Property Ratings at Carmel Woods
Imagine expecting the best but getting the opposite. That’s life at Carmel Woods. Despite a sea of 5-star reviews, those of us living here can’t help but wonder if we’re all talking about the same place. After changing hands three times, the newest owners attempted a facelift, but the issues run deeper than aesthetics. Mold is rampant, causing health problems, and ‘maintenance’ seems to be an unfamiliar concept here. The promise of luxury living is overshadowed by constant neglect and impractical layouts. In need of urgent help? Be prepared to wait. From a perpetually broken dishwasher to an ignored screen door, unresolved issues are the norm. The amenities? Tennis and volleyball courts are in disrepair, and the pool violates health codes, suggesting they’ve forgotten these are for tenant use. Communicating with management feels like talking to a wall. Despite numerous attempts to address my unit’s issues, I was met with total silence—even after moving out. The only real perk is its proximity to the Monon Trail, shops, and schools. Yet, the relentless traffic noise and frequent parking lot car repairs significantly detract from this benefit. I’ve since moved to a place where my rent secures clean air, ample space, and working amenities. If you’re considering Carmel Woods, think twice. Opt for a community that values your investment and well-being, where respect and appreciation are more than just empty promises.
The staff is amazing and super friendly ! They know you by name including your pets. Kelli was amazing , she took care of Titus for us when we were gone . They truly are pet friendly and love to see the pets come in the office. The location is perfect since you are close to the art district and the mall. It is an older apartment but even so they are nice and cheaper than most around the area !
We haven't been here very long, but it's been amazing. After looking at many townhouses and apartments we found Carmel Woods. The office staff and the Maintenance staff are amazing. They are all very friendly and helpful. You never feel like your a burden. To add to this the location is awesome! You are super close to Clay Terrace and downtown Carmel . Yet it feels like you are far from the city with the trees and trails going right through the community. Plan to be here for a long time.
Love my Carmel Woods Apt! Seriously the cost is insanely low for being so nice, perfect location for me and my kitty. Miranda and Kelli have helped me so many times I swear we’re friends now! Carmel Woods is a hidden gem so happy my friend told me to come by take a look!
Great location and very affordable for carmel. The upgraded units are very nice and the new management team is doing a great job. I would highly recommend.
Do NOT rent here, after the new management, Barrett Asset Management took over, they randomly started charging everyone crazy high water bills! My bill went from 20-30 to 70 for a 1br. The units are badly insulated, they never salt the sidewalks, the dog poop stations are always overflowing, I could go on but BAM is awful and there are plenty of other options nearby.
I lived at Carmel Woods from June 2016-June 2017 and only moved because I needed to be closer to work. I LOVED the location - it is safe, quiet, and just a quick walk or run from Main Street. The Maintenance & Office Staff were helpful - they have been going through staff changes recently but it seems like the people they have now are working hard to make it a great place to live. I never felt unsafe walking my dog here at night and I thought the apartments were priced fairly for that amount of space in Carmel. Definitely would recommend.
Pros: great location, just walking distance from clay terrace mall, close to carmel arts district, and the main travel roads, 31 and keystone Parkway. Staff is nice, and repairs prompt. Cons: not as up to date as alot of the other nearby apartments, sometimes on the weekends almost all the parking spaces near my apartment are taken up.
I and my family have lived here for 1year .resigned lease for a second year. Carmel woods apts offer several things to do tennis courts and volleyball court swimming pool and fitness center and hiking trails. Just 20 minutes north of Indianapolis. Get location just off instate 31 north and keystone. The mall is just down the street and the new art district is just minutes away. Carmel has great schools. And my apartment has all the appliances i need and the right amount of space for the affordable price. Oh and i love my car ports! And almost for got carmel woods is pet friendly we have a bark park! :) just a great place to leave in the big busy city of carmel! :)
I love where I live! The rent is excellently priced here, especially for the area. The leasing office staff is always friendly/helpful, and they always have a good sense of everything that's going on in the complex. The facilities are always clean, the dog park and the pool are well maintained. The problem I have with living here really is how often things like our hot water and air conditioning have broken, but they have refused to replace the units. Even after multiple breakages since we've lived here just under a year, they insist on sending out someone to just "fix" it. They are, however, always prompt and very professional.
I recently moved to Carmel Woods in Carmel, IN. It is fantastic so far, and everything is clean. My kids made friends with the upstairs neighbors, literally as we were moving in. My kids are able to go outaide and play safely, and that is the biggest plus.
