Run the other way!
I stayed at the Cascade at Landmark for three years. While the location is very convenient, the management is beyond shady and unresponsive. I frequently received errors in my rental invoices that when added up, could have amounted to a significant amount of money if I was not vigilant in monitoring my account. My apartment had roaches and it took weeks for them to send an exterminator. The elevators were constantly broken, and there was insufficient attention paid to basic maintenance in the common areas. For the amount of rent charged here, the amenities are sub par at best. When I was finally fortunate enough to move out, I received only half of my deposit 3 months later, way past the legally allotted time of 45 days. Needless to say, I would not recommend anyone stay here.

Security and Maintenance issues.
Maintenance requests have to be made several times and it takes weeks if not months (was without a washer and dryer more that 2 months after moving) to get fixed. Packages get stolen constantly (6 packages stolen in my case) since the room were they are left in not monitored and the delivery people don't always use the lockers they have in the lobby and when the lockers are used, the wrong apartment is entered because they are in a rush and login each package is too time consuming for them so the lockers is not a good system to have for such a large community. I have addressed this issue with the management office several times and their response is that there is nothing they can do, even though there are 3 people working the office. People with big dogs don't pick up their poop so there's poop all over the community. Something fixable with the installation of cameras (that would allow them to ID the people doing this and address it) and can also assist with the lack of security in the building (5th floor elevator/patio/garden door has been broken for weeks now). Back gate (dog park) on the 5th floor is left opened constantly which allows entrance to the building and to anyone. Would love to be able to talk to someone in their corporate office since I've asked for the property manager to call me to discuss these issues several times to no avail. As a tenant, I would appreciate the lack of security and the failure to provide timely basic maintenance to the apartments, to be prioritized instead then getting keyless digital door locks and air conditioning thermostat which is what they are spending money and resources on. I will definitely not renew my lease and can't wait to move somewhere else I feel safe, taken care of and appreciated as a good, responsible tenant that I am.

Worst maintenance response
When I moved here, they told that the response for the maintenance call is quick. It's been one and half month that they have not addressed the vinyl carpet issue and appliances were not cleaned properly when I moved in. I had to clean it again.

Our stay here has been fantastic. We are fron western NY and we will be going back at the end of our stay here however we would renew. Everyone here is fantastic. We enjoy our living space here at Landmark. The ladies in the office are very kind and helpful to me when I've been technically challenged. The maintenance staff works quickly to address any issues . I could not be happier living in this community. The property is in excellent condition and is frequently cleaned. The amenities offered make for a very convenient lifestyle (on-site ATM, mailbox, dry cleaners, package concierge). Im also very pleased with the leasing managers. Don't move here. The elevators suck and cause long wait times. The maintenance team hasn't fixed our tub leaking water into the floor (we have to put towels down to shower and this has been an issue for 3 months now), and last weekend (11/14/2020) an emergency alarm went off stating to leave the building. We never would have heard it if my sister-in-law wasn't still awake to wake my wife and I up.

I love my home at Cascade at Landmark! The apartments are big and there is plenty of sunlight and beautiful views. We have washer and dryer in the units. The community is dog friendly; I love using our dog park! And there are doggy bags and trash cans all around the building. The location is convenient, close to everything, and even walking distance to van Dorn plaza with restaurants and grocery store. The building looks new and well maintained, clean, and the staff is friendly and professional. I would recommend this place to everyone!

Cascade at Landmark is a clean, multi-unit, high rise apartment building, with great views and spacious layouts. Move-in process can be tricky if you don't ask all the right questions, however the experience has been great overall. I have only been here 2 weeks.

STAY AWAY! Nice on the outside, but management and building conditions are terrible!
I would stay away from these apartments! The building looks appealing from a glance, but living there will change your feelings. The building is in poor shape and management doesn’t do enough to make the living conditions tenable. This place is looking to extort your money - don't give them the chance. The elevators are always broken or being repaired - causes frequent, lengthy delays. There are limited elevator availability each floor struggles to get an elevator and there can be as many as 10 people in a small elevator. Their gym and pool are not well cleaned, the steam room doesn’t get warm enough to be usable, street parking is limited, guest parking is hardly available, garage parking is both limited and cramped, and the water pressure out of any of the shower heads is laughable. I struggled with neighbors smoking, which always went unaddressed and wasn’t supposed to be allowed. The smoke odor would permeate into both the hallways and my living area. The access gate in the rear of the facility is a constant source of noise late night. The gate constantly slams shut from people entering/exiting the facility. Most of the people using the gate don’t live at the complex! While the gate is supposed to be fob-access only, the lock tends to be broken or fixed to allow other visitors to enter. The computer system that they use is supposed to quick calculate your monthly costs of rent and your apartments “portion” of the facilities utility. In multiple instances, the Cascades would overcharge each apartment on utilities or provide late details on your monthly utility cost. These complications would cause for the potential of a late payment fine. Even though the error is on their end, it was still a headache to call them and get the utility payment details each month. A few months after move out and not receiving our security deposit I received a bill for an extra $1,500. I swept, mopped, cleaned the apartment from tip to tail, and shampooed the carpets. Any cleaning fee is wholly unwarranted - I'm no pig and I don't live in a sty. I can admit that having a puppy may cause for the carpets to need replacement. Also, I made sure to pay my bills on time and I verified my account was cleared before handing in my keys - there's no basis for such a utility charge except for them trying to squeeze every last dime out of you. They provide no context for these charges and have given us no indication about our security deposit.

not responding to emails regarding beetle issues
It has been one month now and I did not get a reply regarding the name of the new pest control company that they told it will treat the apartment-one month ago. Since day 1 of moving in we located and keep locating beetles in the apartment, kitchen, bathroom and rooms. 5 months have passed so far, yet they are not efficient, transparent, nor responsive to emails regarding this issue. The building is suffering from severe moisture problem and drainage issues from time to time that enhance these type of beetles (documented by photos). Their pest control contractor are inefficient, not caring, and just keep saying its flour beetle from our food! After moving in (Jan 2019) the leasing office provided a compensation of 500$ and promised to fix the issue. They have always been responsive to all other maintance issue, so I was keen to show flexibility as well and live with these beetles for 5 months. Now it is clear. they are not efficient in bringing pest control contractor capable of exterminating this issue and they are not clear and keep saying we located the source of the beetles without providing any evidence about this source. And finally, all the office including the managers are irresponsive to my emails asking for name of pest contractor and plan for fixing this persisting issue.

I just moved in but I enjoy the scent pushed throughout the building common areas, the security of the building is key. The concierge being there until 11pm is great and they are all very nice.

This is my third month at this property and there have been several issues. My unit had many damages prior to move-in, the elevators have not been working and didn't work when I moved in either, and now I'm having electric issues (apparently my meter is damaged) and I have to front the bill. I would have rather stayed at the other Greystar property I was living in.
