Property Ratings at Carrington Park
Everything about this place is unwelcoming. Constantly cars are being broken into and stolen even though they claim to have a gated property. The gates are always malfunctioning and maintenance does nothing to help. The workers do not care for the tenants nor does maintenance. Although the apartments may seem nice,that’s not the case whatsoever. If you’re in need of any type of help from staff don’t bother, they don’t care. I would recommend living anywhere else. The apartments are small and not up to par as what they claim to be. The rent is absolutely ridiculous for the quality of living they offer.
DO NOT MOVE HERE!!! Demo unit is very misleading to an actual unit you will get. Moved into my apartment and all of that, in the pictures, were found. Pretty sure the previous tenants smoked because that looks like cigarette ash had burned the floor. They could have easily replaced the few, or seven rather, floor panels that had the markings. It looked like that was mold under my kitchen sink. There was constant security issues and the gate was always stuck open even though we paid for a key fob that we didn’t even really use and wouldn’t get a refund on, people’s cars getting stolen or broken into. Lived there for nine months and literally saw three cars on jacks because someone had stolen all the tires. Saw four cars on flats cause all the tires were probably pierced. There are plenty of bad kids running around stealing packages. My roommate even caught one throwing someone’s package on the roof. When brought up with the office nothing was done, not even cameras were put up, nor do they notify tenants of issues going on in the apartments. My roommate’s grandmother had medical issues and lived with us, we lived on the third floor. Her grandmothers case worker filed paperwork for us to be able to move into a first floor and not be charged extra for it. Lived there until our lease was up and never was moved, when they did try to move us they did try to charge us extra even though we requested a unit of the same size and price range, but they wanted to go up extra because we wanted to move units and try to charge us another deposit even though deposits are the same price no matter unit size or whatnot. So I don’t don’t understand why they couldn’t transfer our first deposit into our new unit if we were to move.
This is a horrible place to live and if i could give it zero stars I would. They are unorganized and the staff switches every month. The units are cheaply renovated, I mean paint stuck to the bottom of my cup when i pick it up out of the cabinet. The staff are some of worst I have ever encountered and their attidude and and the way they treat their residents is demeaning. The maintenance wouldnt come even if the whole apartment was flooded. This was this biggest mistake I made in 2022 thus far and if i could sue for mental pain and suffering I would.
We have lived at Carrington Park for 10 years. It has been thru several management companies…so good some not so good. The current management team has offered great service, extremely helpful, friendly and willing to offer assistance with any issue I have. We have loved living here. It is a great location right at the interchange of South 8/45. We are 30 minutes from Galveston for a great day at the beach or to ride the ferry. I highly recommend living here.
My two years living in these apartments were great until I had to interact with management. The first red flag was when I was applying for the apartment, my roommates and I didn't make enough money on our own, but together we scraped by. The person reviewing our application with us told us she would adjust MY personal income to get us approved, which seemed like a really sketchy thing to do. They have also managed to "misplace" several documents while I lived there (including my move-out notice). They also "lost" my pet deposit for 1 of the cats we moved in with, so they are blaming us for "having an unauthorized pet", of course the fact that I paid my deposit isn't listed on our copies of our lease. This has lead my roommates and I to distrust the management team. My fiancée and a roommate of mine had the same name, so the management assumed they were married and combined their names on our mail box. It wasn't a problem until that roommate moved out, which then forwarded all of my fiancée's mail to their house. I've had times where I would put in a maintenance request and it no one would show up to fulfill it, but management never forgot to spam my inbox with surveys. That is, if they even manage to email me about something in a timely manner. There have been many points at which we were warned about fire alarm tests or maintenance issues too late. Now that I've moved out, I'm being charged $530 for "damages", which include "the dirtiest oven" they've ever seen and a carpet which is "torn to shreds", the pictures they sent us don't reflect any of this, but Ashley believes that "the charges are justified". My security deposit was spent on a "stench" they claim the apartment had and pests that I never saw when I went back to clean up. This place is a trap. You can do so much better. Even if you think that it's good for the price, they'll bleed you for every last penny once you move out. The management is hyperbolic and unfair, and I'm glad to have such a bad experience while I'm young enough to recover from it.
Staff very unfriendly made me feel like I was not welcomed at all and that I was bothering them. I think they had better stuff to do rather than renting an apartment. I’ll pass. Thanks for the experience.

When we first moved we were given an apartment infested with roaches. Then they moved us to another apartment at our own expense. Our AC is broken every month throughout this summer and the fix is always temporary. Even after raising the issue with the management it was not properly dealt with.

So expensive and nothing is included with rent. Paying a mortgage for a two bedroom is ridiculous. You would think that since the property is near a college they would offer some form of college student discount, but no.

Thank you for the feedback. Unfortunately, we do not have a student program, maybe that is something that we can look into. Our community is a great place to call home and our monthly rental rate does include cable services.
Honestly the worst place I've ever had the misfortune of living at. They stockpile trash at the entrance, Celeste and the Assistant Manager Kimberly are very unhelpful and very rude. They charge luxury prices for service on the other side of the spectrum. All they care about is your money, the maintenance is very slow to respond to most things if not all. There was a break in recently and all they sent was a letter saying to be careful, with no measures taken to beef up security. Cars are vandalized around the complex and even if you report it, it gets to them and stops there. Don't waste your time and money even considering this place, it's beautiful on the outside, but terrible on the inside. I never write reviews, and I'm copying and pasting this everywhere so everyone can see. Horrid horrid horrid.

Glad we chose carrington park as our first apartment home so spacious the office staff is so helpful and attentive the Maintence is on point Kendrick and his partner are awesome always get our tickets fixed in a timely manner I would recommend this property couldn't asked for q better apartment home ??

As I could not fit my full eight-page complaint letter initially written to Fogelman Management Group (see the Better Business Bureau website for our full letter), I am forced to summarize the many issues we experienced in our two years living at Carrington Park at Gulf Pointe. The major issues that frustrated us were with regard to the gates being broken and inoperable nearly 50% of the time, management's lack of attention to trash, poor maintenance of the grounds, and very inadequate maintenance. As a gated community, one would imagine that maintenance of the gate would be a high priority for management; unfortunately, the gates are broken a large bit of the time, allowing whomever to come in without a remote. Management tells residents regularly that the motor is burned out and they are waiting on contractors, sometimes leaving the complex open for weeks at a time. When the gates are operable, however, non-residents follow residents in after waiting in the parking lot or--as we have experienced several times--push their way through the exit gate, blocking exiting residents and in some cases breaking the gates in the process. The trash compactor has never held all of the residents' trash and is often overrun with extra trash bags and food that gathers on its stairs and into the parking lot. It is a regular occurrence to take our trash to the compactor and find that we must leave it on the curb because we cannot reach the compactor; as you can imagine, the smell is disgusting, as is the view. When a dumpster is brought in while the compactor is being maintained, it often literally overflows and trash sacks partially block the exit. Maintenance issues are recurring. We have had to call for several issues, including a crack in the bottom of our tub, needing to have our tub resealed, a broken air conditioner, and a roof leak. In each case, we were unhappy with how management handled the situation, neglecting to tell us on three occasions how long we would be without a shower or air conditioning, forcing us twice to stay with my parents due to a lack of both amenities, and requiring us to write a letter to the manager to allow them to handle a maintenance man's inappropriate misinformation of how quickly items would be corrected. The crack was never corrected because they neglected to tell us to vacate the apartment beforehand, and the damage to the paint and sheet rock tape were still in place when we moved five months later despite being "repaired."

We did have to do some extensive repairs to our gates this year, but everything has been working great. We do rely on our residents to keep their guests informed of our community policies, including proper use of our access gates. We have been doing our best to keep our property clean and maintain our trash compactor. Our maintenance team works 7 days a week to be here for the residents and keep our amenities looking pretty. I sincerely apologize for any maintenance issues you had with your apartment home. My maintenance team and I have been working very hard to address all work orders in a more timely manner. I've lived here for about half a year and I love it. Everyone is pretty respectful and I haven't heard a loud neighbor once. It's not the most modern apartment but I definitely feel at home here. My balcony space looks brand new and the parking lot is very well maintained. There's nice greenery and very clean pool and barbecue area and they just remodeled their gym area. Maintenance is nice and is always out picking up any litter that might have been left out. Plus there's always a parking space for your guests. I've heard so many complaints from friends that live in other places but I can't say I have one about this place. I swear it's not fake I really like it here.

Great management and staff. Walls are thin though and neighbors are often loud. Neighbors are kind of terrible and leave trash everywhere. Other than that, convenient location and good, clean units.
