Property Ratings at Chadwick Apartments
Yes, we have been sold twice now and had several different management companies. Seems like the new owner and management company are doing a great job to improve our property.

Thank you so much for your review! We appreciate you and are working hard to make Chadwick the best community in Northlake!
We have lived in many apartments in many different areas. There are certain expected sacrifices you make living in an apartment complex. Neighbors can be noisy at times... no big deal. Parking can get crowded occasionally. so what? The issues with this community rest solely on the incompetent shoulders of the management company and staff. This community has been sold 2-3 times in the last few years. And each management company seems to vying for the title of most ineffective and indifferent. The grass and landscaping surrounding the community has become an unkempt breeding ground for bugs and other pests. Months drag on before the lawn is cared for. The money being invested in the property is akin to hanging a chandelier in an outhouse. Sure the grass hasn't been mowed and there is graffiti on some of the buildings, but look we put new screens on the windows! Who cares?! We didn't ask for those screens or the new "improved" fence around the property. How about responding to your tenants in a timely manner? How about fixing the trash compactor so there isn't a dumpster in the middle of the parking lot for the last 6 months? There is nothing trashy about the people or the area. The most recent development is the unrequested contracting of new towing company to further inconvenience the residents of this never ending hellscape. According to the paperwork we received, we are required to provide copies of our insurance, license plates, and lease agreement to the towing company. To clarify, we are required to provide personal and private information to a third party company with whom I have no direct relationship or dealings with. Considering how trustworthy and honest towing companies are known to be, this is not a cause for concern at all. Be careful, the agreement clearly stipulates that a vehicle “reversed in” to a parking spot will be towed at the owners expense. The management company seems more interested in charging for as many fees as possible, rather than ensuring the community is a place people are proud to live.

I’ve been here since 2018. Everything was going so great until they got bought a year ago. They slapped crappy paint on the building and hiked the rent up. They are impossible to get ahold of. They lack respect and grade level communication skills. Windows don’t open, water doesn’t work if more than one thing is running. bad bad bad.
There are so many other apartments to choose from nowadays. Please do not choose this one to spend your money at. Managment has changed and you can tell. That shouldn't be the case but here it is. If anything, it should be better. Here's a list why... -Areas of Grass get overlooked by mowing company. - Pool hours are inconsistent during peak summer. - No solution for the overflow of trash and it brings Flys and smells to nearest unit. -they are willing to fly a torn American flag l.. so disrespectful!!!!! - unit breezeways are filthy and need cleaning. - no priority to a cracked leaking ceiling.. yes, you read that correctly lol shame -manager dosent seem to really care or be invested. I'm sure it's just clock work. -allowing outside companies to use water yet charge it to the apartments. -amenities seem to have limited accessibility (computers) -gates didn't work for the longest time and lower mangment failed to notify upper management that a 4yr old almost walked out into the busy street.. sad (communicate that!!) -no screening or follow up with 3rd party companies they hire ( they leave nails, screws, razors and other debris when renovating a unit). And I have pictures to prove all these events listed. Not even worth it.. seriously. We're ready to go...it used to be nice q With food trucks stopping by and nice front office ladies. They just don't care........The Robinson Group needs to sell.
The pool has been closed since June 7th. There was an estimated opening by 4th of July weekend and it's still closed. It's been a month. Their system is also messed up and doesn't calculate payments correctly. It's all not very customer friendly
The new management company has done a great job painting and a great job of adding additional fees to monthly rent, not answering emails, not answering phone calls, not paying mowers, not fixing the gates, charging an additional $20/mo for a 3rd party package delivery, not opening the pool when it’s almost 100 degrees outside, and taking away all the tables and chairs around the pool (your only option is to lay down now) lol great paint job though. Oh, but they forgot to paint the detached garages.
I’ve lived at Chadwick for 1 year now and had just recently renewed my lease for another 12 months. I’ve lived in several different apartment communities, as well as work in the industry, and I’ve been really pleased with calling Chadwick my home. I want to give a special shout out to their entire maintenance team. Danny, Daniel, and Jorge are fantastic! They truly go above and beyond for the residents. I’ve been around maintenance teams who simply come into your apartment to get the job done and leave, which is fine, but Chadwick’s maintenance team goes beyond getting the job done. Their customer service is excellent! They always ask if there is anything else they can do before they leave. They always wave and say “hi” if you’re walking on property. They truly give you a sense of community. In my experience I always say that “the apartment staff gets you to move in, but the maintenance team gets you to stay.” They deserve this recognition! Thank you Danny, Daniel, and Jorge for keeping the community looking it’s best!
They want to put an addendum in contracts and force an additional 10.00 a month trash pick up. The community, meaning the people who pay rent here, want to dispute. We are all in an uproar about it while the office is trying to keep it under cover
This apartment complex is located in a developing community. There are not a lot of options in the immediate area where residents can go to shop or eat. However, new restaurants, shopping and entertainment centers are being built nearby. I have seen a significant change in the amount of activity that is picking up in the Roanoke/Northlake communities over the past year. Also, residents are close to very the well populated and thriving neighboring communities of Southlake, and Grapevine. The managers at this complex are very friendly. They remember your name and actually seem to genuinely care about how you are doing. The condition of the apartment complex is well maintained. It is probably only 12 years old. The individual apartments are very spacious. It is a pet-friendly environment. There are some concerns about where the trash is placed but that is my only complaint.
Chadwick Apartments in Northlake, TX is the best! We have been living here since moving to Texas and have had only positive experiences. We really love the spaciousness of our 2bd/2ba. The maintenance and office staff are very friendly. I really like that within the last year we have been having more resident activities. My overall experience has been great!
Chadwick apts are well kept and the staff responds promptly to any repair issues or questions. I have been here for a over a year now an they are always doing something fun at the club house, neighbors are friendly, as well as family friendly. Definitely 2 thumbs up.
This is a great, rural apartment complex with great clubhouse staffing. After almost three years here, I have had zero complaints. All of the areas are properly maintained. The sand volleyball court definitely separates this complex a part from others nearby; it's a very nice feature to have!
Newer, well-maintained property with great residents and an exceptional staff. Close to: Roanoke's quaint downtown & unique restaurants, great shopping in Keller, Alliance, and just a hop, skip, and a jump from Ft. Worth. Right off I-35W, it's still far enough off the highway to be quiet, peaceful, and a great place to escape from the bustle. Very dog friendly with a nice dog park, a community pond to let your four-legged bestie off-leash. Nice pool & clubhouse with plenty of events offering the perfect opportunity to get to know your neighbors. Traffic can be tricky during race weekends, but most of us avoid it with alternate routes or lying low altogether, staying within the complex, relaxing by the pool.
Chadwick Apartments is a great place to reside. Everyone is very friendly from the neighbors to the office staff. Heather in the office is always there to help if you have a problem, need maintenance or if just want to say hi. Love that it's a dog friendly environment too and the small dog park right on property is great place to take furry friends!
Heather was great! Friendly, helpful and professional. Toured facility, common areas well maintained, functional and pleasant. Walked through apartment with floor plan identical to apartment I will lease in January. Went by apartment I will be renting. Nice quiet location with a great view. Leasing process quick and easy. Looking forward to being a part of the Chadwick Community.
The property is vary clean, and the stuff has been most helpful with my move in.
I moved into the apts a few months ago, the office staff has always been nice, if we have any issues they always fix it within a reasonable time. The pool area is really nice and they have an amazing workout room.
You never know what kind of service you are going to get. Heather who works in the office is very rude and gets easily annoyed by the residents. She offers poor resident service. My 60 Day notice was due on a day they were closed and was told I would have to pay more because I did not submit it in time. Even though I went to the office on a day they are normally open.
New management is raising rates and charging fees every chance they get. Some of the staff is rude. This place used to have awesome management, but now is going downhill. Many 2-4 year residents are leaving including us!
Very friendly staff and very clean apartment. The staff was great during a difficult situation.
We just moved out after living here for two years. The ONLY reason we moved out was because we were able to get a house and we really wanted our dog to have a back yard. We always had pleasant interaction with the office staff and they always were there to assist us with anything we needed. All our neighbors were nice and we loved the fact that they were SO dog friendly. Our dog will miss all of her friends there since almost every night she had a play date with at least 1 other dog if not 5 and that's not exaggerating. It was a really nice and spacious apartment and we enjoyed calling it home for 2 years. We will miss having a pond where we and our son could go fishing all the time just right in our backyard. If we ever move back in to apartments and we still need the same area, we will be going back.
Complex is very quiet, clean and well maintained. We came from out of state and the staff went out of their way to be helpful. Would recommend to anyone!
I have lived here for a year and will probably resign for an additional year. First I will address some of the other reviews. If you sign 3 month leases you can expect rent to go up each time, in addition I just found out that rent in the metroplex went up $100-$200 in the past year everywhere. Regarding the office staff, the girls are the best, and the manager in my dealings has always seemed to keep a calm and collected head about her even on days when I know things were not good. Maintenance I have not had any problems with. Now to my review, its a generic apartment, you do have a garden tub and nice toilet seats, not the cheap plastic ones, its one of the things I notice. Beyond that its pretty new and nice. Grounds are kept up with, except people not picking up after their pets, but I see one of the maintenance guys usually making rounds in the mornings to make up for the irresponsible owners. Noise and neighbors are like any place it depends on the building but I will say the courtesy officer and manager will step in if needed.
The apartments look nice, but the staff is terrible and their policies will break your bank. In the 9 months we lived there, our rent went up 3 times. On more than one occasion the staff (particularly one staff member - the only male staff member) lied to us and when we called him on it, he insulted us. It was like pulling teeth to get maintenance issues resolved and we would periodically get notices "you will be charged $25 because you put your trash out after 9am (even though we took it out at 7 am when we left for work - We had to start writing the time on the outside of our trash bags.). When we left, in spite of leaving the apartment immaculate, they charged a cleaning fee, and in spite of not hanging anything or putting holes in the wall they charged a painting fee, and in spite of the fact that our move in check list mentioned broken blinds, they charged us for new ones. (Basically, they found a way to keep our entire deposit.) In short, we had the worst leasing experience ever at this location and would not recommend them to ANYONE. Don't let the blonde hair & the southern charm draw you in - as soon as you sign the lease you become an unwanted hassle
Property Manager at Chadwick Apartments, Responded To This Review
I am sorry you feel this way about our community. The rent increases were due to short term leases. I will gladly discuss this situation further with you via phone. You are more than welcome to call the office from 8:00 am to 5:00 pm.
