Staff is friendly but the rent is overly priced. No one picks up after their dog. Also, landscape maintenance is lacking. All the fallen leaves have migrated into my garage and into my apartment.
Amenities aren't maintained very well. Never have both pools been open or open for the entire season. The jacuzzi is never hot enough nor clean enough. The gym door is permanently unlocked which makes early morning or late at night workouts unsafe. Rent is going up, but the property itself isn't improving or even reaching the level promised.
Nice place to live. Maintenance is the best around from what I have heard about nearby apartments. Plus the maintenance guys are really friendly and get your place fixed up even if its the littlest thing.

I love living here. Great neighbors and neighborhood! complex is kept clean. I just wish there was recycling. Also when I requested a repair to the common area, I was told they would look into it, then I never heard back from the office staff.

Amazing support from the Carriage Place Leasing Office. We had a few minor issues with the apartment when we first arrived and they took care of everything immediately! The grounds are lovely, the neighbors are really friendly and we love the Sunday - Thursday valet trash! We really enjoy living here and would highly recommend it to others who appreciate quiet and peaceful living.

The landscaping is ignored or poorly maintained. The pool furniture is raggedy and old and there are no umbrellas. I pay for the "community center" utilities but cannot rent it out. There is no way to wash the upper floor windows or wash out the garages or the decks.

Just moved here from Michigan and my sister found the Carriage Place apartments for me. I moved in without having seen them and I am thrilled! Love the location, the park across the street, the wonderful large, well equipped gym, the quietness, all the dogs, and my leasing agent Nick was great!
Nice place to live. Dog friendly. Gets kind of busy during the day but otherwise pretty nice place to be. Gym is a mess though. Weights missing. Machines that are broken. Treadmills that have a weight limit. Maintenance guys are nice though and fix pretty much everything immediately.
Great location, nice neighborhood, and good layout of units. Love that they are attached to garages. Leasing staff seems pretty friendly, kind of wish they offered the option to opt-out of Valet trash if we wished but oh well, that's the world we live in. Everyone has to have valet trash regardless of what they really want

Nice community and apartments. The community pool is often closed and the fitness center equipment needs updating. Office staff responsive. Maintenance is hit or miss depending on who is dispatched.
Average nothing goes above and beyond. We have had several maintenance concerns since we moved in a month ago. Additional the landscape lack attention and looks like it had lacked attention for some time. There are huge weeds everywhere and the trees and shrubs are in a serious need of being trimmed. Things we didn’t notice when initially looking at the place and really sticking out but hoping to see a change in the summer months.
Nick made it super easy and quick to get the apartment of our choice and was very knowledgeable about the area! We are excited to see how the complex treats us for our lease

We just moved in but so far the apartment community is great. Maintenance came the next day to fix things I had requested to be fixed. I love how quiet the community is.
It’s a pretty great community, very quaint and amazing that they all have garages attached. They do force you to have valet trash which is a bummer
My first year here was wonderful. The leasing office staff were great and the maintenance men were efficient. Going into my second year here, the leasing staff had changed and were absolutely awful. They are unprofessional and disrespectful, specifically, Thalia and Bianca. The number of issues I had with maintenance issues and their responses to get them resolved were infuriating. For example, my garage door broke and it needed a panel replaced. This took over 6 months to get replaced and every time I was told it would be fixed, Thalia would tell me there was an issue with the company. The maintenance men don't do a thorough job fixing anything. I needed a lightbulb changed and one of the men called me to tell me that the light fixture was too old to be removed and there was no way to replace the bulb. This was such a ridiculous thing to say. I could not be more excited to leave this place.
It’s a really good place to live- the units are updated- the leasing staff are very professional and easy to work with. The facilities maintenance staff are knowledgeable , professional and responsive in a timely manner-Great place to live
Maintenance is unreliable and flaky. Came to fix items that were broken at move in, did not fix them. Said they would return the next day, haven't been back
I stumbled upon Carriage Place randomly amid an abrupt search and I couldn't be more grateful to have found this community! It's been such an amazing experience living in this neighborhood - the amenities, the staff, and the safety of the area are so worth the price! I can't recommend CP enough!
Move in was fine. Not the best organized but was fine. The apartment was filthy when we moved in. Blinds still dusty and filled with old soot, corners spider webs and messy. There is a lot more to do with the messy portion.
It’s a great community at the Centre of the city and with great staff helping you in every bit, they also rectify any problems with the community very quick
Lovely community and option for more of a “patio home.” Great location. There are needs for interior updating and exterior maintenance. The staffing must always be strained because responsiveness leaves a lot to be desired - at any price, but especially at this rent.
I have had a great time living here! Such a lovely community and provides the perfect environment for me and my dog! lots of space and gives such a homey vibe.
Unfortunately, things have dwindled since we've moved here. . No one's trash is ever monitored, animals get into it, and there's food & trash all over the community. The landscaping isn't monitored frequently enough. Communication for the community is not prioritized at all. Construction started, no one knew about it, & a guest parking area was blocked off. Construction has stopped & now the guest parking is just staying closed off, with tons of construction stuff just laying around for residents who live by it to look at. The construction trucks are ruining the roads & no one fixed it or cared to fix it even though it was communicated to management. The 25lb dumbells in the gym have been missing all year, & I gave management more then ample time to replace them and when I finally reached out I was met with "I'm going to have to ask the manager when she returns on leave if we can replace them again." I'm not paying for rent for what works best for others - construction or management.
Great location, great layouts of units, and love that personal garages are attached. Appliances are nice too and leasing is pretty responsive
Great staff, easy to get along with, neighborhood is very quiet, almost too quiet, people are very kept to themselves with only a small few outgoing to say hi here or there. Maintenence to get things repaired is a slow snails pace process where you have an online portal to communicate for work orders for repairs but then am told by maint staff that they dont communicate by text so let the office know when they can schedule repairs! Seems weird! So seems privacy is not an issue as being here 3 Months and I’ve met 4 residents that live in the community is all !
Half the amenities don’t work here. The roads are messed up. Massive ruts to mess up your cars. Started doing the roofs of the building without city approval now everything is half finished. Staff here are SUPER RUDE. Good luck getting a hold of anyone after you move in. BEWARE DONT MOVE IN!

This place is a great location with many restaurants within walking distance. Also located across the street from a great park for walking. The units are nice however the upkeep of the property could be much better. The maintenance crew takes months to fulfill a service ticket. The roofs have been tarped and leaking since May and the roads are now disintegrating and causing giant potholes. Not to mention the gym equipment hasn't been upgraded or cleaned in many years. I gave it three stars as the units are nice, the location is great, and the neighborhood feels safe but the maintenance is lacking.
I have been a renter since 2004 and since 2019 at Carriage Place. I find the staff to be unreliable especially as it pertains to repairs. There are very few events to meet and mingle and often hot tubs, pools and items at work out center do not work.
The maintenance men will enter your apartment without notifying you. It’s so creepy and it happened twice. When it happened the first time they assured me it wouldn’t happen again and it did.
So far it’s been a pleasant experience. When I have called about any issues that might be happening, if I leave a message, my messages are returned right away with someone coming out to address what’s needed or has scheduled the time and date to address what’s needed

Maintenance has been iffy. Some work orders don't get fixed properly or even looked at/acknowledged. Parking can be difficult at times(limited space(S)). The leasing office agents are amazing and super friendly and helpful. All the neighbors are nice and respectful. Very dog friendly area.

The complex is really amazing. It has a great location (outside of the city, but very close to the highway to get downtown quickly). The units themselves are very charming, I have plenty of natural light and love getting compliments from visitors to my place. It also has multiple pools to choose from, tho I think the pool areas could use a refresh but it's still very nice. The fact that most (if not all?) units have attached garages is amazing, love it

Leasing office has the worst communication.. whether big or small, the lack of communication is very unprofessional. Common areas are neglected. Maintenance supervisor is unprofessional as well. Any maintenance requests are not respond to. Simple maintenance requests and major maintenance requests are never followed up.

Good response time from management and staff. No complaints…when an appliance of mine was giving me trouble , my appliance was replaced in a timely manner. Happy with management .
