This place is just horrible. Everything about it. I moved in on April 1st and only lasted 5 weeks until I moved into another place. When I moved in I found roaches. The walls are paper thin and I didn’t sleep during my time there. There’s trash everywhere. Can’t tell you how many times I seen rats and roaches from it. Someone stole a package from my front door. And on top of that when I left they tried to lie and say I cause carpet damage and tried to charge me $250. This place is disgusting I wouldn’t recommend it to anyone.
Office staff are not helpful and extremely rude. Pool and gym are closed although restrictions have been lifted statewide. The gates have been broken for months. The trash is always piled up. NOT WORTH THE MONEY!

Amenities are never open. Gates have been broken for 2 months. Pet trash is always nasty and overflowing. Office staff is rude, not helpful, and never answer the phone or return phone calls. They increased our rent even though amenities have been closed for a year. They terminated our lease when we complained even though ALL our payments are on time. Do not move here!!! They will rip you off and treat you horrible!!!!

I stayed at Carrington Park for 2 years. First year was good. However, in the second year they got new tenants and they were very noisy. Every day you will hear honk in the morning. You can find trashes all over the common area. Apartment is also full of cockroaches and rats. It’s gated, however these gates are open all the time. They also never refund deposit. They deducted most part of my deposit saying that apartment has food odor. I never heard this reason before, I have been staying in apartments from past several years. Office staffs are rude, they hung up phone when I asked to refund full deposit amount. I was told that I don’t have any choice, they can deduct any amount from the deposit as they wish.

I signed a 3-month-lease at Carrington Park due to being a summer intern for a local general contractor and this being one of the few places that offered short term leases. Throughout the application process the manager did nothing to help and let it be known that they did not care whether we were informed or helped out in any way. Once this was complete, the lease was signed, and we moved ion for the summer, we quickly learned that the complex was not as advertised. Carrington Park claims to be a gated community but the back gates have never once been closed since I moved in and my car was vandalized (keyed) in the parking lot. They also claim to have workout facilities but there are no weights, only a couple cardio machines and the room is always locked. Now that it is time to move out, the management is trying everything they can in order to sucker us (three broke college students) out of as much money as possible while they continue to make themselves unavailable to assist us. Ultimately, I do not and would not ever recommend moving to Carrington Park due to the poor, greedy management, dirty property, and falsely advertised community.
Lived here for 2 years in 2 different apartments. The buildings are terrible. Maintenance and the office were constantly barging in. Complaints from insane neighbors. Bikes racing at 4am. Don't stay here.
My husband and I moved here after getting married in 2016 and were so excited to have our first place together. The excitement came to a screeching halt when our AC unit broke not once, but twice in the first year. We ended up having to invest in a window unit because their other units had been given to other apartments whose AC units were also broken. They do not change air vents, and even if you wanted to change it yourself, the closet is locked. No amount of dusting on my part can keep up with having an old air vent in need of a replacement. Halfway through our lease our upstairs neighbors moved out and new ones moved in. They are incredibly rambunctious. I've called the "courtesy officer" and nothing was done. The garbage is always packed full or stacked with old furniture leading to rats running rampant on the property. They advertise their "gym" as a replacement for your gym membership elsewhere. Do not fall for it! The "gym" underneath the leasing office gets little to no AC. It is impossible to focus on the workout because of the heat in the room. Finally, when we did try to move out and give our 60 day notice the leasing office would never call me back. I tried calling several times and never once got in touch with an actual person. I left numerous messages to no avail. When trying to go to the leasing office to give them the notice, no one was ever there, or there was a long line to wait because they did not have enough people working. In conclusion, this place is not worth your money or the stress you will have with trying to deal with the leasing office!!
Not what I expected. Carpeting is very stained and rugged. White dishwasher and fridge don't run well due to overuse of previous renters and old age. Not insulated well. Bill is very high for small space. Have to keep up with maintenance of everything quite often yourself with pest control (you don't pay for so that's good), air filters every month or AC doesn't work, dishwasher breaks and garbage disposal doesn't dispose of anything. Heavy mold in the shower that wasn't taken care of upon move in. It's not safe. The gate has been open for long periods several times. And police have been in and out if apartments quite often. This place is a straight GETO!!!! We were also told when we moved in that they were about to start pressure washing all of the buildings and concrete/stairs starting the next month. That never happened. They are disgusting with spider webs covering them. There are pests, and they don't fix it until you send it through online, people that don't even live her go to the pool and treat the residents that actually live here badly. Carrington looks good on the outside, but once you have entered the property you will read a different & less appealing story. The maintainece crew doesn't do anything, and it always smells like dog poop when you walk outside, and you will always see hideous spiders everywhere out on your porch, and on stairways. Oh the stairways are never clean either, there's a dried up puddle of throw up since I moved in and it's still not clean up I wish we would have read the reviews about this place before moving in or we would have been at Lake Lanier Club instead. I'd gladly pay extra for rent if it means they take pride in their complex. At Carrington Park "quite enjoyment" does not apply!!!!
There are several problems with this apartment complex: 1. Rats. There are rats all over the place. You can see where they have tunneled next to the dumpster. They are not limited to the dumpster, they are all over the complex. 2. You pay for a gated community, but at least one gate is broken and open about 90% of the time. 3. There is a yearly increase of rent. 4. If you are a pet owner, you have to pay a $300 deposit for each pet. You also have to pay $10 a month for "pet rent." This money is not used to address any damages due to the pet. It does not even go towards paying for replacing the carpet (which is required after leaving). Instead, they take it from the security deposit, or out of your pocket. 5. The appliances in most of the apartments are out of date. Some have newer appliances. When living there my dishwasher was unusable, and they refused to replace it.
I'm never one to write a review, but I am now because I know apartment hunting is always a struggle. SO READ. I always look at the reviews, so I hope this one is helpful for new tenants! Definitely recommend this place for the price. This was our 1st apartment and we had a good experience... until the very end. Every apartment has pros and cons, so thankfully this one had more pros. Quiet, spacious, pet friendly, very calm, lots of couples, not too many kids. Dana at the front desk is super nice, the others just depended. BUT I can say bugs were an issue, our breeze-ways were always dirty infested with cobwebs, like they only blow the first levels and forget about the others. RATS running around the trash aka next to the pool so they'd be hiding in the bushes. AND leaving when our lease came to an end was a struggle. Took my new apartment 3 days to even get in contact with the office. Pool NEVER had propane for the grills. Literally tried on 4 different occassions to grill out, so we'd use the charcoal grill, then one day, that one was gone! So if you don't care about all that I'd recommend this apartment for the price, but I'm happy we are leaving.
Lots and lots of roaches! The tenants are very nasty and I’m assuming that’s where they come from. Management never sends lest control when they say they are, by the time I moved out there were soooo many roaches living in just about everything I owned!
This place is infested with huge rats! Spoke to Management regarding the issue. No sense of urgency, but she was sure to tell me there would be fees if I looked to terminate my lease early. Smh worst decision moving here, it's disgusting.
Our lease just ended September 24 and I was very sad to leave my first apartment! The staff was very nice to me and their response time when I called was pretty good. I see a lot of reviews saying there are a lot of cock roaches but since I lived on the top floor I literally only saw 3 bugs the whole year living there. Other than the ants we had when we first moved in but the exterminator came about 3 times and I never saw another ant. Anyway I love these apartments and I would have stayed but I moved back to suwanee near my folks!
Carrington park apartments are one of the best apartments in Gainesville GA. They are highly spacious and clean. The environment is well kept and attractive. Their management team is so good and friendly, they would respond to any problem so quick and involve their maintenance team to get any job done in a timely manner. The only disadvantage with them is yearly increase of rent.
