I lived in this community for a year. After we left, from no where I received a demand letter of $2,000. I tried to connect with leasing office and dropped multiple emails however I never received a satisfactory response for the charges. Now after 1.5 year they are harassing to pay and nobody is ready to talk. Please avoid them otherwise they will give you mental torture

This is an awful, dark cave of a place. The outside looks nice, but the inside is very poorly maintained and has clearly never been updated. All of the appliances are extremely old and barely work. Management will do everything they can to avoid replacing them when they don’t work. It’s very noisy at night, and there are many unsupervised children running around. The walls are super thin, to the point that my downstairs neighbors would wake me up in the mornings. My apartment always REEKED of cigarettes and pot from people smoking on their patios. I had issues with people parking in my parking spot, and management told me I was on my own to deal with it. The garbage is always overflowing. When I went to move, I was denied a formal walkthrough and a list of what they intended to charge me for, even when I asked (they will claim they did this, but they did not). Then they did not get me my deposit in a timely manner. I had to send them a letter with my intention of taking them to court. I did eventually get some of my deposit back, but I was never provided with an itemized list of what they charged me for. My apartment was clean and had no damage they could justify, but I imagine this all would have been WAY worse if there had been. I had to get in touch with Fremont’s fair housing department when moving out because they told me that they would charge me a fee to turn in my keys three days early because I needed to move on a weekend (I was not asking for any sort of refund). If I hadn’t moved 400 miles away, I would be taking them to court, as I have plenty of evidence of all of this. They’re completely shady. They also enter the apartment VERY often with little notice. They went in three times in one year without clear reason, and strange things had been moved. At the end of the year, they tried to increase my rent the maximum they can by law (per rent control), even though new apartments with the same layout were open and renting for the price I was currently paying. So expect them to raise your rent the most they can every year. I have lived in my fair share of apartments, and this one was easily the worst managed of them all.

We only ever heard from you a few times when it came to appliance repairs and parking issues which were resolved by our team immediately. Our community is not a smoke-free area and our residents are allowed to smoke in the apartments and patio/balconies. We do show you had a pre-moveout inspection completed by our maintenance supervisor where he informed you he would not be able to accurately assess the charges with belongings still in the apartment. A copy of your statement and final utility bills was sent to the address you provided on 6/29/2023. Let us know if you have any additional questions we might be able to answer for you.
A great place to live. Located in a special part of fremont near historic downtown Niles. Cool, Quiet with many trees. You’ll first meet Tammy, Elina, Catherine, or Kevin. They are Super nice and always welcome you with a nice warm smile. They know everything here and are very helpful. It was a place We called home for many years. Always well maintained. Juan, Somsai, Johnathan, Gerry and, Nay are the maintenance guys here. Super friendly and quick to help in anyway possible. They’ll always have your back!
Quiet, chill. Tammy and Kat are awesome and help to give a family feel to the place, as they casually interact with people when walking the site. Juan, Jerry, and Jonathan are excellent maintenance guys and handle any problem set in front of them. They are also super cool in the way that they stop to wave hi to my baby and are always great people with whom to interact.
We’ve lived here for ten years and are happy with our home and the management. We appreciate the helpful, kind people at the office, particularly Tammy who’s always so quick to help with anything we need and is super cheerful and sweet. Whenever something happens, like a problem with the oven or any appliance, they are quick to repair or replace. The maintenance guys including Juan are incredibly handy and efficient. It feels like a family here. I also like that it’s quiet - after 10 pm it’s peaceful and no rowdiness. Also the grounds always are well kept and groomed. My family recommends Casa Arroyo!
I lived at Casa Arroyo Apartments nearly 10 years. This place in NOT the newest apartment complex in the city but it has always been worth the price of rent I paid over the years. The grounds are always clean and well maintained. I have had many neighbors move in/out over the years and still the complex goes to sleep early and is very quiet throughout the night. I had moved in when my kids were very young (divorced, single dad). I had never felt unsafe for me or my kids. Every request to repair items, things do break, had always been taken care of in short timely manner. The maintenance crew is always on the grounds. Juan, Jonathan, and Som are the most respectful, helpful, knowledgeable maintenance crew. Give these men a good raise this year, please. Don’t let them go anywhere! Casa Arroyo complex is surrounded by beautiful homes in a great neighborhood. Throughout the day, every day during the pandemic, I saw many families out walking together. A Quarry Lakes is a short walking distance away. Downtown Niles is great place to walk to in the afternoon (food, drink, and ice cream are available). The reason I moved out is because I had finally saved enough to purchase a home of my own.
I have lived at Casa Arroyo for many years. The office staff has always been wonderful. Tammy & Katherine are always helpful. I needed to move apartments a few years ago & they made the transition so easy. The maintenance staff is amazing. Anytime I have needed a repair it’s been done immediately. They are always friendly & willing to help. Casa Arroyo has been a great place to live & raise my family.

The area is very nice with plenty of parking on the street . Very cute town which is next the apartment complex. The management at the leasing office are absolutely nice to help you with any questions needs or concerns when scheduling a tour, Tammy who works in the office who was very helpful and spontaneous when helping me and roommates apply for the apartment which was fast for our convenience.
I’ve lived here 18 years. The apartment is old and needs updating, but you cannot beat the grounds, facilities, neighborhood and staff. They recently had the pools refinished and they’re lovely. The entire complex was fitted with new double paned windows which are terrific and energy saving. They are currently planning on painting the complex. I only gave 4 stars because of the kitchens/bathrooms which need updating. The grounds are beautiful, full of trees and grassy areas which are great for kids. The office staff, Tammi, Cat and Elina are professional without being stuffy. Tammy is down to earth and efficient. Cat is professional and kind. Elina is always smiling and ready to help with any problem. The maintenance staff is wonderful as well. Juan know the complex well and is always willing fix whatever needs fixing. Jonathan is always busy, but never too busy to help a tenant. Som has been here as long as I have and is an expert on this complex. Gerry has a knack of being there just when you need a hand or some advice about a problem. You never feel as if you’re “complaining” when something needs fixing. Nay keeps the laundry areas and complex exceptionally clean. Kevin, the manager, (I’ve experienced many managers over the years) is serious, professional, but very approachable. He’s been a real asset. This is the first apartment I have lived in as I owned my own home until I retired. Renting here was supposed to be temporary, but I’m still here!

A very clean apartment complex. Quiet neighborhood with beautiful trees. The maintenance and management are exceptional. They quickly respond to work orders. I lived there for over 14 years. I moved our because I had to relocate to a different city. The rent prices are fair and competitive to the market. I would like to thank the staff for making my stay exceptional.
I just got my laundry stolen, the laundry room doors are left open even though all tenants are given a key to access. I have also been waiting 3 weeks for my water heater to be replaced, I've only lived here 4 weeks. The man that works in the office is incredibly rude, put me on the spoke for knowing what 'calcium build up' was in a water heater.
I lived here for 1.5 years and I totally enjoyed my stay. Very peaceful place and cool neighbors.
I lived here for about a year and moving out only because of work :( The apartment was well kept ..grounds and pools were very well maintained. The gym has enough equipments and also very well maintained. The leasing office ladies are so amazing! Teri was so helpful with everything all the time.I never had a single issue while my stay here. very peaceful and quiet environment. I will definitely miss this apartment!
I have been living at Casa Arroyo Apartments for 8 years now, and I am quite happy here. The office staff is very helpful (especially the manager Teri), the maintenance workers are great, and the grounds are very well kept. Bay Area rents are out of control, but relatively speaking, I believe you get a good value here. There are plenty of laundry rooms (that take credit cards for convenience), an exercise room, and several pools. I have lived in many, many apartment complexes over the years, but this is the only one I consider to be home.
