Extremely disappointing experience. i was a resident for three years, although the complex itself has many upgrades made to it, the residents all paid the price. the "fees" and "taxes" combined with fluctuating trash fees and associated utility costs will add approximately $200 dollars a month to your base rent fee. Phone calls and emails rarely get answered. My first floor 710 sq ft apt when measured is truly only 594 sq ft. my exterior wall "leaked" when it rained and my front patio and entryway constantly flooded. when i moved out i paid to have the apt cleaned and was still charged $178 dollars for a final deep cleaning. A complex rep never showed up for my final walk through inspection and i was told to "take a video" of the apt when cleaned out. I could go on and on with a list of issues but its pointless. if you are searching for a place to live there are several locations in the area that are more "tenant friendly" and will cost you the same in the end.

I came by Celia today with close friends to tour a floor plan before finalizing the lease, and John welcomed us as our tour guide. Throughout the visit, he was incredibly transparent, informative, and personable. He showed us a total of 3 units — one of which became my preference over the one I originally came to see. When it came to explaining the numbers and processes, John was again helpful and communicative. He along with Kyndal represent the leasing staff well, and I’m excited to see what the future holds here.

My move in was a little rough but Isabel was able to rectify my issues and everything since then she has been on top of everything with any changes and communication. Her and Terry have been the most welcoming and communicative with any questions or concerns that I’ve had. The apartments do not look like the images. I wish i could update real pics of broken appliances & boken cabinets/drawers. 6 months into a 1 year lease and many maintenance tickets later and still no response. The stove is a fire hazard, the microwave doesn't work and the fridge runs warm. There is mold and no working smoke or carbon detectors. Management is a joke!

HUGE COCKROACH INFESTATION! Management wouldn't do anything about it while a toddler was getting bit. Now they want to charge 6k for leaving a literal health hazard. Just the fact that they were bitting shows it's a big infestation cause that's the only time you see it happen

I applied and was approved for an apartment in July. I was supposed to move in the beginning of September from out of state. when I was 15 minutes out I got a call that the unit I was supposed to move into was not available and they only had one unit left that was more than I could afford but I didnt have a choice because I needed a place to live. when I started moving in I realized the apartment was infested with cockroaches and bedbugs. I also found mice, mold, and there was a horrible urine smell in the place that would not go away even after scrubbing the walls with bleach! I ended up backing out of the lease and moving back home and they said they would refund everything but after weeks I hadn't seen or heard anything from them, when I reached out they hadn't done a single thing and said they would only refund part of what they said they would. Please, just save yourself the heartache and find someplace else!

This is the absolute worst location I've ever had the misfortune of living at. The pool has been closed for 5 months and there has been no updates. Service requests are simply ignored. Roaches are everywhere. The staff is unresponsive. Do not live here.

I applied to rent a unit on the 2nd floor on the 18th of August, I was notified on the 25th that my unit was moved from the 2nd floor to the 3rd floor without any decision in the matter. I was told later this was the only way to guarantee a unit for the $300.00 I put down to hold the 2nd floor unit. Then it was explained that the 2nd floor unit was in bad shape and needed renovation. I desperately needed a place to stay so I grinned and bared it. I was set to move in on September 3rd, at 4PM. This was the first available date, and on Labor Day weekend. APS needed to be connected on the 2nd in order to meet the move in deadline per their requirements. I'm notified at around noon that the unit's AC has blown out and my move in date has been moved to the following Friday, September 9th. Shonna, the head manager explained that the repairs will be started on Tuesday the 6th The personnel there have zero disregard for their tenets even prospect tenets. From there I'm contacted on the 8th that the repairs that were supposed to be started on the 6th, never happened, and that they do not have a move in date for me. I definitely lost my cool, as I suspect anyone who's on the cusp of having no place to stay would be. I've already paid them the $300.00 hold, the same hold that was for a 2nd floor apartment, that appears to mean absolutely zero, so I'm in it now, and I'm told at this time there's a 14 day processing time as they have to close out your account. I was put in contact with Danielle, the regional manager. From here I'm given zero information or reassurances that this unit I have waited over 2 weeks for is more than likely going to take another 2 weeks. I explain the situation and ask if there is any way to expedite my refund. It's re-explained that this company does not have to do anything for me, and that my only choice is to wait. Danielle attempts to coax me into cancelling my application.

I have moved out of my apartment June 1st and today is July 19th, I still have not received my security deposit!!!! I've called and email almost daily, NO one answer the phone or respond to my emails!!!! My lawyer will now be handling this issue!!! This complex is Very Deceitful and unprofessional!!!

I lived in this complex for 5+ years and the best pros I can give were the lowest priced rent for the area and return of deposit on time. Based on price increases, it seems the biggest pro is no longer. The office did reach out about giving a lower rate than what was stated in my letter. A number was not provided as I had confirmed housing elsewhere. The con list is very long, but here are the highlights to help with decision making. 1)The new company, purchased the property beginning of 2022, in general does NOT respond to emails in a timely fashion if at all so if an issue is noted you have to make time to go in person to the office for a response. 2) The company on a monthly basis disregarded my leasing terms by raising taxes and fees with NO NOTICE, despite my lease requiring a 30 day written notice from the landlord. My last month they even added a pet tax fee. I went from 1 flat rate tax to 5 variable taxes and fees per month (including pet tax, utility tax, conservice fees, etc). The errors were diligently reported to the leasing office but were never corrected in the last 5 months of my stay. 3) Leasing office tows your cars (for direction it is parked) and has started charging for parking. I did not have to pay either of these fees, but looks like future residents will. 4) Historically, water shutoffs have occurred regularly and multiple times have been without notice (per leasing office due to emergency type situations they are unable to provide advanced notice). Some residents keep bottled water in the apartments for this reason. 5) Cockroaches are a severe problem on the property. Occasionally, I would have to stay elsewhere and board my pet to have some of the treatments completed as the weekly treatments do not do the job. It doesn’t matter how clean you are this is just an ongoing issue that doesn’t resolve. Images and other reviews are accurate based on my experience. 6) Walls are thin and not well insulated so it’s hard to maintain temperature in the apartments as well as you can hear what your neighbor is doing. 7) Security on the property needs improvement. I know a car had their catalytic converter stolen while parked on the property. Please review police reports for more details on this and other events that have occurred here.

I’ve been here for about 3 months. The reviews aren’t lying, I have to kill multiple cockroaches per day. As far as I can tell nothing is being done about it. Maybe that changes under new management, but even then it’s gonna take a while to fix. Other than that everything is about as expected.

My experience with this place was awful from the start, and with the new management that took over few months before my lease ended, was also awful. Charged me the wrong rent amount and lost my notice to vacate. Luckily I had a copy and set it to them. They have yet to refund my security deposit, which I also have a voice-mail from the assistant manager confirming I'll get my full deposit back. It's been months and the manager Nashonna refuses to reply to my 5 emails following up on it. What an absolute joke of professionalism. They ask to confirm the address my deposit will be sent to, I called back to confirm it, the address is even on my notice to vacate, which they have, yet nothing. Do not rent from here.

Maintenance was slow to non-existent. They took my entire security deposit when I moved out…charging me for standard wear items (tub caulking), a “pet seal” even though I paid an additional pet deposit and pet rent, and a charge for carpet cleaning in my fully tiled apartment. I spoke to office requesting proof of damage and work done. They promised to refund incorrect charges and send pictures for anything else. Has been a year since I moved out and have not received refund or pictures.

Friends while considering this apartments check with your friends before signing lease agreements. The cockroaches will come mostly night time (more then 100's of cockroaches) , you may not see the while checking day time. These are old apartments. i am not recommending the families for this community.

I should have listened to the other reviews. I still applied because I was desperate for a place but truly look at ALL alternatives, even consider changing areas. The apartment was DISGUSTING, it was not cleaned after the previous residents left. The air filter was full of dust and hadn’t been changed in months. There were roaches EVERYWHERE, and the apartment had a rotten smell. The apartment was falling apart and again, no one prepared this apartment for me as the new tenant. Listen to the reviews, I’m sure there have been positive experiences but 5 minutes into having the keys I asked to cancel my lease. Do not move here, do not waste your time, look elsewhere and really consider if you can handle this before moving in.
I have lived here for about 1 year now. The staff is friendly, and responsive, the maintenance crew is very nice, and professional. We have had a couple of maintenance issues, all of which were fixed within a week. The complex is well maintained (Thanks maintenance staff!!), with lots of grass and space between buildings. We have never had a problem with noise from other people, and enjoy having two balconies in our 1x1. The parking is a huge bonus- plenty of it, with no assigned parking (Thank goodness). There are plenty of washers and dryers in the Laundry area, the pool is well maintained, and the gym has a sufficient amount of gear for a good workout. One annoying thing is that we can't open our refrigerator all of the way, and when they painted the cabinets, they didn't sand down the wood, so the paint started peeling quickly where we touched because the layer underneath didn't have anything to grab onto. I also believe that they didn't prime the cabinets either. (Clearly these were wood/veneer that were quickly painted over with white). Yes, we have experienced a bug problem, and the staff has set up to have the exterminator come over, which hasn't fixed the problem. We have sealed the entire apartment, besides the plumbing, so they are definitely coming from the plumbing (other apartments?) Overall, once they get the bug problem fixed, it would be a top notch budget place to live!

You know how parts of Phoenix are super awesome but then you find yourself in a weird little pocket of grungy filthy creepiness? Sierra Ranch is one of those pockets. Lights in the parking lot flashing and flickering like a horror film at night, potholes that have caused damage to the control arms in the suspension of my vehicle, make way for the golf carts zipping through pathways with discourteous maintenance personnel, overflowing dumpsters every single weekend, unkempt trees with dying limbs throughout the property, collapsing parking structures which have caused significant damages to resident vehicles, litter all over the lawn areas on a weekly and often daily basis from resident children, piles of furniture left in the back of the parking lot, behaviorally challenged dogs, a mud-pit of a “dog park”, railings snapping off stairways, pathway walls scuffed and marked with skids from the golf carts, broken laundry room, I can literally see outside through the cracks in the weather stripping around the doors which easily hasn’t been replaced in 5+ years, substantial cracks in the framing around the (awesome) patio doors and windows, flooring bubbles, cheap carpeting, I had to professionally clean my own apartment upon arrival because there were visible grease stains hand prints and marks all over counters cabinets walls and doors, cabinets falling off hinges. Porch lights are non functioning. I had to repaint my own baseboards, and I am still awaiting the proper drip pans for my stove - again, I’ve been here for 4 months and asked 3+ times. The cooling/heating system is deafeningly loud. Turning it on feels like your sitting in a jet engine. Water pressure is terrible, plumbing fixtures are so old the stainless steal has literally given up on itself. The dishwashers stink of rot because the maintenance team has never heard of Affresh. And finally, roaches. INFESTATION. Fogging every two weeks. They even went as far as to treat the entire building in one swoop. Within 14 hours, I had 3 roaches in my bed and in my kitchen, roaches are scurrying across the floor, counters and in every cabinet: same day of treatment. Every resident reading this should know: you are entitled to reparations for what they are falsely advertising as clean, well kept, affordable luxury units. Owners and management companies are legally required to disclose infestation issues prior to lease signing and have skirted that based on people’s need for affordable housing.
These are the first apartments I moved into after graduating and I LOVE them. I haven’t had any complaints or issues with the staff, the amenities or the style of the apartment. Incredible place, incredible community. Would highly recommend for anyone

The cockroach problem is real. I haven't even been here two months and they are here. I definitely didn't have this problem at my last apartment and much like the rest of these reviews, I have it now. I wish I had read the reviews before signing the lease, but they wouldn't let me out of it without paying thousands of dollars. There is a weird chemical smell coming from the vents which hasn't gone away the whole time I've been here. I'm worried smelling it all the time is bad for me and my cats. I was told that it was from the resurfacing of the tub but the smell is not in the bathroom and won't go away. Somebody busted open the credit card reader in the laundry room, which is not locked. The internet you have to pay for is terrible. If I'm not right next to the modem, I can't even check my email.

Exceptional Apartments in a fantastic location ! My doggies and I LOVE living at Sierra Ranch. Every Store that one could think of îs close by! Highway 51 and Freeway 101 are just a couple of minutes away! Management and staff are friendly, yet profesional and are always looking out for their residents. Very many amenities like a washer and dryer in my Apartment Home, lots of well manicured green areas and even a Dog Park! Maintenance requests are resolved with promptitudine and a smile. What more could one want?

This is not a place you want to live,The area is awesome because stores but let me say these apartments are worse then a dirty motel 6,don't let the outside fool you or the furnished apartment tour they give you,it's a big lie!!! This place is infested with roaches galore like a roach hotel,you'll have poor maintenance after staying here so long,they seem to give up tending to you're needs,they seem to have a sewer leakage and last but not least they found a dead body here in the parking lot,YOU HAVE BEEN WARNED!! Turn back around and keep looking because this is not what you want AT ALL.

So I give this place 2 stars, but I'm sure my friends who know my experience would say that's one, maybe even two stars too many. Let's begin with the few positives: Good location - minutes from Desert Ridge, 101, 51 and it's a safe neighborhood. The residents here are nice to interact with for the most part. Now for the rest, let's start with the common theme in this place: bugs. Yes, there are bugs. I see one roach a day on average. That sucks, and is nasty. But here is how Sierra Roach handles a bug infestation: If it's in your building, you will be told the day that pest management will come in. It could be any time between 9am and 5 pm. You can not have pets in your apartment for 3 hours after the spray, and you must remove all your belongings out of the cabinets. This happened one month after I had moved in. Annoying. But then I report another bug infestation I saw in the apartment to the office. They blame me for bringing the bugs in. I am served with an eviction notice on my door and told that I must pay $250 for the two additional treatments. No, I'm not kidding! So yeah, bugs and the way they handle them: a pain. I would have said "value" in my pluses for the apartment complex, but I've lost about $1000 (and counting) in fees and lost work. Let's get to gripe number 2: water and utilities. The water is turned off about 2-3 times a month, and I have the emails to prove it. Somehow though, they have enough water to run the sprinklers what seems like 4-5 times a day. Internet is very unreliable for 2018. Cable package is meh at best as far as quality goes. I'm going to leave the rest there, as I have 2 more months left on my lease, and I am afraid of retaliation. Do yourself a HUGE favor and DO NOT move here. This place looks like a mental ward from the outside and a cockroach fiesta on the inside!! The "show rooms" they show you while visiting are nothing alike the actually rooms, as in they are properly cleaned and taken care of and the rooms "ready for move in" are absolutely not cleaned or looked after. The entire place reeks of a special blend of curry and dog poop at all times. The staff here is absolutely helpless. When maintenance requests are made they are completely ignored. The mandatory wifi/cable the apartment "comes with" which you have to pay for NEVER works. They do insect and cockroach treatments to rooms and buildings about once every two weeks, but guess what!!! The cockroach problem is absolutely horrid! Need a glass of water in the middle of the night? be prepared to be welcomed to your kitchen by hundreds of thousands of roaches. Want to cook dinner? be prepared to open the oven to roaches as well! and my personal favorite wanting some cereal for breakfast? Pass on the cereal because the cockroaches eat through the cardboard boxes! At first I thought I was the only one with this problem but myself and about ten other residents got to talking one night and EVERYONE has this roach problem. I wish there was a negative star option here because this place deserves it. ABSOLUTELY DO NOT MOVE HERE
I will keep it short! Roach-infested and they kept my deposit plus charged me extra money to help paint there apartment for next renter. Cody was very unprofessional and when i needed to speak to him to get info on what exactly i was charged for, i was being ignored. Please keep away from this place and dont let there low rent get you stuck in a place like this!!! So many stray cats everywhere. Landscaping Is never kept up.
If you like sharing your living space with roaches and bed bugs then this is for you. Lived here 3 years in the beginning not so bad but has gone steadily downhill.
STAY AWAY FROM THIS PLACE!!!!! I was drawn to this place due to their prices and signed a 15 month lease worst mistake ever If can give this place 0 Stars I would. The management is completely unprofessional. The apartments are roach-infested. I have to get my apartment sprayed multiple times. I have two dogs which each and every time they needed to spray I needed to remove my dogs from the apartment. A few times when they were going to spray and I had already removed my dogs from the apartment they never came to spray or treat unit. Anytime I have needed anything done in the apartment I had to go to the office and fight with them to get them to do their job. Today is the last straw I am currently sitting in my apartment that is 93 degrees fahrenheit hot in the middle of the summer in Arizona. I notified the office of this issue at about 12 in the afternoon . The office that was unable to get a hold of management staff most of the day and when they did get a hold of management according to the staff management they didn't give them clear instructions on how to manage this situation. When they notified me that they weren't going to be able to fix my apartment and that they didn't have any portable ACunits available. I offered them to go and pay for a hotel room for myself so long as they reimburse me as it is the Apartments responsibility to make sure these units are in livable condition instead they set me up with a portable AC unit that began leaking when I notified them of this they said they can't do anything else for me.
I'm writing this review from a bystanders perspective. I'm shocked at the lack of management and the inept ability that Kara has shown to run a creditable business. People should not live in fear, filth and insect infested living spaces. The complete lack of regard for individuals living here, their personal beliefs and their safety is appalling. In viewing interactions between the management and a tenant, this place has had countless opportunities to go the higher route and do good, instead they have gone out of their way to degrade and manipulate the system to benefit themselves and utilize their position of power to insert every ounce of fear mongering they can into the situation. Facts are simple with this place, if you make the unfortunate mistake to live here, be prepared to be bullied by Kara and know that the lease is solely used to protect and line the pockets of the apartment complex, not to protect you. Your personal property will be taken, your living space will be infested with roaches and your opinion will not matter. I’m personally taking every God given right that I have of free speech to find any and all avenues to call out this place for their shady business practices. Sierra continues to claim they have fixed all the issues that the tenants file but their idea of fixing it equates to using duct tape to patch a hole on a leaky boat. Lastly, look at all the negative reviews on here. Seriously look at them, take pause at the fact that the masses have voiced their concern and this place continues to trample on them. The management team pretends to care about your concerns and does just enough to keep you at bay so they can continue forcing you to remain enslaved to their lease. How many people have to point out that this company does not care, nor will they ever care about the people who occupy this place and call it home. Shame on Sierra Ranch, shame on Kara.
Noisy inconsiderate neighbors. The staff doesn't want to help and will be rude to you if you request help for anything. Bugs in every apartment. Found a few homeless people sleeping inside the laundry room, none of the residents lock it so people are still getting in. Also seen a rat in there once. They flood the complex daily in order to "water" the grass. It's dying because it's drowning this is a desert but Sierra Ranch wants it to be a swamp. The amenities are nice but other than that it's been awful.
I am very pleased with the apartment over all. The staff is friendly and the apartment was in good condition when we moved in. The staff has been good on keeping up with the lawn and pool area. We have had bug spraying done to help with the bugs. The complex accepts pets and we have a dog and it is a very dog friendly community which is very important to us.
I would rate it better if every unit had washer and dryer, drop box to drop your tent check especially for after hours. I do like the location, it has everything near by.
