I highly recommend looking anywhere else in the area. The physical location is excellent; however, the property itself and on site/ corporate management is inconsistent, highly disorganized, deceptive of their charges before/during/and at move out, low quality craftsmanship within their units, faulty major appliances, poor communication, and uncompromising when they are at fault.

Great location, it is close to everything. The staff is wonderful, always approachable and friendly. Any issues are addressed quickly. The layout of the apartment works really well and the amenities are a big plus for relaxing living. Thumbs up for all that is provided at this location on Lost Springs Terrace.
I can't say that I'll be renewing my lease, but like most apartments, this place has its pros and cons. Maintenance, management, storage, and location are all a plus. Unfortunately, the building feels inexpensively built with cheap fixtures that are starting to chip and hollow floors that carry lots of booming sounds from neighbors. I wouldn’t mind if these savings were passed onto residents, but rent is overpriced with the owners making money hand over fist probably. On top of that, I’m responsible for paying water, sewage, and garbage use. You wouldn’t know this without digging through the 41 page lease which says the owner pays for these utilities, but there’s an attached addendum which says I pay. How convenient for them. Also, there’s commuter noise from Sunset Hwy day and night, which drives me kind of crazy. All in all, not worth it.
I have given this a lot of thought so please read on. Before my daughter and I moved in I was a little apprehensive to sign a lease due to some of the reviews. Since we were relocating from Colorado it made it difficult to see the apartment in advance. Dixie, the Property Manager made all of those fears go away. From the beginning right through till we moved, she has been there for us. Before we moved in she sent several pics of the apartment, the grounds, and made our relocating very smooth. She went out of her way for us. Now some of the reviews are not kind or accurate in regards to Dixie and she can seem a little tough but I think it's because she is a strong business woman that gets the job done. She takes pride in her position and does it well. She is the one you will want in your corner when you need someone. She took care of things for my daughter and I during our stay and I never had to worry about anything. In regards to maintenance. They are by far the best around. If you do have an issue with anything in the apartment, the get it on schedule right away and before you know it, it's fixed. They don't leave a mess and are very kind when they are there working. The staff is great as well. They are always very kind and if they can't answer any questions they will get back to me with an answer. Yes, these are a little on the pricy side, that's why we had to move. If the rent did not go up, we would have stayed longer. It's an upscale, clean apartment with a great location. Not sure why people have posted about dogs not being able to pee on the grass areas. They can and in fact, they have those doggie bag dispensers all over the property. There are also people that complain that they didn't get their deposit back due to move out costs. They did give us a cleaning list and we cleaned the apartment perfectly. We did get charged an $85.00 cleaning fee and I got the rest of my deposit back because I followed the list. If you don't follow the list then you will get charged. Simple. I disagree with the below reviews. After living here for almost a year, I can say these apartments are the best I've lived in. New appliances, spacious floor plans, super timely maintenance (which I rarely have to call) and friendly staff. I couldn't believe someone lived in the apartment before me, it felt like brand new. The apartments are well insulated, the grounds kept up throughout the year and the location is great - across from a bus stop, close to the Max and a shopping center. Being next to a freeway is a little noisy, yes, but that's city living. I live in a 2 bed 2 bath with a garage (not attached) and pay a very competitive price for the Portland area. Any minimal issues I've had, the leasing office has taken care of promptly and professionally. If my rent stays the same, I plan to live here for the next couple years.
We have lived here for about a year. For an apartment complex it is pretty nice (although you definitely pay for it-- it's not on the cheap end). The building is standard low-quality corporate building, but the management is good about fixing things that break in a timely manner. We live in a 2BR 2 bath which is quite spacious and has lots of light. There are a lot of "amenities" that you pay for but never use, such as the fact that is is an "xfinity hotspot" (the connection is slow to the point of being irrelevant), and the pool which is only open 4 months a year, out of which you have maybe 5-10 days of actual pool weather. The neighborhood is nice; there is a Market of Choice and exercise studios just 2 minutes away, as well as a couple of great restaurants (Kuaki Ramen, Blue Olive). That being said, it is quite noisy. You can hear the highway from the apartments, and we are directly underneath the pathway of PDX flights. There is absolutely INCESSANT noise from the gardening that takes place in the complex. I work from home and have a small baby, so this has been extremely difficult to deal with, and is one of the main reasons we likely won't be staying past our current contract. Overall it's a lovely place to live, if you don't mind the noise.
I've lived in this area for over 3 years, specifically at Cedar Falls for 2.5 years, and have no complaints. Although the area has developed significantly in the past year, the Cedar Falls community remains an overall quiet, peaceful place to live. I appreciate that management sends out monthly reminders to keep the property clean, remind tenants of the smoking policy, parking policy, etc. I plan on signing another year at Cedar Falls, and have zero complaints about the apartments, or management. Being a young professional, I chose to live here based on what you get for what you pay; more space than a downtown apartment, a pool, fitness center, easy access to downtown, and a brand new shopping center with grocery store, coffee shop, salons, and several lunch/dinner spots!
I love the Cedar Falls Apartment Complex, but to be honest, it's a little pricey for what you get. Yes, it's one of the nicer apartment complexes in the area, but they charge way too much for not a lot of square footage. Also- they constantly raise the prices and are kinda shady when it comes to $$. We wanted to transfer to a larger apartment since we saw it wasn't a whole lot more to upgrade to the larger two bedroom per their craigslist ad. When we asked about it- they said we couldn't get the price advertised on Craigslist, (just the one on their website- which was $200 more a month for the exact same apartment) since we weren't "new" tenants. Plus, they charge a $300 non-refundable transfer fee for "filing paperwork" if you move from one apartment to the next. And- they hold your deposit for 30 days after your leave date...so if you want to transfer to a different apartment at the complex, you'll have to pay a second deposit! Aka- it's kind ridiculous. Lastly- kinda smart business wise, but horrible customer service wise- they have a "limit" on how many leases can expire at the same time, but you still have to do a min. of 12 months. So- if you want to sign a 12 month lease, but your lease will be up during a time where many others are, they can only offer you a 13, 14, or 15 month lease...depending on what's easier on them. So business wise as a whole- $$ wise they are kinda shady. But the apartments are decent... just know what you're paying for.
I love this place. Ideal place for young professionals and young couples. Very close to everything you need. The apartments are nice and new. The only negative thing I have to say about them is that the garbage truck comes way to early and it's very loud.
these apartments even though only 3 years old, but they were cheaply made plus no air conditioning in addition, the garages are made for small cars with no room to even open doors freely, this means that many residents can't even park their car in the garage and not enough parking for residents nor visitors, so they have to park blocks away, I guess this is the best apartment for those who don't like to have visitors! Even though there are hundreds of apartments , it has a pool that is so small, why even bother going to it and a gym so small, you are better doing jumping jacks in your living room The leasing office people are condescending and great at telling you NO for everything, if I am paying the hefty rent, then where are my rights????????????
