The apartments here tend to be infested with bugs. There is terrible communication with the management team. You have to physically carve time to show up at their office to get things done. Everytime you visit the office you will notice people complaining. Many of the appliances are broken or damaged. Personally when I moved in I complained about my oven as it is damaged inside and the washer which makes crazy noises the management team ignores what you say.
Since moving in it has been nothing but problems. Pool down for MONTHS during thE hottest time of the year, no usable basketball hoops for MONTHS, garbage everywhere. The staff here just lack urgency and are either ignorant to all their horrible reviews, or they just don't care they make peoples living experiences difficult. Especially when we are paying for LUXURY apartments. Nothing luxurious about it. Its treated like a dump. Steer clear.
I moved out from this property on June 30. Even though they have my new mailing address, (phone and Email id are same) they didn’t send me any closing statement. When I checked with the team member while handing over the key, they told me there’s no outstanding balance. Even if I had any balance, they should do some efforts to reach and ask me to make payment. They never tried to contact me, but after 80 days of leaving the property I received a letter from National Collections (which will affect my credit score negatively) team that I have a pending balance with them. This happened to my other friend as well. Last few months management isn’t responding very well. My emails to their standard common email box are bouncing back. (People who was responding me has left this place). No response to phone lines and voicemail. If you need any, you have to visit the office. Most of the times it’s frustrating. I never recommend this place to anyone

Unfortunately, Century Deerwood Park is a sorry excuse for “luxury living.” This rental community is unethical and untrustworthy. Overpriced with terrible, unprofessional management. Katie in the main office will approach all of your concerns with a snarky attitude and no solution. I moved in in February 2020, and have had many issues within my unit since. I have submitted 6 maintenance requests, and called twice. Not once has maintenance come into my unit to correct the issues. I have not been able to use the amenities once. You will be paying for a basketball court that will be closed the entire duration of your lease. Filthy grounds due to the trash service. The stairwells and hallways are constantly littered with debris. Car has been broken into multiple times. You’ll reside in a “gated” community where the gate is almost aways open, and when closed individuals will still attempt to break in. Live here at your own risk. Ideal place for college partiers with low standards, but terrible maintenance and unresponsive management. For the sake of your health, sanity and wallet, it would be smart to lease anywhere else in Jacksonville.

I am living here for a year and my lease is due for extension. When I go and talk to people in front office they're rude and seems they dont have proper information. Even in company website, the apartment listings aren't proper and it's not allowing to pick. Rates are different than what they showing online and when enquired about this at front office, they're saying "we don't know any, we're showing/telling the info we got from corporate office". There is no separate email for complaints and not sure whom/where to report. Even my friend who's living here for a year also tells me the same. Previous management was better.

Firet impressions are important when welcoming perspective residents. Well the front gates are damaged and instead of keeping the gates open and removing the unsightly damaged gates, they are left hanging in place. See the attached pictures. I think it is a fair assumption that prospective residents pulling up the first time would question the quality of the complex immediately upon seeing the condition of the entry gates. The last staff, when this happened, would lock the gates in the open position, remove the damaged section(s), then close them back when the repairs were made. I have been building apartments for 18 years, so I have a lot of experience in apartments. I have made some suggestions in the past that the previous management welcomed. I have made a suggestion to the current manager to reduce and possibly eliminate future damage to the gates. How did he take it, he didn't deem it worthy of his time to get up out of his chair to come out to meet me and shake my hand. He dismissed the idea and his assistant simply relayed thanks for coming in. Very unprofessional. I have lived here for almost 6 years and I won't make it to 7.
If I could give this place negative stars, I would. I moved in under the management of Thornton park and all was well. Then century Deerwood acquired them and once that happened all hell broke loose. I lived with two people and we were cleaner than the average person and they have charged us over $900 for a stain that was from “wear and tear from walking around” -(manager Chris said this) if you get an apartment here, be sure to levitate around your place so you don’t get the carpet dirty from walking around. I’ve lived in a considerable amount of places and this by far was the worst experience I’ve ever had with an apartment complex. DO NOT LIVE HERE DO NOT LIVE HERE DO NOT LIVE HERE DO NOT LIVE HERE Unless you want to be charged almost $1000 on moveout for walking around your place too much and causing “wear and tear” on the carpet.

Bitterly disappointed at the new ownership. I decline to say how long I've lived here or when my lease is up as I do not want blowback from the office. But when I moved into this community it was an upscale apartment complex with few hiccups in desirable Gate Parkway / Southside Boulevard very close to major highways and St. John's Town Center. New Ownership has taken over and the property is going downhill FAST. The gates have been broken every month since I've moved in. Now they have plastered ugly signs/notices on the gates like its the "hood" and the gates are so badly destroyed they are laying off to the side. Previously there was valet trash with reasonable bins next to all doors. They've replaced the prior company with some cheap downgrade that comes in the evenings and require us to have these ugly bins in our houses (nevermind our inner decor now we need these cheap Sterolite bins with a company name on them sitting in our houses) and they sit out doors all times of day and night ready to bring the bugs in - it is completely disgusting. And the removal of the prior bins have left stains on all of the halls that pressure washing cannot remove. I don't know what the purpose of the sale to Century was? But I will for sure be breaking my lease early because the property is not what I moved into. I feel like I live in a ghetto, the only thing missing are the bugs. Also, do not get a unit by the highway. You will be right beside Butler Boulevard that is noisy at all times of day and night and it will be impossible to fall asleep without earbuds. Very disappointed in what I'm paying for this apartment versus what I'm getting. Again, in the beginning it was fine, but things have quickly gone downhill with the new sale.

It will take some time for everyone to get on board with the changes and we understand that, but we ask for everyone's patience as we continue improvements. We have just recently changed to the new cans and do plan to pressure wash and paint all breezeway floors. The new procedure will prevent the trash from sitting out at all times and doing this, if everyone follows the rules. It will help to keep the breezeways free of debris and much cleaner going forward. We have lived here for 1 year and it has been a terrible experience. I’ve lived in several apartments and have never lived in a place with such terrible management. We have had maintenence issues since day one. Be prepared to have a very high energy bill, because the AC units are faulty. Your AC unit will run continuously!! At one point I was walking my dog and one of the maintance men catcalled me! It was so embarassing! My husband was walking our small dog and saw a vicious dog attack. Later that night, my husband and our dog were both viscously attacked by the same dog. Management took note of the situation and called us back 3 months later, just to tell us they would not be addressing the situation. My husband sustained puncture wounds to both of his hands and our dog had to be hospitalized. There are no speed bumps throughout the complex, so people just speed through without caution. I’ve witnessed so many children almost hit by speeding cars. Be prepared to hear “unfortunately” EVERY SINGLE TIME you have to speak with management. Your issues will not be resolved. I’ve never left a review like this before, but I really want future residents to be aware of what they’re getting into!

A spacious 3 bedroom and 2. 5 bath townhome with hardwood floors on lower level. The home is quiet. The neighborhood is quiet and safe. Lots of safe areas for walking. Close to Tinseltown, Town center and a Publix as well as hospitals.
The management is spectacular, apartments are large , open and bright
Thornton Park Apartments has great amenities and they have regular events for their residents. This past weekend, they rented food trucks. The community grounds are also well kept and the maintenance crew are prompt and helpful.
It's quiet, clean, spacious, pet friendly! The grounds are well manicured. Maintenance does an awesome job of keeping everything looking great and in great working condition. The office is always quick to react to your requests. The staff is professional and friendly. I've been here three years and the buildings have been repainted, the breeze ways and steps are pressure washed a few times a year. There are two pools. 24hr fitness center. The clubhouse is awesome...pool tables, kitchen, business center, full court indoor basketball court, and a MOVIE THEATER. I love it here! And I almost forgot, complimentary trash pick up, right from your door 7 days a week.
The customer relations at this place is impeccable! I lived here for over 4 years! They are going through some light renovations but the customer service is great! Props to the maintenance and grounds team!
