Property Ratings at Cascade Falls
Apartments are filled with cheap appliances, bad paint jobs, and flimsy handy work. In addition there are a lot of rules and regulations without much offered to the residents in exchange beyond a pool. For 1500 a month you would think I could be guaranteed some parking too! The apartment complex controls when the heat or a/c is accessible as well, despite the fact that we pay for it. It's arguably the worst renting experience I've ever had.

The neighborhood is nice and quiet though if you’re in the living room area you can hear anything outside. The management is really kind and helpful as well!

The office staff is very friendly. They offer a pool and gym facility. For the amount of rent that is paid, you would imagine that the apartments themselves would be in better upkeep (stairs falling apart, old appliances that are removed from apartments left to sit in common areas or under stairs for weeks, terrible paint jobs inside-painted with some sort of paint that chips off when you touch it). We have had multiple flooding issues; one of which caused mold to grow & it took weeks to get resolved. They are pet friendly which is nice. It’s also nice to have the option to disperse your security deposit over the course of your lease.

Stairs could be better but it’s been a nice place to stay! Love the dog park! It was an amazing addition to the property! Haven’t checked out the gym yet but I’m going to soon!

Everyone is so helpful and responsive. They have helped us with everything and have been so so kind. I’m so glad they are here. They have help with our mail and helped us with general moving stuff. Even if they don’t know the answer they will get it for you.

Biggest issue is upstairs neighbor is loud and has a big dog that stomps around but what can you expect at an apartment. Could be better for price. Customer experience with staff has always been good. Maintenance solves issues pretty quickly and staff is easy to contact.

Things have gotten slightly better here after the arrival of new staff. Maintenance requests are being addressed faster than before. The areas outside are kept a bit cleaner. The apartments near the bottom still need a lot of attention but there is improvement. The rent has decreased a bit. That’s always helpful. The office staff are very friendly. I’m hopeful that things will continue to improve.
I absolutely love the apartments, wish I could reach the office staff faster and more efficiently, other than that my experience has been great so far!

The overall condition of my apartment upon move in was substandard. There was much more cleaning that needed to be done before I could set up my things. There is also a number of kitchen drawers that need replacing as the slides are shot. Also only one of the two bathtubs received refinishing and the other certainly needs it.

The apartments are okay. When maintenance “fixes” something it’s tend to look pretty terrible or done halfway. It’s like the just want to get it done enough for it to “maybe” work or look “okay”

Overall, the apartment is very nice but it was quite disappointing that they did not clean the apartment prior to my move in which required to spend quite some time cleaning rather than setting up.

We did have some issues initially moving in, but that’s typically normal with moving into a new apartment. The staff were eager to help and got everything resolved quickly and easily. They are really friendly and so helpful!!

Don’t move here unless you have seen and accept the apartment you will be renting out before signing the lease. They look nothing like what they are advertising and the conditions of the entryways are hazardous. Mine has broken steps and a makeshift wooden step to replace one that has completely broken off. People also park here all the time with no pass. Hallways are loud all the time. The power surges a lot. If you go for renovated expect stained carpets, uneven and chipping floors in all bathrooms and kitchen, cabinets and drawers falling apart, closet doors coming off the track(which you have to fix), front door knob to come completely off (leaving you without a way to secure your apartment), heating to not work and having to call emergency maintenance and the list goes on. All this was in the first month. Take my advise and go somewhere else.
I have lived here for 12 years. I love the schools, the community and where I live.

Children screaming at all hours, trash all over the grounds, dog crap all over, and an office staff that says they’ve “sent letters” and that’s all they do. They actually told me to just call the police and file noise complaints. Lazy staff and poor management. Cannot wait until my lease is up and I’m out!

While we strive to address all resident concerns, it is not always possible to eliminate all noise that you may hear while in your apartment home. We do recommend contacting the non-emergency local police department phone number if noise is happening after our Leasing Office closes and is becoming a disturbance to yourself or others in your home. Our staff is working towards holding residents more accountable for disposing of their trash properly while we continue working to maintain the appearance of our grounds and property. If CF would update their buildings and enforce its rules, it would be a great property. Until then, I would not recommend living here.

These units offer great layouts and lots of storage space. The Leasing team can make wine from sour grapes.

This was my very first time moving into an apartment. We had one issue with maintenance where we put a request in and it took them 3 months to finally come. Besides that one time they arrived pretty quickly. The model they show you and the apartment we got are a little different but we were told this while on the tour. We have a 3 bedroom. It has brown carpet and cream counter tops with beige cabinets. Our dryer takes a couple cycles to finally dry which is annoying. During the summer the pool hours are kind of annoying. During the week the pool is open til 8pm but weekends they’re open til 6pm. This was 2021 hours so not sure if it will change. Parking is kind of a pain too. Wish they had more parking spots. But other than that it’s not a horrible place to stay.

This is a horrible place to live the leasing office doesn’t care about the residents, called for maintenance and nobody came sink and shower overflowing! The worst decision ever and my friend live here also and she’s having a nightmare living here also! Teens fighting, trash overflowing! Disgusting
Love the office group always very kind and accommodating. Address concerns promptly. Some residents are disrespectful as far as garbage and parking.

This community has struggled for quite some time especially with staff maintenance and just the overall care of the property. Are used to be really satisfied living here and Ive lived here for about 10 years all of a sudden now there are rodent issues which is so disgusting the maintenance guys just dont seem to care about the property like they should and nothing has been taken care of around here so therefore I am not a happy resident.

Doesnt actually have central Air, They have an old system where they only let you use air conditioning from the end of May until the beginning of September, It is currently 80 in my "upgraded" apartment. They will not mention this when you come to look at anything or sign a lease. Misrepresentation. Lots of trash all over the property as well. Do not reccomend.
Garbage over flows on the weekend to the point you can hardly drive by. I have maintenance issues that have not been addressed over a year. Excuse for maintenance issues not being addressed is they are short staff. When they do show up the repairs are not completed. Walls are paper thin and there is noise 24/7. The response from management is to call the police instead of dealing with the residents causing the problem. Management sends notes to all residents in the building threatening to terminate their lease for numerous reasons instead of dealing directly with the residents causing the problem.

I applied via online for an apartment. They never contacted me after a week. I called them and said was told they don’t have a lot of help. I was then told they would push my application out. I was called a couple days later stating that I was denied due to credit. I wasn’t told that it was a certain credit limit. They should tell applicants that credit plays the only role. I make more than enough to qualify.

Mostly I'm satisfied there are a few small things that could be improved but with this virus going on it's been a little more difficult
We enjoy living here. It is convenient to all the places we need to be.
Every place has his ups and down but my stay here has been very pleasant
May be the only place in the area to offer 4 bedroom but maintenance and cleanliness and price could be a lot better.
