Moving out was my issue. They ridiculously charged me and my husband so much. Over $1000 and that was them taking my $400 dollars deposit. I have lived in 4 different apartment complexes and never had to pay this much. First move out statement that we had was 9/9. They where charging us for pet fees and pet treatment which was over $400. Let me just say I never ever had a pet at home. Maintenance came in and they also do required inspections and never have they found a pet at home. My husband ended up calling them that same day, by this time we don’t deal with the office anymore but corporate. They called us back that same day and told him they where going to look Into it. We got an email back from corporate in San Antonio saying that they saw that we didn’t have any pets and where going to remove it, but now they found bed bugs and we have to pay for it which is about $700. Yes it does state in our contract that we are responsible for that if they find them at the apartment. But we lived there for over two years and never had a problem with bed bugs. Not only that but all of our mattresses where new and we had no signs of beg bugs when we left! Up to this point we have no signs. So it just happened that pest control went to our apartment because they found out that our apartment was empty and did an inspection that same day we complaint on our moved out estimate. Yes they took the pet fees out but added more to it because of bed bugs. So I came to find out that they charge for our carpet if it’s too dirty. We had carpet in the two bedrooms only. We walked everyday on it, it’s going to get dirty. So what I was informed from them is that carpet has to last 5 YEARS! So guys please be careful when moving in and make sure they change your carpet because they WILL CHARGE YOU if it’s not been the 5 years if your carpet is “new”. Anyways after going back and forth with them for 3 days they gave my husband a settlement. I had asked them to send me of the last 4 months that we had paid because I had seen something that they where charging me from June when we pay month to month and last time we paid was 8/1. It’s been almost a week and still no response. So yeah! One of my friends moved out and was charged over $3000. All I say is be careful when you move out. Take pictures of everything and anything because they will come back and get you! I am still shocked about the bed bugs because up to this point I don’t have any.

We are so sorry to hear you feel this way. We offer to schedule move-out inspections with the residents when they submit their 60-day notice. If the resident does not schedule a move-out inspection. We inspect and we always take pictures, and we also have our carpet vendor inspect the carpet and they provide our office with an estimate. Once we complete the move-out, charges are determined. The residents are welcome to dispute any item listed. We also have Terminix, the company that provides pest control services. So, I lived here about 7 years ago. I was new to Dallas and didn't know much about the area, so I went with this place after a locator sent it to me. The community is right next to a train track and it is LOUD. Parking was a nightmare, the staff was hit or miss on being any type of helpful and they don't do well with follow ups. The units are also cheaply built and you can certainly hear your neighbors. I have lived at other properties prior to now and never had an issue. All of a sudden, the apartment that I most recently applied for called saying they sent a verification fax to Carrollton Park on Thursday and again on Friday. It went unanswered. They are the only place holding me up from signing my new lease. I called and spoke to someone who says she does the rental verifications and she verified the fax number. The new place sent another fax that went unanswered. I called Saturday and someone put me on hold for a while and then let me know the fax had been down and asked me to have the new apartments send an email with the verification. Today, I get notification that Carrollton Park is saying I have a balance of $318.88. I was never notified via mail, email or phone of an outstanding balance. I called Carrollton Park back to see what the balance is for and to pay so I can sign my new lease and the person who answered couldn't tell me what the charges are for and the number provided goes to a voicemail that says they'll get back with you in 2 business days. They've already held up the application process by 5 days. So now I need to wait another 2 days just to discuss a balance and pay it? Sounds about right for Carrollton Park. At this point, I'd be okay wit just talking to someone to pay the amount just to be completely done with them.
I have lived here for 4 years. Apartment was ok at first for the price. Nothing special. The front bedroom is freezing in the winter and in the summer very uncomfortable because there is little to no airflow to bedroom. Have had this checked several times and maintenance comes in and there is nothing they can do, something to do with duct work. Bill runs from $200-$250 in the summer for electric. 1st bathroom bathtub has been painted twice and paint chips off within a couple months. Bathtub is disgusting and can’t keep it clean from chips clogging drain all the time. Advertised as having granite countertops, I have laminate countertops made to look like granite. Refrigerator stopped working, brought a new one that does not fit in space and drawer by refrigerator had to be cut to be able to open it. When I walk in my apartment it smells like I have been smoking weed, from neighbors next to me smoking. Ever since moving here this has been constant problem. People below me, across the hall, and apt beside me have all smoked weed. Two neighbors have moved, so now it’s down to one. Christmas week this year, two men where downstairs smoking crack outside and didn’t bother to even hide what they were doing. Living room window can not be opened. Ceiling is bowing in hallway and dining room. Leasing office has revolving door of employees. Every year my rent is raised more a month than I get in salary increases, this year it was raised more than $100 a month. Never been late paying rent. Time to move. With the rent increase I could live in a much nicer apartment and better neighborhood somewhere else.
If you move here, good luck. Taken over 48 hours to not fix an emergency plumbing problem with raw sewage in my apartment. Manageable is ride and unhelpful. They also have high turnover. In addition, when you lease they don't tell you about the 60 day notice to vacate, paper thin walls/ceilings and trains you can hear at 3am. . But I wouldn't tell you either
BED BUGS. They make you sign a bed bug waiver that they are not responsible. You don't think about it till you move in and start getting bit
My mother first leased her apartment with Carrollton Park in the summer of 2004 or 2005. I lived there with her until I moved out on my own in 2008, and moved back in my own segregate unit about two months ago. All of my work orders are complete within 24 hours of submission. One note, don't put off joining the Resident Portal Website; do that as soon as you move in. It makes paying rent simpler/easier/convenient/accurate, and submitting work orders is a breeze! (I seriously submitted 4 different WO's yesterday and ALL of them were completed by the time I came home!) I've yet to use the hot tubs this season because I moved in during the winter and it's just barely gotten warm enough to start thinking about swimming again, but the grounds overall (there's SO much grass & trees here!) are very well maintained. My apartment unit is very spacious- like a small home- for the money and stays temperature controlled very well. I've increased my floor plan by 300sqft from my last place and my energy bill is very comparable to previously! This place is extremely kid and pet friendly, so if you're not really looking for that, living here won't be pleasant for you. But we were, so we love it!! The only request I could have is if our dog park could have more agility equipment in it like in the photo. Right now there's only a teeter-totter. Also, if there could be lights added to the corners of the dog park so I can walk my pup at dusk, that'd be perfect! Overall, we're very, very happy with our move.
I have been a resident for 6 months and I love it! With 4 pools a spa, gym and business center that has a printer, my needs and expectations were surpassed! They have great amenities and you feel "home". I enjoy the on sight national park for long walks and the beauty of nature, the on sight day care for parents on the go is also VERY convenient, sheltered parking is always a plus, and the on sight staff is very friendly. If you're looking to lease go see Megan in the office she's kind patient and will do anything she can to help you find your perfect place!

Areas are clean and maintanance crew is friendly, but management doesnt work in a timely manner. Took 3-4 days for a A\C fixing in the middle of the summer. Hot Tubs are never working .
The maintenance of the apartment is great! Spacious complexes, and the management office is very organized. I would say it is one of the most controlled apartments in Dallas.
I would not recommend this apartment to anyone. The trash is constantly overflowing with large items the assigned covered parking is a joke we have asked management about our spot that has been occupied since we got here and nothing has been done. We will be moving out as soon as our lease is up. Do not let all the amenities such as the pools playground walking trail and daycare on premises fool you. It does have a lot of kids but the application that says we do not tolerate sagging paints etc is a joke also. So save your time and money and spend the extra to find a way better gated community that actually keeps the gates closed and working and does not band-aid fix issues.
It's an average quality apartment inside and out. Nothing super fancy, but it's not horrible. I'd say a little above average. It was awesome for the price I got it for when I first moved in, but in 2 years they've dramatically raised the rent ($200 more now), so it's not worth it anymore. The windows leak a little and some of them won't stay up, but the water gets hot very fast and the shower pressure is great. The complex is very large (50~ buildings) with a grassy area from front to back where there's an obstacle course and a playground. It also connects to the Carrollton Greenbelt and a disc golf course. It's very close to the Dallas North Tollway, but nearby food places are super terrible. This is coming from a young adult who will literally eat anything unless it makes me sick. With that being said, DO NOT go to the nearest Subway or order from the local Pizza Hut. Trust me. The closest Wal-Mart (2 minutes away) is also never stocked and only has 4~ lanes open 24/7. No self check out lanes either. The gate is opened by a magnetic key card they give you with the apartment. I got 2 (for 2 bedrooms maybe?) but it's $30 for any additional or any replacements. Seems like scrapin' the barrel to me. I say this because since they do not use gate codes, people pile up at the 2 gates sometimes 6 cars long until someone gets out and walks to the gate to open it with their card because visitors don't know this so they sit in front of the keypad and block the gate. They really DO have a gate code, but they do not announce it or tell you when you move in or anytime thereafter. Funny story, I actually found out we had a gate code a year and a half after living here when the pizza girl told me. I have never felt particularly unsafe living here. I don't feel like someone is going to break into my apartment or attack me, but I have witnessed domestic disputes while living here, and I did get a flyer about people breaking into the storage closets last year. In November 2014 when we had that ice storm, 15 carports collapsed and damaged a LOT of cars. It took them over a year to replace the carports, but you can bet your booty they still charged me for having a carport. Overall, I can't pinpoint any one reason for why I am moving out next month. I guess just my personal experiences have made my decision for me. I won't list them because they can happen in any apartment. Hope this helps!
