Property Ratings at Carmel Terrace
We've lived here for a little over a year now and I must say how expensive it is becoming without the proper security! The maintenance team is the best no doubt. But why pay basically a mortgage when packages are being stolen, garages being broken into, cars being broken into, cars being STOLEN, catalytic converters being stolen, including mine. The worst part is it's a gated community and THE GATES AREN'T CLOSED AT NIGHT! Theft is skyrocketing in this little community and yet they're more focused on redoing the parking structure rather than investing in cameras or a security team. SMH! But sure, considering the location, the property is "ok".
My wife and I have been living here for 8 months and there have been alot of problems with the dishwasher, pipes in the walls, loud neighbors and you can hear every car that drives by. No designated parking spots. Too expensive and we are looking to move once our 12 month lease expires. If you have a family I would not move here.
I'll summarize it fairly. Cons: Complex is overall quiet and clean, and I've met some nice residents! People pick up their dog waste. Great location near freeway, shopping, walking, etc. Cons: Parking is tight. Gym equipment is old and most machines needs to be replaced or thrown away. The area appeared dirty. The worst part was the move-out process; they nickel and dime you. I am a travel nurse and lived there for 3.5 out of the 6 month lease and had to pay for CARPET REPLACEMENT, PAINTING, AND OVERALL CLEANING. I was hardly home (you can ask my neighbors). The employee that came to do the move-out inspection barely took any photos (that was not the case in the final report). He also claimed that the section of missing paint on my patio was from dog urine. Ha!! Nice try, sir. Maybe it was the crappy paint job and weather that caused the paint to crack. I must add that my place smelled awful when I first moved in. It took 3 floor washings with my Shark mop. Additionally, the bathroom fan was full of dust and dirt and it didn't even work! I should have complained about it then; but I was too focused on starting my new job. I have been a renter for years and not once have I received LESS than my original security deposit. I am happy for the experience in San Diego, but disappointed in how it ended.
Equity will gouge your pockets. There are plenty of nicer and cheaper places to live.

If I could give zero stars I would. The office staff is highly unprofessional and adds on extra charges and late fees that are not documented anywhere. Parking here is a nightmare, no spots available after 6pm. No assigned spots so you are fighting to park. Apartments are mediocre at best.
My husband and I have been living here for almost 2.5 years. We originally moved into a 1 bedroom and we were there for about 2 months. I noticed that a 2 bedroom was the exact same price as the one bedroom. So we were able to transfer with ease. (We had to pay and extra $75 because the deposit is larger for a 2 bedroom). The 12 month lease started over when we moved into the 2 bedroom. When that lease ended, the renewal lease increased by $200 a month. We decided to stay as our lease ended 7 days before our wedding and we didn't want the hassle of moving before our wedding. Our lease is almost up and we will probably move to a one bedroom here to save as we don't need a second bedroom (although extra space is always nice). Now for the apartment itself. The location is great. There a gate that requires a card to get in. Very quite! Although I have neighbor friends on the other side of the complex that say their side is crazy. So I do believe there are 2 sides to the complex. The north side seems to be quite and family oriented (which is where we are) the other side sound like a party. Loud neighbors etc. Gym: overall the gym is nice. It has almost everything for you to stay fit. However, it's not always clean (I.e. Other tenants don't clean up after themselves.) My husband stated that when the staff comes to clean he sees them clean just the mirror and vacuum. They do the minimum. The staff: overall very friendly. I haven't had any issue with them. When something was broken (washing machine for example) they show up in a timely matter. No issues with that. Appliances: washing machine has broken a handful of times on us but they always fix it quickly. (One of my neighbors washer broke once and they replaced the entire washing machine). Overall a great place to live and the location is great. Love the storage that the patio has.
