Ive only toured this complex, so this is more of a review of the leasing office. It offers both garden and midrise apartments, with varying amenities. SOME (renovated) apartments have hardwood/vinyl flooring, none of the apartments have in-unit laundry. The people at the leasing office were kind and helpful, Mike answered all my questions and was very personable.

Good luck getting to the leasing office here. If you have a problem with ANYTHING they will give you the run around, flat out ignore you, lie straight to your face to say the least. You'll probably have better luck reaching out to corporate straight out, but don't count on that either. It's a shame because the apartments are a decent size for the price, my particular building is quiet and has no issues, but the incompetent leasing "professionals" make it challenging to actually live here.

DO NOT MOVE HERE!! I’ve been living around here for a few years now and they have became the absolute worse apartment complex to live at. Maintenance is terrible and trust me, you will need them!! There’s mice in the buildings, the water and AC gets shuts off EVERY WEEK. My hot water does not work as I am typing this and the hot water was JUST shut off yesterday. It’s truly sad and unfortunate the way they treat their tenants, please spend your money elsewhere.

Where should I begin! First of all this is my second time living in carriage hill and the WORST TIME ! I asked for a one bedroom the day I picked up my keys I was getting a JR one bedroom.Before I even picked up my keys I was told I couldn’t get my keys if I had a pet but yet near everybody in the complex has a pet! I’ve had roaches galore when I first moved in. Their pest control ppl didn’t fix the issue my DAD did! I saw the occasional mouse but tried not to think too much of it because I live beside the trash room. But ain’t no way what’s outside should be getting inside my apartment. Let’s get into that office. Nobody doesn’t respond to emails , I’ve told managers I didn’t feel safe in my apartment, that I wanted to move into a new apartment, no response.I got the locks changed because I didn’t feel safe and the time and they didn’t even cut the key correctly so nobody can get in my apartment for routine maintenance or checks if I’m not home. The washing machines suck they rip up your clothes and then sometimes they barely work! People leave their trash piled up in front of the trash room which leaves the hallways smelling terrible! Been applied for another apartment never got a word back! I even went as far as to call the corporate office and they swore somebody would get back to me BUT NOBODY HAS REACHED OUT TO SAY ANYTHING! When i got into a car accident which was around the time they implemented this new parking policy (WHICH ALSO SUCKS) instead of accommodating me and the issue i was having because I wouldn’t dare pay a dime to park my car where i live they insisted that i use a TWO DAY PASS THEN PAY TO PARK! One manager was nice enough to give me a two week pass until i got my car back! Fast forward in the last MONTH I’ve found not one but THIRTEEN MICE in my apartment! THIRTEEN! I’ve called numerous amounts of times about the issue and their only solution is a search and seal which is something they already did which clearly DIDNT WORK! But the minute you say you’re going to withhold your rent then they have a definite answer for that! They ask for all this money to pay the rent using rent cafe with these high charges but when you need actual help you can’t ever get it! they’re spending more money to make the property look good versus actually taking care of the tenants and their issues! We living in the southeast part of Maryland at this point!

3370 T3 Smith Of course, I have to leave at least one star to be able to leave a review. I would love to give Several stars to LaTisha, Dream, and Adam, Connie for always going the extra mile!! First, I would like to say I am not a bitter resident that does not pay rent; however, just very fed up with the treatment from this management company thus far. I work in property management; however, I would never treat residents this way. Someone attempted to break into my home when I first moved in. My neighbors had sex on the hallway steps in front of my door. I walked out to cigarette butts that stayed in the hallways for days, someone vomited in front of my door repeatedly and it too stayed there for days as well, that's just to name a few. Understanding that you cannot control people, I simply wanted someone to clean it up the same day, as I reported it. My apartment flooded and thankfully, enough no damaged this time (the last flood my insurance quoted damage totaling $3000 I was compensated $1000 after depreciation. Not because my items were in poor condition just simply due to the amount of time, I had them.continued next review
I just moved in about a week ago. There were several minor things that needed to be fixed or replaced. I was wondering when maintenance would come through to address the issues. To my surprise the “Turnover Team” was on the job expeditiously! I came home and those guys we’re finishing up all of the nicks and knacks that I had on my inspection list. They were friendly and respectful. And they cleaned after themselves. I never lived in an apartment community where the response for service was super fast. I’m loving this community already. I love where i live i have not had any problems the community is wonderful they are here to make you feel comforable. I have already refered my family to move here ad they love it. i am a little sad because i am on disability for having lupus and my income wont allow me to continue to live here after my lease is up because i pay 1290.00 now but i only bring home 1050.00 a month i hope that i get bless with this gift only time will tell and with god helps it will work out. thank you for ready my entry
My review of the apartment home I live is wonderful.I have lived here for 8 yes. & have not had any problems.Anytime I need some assistance in my home there is no delay.I feel very comfortable & safe in my home. From the office workers to maintenance to housekeeping they have been respectful make sure that where I live is like being in a private home. There are activities year round for the was residence here. The apartments have an appreciation for us to show that they appreciate us living here.When I was looking for an apartment , I saw exactly what I was looking for , access to public transportation which the bus stop in front of home. I did not a car when first moved so the transportation access was a big deal to me . I am near a grocery store & can walk to a metro station. I have the confidence of a washer & dryer on my floor, I do not have to go outside to was my clothes on down in a basement. This is my review of my apartment home. Be Blessed. Pearl Brown
I chose to move here b/c of the cost and how close it was to the city. I have been here over 5 years now and have had ups and downs. I have had issues with roaches, mice, and bad neighbors while living here. Through it all my building manger and the office staff have been outstanding with their service. Things are a bit quieter in my building then they have ever been with no pest problems (due to people moving out).
I have been living in Carriage Hill for about 4 years now. I moved to the complex because the price was right. I do like that I am close to a metro and it does not take long to get into DC. The staff always treats me very kindly and is very helpful. My issues lay with other residences in the complex being too loud late at night, children that are out of control, the kids like to pull fire alarms in buildings, also my apartment is pretty out dated and an upgrade would be nice.
I am currently living at CARRIAGE HILL APARTMENTS I will not give my name but I have been living here for 7 years now and my stay here has been great however the apartments has plenty space and room I have a 2 bedroom and I love it however the maintenance staff is always available to fix what needs to be fixed however because the property is kind of dark and not so lit up safety is a concern and the only other thing is the parking because whereever your building is sometimes you have to park so so far away from where you live and walk so far just to get to your building I find since I have lived here it is a lot of broke down cars that are just taking up parking spaces and parking is a concern of mine because you never know who is watching you or following you when you have to walk so.far however the staff at CARRIAGE HILL APARTMENTS are just great because everyone and the whole staff is always so helpful in providing the best customer I can truly say since I have lived here the staff should be awarded somethingb for a job well done
When I moved in I wanted to live care free with me and my two boys, and I found it at Carriage Hill, the apartment is very spacious with a quiet community you feel right at home. The rent is very reasonable with all utilities included and laundry facility on site and on call maintance. It's truly home I appreciate apartments.com it gave accurate information without searching for a home a hassle, thanks apartments.com!!
My apartment is close to the metro, have access to the bus services within the complex, washer and dryer in the building, swimming pool and makes it very easy to pay your rent via debit right out of your bank account. Neighbors are very friendly at this establishment, and always on the lookout for anything or anyone suspicious.
Living in Carriage Hill is a nice experience it is a Southern Managemt apartment complex and I believer they have the best when it comes to their locations and units. The community is hated and has FREE utilities. So that means heat/air , water FREE nice pool area and plenty of parks around the complex. There is much noise I sleep well and enjoy living here. They host many community event allowing you to get up and get to know the people around you. I would highly recommend this complex to anyone I knew who wanted to move.
The title speaks for itself! I've been here aincw my first born was a six month young toddler....the convenience of paid utilities and modern conveniences has kept me here for the long haul!
I stay in a 1 bed room one bath it is a good place no noise outside a lot of cat outside but that's good no rats
I been living at my complex for 1 year now when I first walked in to apply for the apt the leasing agents will make you fill so comfortable my apt is so huge I have a balcony in my living room and also in my bedroom my kitchen has sliding doors on them sometimes I think am staying in a penthouse I only live on the second floor my balcony is also huge I face the back so sometimes I sit on my balcony make believe am so where in the wilderness it is so peaceful and quiet i love my penthouse apt

I moved here to save myself some money since the cost of living here is so high. You get what you pay for. There has been a number of roach issues here, mice, and the water get's cut off at least once a month for "repairs". The only upside is the staff in the rental office is always very friendly and helpful.
If you are looking to save some money, be close to a metro, and close to downtown DC then this is a good complex to consider. The neighbors can get out of hand in this complex with loud music, hanging outside buildings, and screaming children. If you don't have any issues with that then its a place to consider as a temporary home.
