Maintenance sucks it’s been 3-4 months that input a work order in and keep getting the run around. Management is rude and unprofessional. Pool is typically always dirty or the pumps are broken. Gas grill at the pool is broken. And there’s roaches !

Dog poop everywhere ALL the time. Property management could not care less about helping with the issue. There is a mandatory valley trash service that you can not opt out of. It is $40 a month and absolutely useless. Our trash does not get picked up and if we leave it out there waiting for it to get collected ants swarm the front of our door. We now have ants inside all over our kitchen (which we keep very clean). No human decency for the people living here. This is not a beautiful community/complex. No maintenance on landscape whatsoever. If i could move out of here tomorrow i would do it in a heartbeat

Live here if you like the smell of dog poop and cigarette butts festering in the rock landscaping as well as free roaming unleashed dogs. We have tried to make it very apparent that there is a problem with exterior waste to the management but they either don't care or don't have enough staff to take care of the problem. This is no longer a "beautiful" apartment complex. I simply want out of my lease early by one month so that my wife and I can move out without incurring a huge fee, but management is unwilling to help us out with that. The problem is that of common courtesy to fellow human beings, but the neighbors that make up the "community" here do not have common courtesy. I have gone as far as to clean up dog waste myself multiple times, which is totally unacceptable as I am not a dog owner. The common courtesy extends to driving/parking as well. Numerous times I have had to tell people to move out of my way to navigate the busy street into my assigned parking spot. Look elsewhere for "beautiful" apartments.

I have lived here since March 2022 and I have had a lot of maintenance issues, which is not their fault, but their response has been a let down. My AC went out in June and it took them 6 weeks to fix it. Every time they would stop by, they would adjust something, for it to break within the next few days. When it stopped working, it would take them over 8 hours to respond, and one time my apartment was over 92 degrees. I had to miss several days of work due to this and it cost me and they didn't care. I made several complaints to the front office and they did nothing. The worst part of all of this wasn't even the maintenance problems or how long it took them to fix things, it was their total lack of empathy. Nobody in maintenance or the front office cared at all. My washing machine broke, and it has been over two weeks and they have not even stopped by yet to look at it. I have called the front office and all they will do is transfer you to the maintenance line which is voicemail and not a person. This has been a nightmare overall.
Great Location on the golf course with easy access to hiking trails on South Mountain. As a long-time resident I've seen several management changes over the years and to be honest, the overall quality of the property go downhill. But since Lisa took over as on-site community manager, I've noticed a lot of improvements, both big and small. The main pool (one of 4) is being totally renovated and I'm told more improvements, like lighting and painting are scheduled. Things are definitely getting better.

One of the best parts about living here is my unit was a model. I have been living here since the end of January 2020. Doesn't mean I haven't seen any scorpions or snakes while residing here. Although someone came out to spray it was for bugs. The apartments have had a lot of changes since January including the professionalism with the people at the leasing office. Unless you are meeting with Molly, Ram, or Sonya. Just walk away. No one else knows how to conduct business outside of them three I mentioned. I requested to have my unit sprayed a week ago no one never came. The fees and billing change every month. It is not a set rate and doesn't always makes sense. Do not bother calling the front office no one never answers even if there is an emergency "Like there is a snake at your front door". If you are looking for luxury apartments this isn't it. This complex reminds me of south phoenix and a bad way. I was going to wait to write this review but I would rather help anyone shopping for a place to live. This is bug city. You will see they even have the bug patches in the leasing office. Something they don't share with you but I have been bitten a few times. Out of all of my residences here in Arizona this was the worse place I've ever lived. On top of the newbies and unprofessionalism in the leasing office. Again, if you are not dealing with Ram, Molly, or Sonya. Walk away. They are the only real pleasant ones who know how to speak and act professional. Let this place be your last resort.

Maintenance requests are either closed without action or delayed for months together. Staff is rude when we complain. Management is least bothered.No prior notice is given for water cuts or any maintenance and staff just provides casual excuses. I extended my lease online and confirmed that all documents are provided personally as well at leasing office. A month later again they send notice that the lease is not extended. New management is unorganized , irresponsible and rude. Stayed here since 2018 but the experience has been bad with the latest management. Would move out if it weren’t for the pandemic.

Office staff and maintenance workers that they have are cordial and considerate but the owners of this complex need to invest more money in maintenance workers to get work orders done in a more timely manner. Not enough help for as large has the apartment complex and townhouse is.

Would not recommend this community to rent from
I thought this was going to be the perfect community, I was very wrong. Its a beautiful complex, but thats it. There is no parking spots available ever, and having a reserved spot and a garage isnt allowed. 2 days after we moved in, someone broke into my roommates car and the office didnt seem to care. A couple days ago, someone tried to break into our apartment, again the office was less than sympathetic and didnt do anything. As a woman, I dont feel safe here now. Especially with the parking situation. I dont feel comfortable parking far away from my house because walking alone at night is terrifying. Along with all of that, there were many other issues to do with the inside of the apartment as well. This place is not worth the money.
I regret moving here SO MUCH. Old cheap appliances, maintenance that never show up when requested and take weeks to resolve an issue. From plumbing issues, to ants, cockroaches, and now RATS! It seems the property managers do nothing to keep the living conditions sanitary.

Just be sure that the apt. model you are shown when you visit the complex is the model you agreed to lease. This company appear to be dishonest when you are shown a model apt. and the actual one you move into.
The management is great, they're really nice and helpful with any issue.
For the most part all my service request have been met. Had a few concerns before I renewed my lease that I spoke to someone in the office about which 5 months later have not been met. Didnt even bother putting the request in again. But other than that pretty okay community.

Anyone else have a family of rats living in their roof and/or walls? Been dealing with this for over a month. Pest control cant seem to get it together or no one is at the office at this time and we need approval to cut into the wall to place traps. This is so disgusting. I cant
We just move in at Carlyle apartments, and It has been an excellent experience. Staff has been great. We study and work at the University, with kids, so location is not quite close to it, but security and green areas are really excellent for our kids. We will see how it goes, but for now everything is fine.
Nick didn’t try to put any effort in help to rent a unit. Was nice but wasn’t helpful. Apartment grounds looked trashy, grass was dead, pine needles, and leaves all over the place. Dumpy looking!

This is a great community. Its so conveniently located & the community management is great. The floor plan is what made me steer for this community, but I have been pleased with everything since moving here.

The Carlyle is a pretty awesome place to live. An apartment home design that feels more like a home instead of the average cookie cutter apartment cubed box layout and having a garage is a major plus.
Our move in experience was awful!!! We moved in while the cleaning lady was in the middle of cleaning. Our townhome was not ready at all. We spent a week of unpacking and cleaning the previous renters mess. Terrible, terrible experience. If Carlyle would have communicated with us that it would not be ready in time, I wouldve asked my previous landlord for an extra day or so. But there was no communication !!!

RENTERS BEWARE!!! I just recently moved out of these apartments after renting for 3 years. I’ve always been a great tenant- always paid my rent on time, never any complaints, and I put up with the subpar living conditions for way too long (rats in the dumpsters, scurrying on the roof/in the walls, cockroaches, etc), not to mention the condition of the apartment itself! My unit was in desperate need of an update (which I was told would only happen once I moved out) so that meant I had extremely old appliances, old/stained carpet (it was NOT new when I moved in), super old cabinetry, and even a mold issue (for which I have pictures of and notified them). Well, just days after I moved out I received a statement stating that they are keeping my $300 deposit AND forcing me to pay $1004.67 within 9 days of receiving the notice- and threatening to send my account to collections if not paid by then. They are charging me for REPLACING the stove and carpet, amongst other things! I am completely appalled! Seems they are attempting to scam me into paying for the upgrades they are required to do upon my move out- but at my expense! $1300 is a lot of money to me. I’m a single mom and disabled veteran...I guess they saw me as an easy target!! No wonder I was told a walk through was not needed and just to hand over my keys. I also want to see the move-in inspection report that I submitted with the FIRST management company when I moved in (there’s been 3 property management companies since I moved in) because I listed all the issues this apartment had! I have called their office but have not heard back. Unfortunately if this issue isn’t resolved immediately, I will be filing claims with the BBB, AZ Dept of Housing, etc, continuing to warn other renters, consult an attorney and get the media involved!

I regretted that decision TWO days after signing my lease. They have had 3 management teams that promise to be better than the last. DON'T believe it. Believe the reviews! Good luck with your search.

The apartments just recently changed management companies. they are renovating the property and it looks wonderful. They have always been accommodating when i need things fixed or if i am having any issues. The staff is always friendly. you can't beat the price for the prime location.
I can't wait to get home after a long day at work, because I know a beautiful and comfortable warm environment awaits me. The grounds are beautifully manicured all the time. Maintenance requests are handled in a very timely manner. The gym and pool facilities are always in excellent condition.
