Property Ratings at Cascades
They put everyone through collection when you move out for your final check except what they don’t mention is they don’t take you off even when you pay.... oh and kiss your security deposit good bye they’ll make up excuses to take it.
Property Manager at Cascades, Responded To This Review
Eric, You vacated a month early which meant that you owed your move out prorate for the final month of $1,026. You did not pay that upon move out. We expressed that by not making the payment, it could affect the final accounting. Your security deposit was not enough to cover the unpaid rent and the $371 in move out charges. Had you paid the rent, you would have received over ½ of your security deposit back. You mailed your final payment and it crossed paths with the collection agency as they began to reach out to you. The moment we received payment, we let them know and they confirmed that they would close the account immediately. We did communicate that with you. We are sorry that you felt the need to post this review, as we tried to keep you informed along the way.
My family and I have lived in these apartments since 2013, the old management and maintenance crew were amazing! New management came in and they are terrible. The ladies in the front are always rude their customer service sucks. Any time we need a light bulb or something fixed in our apartment it takes days for maintenance to finally come. I used to love living here but now it’s just terrible.
I lived at Crown point from 7/14 -11/19. Read your lease before you give them any deposit. Theres a 60 day move out notice requirement. They will also try and illegal keep large portions of your deposit. I received a notice in the mail from a collections company only a week and a half after moveout that I owed$140 over my $925 deposit. I had not yet even received my move out statement so I contacted the office. I was then emailed an invoice for their office that I was being charged a cleaning fee, carpet replacement fee, the last months water and garbage (which they admitted was incorrect since I paid this with my last months rent) and a painting fee which came out to almost $1,070. They are claiming there was smoke damage ( I dont smoke, never used the fireplace, no candles, or anything else that causes smoke) in my unit which is why I was charged $340 for painting. The marks the are referring to is just dust that accumulates when furniture is in one spot for a period of time and is within normal wear and tear and I am not legally responsible to pay the painting under California Tenant Laws. The manager came back and said they werent necessarily smoke damage, but were marks that required painting. I asked to see any invoice or assessment by a professional that the marks were smoke damage, but was never provided that even after several requests. They are obviously trying to get around the wear and tear laws by claiming the dust on the walls was "smoke damage" They did admit that they sent me to collections too early as my final walkthrough was on 11/11/19, the charges were assessed by them on 11/13 and the letter I received said that the amount due was sent to collections on 11/24/19. The manager used tactics to try and shame me back and forth for almost a month that their office paid a lot to make the unit re-rentable. The unit only needed to be professionally cleaned, which im not disputing the charge for. I am disputing that they are breaking California tenant laws by charging me for paint after living there for 5.3 years and having only wear and tear marks on the walls which are not legally chargeable for, that they have poor office management to incorrectly charging me again for water and garbage, and immediately sending the balance to collections, all of which is also illegal according to a real estate attorney I spoke with.Make sure you have your unit professionally cleaned as they will use any excuse to charge you more in order to keep your deposit.

Crystal, We truly value your long-term residency. Unfortunately, there was no attempt to clean upon move out. The carpets had pet damage/ urine and stains. There were excessive gray marks on your walls which are not considered to be normal wear and tear. These marks, from first glance, appeared to be smoke damage. It could be from candles, wax warmers, fireplace use, etc. These marks were on the doors, walls up high and down low, and in the closets. They could not just be wiped off. We provided you photos and invoices of the work that was done. The paint invoice that we received was $1,100 for labor only by a contracted vendor. You were charged very minimally in comparison. We are sorry if you feel that the move out process was not handled to your satisfaction. Unfortunately, with the way you left the apartment, there was an unusual amount of work to make it ready for the next renter. We wish you nothing but happiness in your new place
I can't believe the treatment I'm getting as a tenant here. I have been here for over 2 years with a stellar rental history. I received a letter concerning lease renewal with a date that management needed to be notified by to receive the lowest possible lease amount. Of course, I notified them by that date to receive the lower rate. I did have a dilemma whether or not I was changing apartments when at no time did anyone mention that I would be in jeopardy of losing my early bird lease agreement amount if I don't decide by a specific date. Now I am signing my lease and the amount is not the amount quoted. This is ridiculous. I did like this place but I won't be staying.
After looking through these reviews, I am seeing a lot of them are from previous and current staff. This is a reflection of how this complex does business. They are not ashamed of screwing their tenants over, nor handling situations professionally. My husband and I lived here for 2.5 years and although the grounds are beautiful, we were strongly disappointed in new ownership. Due to all the current upgrades, we constantly had maintenance interrupting our privacy and entering our home. We were overcharged for utilities every single month, as they run the sprinklers while it rains and floods the parking lot. We were charged for pest control monthly but had set off our own bug bombs ourselves. We were charged monthly for a community center fee, although the community center has been out of service for 6 months. After rent increasing drastically (including the unnecessary fees), we decided it was no longer logical to rent a small apartment for what they were charging. We had heard horror stories of our neighbors moving out but didn't want to believe it. After putting our notice in, we were less than pleased with the move out process. Not only did they not give us our deposit back but charged us a large amount of money for issues that were normal wear and tear. (Do not hang anything, as they will charge you per hole apparently). We have tried contacting management (every day since May) in discussing these ridiculous charges but they have not had the decency to return a phone call. EXTREMELY SHAMEFUL! I am sad to say that we would never recommend this apartment complex to anyone we know. Such a disappointment!
Do not rent here!! Management does not return emails or phone calls in a timely manner, nor do they genuinely care about the issues their renters are having. For the price; get a house. There is a reason they have so many vacancies!

Hi Kacey, We feel your review is inaccurate and an unfair misrepresentation of our team. We have returned your emails during business hours, after hours and on weekends. Our Assistant Manager has even come over to your apartment after hours, per your request. You lived in a 1x1 and understand that you were happy with our community. Our entire team assisted you when you wanted to transfer to a larger apartment. When you expressed interest in a townhouse, we again tried to assist. We absolutely care and have tried to accommodate your requests and concerns. We may come to a better understanding if you would agree to sit and talk with us. We want you to be happy here, again. Please reach out to us directly.
No one is getting raises to match what the new corporate rent rate is. I received my renewal notice and almost had a stroke. I even Googled if such an increase was legal. The whole complex will be vacating shortly due to this
Before you move in the managment acts so nice making you believe this will be a safe and friendly environment. After I moved in they would walk by and act like they didn’t know me and were so rude. FAKE. They also never keep their word. They say things in the beginning and then when it comes to it they “don’t remember” or “never said it”. I don’t even feel comfortable or safe here and they say theirs “24/7 police control” but never once have I seen a patrol car. I’ve even called the cascades police but the number was out of service. I’ve had break ins and a runaway person running around my apartments. I’d definitly look somewhere else.
We lived here for 3.5 years and had a lot of issues with the neighbors kids constantly banging on the wall, to the point where it sounded like domestic violence. Also got bed bugs from a neighbor that had moved out and we had to pay that fee to eradicate them as well. As if living in a place like that wasn't horrible enough. Also multiple vehicle burglaries, apartment burglaries, domestic violence issues, and tire slashing's in the complex. Now we have moved out, left the apartment spotless except for the carpet (which was vacuumed), which in our lease it stated we get one free carpet cleaning for every 2 years we live there. Not only was our whole $525 security deposit taken, They're trying to charge an additional $101 stating that EVERYTHING in the apartment was dirty, including the BRAND NEW Never been used drip pans, that I didn't even take out of the plastic and install onto the stove until I was walking out the door to turn in keys. Funny, I have 50 pictures detailing everything is spotless, minus the carpet which after 3 years of use is understandable and fixed with a cleaning. When I went into the office to turn in keys, the lady in the office said that we were caught up etc on the rent and we assumed the prorated rent was taken out of the lease termination fee. She said it was paid. We had checked resident App on our phones that said 0.00 balance, nothing due. Well, they added prorated rent, a 50$ late fee, Utilities for a month we won't be there, and some crap charge for being on a second floor, in addition to a cleaning fee. As if that isn't bad enough, They sent us to collections for this $101 additional, BEFORE WE EVEN GOT THE BILL FROM THEM. Sent us to collections 11 days after we turned in our keys. The best part in all of this? They're tearing the carpets out and renovating the units for remodels!! Guess they need to make up the money they use to remodel somehow..... If you're lucky enough to have a good experience living here, Expect to owe when you move out even if you bust yourself cleaning the apartment top to bottom for weeks.
I would give this place a zero if I could. I have been renting since moving away for college at 18, and have never been treated as poorly as I did living here. Management is rude and chose money over my safety. I had an unfortunate incident happen where about 10 men threatened me with physical violence (several of them were/are tenants). Being a single woman living a lone, you can imagine how terrified I was, specially because the incident happened almost outside of my apartment. After speaking to Missi in person (she's the manager), she tells me they would let me out of my lease. After several days of not hearing back from her, I get a cold email saying that they were not letting me out of my lease. They did not even bother following up to see how I was or what they could do to accommodate my situation. NOTHING! Shocked, I went back and spoke to Missi again, and she said there was nothing she could do. I asked if they had spoken to the other tenants, but she said she could not disclose that information, leading me to believe that they did not. She said that in order for them to act, something physical must happen to me. So, in other words, the men would have to physically harm me in order for them to take me serious (there were several witnesses of the incident). That's when I decided to call the "head honcho", Patrick. Right away he knew who I was, and before I got a full sentence out, he began yelling at me, to the point where I was in tears. He was basically blaming the victim (me) and knew what kind of "person I was." It was horrible. I had no choice but to move out. I was not going to wait and see what the men were capable of. Now they are charging me every little cent they can, even though my lease was almost over. What happened to the tenant right of quiet enjoyment and safety? Bottom line... They don't care about the tenant.

We thank you for your feedback and understand the situation you encountered was very upsetting. We addressed the the situation, took statements, contacted local authorities, and issued legal documents to the residents who participated in the argument. Their access and usage of the sport court was revoked after this incident as well. It is our understanding you desired to move before your lease expired and hoped we would let you out of your lease due to your altercation with other residents on the sport court. The termination fee is an option we provide that most communities do not. This is available in the event you choose to move before the end of your lease. We apologize for not waiving your fee due to a dispute, but we must treat all residents equally. A verbal altercation between residents does not grant a waver of the termination fee to either party involved. We sincerely apologize that we could not do more to help your situation.
Excellent Service at Front Desk and Crew. Work Orders completed on a timely manner. Friendly Crew!

Thank you for your kind words! High five to the CPC staff. Thank you for being our valued resident.
I moved into my apartment la couple of months ago and the management has been nothing but accommodating. They are very kind and easy to talk to and give regular up dates on your apartments maintenance. I didn't give it 5 starts because the grounds keeping could use a little work but it is in a great location, it is quite, and it is very close great restaurants.
