Property Ratings at Cedar Run
This apartment complex is a catfish online, from the moment I pulled up I was horrified. If you want to live somewhere where you don’t feel safe live here. Tour guide was rude and didn’t care at all. Hallways covered in trash, cigarettes, ash, holes everywhere in the walls poorly repaired, when I asked the guide if there is any criminal activity or break ins reported he told me he couldn’t tell me that but to look it up online.

We are disheartened to hear that your experience at our community has not met either of our expectations. Our office team has had many positive interactions with our residents and visitors, so we are surprised to learn you feel this way, while our team makes large strides to keep the community looking its best at all times, we strongly encourage every one of our residents to do their part. We are truly thankful you have shared your feelings with us so we can work towards making improvements. If you have any additional concerns, we invite you to give our team a call and hope you will give us the opportunity to make things right!
NOT WORTH THE EXPECTED SAVINGS. YOU WILL PROBABLY NOT ACTUALLY SAVE ANY MONEY. While this place initially looks like a fantastic price for the square footage, please do not give them any of your money. Utilities consistently add around 200 or more to your rent. Last month for my unit they were nearly 300 and we were without heat for a week, without hot water more often than that, and without any water intermittently. We have been without consistent heat or hot water since at least last September (that's when I have my first record of me putting in a work order for it) my unit's heater went out for the second time in less than a month Wednesday or Thursday. They are just now (Tuesday) sending a vendor in to fix it. We have a high of 32 today. I first put in a work order for our dishwasher in September, and they have drained it, but not fixed the problem. In the meantime we have been stuck with standing water in there for the last 6 months. It smells and it's attracted bugs. I haven't had a light in our living room because they've been canceling my work orders to get it fixed. My bathroom fan hasn't worked since a little after I moved in, resulting in mold. The office staff is kind and friendly UNTIL you move in. Then they are rude and refuse to take accountability for their mistakes and try to blame you for their mistakes. Please don't be fooled into renting here. They can be very convincing, but you will regret it.

Dear Michelle, we’re sorry to hear your time with us has not been the positive experience we aim to provide. Our team strives to maintain our community and apartment homes and it's disappointing to know we've missed the mark during your time with us. Please visit or call the leasing office 303-399-0526 at your convenience so we may address any maintenance requests and work toward improving your experience in our community. Thank you.
I've lived here less than a year and in that time frame, I've had my heat go out more times than I can count (it's been out for 36hrs now and it's 5 degrees outside), had either no or inconsistent hot water, and had my A/C go out during the hottest weeks of the year. Management says they'll respond to your emails/voicemails on the next business day...it's a lie. In the last two months, I was told on 5 separate occasions that maintenance was going to come out to fix an issue and no one ever showed. My tires were slashed my first month here and management refuses to put up cameras to assist in helping control crime. I promise you, I wish I would have listened to the reviews but I didn't and now I'm stuck with no heat and no hot water for who knows how long. DO NOT RENT HERE.
the apartment layout is great. that is the only positive thing i can say about this place. nothing else works like it should and management NEVER responds to emails or communication.
I wish I could at least give them 2 stars as I have nothing against the management or people who work here, but the place has a list of problem and they know this. Wonder how it has a 3.3 rating when all the reviews are negative on here.

Hello, thank you so much for taking the time to leave us a review. We are disappointed to see you hold such a low perception of our community. We do take all feedback very serious. It’s important to us to address the concerns of our residents promptly. We do expect all of our residents to be respectful and courteous of their neighbors. Our courtesy patrol company does patrol the property at various times throughout the night. Unfortunately, crime can happen anywhere and it’s not something we can totally prevent from happening. We encourage any current resident in need of assistance to please submit an official maintenance request so our team is aware of the issue and can tend to it. Please reach out to us at your earliest convenience so we work with you to resolve any remaining issues. Your Team at Cedar Run 303-399-0526
I don't usually leave reviews for pretty much anything but this place really exceeded my expectations on how bad it could truly be. The property is crumbling. I had multiple issues with the heat/air unit in 1 year of living there that required a significant amount of down time and labor to fix. Don't be fooled by the nicer office and central landscaping. They used to have people come and clean in the hallways but that ended months ago and it has gotten disgusting. There is trash literally everywhere on the property including the hallways and stairwells. Many residents have pets but do not pick up after them. there are feral cats that the management encourages by providing housing and food for them, assuming they will keep rodents at bay, which they do but some of them are aggressive and they also do their fair share to stink up the place. My car was attempted to be broken into in the parking lot. Multiple units were treated on my hall for bed bugs and they showed up in my unit a couple months later. Someone tried to aggressively enter my apartment while I was home and I had to call the police. It's not the kind of place you want to walk around after dark. The rent is absurd for what it is. I'd rather spend half my income on rent than deal with this kind of place again.

Our team is committed to resolving all reported issues in a timely manner. If you are interested in discussing your specific concerns in greater detail with our team, please give the office a call at your convenience. We would be happy to assist you.
I would never recommend this place to anyone. Out of the three years I have lived here nothing has ever changed. They have been through two managements and the only reason I stayed was because of financial reasons. But let me tell you a few reasons why you should not waste your money and time here. Management never responds to your calls 6/8 hours in the day. They never communicate nor know what is going on between each other. Maintenance never gets requests done when requested unless you call to make it an urgent maintenance or after calling 4 times. The water and HVAC are always being worked on. Remember its been three years of me living here. Its every month they are repairing something. There are wild cats living under the apartments. Poop is always laying by the side walks They rarely change the poop bags in the dog court, leaving a lingering poop smell all week throughout the community. The parking lot is a disaster. Pot holes everywhere and trash as well. Pot holes are concerning to possible car damage. Homeless people will camp out in the washer and dryer units, and for the last year they have smelled like urine

DO NOT MOVE HERE! They don't care about fixing issues at all. The water and AC is always going out. The AC was turned on two months into the summer and even then I could barely call it on. I have health issues and too much heat is extremely dangerous for me and I spent most of this summer sick. I lived there for two years and its never gotten any better. The water always gets shut off and sometimes they dont even warn you, I shouldn't have to get used to that I cant cook because there is no water. There are always roach problems that come up and they come through the pipes no matter how clean anything is. The light switches pop and make noise and the outlets are notorious for burning cords or ejecting plugs. The carpet has started to come up from how old it is. The laundry is honestly over priced to do and the dryers WILL ruin your clothes and the laundry rooms are always so gross and not taken care of. The elevator feels like a death trap thats disgusting and full of graffiti. The sad part is thats just talking about the building. Outside there are TONS of stray cats that are always having babies and even a skunk that they don't do anything about. The underground parking isn't worth it on how much it floods and on top of that there is not enough parking at all with the business next door taking up all the street spaces. The people who work here seem so nice but they don't do anything to help the situation here at all but the rent prices keep going up anyways. The pictures look nice but don't let that fool you, just walk through and you will see its all a lie. Any one star review you see is 100% accurate. Just be aware before you think to move here.
Property Manager at Cedar Run, Responded To This Review
We've appreciated your residency over the years and are disappointed to see you hold such a low perception of our community. Please know, water is only shut off when necessary maintenance or repairs are being performed. We do our best to alert all residents of any planned shut-offs so that they may adjust their schedules accordingly. However, occasional emergency situations may prevent us from doing so. We have taken steps - such as adding additional shut-off valves - that allow us to turn off water in specific locations instead of the whole building in order to conduct repairs. Our dedicated maintenance team is committed to resolving all reported issues in as timely a manner as possible. If anything within your home remains in need of attention - such as your outlets - please submit an official maintenance request so that our team is aware of the issue and can tend to it. We would love to discuss your specific concerns in greater detail and work towards improving your experience here overall throughout the remainder of your time at our community. Please call the office at your earliest convenience if you are interested in having a chat. Thank you. We hope to hear from you soon.
Absolutely do not recommend. I wish it was an option to leave 0 stars. The women in the office either don't know what is going on, or they are professional liars, only concerned with padding the company pockets even more. When my son DIED, his girlfriend couldn't afford the apartment alone. I had co-signed so was responsible as well, and instead of being helpful with our options, they lied about them, which ended up costing us thousands more. We would have been better off just paying for the apartment for the time that was left instead of listening to them. To top it off, despite me emailing and calling to give them a new mailing address, we had a final collection notice show up months later, claiming it was the "'last" attempt, when we had never received anything prior. Unprofessional, uncaring, ignorant and just plain greedy company who cares more about money than about it's residents.
AC/Heat and hot water get shut off on a weekly basis for "leaks" and "repairs" that never get fixed. Bed bugs, garbage and dirty sidewalks, loud neighbors, stray cats everywhere, dog poop everywhere, unsupervised kids that run around yelling and vandalizing things, laundry rooms that are completely disgusting and used by teenagers and homeless people to use drugs. The complex was built in the 1970's and has broken and leaking pipes all over. They are all connected so expect your water and AC/heat to be turned off weekly without notice. The office management and maintenance are not helpful at all and almost non-existent sometimes. You may have to call up to 5 times before someone answers. DO NOT LIVE HERE!
Property Manager at Cedar Run, Responded To This Review
Ryan, while we appreciate the five stars, we are deeply discouraged by this characterization of our community as it is not indicative of the comfortable home life nor level of service we strive to provide. We hope all residents are being courteous of one another by cleaning up after their animals, respecting the property, and abiding by all other community policies. If you feel as if a resident is in violation, please alert the office so that we are aware and can address this issue directly with the individual. Although older buildings do require more upkeep, our dedicated team is committed to resolving any and all issues. Please note, water and heat were recently shut off in order to allow the HVAC team to install new valves on the water heater. This will make repairs easier in the future as we will no longer be required to shut water and heat off within the entire community at time - only on a building-to-building basis. We did send a notice about these scheduled repairs on 01/13. If you are not receiving our communications or if you have additional thoughts you would like to discuss, please stop by the office during business hours. Thank you.
Under new management, who can't get the heat, hot water, elevators, indoor pool, out door pool, lights replaced for safety, steps shoveled but offer residents a freaking holiday carriage ride??? Gimme a break! Where are their priorities? Definitely not for the safety of its residents.
Property Manager at Cedar Run, Responded To This Review
Please know, our team is actively working to resolve these issues and will be in communication with all residents as we have updates. You are always welcome to call the office with any questions or concerns.
Where to start? If you enjoy not having functioning heat or ac and you like to gamble with whether or not you have hot water and you like having loud homeless people living in your laundry rooms, this is the place for you. I’ve lived here less than a year and went the entire summer with no ac- maintenance is beyond incompetent and unable to fix anything beyond changing a light bulb. I had to relentlessly harass the office staff and the district property manager to get heat this winter. Hot water is a maybe most days. And because I’m lucky enough to have an apartment right next to the laundry room, I get to hear the loud homeless people in there every night. Don’t worry- the office staff won’t do anything about them either so either get used to the fact that youre probably going to walk in on them at some point or have (also useless- they never come) security on speed dial to kick them out. This place has so many problems that need to be fixed but they did just renovate all the offices in the clubhouse, so rest assured the company is spending their budget on the important things. You won’t have hot water but the fitness center sure looks nice these days.

Emilee, we are discouraged by this characterization of our community and regret that your experience here has been anything short of exceptional. We apologize for any inconvenience the unforeseen maintenance issues that occurred over the summer caused you. However, we can assure you that our team worked diligently to resolve these matters in as timely a manner as possible. We appreciated all residents' patience as our team worked to actively fix this problem. Please know, our residents' peace of mind is of the utmost importance to us. We encourage anyone with after-hours trespassing concerns to please reach out to our on-site security or local authorities if necessary. You are welcome to call the office with any additional thoughts to share or concerns you would like us to address. Thank you. We look forward to hearing from you and hope to improve your experience here overall.
If I could give 0 stars, I would. This facility has given me nothing but problems since I first moved in. Most recently, I went 30 days without hot water and AC! I had to report my issue to the state department because management refused to fix the problem. Managment did not return my calls or emails for several weeks and just made some poor excuses about the lack of contact. These building are old and out of date. The garages (for an extra fee) are constantly flooding. I had to invest in a pair of rain boots over the winter in order to trudge through the 6+ inches of flood water to get to my car all winter. Management did nothing to fix this issue. I have had issues with bugs coming out of all of my drains. There are children who come knowcking door to door asking for snacks and money. Management has done nothing. Save yourself the headache and just stay away from this trainwreck.
This place is an absolute horrible property. The management is incomptenet and could care less about doing anything correctly. We are going on 2 months without AC or hot water. They give the run around and continue to try and do the same fixes expecting different results. Maintence is a joke and has no clue what they are doing. The management just told me they are not here to serve us and will not have anyone coming to our place to do anymore fixes even though the AC is not working at all and just blowing out cold air. They are letting anyone move in here which is causing the types of people to go downhill. Groups of kids roaming the complex beating up little kids and does the management care. Nope!! Do not move here.
i am a new tenant yet it didn't even matter my AC is out and at night after a whole day of 90 -100 Degree sun the place is just unbearably hot .i went to the office 4 times and complained but nothing is done yet ,i am now speaking with attorney about stopping the contract since if it takes more than a month for AC to be fixed (which it isn't yet) i do not want to be living in it.please do your research before moving in or signing with Cedar Run.
To start my wife and I were reliable and timely tenants. We did like the courtyards. Lots of plant and animal life in the spring and summer. But, overall, this complex is terrible and has only gotten worse since being purchased by Apartment Management Consultants LLC. My first apartment had a water main for my building in my closet, which was not disclosed until a week or so after moving in when maintenance needed into my closet to shut it off and make repairs in another apartment. This happened several times. Eventually there was an issue with the main itself and I was moved into a different apartment. When the wall in the closet and bathroom were cut open it became obvious exactly how moldy the walls were. In my second apartment water issues continued regularly, with the hot water and AC or heater being off for up to 5 days at a time, about once a month. Both units had ants every spring and summer. Outdoor pool was not open until August each year. Local management seems to have little control over situations as they arise and so they must constantly defer to regional management. When you call regional management they will do little more than blame local management and shirk any responsibility. Complaints about garbage throughout the common areas, homeless people living in the laundry rooms, or abandoned vehicles are given little or no attention. Despite these constant failures to provide a consistently habitable living space you can expect your rent to go up 5% or more each year. Do yourself and your family a favor and look elsewhere. There are many properties available in the same price range with fewer issues, more attentive management, and in with better access. I honestly think the good reviews are either from long ago, before management was so awful, or heavily curated. Since AMC LLC took over, this place is terrible.

Please know, although our company only took ownership of this property in May and inherited some past issues, our team is committed to resolving all reported issues and providing a comfortable home life to our residents. As with all buildings, some unforeseen maintenance issues may occur. Please know, we are working diligently to resolve all maintenance problems and improve the resident experience for all who call us home. Please call the office or drop by if you'd like to discuss your experience in greater detail with us. Thank you.
Some things are ok, but nothing is maintained very well. It is an extremely large property and so maintaining it is nearly impossible. The AC/heating/plumbing is all interconnected, so when one goes down they all go down to the entire property (which happens frequently). Most of the general repairs are made by underqualified personnel. It was recently taken over by new management, but they do not seem to be interested in making substantial upgrades either. Denver is pricey in general, but for the $$ it's not up to standard with other comparable properties.

Please know, our team is committed to maintaining everything both within our homes and around the community. Although we inherited some issues from the prior management company when we took over the community in May, we are doing our best to fix all reported issues in as timely a manner as possible. However, some specialty fixes - such as air conditioning and plumbing - may require additional time to repair, as parts may need to be ordered and outside vendors may need to be scheduled. We apologize for any maintenance issues you've experienced. Rest assured, our team is actively working to resolve all reported issues so our residents can get back to fully enjoying their home lives here at our community. You are welcome to call the office with any additional questions or concerns. Thank you.
They don't turn AC on until it is consistently 65 degrees at night for a week. THAT NEVER HAPPENS!!!! My apartment has been too hot to go into this entire week, at 85 degrees with fans on and windows open.
Writing this review in hopes that management reads it and takes what they can to change it for the better of the residents and community. Also writing this as advice for those who are looking for a place to call home- read on but move on with the search. Here’s why. People are always fighting in their apts, you could hear everything. Kids are unsupervised, banging on the staircase during the weekend. The people who live here are pretty dirty-unwanted mail is all over the floor sometimes. The garbage containers are usually full so people just leave it outside the dumpster and is unsightly. Regarding mail- although management takes your packages at the front office, I’ve lost 2 packages that were in their possession based on the amazon and usps tracking. I’ve walked by before to pick up packages and noticed that there was boxes just sitting outside where they’re kept because someone was at lunch or showing the apartments And there’s no cameras to review footage. The apartment itself is ok (space wise). Some buildings there is no ray of sunlight that shines through so it’s pretty dull and gloomy. The water has always been a problem. During my one year living in Cedar Run, they “fixed” the water line about 10 times. The hot water can be excruciating or lukewarm, even with the slightest movement on the knob. There were times they notified us they’d turn off the water for about 4 hours. I never did anything to the apartment like paint the walls which I would’ve liked because of the gloomy ness but I knew the 2nd week that I moved in and they lost my package that I would not be staying another year at cedar run. The package was estimated at $300, I had insured it. And the post office proved to me their confirmation of delivery with a signature and still the management refused to admit they made a mistake (which they are not held liable, even though they’re signing my package) and compensate in some way after I lost $300 worth of my belongings. Management is always changing- every 2-3 months you’ll see new faces. I feel most of the employees are unsympathetic to your needs and know little of customer service treatment. If you decide to move in. I’ve warned you among all the others who have moved on and left a bad review too, good luck. I’ll let y’all know if I get deposit back because I know for sure they’ll come up with some BS to keep the money even though the apartment is just as I had leased it from day 1- I’ve got the pictures to show for it too.
I've lived in these apartments for the last 2 years and it just keeps getting worse. There has been three cars broken into and the last two weeks and many cars vandalized throughout the years. It is very unsafe to live here and walk around the complex. Just in the last two months there has been three shootings and a death in apartment h120. I was attacked by a stranger here and they did nothing about it! The management does not care about your safety at all, they only care about your money. It is a very dirty complex there's about 23 stray cats with fleas that live here and stray dogs. The property overflows with trash all the time when people just leave their trash bags in the stairwells. Also beware of the mold and lead paint. The price is not worth the stress of living here!
Do not move here under any circumstance. Water gets shut off for days without notice, apartments flood all the time, and people are getting sick from all of the problems on the property. Mold, sewage, and 100 feral cats. Management is absolutely terrible and try to slip fees into bills without telling residents. Do not move here!!!
Lived here since 02/16- not every building has laundry facilities, quite a hassle. Also, the e-billing never shows the correct amount. I pay my rent every month, but it always shows that I didn't pay the previous months rent, or that I only paid part of it, which is really annoying. You would think they would at least get their billing correct. Also, I was told my unit would have new carpet when I moved in, and it definitely did not. Maintenance chipped the porcelain in my tub, wish I could get it resealed. That all being said, it is definitely much better now than when I first moved in. They have slowly but surely been replacing all the patio doors and windows, which is great, because I think the old ones had been there since the place was built- they were very drafty. I think they should have gotten cellular shades built into all the sliding doors, but that's just my opinion. The blinds are vertical slat style, which I hate, but oh well. Maybe they will replace all of those next. The pond in the courtyard by building D is also severely neglected. They should do something about the cat tails, fix the rocks around it (people's hellion kids have thrown most of them into the pond), maybe fix the water fall feature. And on the other side of the same courtyard is a giant dead tree and an area that fills up with gross, smelly, black water whenever it rains or snows. Something should be done about that, too. The air conditioners were all "broken" for a good portion of the summer. That all being said, the current office staff is always friendly and nice, and I've never had any problems with maintenance (other than not being able to find the emergency maintenance number anywhere).
This apartment complex looks great. The maintenance crew does not fix things. The office staff are nice. They say that they are putting ion work orders and tell you that someone will fix things that day or the next day but the maintenance staff never shows up. Have extra money in your pocket and knowledge and time because you will end up fixing things yourself in the apartment and in public spaces!
Hi have been here over a year and a half and I want to say that I am very impressed with how Michelle in the front office is committed to her position. She is so kind and wants to help, listens attentively to what you have to say and fixes whatever the problem very quickly. Can't say enough about her. Casey in maintenance is spot on. He takes his position very seriously and gets things done. During this construction he has made sure that we are all aware of what is happening and gives us special notice of what is up and coming. Just a great guy and does his job very well. To corporate, you have an amazing team on board. You should be proud. Sincerely, Cyndi Sawyer J112
THIS IS VERY MODEST, BARE BASIC HOUSING THAT HAS SUDDENLY BECOME UNAFFORDABLE TO PEOPLE WHO HAVE MADE THIS PLACE THEIR HOME FOR MANY YEARS. Two month leases make this place an easy flop house for people who "fly under the radar" and can't pass a background test. substandard never gonna get your money's worth Similiar to a cheap motel with resort prices. And the congetstion on Oneida and Leetsdale all the way to George Washington High School is great. Very urban outreach from the brick walls and asphalt. Hurry retn now. Price is going up soon.
