Property Ratings at CB Lofts Apartments
Awesome apartment! The leasing team was amazing, I will be applying.
Don’t even do it, the location and what you save on affordable rent isn’t even worth it in my opinion. “Amenities” are either nonexistent, like our package delivery system, or they don’t work, like our garage gate. Also, if you like the sound of constant MAJOR construction from the next wall over/above you, for days on end, without any courtesy heads up (as simple as an email), feel free to put your application in. Although, it may get randomly cancelled the first time, delaying your move in from the run around you’ll get. That was probably my first warning sign to run but I didn’t heed it, so now I’m typing this to save you.
This is your warning. Everything was good until Arcan bought the apartment building. Almost every 3 months there is a new assistant and property manager for the apartment. Corporate isn’t any better. They will lie instead of cooperating, researching, or doing things for the residents. I went 3 months without a key fob because they was supposedly waiting for the key person to deliver the keys. I couldn’t call myself in because I wasn’t in the system. When I didn’t pay rent for the month because I couldn’t get in the property. I magically got a set that same day. I was on out of town with covid and tried to pay rent. The system was down and I contacted the office letting them know what was going on and when I should be back. Returning home from covid, I arrived to no force entry burglary in my home. I also have a deadbolt lock. This was after maintenance and management changed the locks on my door and entered my home for no reason while I was showering. Thank God I work from home. When I confronted them they said it was an emergency maintenance leak issue. They never knocked on the door, called, or emailed me. They never came back. Then told me they was going to get all the videos and cooperate with law enforcement. When I got in contact with my detective, he told me the apartment was not answering the phones and when he eventually got in touch with them they said they couldn’t help. They cleaned house and the new people was actually good and reasonable. The management extended my lease for 90 days because all the things that happened in the pass to smooth things out with me. This is after they tried to raise my rent almost $400 in less than 3 weeks because you suppose to give 60 days. They end up leaving because they can’t keep good management. I get a paper stating I owe rent for the past two months plus late fees and eviction fees all of sudden when new management come. I went to see what was going on the management acted like they didn’t know what was going on and continued to try to charge me like I didn’t pay rent every month accordingly. They refused to take my money orders multiple times without the extra fees that was not suppose to be there. They kept on asking me did I have proof knowing they have everything documented in the ledger. That shows you what type of time they was on because the lady left. It’s the current property manager and district manager that isn’t professional or honest.
The building fire alarm goes off at early hours in the morning and late at night throughout the week, including weekdays (11pm- 6am). The office has not sent a formal letter or email to paying tenants explaining why the fire alarm keeps going off. The building fire alarm has gone off like this over 9 times. Imagine working hard all week and waking up to a fire alarm that lasts an hour on a Saturday morning at 5am. Or imagine it being a weekday at 11 pm at night and the building fire alarm goes off for an hour impacting your rest. The safety concern is the building fire alarm goes off so frequently that most residents don’t take it serious. Therefore, if it is a real fire most resident will think it is a false alarm.
Not sure what happened to cb lofts but the Management are not accomodating and they are terrible! Please don’t lease here!!!!!

Property Manager at CB Lofts Apartments, Responded To This Review
We are sorry you feel this way. Please contact the office, and let us know what we can do to make your stay better. We are here to assist in any way possible.
When we first found CB Lofts in the spring of 2017, we really liked the manager and everything looked well kept. Sometime in the next month or two, he left, and unfortunately, everything went downhill. We do like our apartment unit, minus the constant smell of marijuana, which we contacted the leasing office and police about and neither did anything. Every guest we have over to our apartment comments first thing about how much our apartment smells like pot. The most annoying part of the property is the upkeep. Not once since I have lived here has the outdoor fire pit ever worked. The gas grills break constantly. The gate breaks constantly. The hallways are disgusting. Residents do not follow the valet trash rules and there will be trash left out of the designated black trash cans all out in the hallways at all points through the day. It seems not to be monitored or regulated at all except for the occasional "reminder email" that fixes nothing without the follow-through of actually monitoring the trash... because nothing ever changes or gets better. The hallways are yellow right now and the front office says they will clean the hallways when the pollen settles. I can't imagine bringing possible future residents through the facility with the way it looks. I really hope things improve for CB Lofts in the future, because it is a cool location and the apartment units are nice, but I definitely would not recommend living here at its current state.
At first glance, this might look like an older, less desirable community but don't let the architectural style fool you. This building is solid. It's made of concrete and steel. That means you rarely hear your neighbor. Most apartments are made of wood-frame construction just like the new apartment that was built right next door. A wood-frame building does not compare to a building made out of concrete and steel. The apartments are spacious. Also, a special touch is that they feature 9 foot ceilings with crown molding at the intersection of the walls. This gives them a touch of elegance. They have been remodeling all of the apartments and the new ones have granite countertops in the kitchen and the bathrooms. This is definitely upscale. All of the apartments I have seen have mostly hardwood floor which again is another touch upscale feature. But the number one thing I would say that makes this community stand out is the maintenance team. They are the best I've ever seen. They respond to my requests promptly and, most of the time, do an excellent job the first time. But if they fail to do an excellent job the first time, they return quickly to correct it. This area is fantastic. Within a three minute walk you can find a major grocery store, CVS Pharmacy, several dry cleaners, restaurants, nail salons, a fitness center just to name a few things. I have moved around to different apartments in the same building. I learned that the apartments that front on Cheshire Bridge Road are subject to a lot of road noise including sirens from fire engines. If you have a problem with that kind of sound, they plenty of apartments that don't front on Cheshire Bridge Road.
Been here 2 years! Had 2 different apartments and planning to upgrade to another one lol I LOVE this place. I moved in a 1/1 but I needed more space but didnt wanna leave the apartment building so I got a 2/1 and now I need a 2/2 lol I dont plan on leaving anytime soon. Quiet. Security Literally walks the halls all day and its in the prime of buckhead
This community has gone down hill since it had been taken over by CB Lofts. Management is terrible. The community has become filthy. What was once "luxury" apartments has now become riddled with shady tenants , and an office team that does not know how to manage a community. If you want to overpay, its better to go with a brand new community than this place.
The area is very convenient because it is basically in the middle of the city. Food and stores within walking distance, and residents are quiet. Though when there is a pool party you can here the noise from outside. Not much of a bother, just noticeable. Gated parking garage with remote access, though people break the gate arm all the time. The traffic is the worst though. I sometimes find myself just turning right to get out of my entrance and turning around to take the 85 exit, but it's possible to meet a generous driver who lets you through to make that left turn. Other than that, I've had no problems since the 3 years i've lived there.
Great Location right in Buckhead. Minutes away from I-85 to Midtown, Downtown, and Norcross. Great price for location. Pool can be loud during summer time but really isn't too bad. Great staff!
