On the north bank of the Columbia River, separating Washington from Oregon, lies Portland’s largest suburb and the fourth largest city in Washington: Vancouver. This riverfront retreat is filled with a rich history, abundance of shopping, outdoor recreation, and a family-friendly atmosphere. With excellent public schools like Hudson Bay High School, families flock to this thriving suburb. There are more than enough community parks to keep outdoor lovers content, including Vancouver Lake Regional Park, LeRoy Haagen Memorial Community Park, Orchards Community Park, Esther Short Park and Playground, and Frenchman’s Bar Regional Park, a fisherman’s oasis.
Interstates 5 and 205 run directly through town, connecting Vancouver to Portland, so commuting is a breeze – not to mention Vancouver is just across the river from the Portland International Airport.

Property Ratings at Carriage House
I have not moved in quite yet but I will be in 2 days. If I had any where else to go at this point I wouldn’t be moving here. The office staff never answers emails or phone calls. I was waiting on some confirmation about some documents I sent over and waited 5 days to get a call back. The excuse was that “we thought you might be busy”. I called every single day and left a message but they just did not care. They are unprofessional and extremely understaffed. The only helpful person from that office was the (what seems like) the ONLY leasing agent and another manager from a different property (who was just filling in). I am moving from Hillsboro, Oregon so for me to have to drive 30 minutes to go talk to someone and get answers to my face is just awful. I hope my experience changes over the course of living here because I was so excited about moving but I am certainly not looking forward to it anymore. This process has been way too stressful for what it is.

We apologize for any difficulty you've had getting ahold of us and for any inconvenience this caused. While our team does their best to remain available throughout office hours, occasional situations - such as limited staffing, touring, breaks, COVID-19 cleaning procedures, etc. - may draw us away from the desk for a moment or two. Rest assured, all voicemails and emails are returned when possible. You are welcome to call the office with any questions or concerns. Thank you. We look forward to speaking with you and can't wait to officially welcome you to our community.
I have lived here since July. I regret it 100%. The apts are over priced for what you get. The doors have fallen off, cupboards fell off due to putting together into sheetrock and no studs and or too short of screws. They never return a phone call or email request for maintenance and my most recent request is now nearing 10 days for a sink that won't drain- mind you this is same sink dishwasher drains through. Headed into holidays and left on our own. My dishwasher leaks. The hot and cold water was hooked up backwards on wash machine. The drawers are cheap and fall off the tracks often. There are also safety concerns. People enter the property who don't live here and break into your entry way. Bikes and packages get stolen and the front office refuses to accept any packages. Great service in a pandemic, right !? Also regress of your lease they will apply new terms and restrictions to parking increasing cost for something your lease says your suppose to get for free for open spots. They make promises to secure and increase safety and now waiting for months and the improvements promised have not happened. Dont move here.

We hear your frustration and apologize that your experience at our community has been anything short of exceptional. Please note, in a community of this size, maintenance requests are prioritized by order received and severity of need. Due to current considerations for COVID-19, some non-emergency maintenance may be slightly delayed. Rest assured, all reported issues will be tended to when possible. Our residents' peace of mind around our community is of the utmost importance to us. Per company policy, we cannot accept packages in the office. We are sorry for any inconvenience this has caused you. We would love the opportunity to discuss your specific concerns in greater detail and work towards improving your experience here overall throughout the remainder of your time at our community. Please call the office at your earliest convenience if you are interested in doing so. Thank you
Property manager just cares about money, expect every fee possible. If you have troubles with neighbors, or damages expect nothing to be done fast; been waiting almost a year to fix a small hole above my carport, excuse is that they can't do it during the rainy seasons. They change front office personal like clockwork, think I've seen a dozen in the two years I've been here; this means their staff is almost undertrained, and so any issues of rent payments, overcharges etc is are to be a headache. The location is good which is why they know they can get away with gouging third tenets

We're discouraged by this characterization of our community. Please know, we care deeply for each and every resident of our community and value all feedback, especially from long-term residents such as yourself. We regret that you've received the opposite impression. Our staff prides itself on being transparent in all communications, especially those involving potential fees and charges - all of which are outlined in the lease agreement. If you have questions about your current costs or any lease terms, please give the office a call so that we may clarify things for you. We know staff changes are a transitory time, but we do our best to ensure all new team members are trained to deliver the exceptional service our residents have come to expect. While we're glad to hear our convenient location is serving you well, we're disappointed that your experience has been anything less than five stars. Please give the office a call at your earliest convenience and schedule an appointment to speak with management so that we may address your concerns. Thank you.
Lived here 2 years, and the previous owners were better. Since being bought out they have enacted a ton of rules, none of which they enforce. Parking has become an issue with visitors taking all the free spaces, people eating and smoking in the pool, and noisy vehicles leaving all hours of the night. People working the front desk don't know anything and always say they have to ask there manager to any question you ask. Maintenance staff is nice, keeps the place clean, and works hard. Units are nice and spacious, but neighborhood is decent most of the time, and management is slow to respond to anything other than late rent.
Office staff and maintenance staff are both extremely helpful. Clean complex with friendly neighbors. Quiet compared to other apartment complexes in the area.
