If you care about your peace and sanity, please do not move here!! The area does not feel safe at all. I had to deal with a roach problem myself. Apartment manager and leasing agents are not helpful at all. Maintenance requests are not completed most of the time. Very overpriced for the area with basic amenities. Very loud neighbors and water constantly being turned off. Please save yourself the headache and move somewhere else. It’s not worth it.

After the Snowmageddon, even with power restored, the water was shut off due to burst pipes. Now that it's back on a week later, there's still no hot water, and there's also 3 holes in our kitchen wall and ceiling. We don't know when the Plumbers that put them there are coming back to patch them up because communication from management has been that poor. This situation is a nightmare if you own cats. It all could have been avoided if Maintenance properly updated the plumbing instead of patching it together as they go for years. Avoid signing a lease here like the plague.

I would give this property a be give ten if I could. From the lack of care from staff to the stinky breeze ways , from the bugs , to the foundation falling in this place is simply a joke. Reported bugs in my apartment to the manager. It is now five months later and no one has returned an email or call. Their phone lines have been down for five months (due to COVID) you knock on the door just to see the leasing girl making out with her boyfriend sitting on her desk. This place is disgusting and I see it being shut down very soon. Word of advice take your money , your health , and your safety and run as far away from this place as you can !!

I lived here for a year and liked the layout of my apartment, but the management is terrible. In late May (Begining of summer in Dallas), my AC broke. It would only blow air the same temp as the air outside (hot and humid). I notified the manager and they said they would fix it. After a week, nothing. I put in another service request and complained. Another week of nothing. The manager told me to go get a hotel if I didn't like it. Her excuse was "the maintenance guy was busy". After constant complaining, which I don't enjoy, they finally fixed it 5 weeks later, near the end of June. In Dallas. I complained to the owning company several times, and they never responded. Additionally there are problems with bugs and pests that don't seem to get resolved. Furthermore, the appliances are old and unreliable. Take the advice of someone who lived here: Save yourself a bunch of trouble and find somewhere else to rent.

We are disappointed by your experience at our community. We assure you that our goal is to create a comfortable environment for our residents alongside friendly and attentive management. We apologize for not addressing your concerns during your time with us and we wish you well in your new living situation.
My hot water has been out since December 15 and its now january 8th. My a/c has gone out more times then I can count and I haven't even been here for a year and a half. They won't prorate my rent. There are other problems but I don't have enough space for this review. I could seriously write an essay. The people who gave good reviews are probably bots or liars. Don't live here.
Property Manager at Champions of North Dallas Apartments, Responded To This Review
Dear Resident, Thank you for taking the time to write an honest review for our team. We understand that issues with water have been a source of frustration for residents, however, we want you to know that whenever issues such as these come up, our team does everything that we can to address the problem immediately. Our management team would greatly value the opportunity to speak to you about your experiences, and we also want to look into your work order history with you so that we can make your time with us better. We care about all members of our community, and we want you to have a great living experience here, so please email our community manager directly at championsndaptsmgr@pinnacleliving.com. We want to have a detailed discussion with you about your stay with us, and we're looking forward to resolving your concerns.
I am beyond frustrated. I have lived here less than 2 years and have yet to have a Maintenance requested tended to without multiple, frustrating follow ups. The peak of frustration was a few months ago, in the heat of the summer, when my AC went out. It took them 2 1/2 days to fix excuse is always that they are short maintenance staff and, for this, their claim was that they legally have 72 hours to fix this? So much for living in "safe" conditions when my apartment is almost 100 degrees inside. Went to a hotel the first night and tried to take it off my bill but no luck so I got screwed on that. There is nothing on the legal side that protects renters that I can find so I continue to wait for things to get fixed and hope I can get out of here when my lease is up...If you want a place where you can count on customer service, this is not it...
Repeatedly the 'office' says maintenance will come but they never show up. Yesterday while sick with pneumonia I phoned 21 times only to go to voice mail. My disposal is dead and needs to be replaced. Finally, I gave up and drove up to the office sick as I was. The manager was fixing herself nice cup of coffee while her assistant was just sitting there. When I asked why don't you answer the phone, she said she was with clients. Funny thing I phone from the car just before I walked in the front door, no answer and no clients inside or walking out either. Obviously, they let the phone go to voice mail in the morning. At 5:30 p.m. I phoned about the disposal and was promised eight a.m. No maintenance again and once again they are not answering the phone. I am sick, cannot just run out for food or run up to the office to ask about repairs. Incompetent and inexcusable. More of the same.
We've lived in a few crappy apartments in our day, but this one is by far the WORST! We pay entirely too much money for level of terrible service that's provided! The office staff is rude. When you place a work order, expect WEEKS for it to actually get completed and they'll tell you that you owe money for previous missed water payments and then when you try to pay the amount you were told you owed, they screw you and say it's way higher! Do yourself a favor, rent ANYWHERE ELSE but here! If it wasn't for having a school aged child that likes his school, we'd be out of here!
DO NOT MOVE HERE!! I wish I could give less than one star! First, I hope you're a heavy sleeper because the water pipes here are ridiculous! If someone next to you or above you takes a shower or flushes a toilet it registered at 87db and will wake the dead. The ceiling sounds like it's going to cave in when the water buffalo above me walks around (sounds like she's river dancing) and don't get me started on what it sounds like when someone does laundry in their apartment. The fridge they provide makes so much noise you have to close the bedroom door, and it's not just mine. Everyone here has all of these same complaints. There was water gushing from the ground today next to an apartment below me. I saw it at 7am as I left for work and it smelled like raw sewage! It was running down the walkway, into the parking lot and into the storm drain. I immediately called the office and left a VM since it was early. Explained everything and asked for a call back. At 430 when I came home, it was worse and feces, toilet paper, and flies EVERYWHERE! Went into the office and told them..I was told, "oh..ya maintenance is looking into that." WHAT? it's been 9 hours!! That's a pretty major health and environmental issue! They constantly turn your water off all day without notice. The people in the office are nice, but it's just lip service, they don't actually help you with anything. My ovens been broken for a week and I put in a service request, but they haven't even tried to fix it yet. In the summer people come from other areas/apartments to swim/party by the pool here since they don't have a gated entrance. They bring 10 kids with them and run around screaming until 11pm when they finally go home, leaving a mess everywhere. I'm not even that close to the pool and it was still pretty annoying, unless you like the sound of screaming/yelling 5 yr olds. Laundry stolen from machine, outrageous water bill formula. How can it be legal to make me pay for the water buffalo above me taking a bath and using 10x the water I do or if someone has 10 kids and they're all taking showers? Dividing by number of apartments in the "building" is asinine. Yes, they're a little cheaper than the others on Haverwood but it's not worth it! Don't think "it can't be that bad!" It is!! Hope this helps at least one person who's thinking about moving here.
I lived at this place for a year, and I learned cheap ends up being costly. Cons: Mud everywhere: Up to 3 inches of mud in some areas. The staff does not listen even after letting them know I almost fell. Vandalism: One morning I noticed all the doormats on my floor were gone. I found mine hanging from one of the trees. Staff: If I have to be honest I could not be courteous. They do not listen, they are not very bright either. I think they just don't care much. Billing: Although I left the apartment spotless when I moved out, they charged me $53.04 for Carpet cleaning (a 600 Sq Ft Apartment), $89.40 FOR WATER, and other final fees. I would avoid this place, unless you are really, really on a tight budget.
Don't believe what you see on here. That's just to get you to call. The prices are way higher than listed and Ophelia will tell you directly what a lie all this information is. Aren't there laws against false advertising?? Can you say law suit???
Beautiful, clean apartment. Plus, I noticed it was very quiet. I was excited to go in today and see an apartment. However, I was taken aback when I was given a price on A2 higher than what was listed here. I was told that it is because prices change daily and that a lot of people was moving into the area making the prices hike up even more. You cannot do business like this. Plus, I didn't like that the water bill was shared monthly between each apartment. How is that fair? Smh!
It s not the worst, but the driveways destroyed cars for 3 years before they fixed them. A squirrel fell through our fire place, don't know how it happened neither did their maintenance team, other than that the rent was cheap, it was mostly quiet, lots of kids playing outside, which doesn't bother me so I rate them 3 stars for poor maintenance. Not a bad place to live and cheap.
I have lived here now for almost two months and I have loved every minute of it, the apartments are spacious, the staff is great and the neighbors are so nice. I would recommend this place to anyone moving to Dallas!
