ 1 bath at the Carlton Arms of South Lakeland. My apartment is spacious and just the right size for me! Water, rubbish, basic TV and a route shuttle on scheduled days are free ammenties. 2 swimming pools, car care area, basketball and tennis courts, a dog park and kiddie area, laundry and fitness center along with free wifi and internet access in the common area leasing office are all free!! Maintenenance staff is attentive ti service problems that arise in my apartment immediately. There are special events provided for residents as well throughout the year.

My family and I moved to Lakeland and by chance found Carlton Arms, and I am SO happy we did! They are amazing. They always keep the property clean, they answer every call quickly and the maintenance team is top notch! I would absolutely recommend this peaceful, beautiful community to absolutely anyone!
