Property Ratings at Central Park Manor
I lived in Central Park Manor from 2015-2018, and my experience could not have gone any better. Cherie (manager) and the rest of the staff were always kind, courteous, and quick with responses. The very few times I had an issue come up with my apartment, it was fixed within 24 hours. The building is extremely quiet; I can honestly say I never once heard another resident on either side or above me. Parking is easy, location is great (within walking distance to many restaurants in Hopkins). Living in Central Park Manor was easily the best apartment experience I've had.
I have lived here at CPM for over 7 years, mainly because of the location and underground parking. The staff here at the beginning were "OK", but now are terrible in trying to get any maintenance done on time and correctly! They will entice you with a "low" rent to get you in, but, every year afterwards, you will be hit with rent increases. I have always paid my rent on time and now they've mailed me a vacate notice for no reason. I DO NOT RECOMMEND CENTRAL PARK MANOR TO ANYONE...
My boyfriend and I have been living at CPM in a 1 bedroom unit for over a year. We feel so welcomed by Cherie, the office manager, who always greets us by name when we see her. The common areas (hallways, lobby, etc. are kept exceptionally clean and in great condition). When we request for maintenance help, they come within 24 hours, usually even the same day. We love that there is both lot parking and the choice of paid underground parking. Our unit is fantastic for the price, and we enjoy having a dishwasher, air conditioning unit, and lots of closet/storage space. We CONSTANTLY walk to restaurants like Pub 819, Chipotle, and LTD Brewing, and often catch a movie down the street at the $3 cinema. If you like easy access to the city while still having a small-town vibe, CPM is the place for you!
I lived at Central Park Manor for four years and only left because I moved out of state. The units are clean, spacious, and well laid-out, with huge windows on the outside wall in the living room and bedroom, a gigantic walk-in closet, and plenty of storage space in the unit, plus I think there's additional storage elsewhere in the building that I never used. Parking in the lot is free, but garage spaces are available and completely worth the extra cost. There's always plenty of parking in the lot, on the street, or in the adjacent rec center lot for guests. As others mentioned, the building is concrete and well-insulated. I only heard my neighbors through the walls perhaps a half dozen times and occasionally people in the hallway. Someone previously commented on exterior noise: I don't remember anything excessive, though my unit faced the parking lot/Mainstreet, not the school nor the recreational facility/park. Since it is on Mainstreet and near these, some typical noise of people living and cars passing is expected, and I never found it offensive or especially disruptive. Either it's been resolved or it's not an issue for the lot-facing units. Management is friendly and helpful, and maintenance staff is prompt and does quality work. I didn't interact with other tenants often, but everyone was nice when I did, and there was a friendly neighbor living on my floor who often chatted with me briefly if we departed/arrived at the same time. People are neighborly when passing in the stairwell and small talk at the mailboxes sometimes. Also as others have mentioned, the location is unbeatable. It's within walking distance of MANY places to eat, a local grocery, a second run cinema, mechanics, a performing arts center, etc, and across MN-7 there's Walgreens, Caribou, etc. A few minutes away by car are strip malls with more places to eat, department stores, and other retailers. It's less than a half hour from downtown Minneapolis, the airport, Valley Fair, and many cities/towns with stuff to do. Easy access to I-494, US-169 (and thereby, I-394 and MN-55), and MN-62; MN-7 is a few blocks north and MN-3/Excelsior Blvd is one block south. You can get anywhere easily. I can't say enough good things about CPM. When apartment hunting, this was my first showing, but I signed right away, canceled my other showings, and never regretted it. At my recommendation, a coworker also viewed then rented a unit in the same building and stayed until moving into a house.
I have lived in this building for 1.5 years and had a terrible experience due to the office manager. Do not be deceived by the great value and pretty look of the apartments. If having a decent onsite manager is important to you at all, you should not live here. The manager is always extremely rude to me any time I have an issue. They do not treat my immediate needs with the urgency they deserve and any request that I have is a huge inconvenience to them. They have signed for my packages and then lost them, they frequently shut off the water for no reason. If we lose power in the middle of the night, there is no one available until 9:30am to deal with that issue-when all of us are at work. On top of that, they frequently make changes to their office hours to make them even more inconvenient for the residents. I wish I could stay in this apartment because the location is perfect and the apartment is beautiful. I have to move because I cannot bear to deal with the huge burden of rigid, uncaring, condescending management.
I have lived here going on 4 years now. It is close to everything including work. It is concrete structure so it is extremely quiet throughout the entire building. I have not had any issues with other tenants and the staff is awesome. I hope to live here for many more years.
I have been here for 10 months and I love my actual apartment, but the staff is awful. They are not flexible at all and will not work with you to solve any of your problems. I submitted a maintenance request 7 times and they still have not fixed my issue. The location and building are both nice, but the management is terrible. I would not recommend this complex to anyone.

It's a pretty decent place. Reasonable rent, nice lobby, workout work, on-site laundry (Could use new machines), Key access, but could upgrade to new technology. Wall AC units, Garbage Disposals (Mine has never worked), Nice staff, nice neighbors, decent location.
I have lived in two different apartments at this location. One on the South side and one on the West side. The outside noise is terrible at both locations. This is not noise that management has control over. Have called Hopkins Police a number of times and they always respond. Most of the noise is caused by the people at the High School next door on the West, the parking lot on the South side, and the noisy play on the basketball court next door, both sides.

I've been living for more than 5 years in this Apartment Building and I have no complaints whatsoever. The location is great near to the malls, movie theater, post office, churches, highways 7, 169 and 494. The building looks well maintained. Cherie is always helpful and friendly. I feel safe living here. Definitely, I recommend this place to live.
If your looking for an apartment with the best value, this is the place! The building is concrete which keeps out the sounds from any neighbors nearby. Not even noisy kids running down the hallways! I've been here for a couple years now and I've never had to worry about anything.
My husband and I have lived here for a year now, and LOVE it here. It is super quiet, so you have lots of privacy. The laundry room always has available machines, and they recently added a fitness room with lots of new equipment which is awesome. Behind the building there is a school with a playground and lots of sports fields for baseball, football, volleyball, tennis and hockey so lots to do. We are on the main street in downtown Hopkins so walking distance to anything you would need: a movie theater, children's theater, bars and restaurants, a bowling alley, grocery stores, coffee shops, and lots more! The building manager Cherie is amazing also, she has always been super nice and attentive to our needs for maintenance or just even advice about the area. All in all, when we decided to move to Hopkins we looked at many places, but are SOOOO glad we chose Central Park Manor!
I have lived in Central Park Manor for over 5 years and have been very satisfied with what they have to offer. I moved here because of the location - there are so many things within walking distance (two grocery stores, nice restaurants, fast food, two major walking/biking trails, the cheap movie theater, etc). It's also easy to get to major highways (I-169, 494, 62, 212) so getting downtown or out of town is quick. The staff is friendly and helpful (Cherie is awesome!) and so many things have been added or upgraded since I moved in. It's definitely a value in this area. Whenever something breaks, the issue is addressed as soon as I put in the request (both my dishwasher and air conditioner were replaced in a day or two when they broke). I've had a great experience living here and would definitely encourage people to consider making this their home too!
