The Lake Wales neighborhood, located about 15 miles from downtown Winter Haven, considers itself out of the ordinary, but in a good way. No place defines that more than Spook Hill, where objects actually roll uphill instead of down.
When you have an apartment in Lake Wales, you feel like you live right in the middle of history. The neighborhood has several historic landmarks, including Bok Tower Gardens, a great place to go to relax, and the Depot Museum, which is perfect for railroad enthusiasts.
Of course, when your neighborhood has a lake, that's naturally the main hangout. Lake Wales doesn't disappoint, whether you want to go boating for the day or just cast a line off the fishing pier. If you don't catch anything, you can always have dinner at Crazy Fish Bar & Grill, an eclectic, casual restaurant that fits right in with the rest of the neighborhood.

Property Ratings at Carlton Arms of Winter Haven
I appreciate living here at Carlton Arms. The apartments are well-maintained, spacious and the rent is very competitive to surrounding apartments. I just renewed my least for a third year stay. Although the rents are competitive, I must say they have been increasing quite a bit annually and more this current year. For 2 reasons, I would have chose a 3 1/2 star if that was an option (they definitely don’t deserve a 3 so I chose 4). This year, in addition to the increased rent, a $40 monthly assessment will be assessed monthly beginning in January 2024 for a digital streaming package. For most, that is a great deal. However, for my family, budget and Faith it is not. We currently get cable included which we do not use and have not turned in the television for about 2 years. Due to our faith, we do not entertain ourselves with TV nor stream movies. Now, I’m being forced to pay $40 for something that I don’t need (streaming, internet, cable). We currently only use internet and we qualify, based on circumstances, for the $25/month plan, and the internet works great. Under the new plan, I will be forced to pay more because of a deal that was worked out and I had no say so. It really stinks that I will be forced to pay more for what I already use and other stuff that I don’t need. The second downfall is that the parking is not always great. There is a guest parking policy that is not at all well enforced. So, I often come home and have to park farther away from my building and walk back because unauthorized cars are taking up the spaces. Some park and leave the car for days. The funny thing is, I’m usually inconvenienced when it matters most (having to carry in lots of groceries or having my foot in a boot and shouldn’t be walking too much, to name a few). Life here would be much more pleasing if they would assign at least a parking space to each apartment and enforce the guess parking rule. Then we wouldn’t have one apartment with 6 guests taking up spaces or others leaving their vehicles while they are out-of-town although they don’t live here. The parking is the greatest reason I’m planning to move next year. Besides those two things, Carlton Arms is a great place to live. I love that they also are intentional about planning community events to promote relationships among residents. If you don’t mind the parking situation (worse in the back of the complex), I do believe you will find this a great experience and great place to live.

We've been here for 3 years. We love the community. You really bond with your neighbors. There are a lot of people who have lived here for over 5 years. It really is a neighborhood where everyone knows everyone. There are lots of kids of all ages here. We've even made doggie friends for our dogs.
The apartment is perfect. Clean and everything works great. It’s perfect for me! I highly recommend it.
Do not live in this place, they have old appliances that make you a higher energy consumption, the pipes were clogged 2 times and the room filled with dirty water, apart from that I had called the office and the answer was very late, they arrived 2 days later From the report I had several appliances in my kitchen damaged, I only lived here for a year and it really was not pleasant at all and in the end when you are going to leave they look for a thousand excuses to keep your deposit which communication is null by part of them and likewise I gave the apartment impeccable and they invent repairs to keep your deposit which seems serious to me I am taking legal action to protect my rights as a landlord
Very old building, constant problems with pipes and drainage. Bad attention in the office. They keep your deposit and want to charge you for other things, and I read other comments on their page, apparently it is customary, you think the place is cheaper than others and ends up being more expensive. In particular I will initiate a legal process with these people. Tip always take photos and record videos when leaving the apartments
I have been living here for almost a year now and only have praise for management, the office staff, service staff. I totally recommend this development. All repairs I requested were fixed within 24 hours including on the weekend. Example They totally replaced my air conditioner unit inside and outside when I complained it wasn’t maintaining the correct temperature. There are workers cleaning, trimming, repairing the outside areas daily. They are all been friendly, helpful and kind to me and my family and pets. I feed like I am at Disney because they all wave and say hi when they see you. My neighbors are even nice. First time in my life I have had no complaints about the apartment I live in. If people have give a bad review of this place it’s on them not this place.
I was trying to fine an apartment and the person I was talking to via email was VERY unhelpful. They would only say the same thing over and over again with out helping me find more photos of what the apartments looked like. I do not live in FL so I was trying to see what things looked like inside the apartments before I flew out to see the place in person. One of the worse customer service ever
I went to Carlton Arms of Winter Haven to see if they have any apartment available, unfortunately... When I walked in it felt like home already. From security, and how clean and nice the place look, and the staff SUPER nice. I just wish I could get an apartment. I love what I saw. I pray they call me.??????

NOTHING BUT LIARS AND THIEVES. They take your money and refuse to give it back. I moved out over a month ago and still haven't heard a word from them. I have to call them. DO NOT MOVE HERE!!!!!!! They sweet talk you to get you in the door then don't care at all.
Carlton Arms Winter Haven is one of the best deals if you need an apartment. Close to most things and far enough for peace and quiet. About an hour to Orlando or Tampa.
My apartment at Carlton Arms was freshly painted with new carpet when I moved in. They do bi-monthly filter changes and pest control. They do weekly landscaping as well. The complex has a person at the front gate, and all visitors get their license plate written down upon entry. This is a great complex that I would recommend to anybody.
We moved in on October 4th and everything went great. The apartment was in great condition and overlooks the lake - the view is very pretty. It's wonderful to have a private patio. I believe it is the only complex that has private patios. The office staff was very friendly and helpful and the maintenance guys are awesome. They even helped us unload and move in when our "friends" did not show up. The grounds are immaculate and there are plenty of pathways around the lakes and compex in which to walk our dogs. There are even garage spaces, storage rooms, and parking available for RVs and boats available. We also don't have to drive far to do our shopping as there is a Super Walmart, Publix and two malls nearby in addition to restaurants, gas stations, small shops, and even a farmer's market and flea market. So far, moving into Carlton Arms of Winter Haven was an excellent choice.
