Property Ratings at Carrington Hills
Pros: Front office people are nice and maintenance team is extremally responsive. - They are re-doing a lot of the apartments with new windows, which is sorely needed as temperature control between rooms is very off. My living room will be freezing cold in winter, but the bedroom is hot as a furnace, and vice versa for summer. - Gym is quite well stocked --Cons: Crime is biggie for me. There have been two parking lot break-ins in the almost year since I've been here. In addition, I've seen Franklin police running up the hills across from my apartment buildings several times and their cars have been in the parking at least monthly. (Maybe my apartment is by a bad area)- There have been several times I've seen openly intoxicated people shuffling through the parking lot area, can in hand. - Ants have been an issue with my apartment. - Temperature control is a problem for my unit. One of the rooms will be hot, while another will be freezing cold. - Marijuana smell has been a constant issue with our building. There have been a lot of emails from management about it, but it's been going on for months now and hasn't stopped. The smell is strong inside my apartment, not just outside in the hallways. - You have to bring your own washer and dryer

This place has pros and cons..... more cons than pros. Pros: close to the interstate, and everything else you may need. The grounds are clean, and the staff are kind. Cons: The gates are broken and break multiple times with no repair on them in sight. All the appliances are old and out dated, such as the garbage disposal back flows into the other side of the sink. The washer and dryer are very small, so if you have a comforter, good luck. Also, it takes forever to dry anything in the dryer. Almost every month, there's a notification of some type of crime done to vehicles. Ex: catalytic converters cut off and stolen, vehicles broken into. The dog park isn't fully enclosed, they supplemented a tree line instead of continuation of the fence. So if your dog likes to run around, I'd take them to harlensdale. Otherwise, you will be looking for them. The gym is mainly dumbells and cardio and minimal machines. Also, if you live here. Purchase a water filter pitcher. The tap water tastes disgusting, old, dirty, and metallic. I would expect more for being in franklin and charging what they do.

I have lived here for over two years and I absolutely love it. The office staff- Taylor, Lanie, Amy and HB-are all so helpful and really go above and beyond. The maintenance staff are all very friendly and accommodating. It’s a beautiful place to live, with it’s community atmosphere and well kept grounds. It’s very quiet and you have a great sense of privacy. The pool and gym areas are always clean and never overcrowded. You can tell that all the staff really takes pride in the property and they are always very professional and polished but treat you like you are welcome and you are at home. The communication and organization is great and they always give you plenty of notice if they have to enter your apartment for things like mandatory safety inspections (another thing that puts my mind at ease). Convenience is a big thing at Carrington Hills. Everything can be done online, from paying rent to submitting maintenance requests. These requests are always done in a timely manner and the maintenance staff will always leave a note so that you know exactly what the issue was and how it was fixed. I’ve always felt very safe here, especially with it being a gated community. The location is perfect, as it has easy interstate access, is close to historic Downtown Franklin, and is a couple of exits away from Cool Springs. For the price you really can’t go wrong. The floor plans are all very well thought out, spacious and well insulated. I never hear my neighbors. I have lived in a three bedroom here and currently live in a one bedroom. Both layouts have lots of space and storage. The grounds are overall well developed and taken care of. Recently all the buildings were painted and look gorgeous. It’s a place I’m proud to bring friends and family to. They are very pet friendly with an AMAZING dog park on the property. It’s the largest dog park I have ever seen at any apartment complex. They provide plenty of pet waste stations and so the property is always clean and litter free. They have convenient package lockers so that you can get your packages during non-office hours, and a valet trash service that picks up right outside your building. The trash skip is hidden nicely behind some trees at the front of the property so that it’s not an eyesore. As far as I’m concerned, Carrington Hills checked off all of my boxes at the beginning and has continued to do so in the time that I have been here. I truly hope to live here for a long time to come.
HORRIBLE! Worst Apartment Complex experience I've ever had the opportunity of dealing with! Evicted after being 7 days late on my rent. Would not accept rent even with a late fee. Humbly left the apartment as I was asked to do on the day I was asked to be gone ..still sued me for all kinds of court costs that I did not even know I was aware of. Process server "claimed to have serve me notice of court date." That did not happen! credit ruined and I now have a judgment against me! Yay! Stay clear of this community if there is ever a chance you may be a couple days late on your rent. It will become your worst nightmare and follow you around for the rest of your life because unlike CIVIL people they do not care to work with you! I NEVER avoided communicating with them like hard working honest people who are trying DO and they still burned me like it's their second nature!
First note of importance is that water is fairly high compared to what I'm used to in a one bedroom and paying $25 a month for valet trash is a little over the top, but it's Franklin, where things like that seem to be the norm. The community is beautiful, and the amenities are well kept. My unit was given to me in great condition aside from a slightly outdated washer/dryer and an ant issue due mostly to my unity being on their path to the valet trash drop-off spot. Management team is excellent and friendly, and other than a small, since resolved hiccup at the start of my lease term, I've had no issues with my experience here. All amenities and quality of life considered, I would not pay this much to live here were it not so close to my work, but for Franklin, this place is definitely a top contender in terms of budget friendly living without sacrificing much on what matters.
I have lived in this apartment complex for 15 years, and love it. My floor plan is great and the staff is wonderful. I don't care about massive amenities because I like where I live and spend my time.... my apartment. But now, we were told that a school was building right next to us and instead we have the first Soar aerial park in the US right next to us. Open everyday and it is a 2 lane road to get us to our apartment and past the park (open every day and is promoting Live concerts I might add) I am heart broken that my peaceful oasis that is close to were I work now has a massive traffic tie-up 100 yards from the entrance to my tranquil ( 0r it used to be) apartment.
Carrington Hills has been my home for the past year. The location is wonderful - easy access to the interstate, Kroger, Publix, and anything else that you could want or need. Carrington Hills has an awesome pool area - lounge chairs and grills included. There are also Tennis Courts for those of you who like to get active. The staff has been helpful as well as the maintenance crew. Did I mention the valet trash? My only complaint about this community is that sometimes the gate does not work - therefore it stays open a lot... this is no big deal though as Carrington Hills is in a safe neighborhood. I would love to stay at Carrington Hills but my job is causing me to move. I encourage this community to anyone!
So many apartment complexes are extremely pricey in the Franklin area. While Carrington Hills may not be the newest or in the heart of Cool Springs, they are extremely affordable for the Franklin area. They've spent time and money updating many of their apartments, and we constantly have friends tell us they love the look and layout of our apartment. It feels more expensive than some of the more pricy complexes. Not to mention, the kitchen in our 2-bedroom is AMAZING. Another thing that shouldn't go un-noted is that their management and maintenance is top notch! They are on top of things, and if I have a maintenance request, it is almost always completed within 24-48 hours (exceptions on weekends and holidays... unless it's an emergency).
