its a ok community to live in as maintenace team and leasing office team is poor in addressing the concerns. The amenties lack upgrade and most of the time they dont work as intended.
Excellent to live. Close to malls, doctors, school and hospitals. Nea i95 and 295. Affordable for the location, friendly staff and office.clean and renovations are on the way!
The staff really seems to be trying to make the resident experience a good one. The communication could be improved upon, but it does seem like they are trying.
I’ve lived here for 3 years! It’s pretty nice. Love the Bartram park area. Apartment is big and it’s a quiet community. Amenities are clean. One area of improvement would be more staff in office.

Staff is great and attentive. They’re extremely helpful. Overall the neighborhood is great. My only concern is the open gates as it could be a safety issue. I would recommend.
Overall Trails is a good place to live. I feel safe here, the apartments are spacious and clean. The maintenance team is awesome! Requests are completed, and done well, very quickly. The down side is the pool/pool area. It needs a lot of work.
Great and Friendly Staff. Move in was smooth and they made sure to keep in contact. Maintenance is timely when finishing request.
Actual apt is clean. However, the exterior needs to be maintained to a higher degree. The pool is slowly deteriorating and the jacuzzi has never worked.
The complex is under new management, so they are doing construction to improve the appearance and pot holes. Hopefully they will clean the stairways because they are filthy. Otherwise it’s average. Maintenance is great!
Love living here, it's a quiet neighborhood and we have good neighbors. The only reason I didn't give it a five star rating is that in my opinion they really need to update the appliances.
Atmosphere is great and I absolutely love living here. Great area and easy access to restaurants and things to do. But part of the reason I chose to live here was because of the gate but the gates are always open.
Communication is great. They strive to make your stay a great one. They work with you in every shape and form And are very accessible and considerate with your needs.
After 5 years, sadly things now in a very different way, Pool got closed several days during the Summer…Fountains in the main pond been on off for weeks now been couple of weeks off… today for example they pick up all the trash but mine siting in front of my apartment since 7:00 pm. People keep slapping doors when go in or out of their apartments. Good thing, you can always work with Christina and she take immediate actions in important things, other than her….The community still a safe place to live and there is a very good amount of groceries, stores, restaurants and fast foods around.
We’ve been living here since April of this year and we love it here. It’s nice and spacious and a great community. Very happy here. Office staff is friendly and helpful and we’ve made some friends here as well with the neighbors. It’s close to work and close by to our family. And there’s many places to go to near by. ??
Be cautious..... they will make your life difficult. I attempted to pay my final move out amount and they blocked every way that would have made it easy. The only payment they would accept was a cashier's check. I bank with USAA and it isn't an option and they refuse to take money orders or do a simple task like change the amount on the online portal. I was without heat for 3 weeks during the winter and they offered ZERO compensation or care about my suffering. They recently changed the name of the complex to hide from the bad reviews they had prior. I would not recommend this place and it is outdated and overpriced.
I love the pool, my favorite place. Gym is amazing and always improving the equipments. Great barbecue grill and residents are very friendly.
I really enjoy living in this comunity. Ms Brenda and christina in the office are very nice,helpful. Friends at the pool and arond the lake are an amazing. wonderful place to live.
Good place to stay except for poor maintenance facility . The amenties needs a huge upliftment as they keep them closed for maintenance for most of the time.
As far as the apartment itself I love the layout. And the more upgraded features. Tile bathroom flooring. Wood panel flooring. Decent carpet in bedrooms. Very large rooms and space. The property could use some love. I love some of the features they offer like the Amazon hub room, the pool is spacious and peaceful. Landscaping comes about twice a week. And they have been updating the property, recently, new pavement! I wish they would get a power wash for inside the apartment halls and some buildings. But, overall it’s a great place.
They will be nice at first but they are just like all the other corporate juggernauts that will take everything you got. Lived there two years and haven’t missed a payment or even late. As soon as something in life changes you are screwed.
I just moved in recently and have been very impressed with the staff, the upkeep, the amenities ect.. my husband and I are enjoying our experience here!
I had numerous excessive noise issues with my neighbors and both the supposed "courtesy officer" and management did nothing. I'm talking neighbors blasting music at all hours and constantly running and stomping. The walls are paper thin there and built cheaply which management admitted to me. There were also many teenagers that hung around in the middle of the night causing problems and racing throughout the complex. It was a dreadful experience.

Critical: Professionalism, Responsiveness Management and service has greatly declined in my experience over the past few months. Phone messages are not returned, emails are not responded too, and phones are rarely answered. The office has limited hours due to covid so the only way to have contact is through phone number and email. For this reason alone would not recommend. In addition, Recently had an incident where a gate closed on a guest vehicle as we were driving through. It was witness by maintenance who confirmed that it was shocking as gate was wide open and then just one side closed as we went through. This witness shared information with office staff and due to it being a holiday there was a delay with it being communicated to management. Both of these employees stated that it was a malfunction of gate and was clearly property responsibility but that signs on gate put responsibility on residence. When this issue was addressed with management - management literally stated an unwillingness to discuss matter with resident and employees who witnessed or were present for incident. The damages to vehicles are estimated at $750.00. Originally management said they would review surveillance and then later came back and said they had no footage. So the bottom line is management is not even willing to address concern let alone take responsibility for damages done by gates. I spoke with other residences and heard of similar concerns with gates damaging vehicles and no recourse.
Called to schedule an apt. for viewing. Showed up a little early say 10 min. Knocked on the door eventually one of the employees came to the door with a attitude "Like what do you want"? When I told her I had a scheduled appointment at 4:30 but was early she closed the door and locked it. Thought that was very rude, so I waited for a few minutes. I cant say if the one who was showing the apartment even came to back to the door because I left. I wouldn't want to live in community like this if this is how the management treats the tenants.. The apts are over priced and outdated anyway.. Look elsewhere!!
I have had multiple issues with an extremely noisy neighbor and the management staff will do nothing. I haven't slept well in months. I have lived in apartment complexes and townhomes for several years and have never had an issue like this before now. I understand having to put up with noise but this music is so loud that my walls vibrate and they take no action. One positive is that maintenance comes as soon as you call them. Other than that, I would avoid this place.
I tried to contact this complex several different times, no one will answers the phone there voicemail goes to an email system. I also tried the email system and got a text to say what's available and showing appointments, I'm currently out of state and moving back to Florida. I couldn't tour the model. They evidently don't want new tenants, so I went else where.
I would like to have the choice of trash pick up or not. Otherwise we are very satisfied with the service and the appearance of the facilities.The staff has been very helpful in taking care of our needs.
If you can avoid this place you should. I have lived here since May and recently they changed management companies. I have had extremely noisy neighbors. I mean the noise has been coming from all sides, upstairs and downstairs. I have barely gotten any sleep in the last couple of months. I have been a home a lot lately because of severe health problems and I haven't gotten one good nights rest the management here DOES NOT CARE. I have complained multiple times and no action has been taken. I asked to break my lease since they aren't willing to do anything and I was told the only way I could do that is if I pay almost $2000 ! Why should I have to pay anything when I am being inconvenienced ?! I have lived in apartments and townhouses my whole life so I understand the whole aspect of neighbors being loud sometimes but 24/7? that's ridiculous . If you want a property management company that genuinely cares about their tenants, then don't move here.
Atrium Bartram park is the finest community operated by a most professional Courteous and knowledgeable staff. The grounds are always in impeccable shape. Maintenance issues are addressed promptly and staff are equally knowledgeable, courteous and professional! I plan to continue making Arium Bartram Park my home for years to come and enjoying each day here.
This beautiful complex offers large, well designed 1 to 3 bedroom apartments with some of the nicest amenities and landscaping in the area; kitchen and laundry room in particular. Well maintained, the staff is accommodating, responsive and friendly. It is so nice to be in family friendly community welcoming to pets. I love Food TruckThursdays, we enjoy a different couple trucks.every week. I would like a better parking situation, but you can't have everything.
I currently live here and I wouldn't want to live anywhere else. Ground floor unit. These all have screened in porches (my cats love it) there is a small pet fee, but not many pet restrictions. Open floor plan. Kitchen living and dining are all open area. Very nice community, food truck Thursday and holiday events.
