The staff is very horrible with communication. They do not answer the phone. The process of anything with them is a month long. We couldn't see the unit. until five days before moving in even after they said it would be available three weeks prior. The building 550 is very old and outdated. The roaches finally decided to make an appearance. My partner and I were upset considering we hadn't dealt with this until moving to Carol Stream Crossing. I asked if we could transfer units or break our lease. Instead of us transferring they decided to send maintenance to our unit unfortunately have to stay here for at least 6 months before we break the lease. The maintenance people have no kind of respect. I was sent a notification that our apartment was serviced while I was out. When I came home, I was under the impression that maintenance already stopped by, so I decided to lounge in my robe in the comfort of my home. While I was on the phone with my boyfriend, maintenance stopped unannounced. When I said I was not fully dressed, he could have at least given me respect by stepping out for a moment. I was worried, but thankfully my boyfriend was on the phone with me the entire time. They don't complete work orders in a timely manner. We have only been here for a month and can't get into our mailbox. We have been sent off countless times. I hate living here and I would not recommend this place to even a homeless person. 550 Gundersen: Dark Metal Stairwells and Dark Hallways look like you're walking into a PRISON! Filthy and dark. Ambulances are there every weekend for the junkies overdosing. Filthy outside as well.

The highest rent I’ve had and the most filthy apartment I have ever had. The leasing office and amenities are *nice* but that’s all that is nice here folks. Water gets shut off a several times a month for emergency repairs. There was literally a waterfall coming through the ceiling when it was raining ( and I did not even rent on the top floor). No repairs were made - they simply waited until the rain stopped and dried the floor. The next six months I got to watch mold and grow on the ceiling outside my front door. This is just one example of how the property is falling apart and sadly not cared for. Maintenance also barges in whenever they want even when you ask for a call ahead of time. I ended up keeping a security bar in the door as I do confidential work from home and even then they tried to enter. After several times of complaining about this, as my job and license were at risk, they finally stopped coming in unannounced. AC does not cool the apartment. Trash lays around in the hallway and in the parking lot. I’m not even sure the hire someone to maintain the property other than mowing the lawn. I needed to add a month to my lease and they wanted to charge me $3000 for that extra month. I had to fight against this. I’m just grateful that I never found roaches as I know several tenants complained about this. Just all around a misleading and miserable place to live. I have never been happier to move out of a complex.
By far the most disgusting and unpleasant place to live. Trash and dogs poop everywhere inside and outside the buildings. The mail room is horrible, people stealing the packages and nothing you can do. STAY OUT OF THESE PLACE! Everyone by themselves here. NOT SAFE!
The building we toured was in much better condition than the one we ended up getting a rental in (we are in 585 Gundersen). I'm happy with my unit's insides but the building is embarrassing to bring guests into. It smells like smoke often despite being smoke-free (smoke definitely comes in through one of my bathrooms so I permanently leave the door shut), there have been water stains on the ceilings for 8 months now, the carpets don't get cleaned, people leave trash around the foyer (at one time there was a raw chicken wing in the elevator for about a week), and packages get stolen (we found one of our packages opened and in the outdoor dumpster with everything inside- I guess it wasn't good enough to take the contents). The complex does have a mail room but half the time deliveries get dropped off at the building entrance instead and these are always the ones that get stolen. The heat and a/c is also an issue in this building because they control it heavily. You get your own thermostat but it is May and they still haven't switched over to a/c yet so we can either run heat or open our windows throughout the night/day to cool down. We've also had solicitors come to our door before for scams, there have been several times when the building's side door was unopenable from the inside (fire hazard!), and the grounds aren't maintained either. For what it is, I would think it would be cheaper. Someone is definitely making money off this place because they definitely aren't spending our rent on property upkeep.
Immediately after moving in we were disappointed. The unit we toured is nothing like the one we got. We were looking at first floor units with patios. We are technically in a first floor unit, but there is a ground floor below. So we're really Level 1.5, and instead of a patio we got a dinky wooden balcony that's falling apart. I will also add that the mail situation here is a joke. When we moved in we noticed a giant sign on the mailboxes that read, "GIVE US OUR MAIL." The water in our building also gets shut off nearly once a week for "plumbing emergencies." I understand that things happen, but for the complex to shut off our building's water multiple times a month? I should be able to take a shower or run my washing machine/dishwasher without fear of the water being shut off. Worst of all, the pest control person entered our unit while I was naked. I was given no more than 30 seconds to respond to the knock. As I turned off my music & grabbed my robe, our front door was unlocked & opened. When I went to the door and explained that I was not aware of pest control coming, they told me that pest control always comes on Thursdays, and they didn’t know what to tell me. I was never able to locate such information on the website or in our lease. The office later said it's provided in the welcome materials. The pest control employee didn’t even apologize. I was clearly showering, and I felt my privacy was grossly invaded. While the complex apologized for the incident, they didn't seem to care too much. They stated we had given permission to enter, despite the fact that our request included a notice indicating someone works from home here, so nobody can enter without permission. Additionally, we were promised a level of security when we toured Carol Stream Crossing and ultimately signed our lease, which has not been provided. The entire time we have lived in this building the exterior doors have not all locked. We have maintenance requests on record to fix the locks, but they need to be replaced on all of the doors. In January, we also made a maintenance request to remove the birds from above our balcony. The pest control person informed me they would be back in a week to install a cone, so that the birds could get out but not back in. This never happened. Our balcony chairs continued to get pooped on by the birds that still live inside the exterior ceiling above our balcony. Overall, I would not recommend this complex.
I haven’t lived here long and my unit is beautiful, but there is no upkeep. The floors are always dirty and covered in stains, the elevator never works and maintenance is slow to do repairs, people leave trash bags in the elevator, and every unit in the building has their thermostat shut off in September without notice or regard for tenants with health issues. Tenants have had items stolen and the leasing office is extremely slow to take action and doesn’t return phone calls or tells you to call back during “business hours” even if you call them during the day. Not enough security and no cameras anywhere but the entrance. Homeless people have been reported being seen on different floors as well. Not worth living here.
My name is Kayla , I applied for them on a Monday prior to applying I called an 844 # & a 630 # that they have listed on their website &for the entire day alternating between the 2 #s I didnt get an answer .I was leery about applying prior to speaking to someone because I had questions about amenities but I need to move quickly so I applied. The following day on a Tuesday mid afternoon I still hadnt gotten any calls returned/anyone answering so I decided to visit from Chicago. Only to see a lady sitting at the desk which means that clearly someone had been in the office the entire time but they just werent answering the calls. The lady proceeds to tell me that I am approved w/ printed proof. she states tomorrow prop. mangr .will call with the next steps. Later that day she told me I would need my physical Soc. Sec. card since I have an alert on my credit pull. I advised her I dont have it but could apply &it would take time for it to come in the mail per the Soc. Sec. admin. office advised I do have altern. docs (birth certificates /other ID cards) that we may be able to use in between she stated she will run this by the prop. mangr &let me know if it was OK. The next day instead of getting the call I suddenly received an email that said that she needs the social upfront so they have to cancel the app and I can reapply within 30 days because they will keep it in the system . My frustration comes because had someone answered the phone one of the 100 times I called we would have been able to discuss the fact that I did not have the documentation yet . It could’ve saved me from applying until I had these docs & could’ve saved my kids the disappointment of realizing we wouldnt be moving here. In hindsight I am very happy things happened the way they did because I would hate to be a resident at a location that for 3+ days no one answers the phone no one answers emails no one reaches out and also the very next day at a luxury condominium I ended up getting approved for it unit that’s 1000+ square feet while these were I believe only 800 square feet . I also didn’t have any pushback or issues with not having my social physically .My last issue is on their website when you apply , it states if your application is denied within 72 hours which mine was that you will receive a refund for your $150 admin fee. I did request via for the refund yet I have not received it nor have I received an email back . If I were you guys I wouldn’t bother applying here.
What really makes Carol Stream Crossing stand out is its Community Life program. They have fostered a welcoming atmosphere and approachability that gets residents excited. They host all sorts of events for folks of all ages (and the prizes for some of those events don't hurt, either). On the whole, property management has a large area for improvement, both in terms of quick and appropriate maintenance measures and in terms of communication with tenants. But the community life paired with the great location make it a pretty nice place to call home.

I've been living here for awhile and I can promise you you can find somewhere else better to live! There are bugs, dog pooh, and trash in the hallway. You would think management would help but they never answers your calls or emails. Also on the weekends you won't be able to park on thornhill drive in your apartment complex because people at the soccer field park in your parking lot so there's never a place to park and management still to this day hasn't taken care of it after multiple complaints. This is not even half of what is wrong with this place
All the reviews are true. This place is an expensive dump. Sewage has flooded the buildings 3x recently. Especially in the heat.. use your imagination about the smell. Elevator always broken, kids running the halls. Drugs and wannabe thugs galore. It is not safe and any concern you bring to management goes completely ignored. they'll happily take your money and decrease your quality of life. Everyone in my building is leaving too and they've been here for a long time. They stopped doing background checks and let people play loud music all day and night. They don't check for paking permits, so there is never a space available close to your building. There's cars and motorcycles that haven't moved in the 18 mos I've been here. Mold, bad smells, place was in shambles upon move in and nothing ever got fixed despite multiple requests. Ignorance about and $60 between water and sewer is insane for 1 person. Save yourself the headache and look somewhere else. Unless drugs are your thing.
Highly suggest living anywhere else. There are several other apartments in the area but steer clear of Marquette Management. Check out the Google reviews for this place. It's all true. This community is disgusting. There is mold and garbage everywhere. Literally the exterior doors to the buildings are broken and homeless people sleep in the hallways and pee in the laundry room sink. Doesn't matter how many times you call, email or submit work orders on their website, nothing gets fixed. I could go on but who has the time. Don't rent here.
I have lived in this complex for about a year. The leasing office staff was nice when we were signing our lease. Once we became a tenant, the staff has done nothing to be helpful. Most of the staff are rude when we ask a question. The community also has a lot of theft, mostly of packages. The leasing office has a package room, but packages are mostly delivered to each building. We have had at least 4 packages stolen. The washing machine and dryer are often broken and the cost is too high for the quality ($1.85) I would recommend looking at other communities. This is not a good place to live happily.

They will tell you that if you decided to change your mind and cancelled the reservation, they will refund back the admin fee. Believe it or not, it's been more than 75 days now no check or refund has been given back. I tried calling them but no help what so ever. I am done wasting my time with these people. Poor service. A bunch of liars. Seriously, do not involve with them or you will lose your money.
All the reviews saying that this place had cockroaches is 100% true. I have had 11 cockroaches around me eight different times and I've only lived here from January 18th till now April 16th. I have contacted five times and they've only come out once. All they did was lay some baits down and only in the kitchen when I have had them on my couch in my living room, in the kitchen, in the bathroom and in my dining room. If you can't handle cockroaches don't live here.
**WARNING PLEASE READ BEFORE CONSIDERING**!! One star is too good for this place! Where should I start....This place isn't organized or well-structured from top to bottom! The leasing agents well literally tell you anything. I mean ANYTHING to get you to sign the lease. Everybody in that office is worried about a $100 commission bonus. They don't care for you after the lease is signed! You can go into that office every day and ask the same question and you will literally get a different answer every single time. Nobody is on the same page; everybody is just in there for the money. The leasing agents will leave out key information from the start. Nothing they say from the start is true. I was living there for months and never knew about the parking policy. They let my family travel 5 hours to come see us and let them get their car towed due to the lack of information provided from the start. They respond to us was "that's your fault and it’s nothing we can do", pretty much telling us that we have to suffer for their errors. I’m a resident so how am I supposed to inform any outsiders about your parking policy when we are clueless to information ourselves… I couldn’t even help my family members have a good time and save them money / time from getting there car towed because the leasing agents failed to provide accurate information from the start. You would think that they would be more considerable/ helpful since we are they customers/residents right? No, this place is the complete opposite!!! They leave out key information from the start because everybody in the office is so worried about getting people to sign up. By the way this isn’t the first time they mislead they residents. My girlfriend & I signed off on a set price for the pro-rated rent; after we left we saw a remaining balance on our account, so we went in the office the next day and asked about the remaining balance. The leasing agent told us again, “Oh that’s nothing we can take care of that”. A week later we stopped by again and asked about the amount and now we had to pay the remaining balance on the account when we already signed off on a set price. Therefore, once again why should we (the residential) have to suffer/be penalized for their errors. I don’t think that was legally right, knowing that we had already signed off on a set price….. PLEASE STAY AWAY
Living on the property has if high point, I like living here. Is just the office staff member. I went over to the office to get some assistance, with my package, I attempt to go into the office and April one of the office staff was taking about another employee. In plain view. Very unprofessional. This is not the first time. I have witness this behavior she rude to the resident and staff. I’ve gotten to the point. if I have an issue, I call first and present my concerns when she’s not there. Carol Stream Crossing if you can put up with rudeness, attitude and staff belittlement. This is the place for you.
50 characters is not enough space to fully explain why it was a poor decision to live here. We don't plan on renewing our lease. The people in the office aren't very knowledgeable on policies for the facility and will give misleading information. If you ask 4 different people you will get 6 different answers. Maintenance is slow to respond to requests. My washing machine has been sitting with a tub full of water for 4 days and still no sign of it being fixed any time soon. The elevator has been vandalized with "eat d***" and has been like that for several weeks. I've had packages stolen from the "secure" mailroom and it seems like almost everyone has the maintenance override code to enter the building so security is pretty much nonexistent. You are given a key phone that doesn't work to enter your building and for the most part maintenance locks and unlocks common areas it is supposed to be used for and the hours will vary.
I could go on and on about how horrible this place is, but I will just the facts instead. - Over the course of my tenancy (two years), the water pipes burst through the ceiling in multiple units in my building due to freezing temperatures. When I asked the leasing office staff why this keeps happening, I was informed that the pluming in all the buildings is very old and deteriorating. I was also told they have no plans to replace the pipes, because it is cheaper to repair them after they break. - Water was shut off in my building due to plumbing problems eight times during the two years I lived there. One time, it was off for close to 12 hours. -The front door of my building could be easily pulled open with some force. It took a few weeks of constant complaints from my neighbors and I before this was fixed. During this time, anyone could just walk into the building. - They failed to give any sort of notice when they changed how guest parking worked, resulting in my friend's car getting towed. - The hallway of my building frequently smelled like pot. I notified the office staff that someone is clearly doing drugs in one of their units, but nothing was done about it, as the smell persisted. - Office staff (the few that they have) are almost impossible to reach. They hardly answer the phone, and never check voicemail or email. You must physically come to the leasing office if you want to speak with them. They have also hung up on me before. - When you do finally reach the office staff, they probably will not be able to help you. Every time I went to the office, there were new people working there that obviously had not been trained properly. I often found myself frustrated that they were unable to answer simple questions of mine. OVERALL: The Preserve at Carol Stream is a collection of old, run-down buildings that are literally falling apart from the inside. They are managed by unhelpful, sometimes rude staff, that do not care about the safety or well-being of their tenants. NOTE: I am not convinced that the positive reviews on this page are by actual tenants.
If you are okay with overpriced rent, garbage that is never taken out enough, repairs to your? building taken care of over a 6 month period, and run down appliances then this is the place for you. A great place especially if you enjoy dog poop everywhere. Also if you like calling the office and no one answering, you'll love it here.

They are always trying to improve. They have given us new windows, new faucets and new thermostats. They redid the parking lot and the concrete and are working on the elevators. Ive only been there a year, but its quiet and pretty. I will definitely be staying. They prices are good too. I cannot wait to see what next year holds.
Preserve at Carol Stream is a great place to live. The office team are very friendly and helpful and the community activities are great. I love living here.
I have just moved into the preserve apartments in Carol Stream. Upon the first month I have encountered the clubhouse with racquetball, swimming pool, sauna, whirlpool, workout room. These things make you feel like you are somebody when you can only afford very little rent. The quote was exactly what I ended up paying in the apartment is very livable and comfortable. Neighbors are all nice and caring. I hope this will be my permanent residence for very long time.
