There's plenty of places to live in Thornton. I would stay FAR AWAY FROM THIS ONE. If you're brave enough to dive into a lease agreement with this company **GET EVERYTHING IN WRITING**. Seriously, "Can I get that in writing?" should be the last thing out of your mouth when speaking to these people in every conversation you have with them. Their staff -clearly- does not know proper protocol on how to end a lease contract so I was fed inaccurate information which almost resulted in my owed balance being sent to collections. Oh, and have fun paying for parking ON TOP OF YOUR ALREADY EXPENSIVE RENT. Seek other housing options, trust me.

Where to start? We lived there for 6 months and it was the most horrible renting experience I have ever had. 1. Our garage was burglarized- the front office initially stated that our lease only allows for vehicles to be kept in the garage and suggested housing tools, etc. was unreasonable. They offered no other recourse. 2. Our apartment was infested with mice in the early-middle of December. I rented a hotel room because I refused to stay in an apartment that had mice crawling in the kitchen and they refused to reimburse my expenses. I notified them on a Tuesday night, maintenance showed up immediately and laid down multiple traps. I went to the office Wednesday — they said they’d get the pest control company out the following Tuesday. After some back and forth, pest control did come out that day and set over 20 traps around the apartment. He also sealed the space under the sink where he believed the mice were coming in from. Mice were still getting in. Avana refused to rehome us or pay for our hotel bills despite this- they expected us to live in a space filled with mice. So we were stuck making sure our dog didn’t step on any of the 20 something traps laid down for weeks. And in addition to the hotel costs, we had to throw out the food in pantry. 3. Our neighbors were awful. They partied/blasted music multiple times a week to the point of the light fixtures in our unit visibly shaking. We tried every recourse possible and they still constantly partied. 4. The complex felt very unsafe. Because of the neighbors and our garage getting burglarized, we set up a security camera — we caught video of a man approaching our patio door at 2 am until he saw the camera. Police were frequently at the complex - sometimes up to 6 squad cars at a time. 5. Our master bedroom carpet would get soaked every time we ran the air conditioning unit. Fighting the water and the mold should’ve been my first sign to leave. 6. Now, avana is claiming we owe them for a missing garage door opener (which we absolutely returned) and nearly $300 in utilities- despite Xcel being paid separately. The only good thing about that place is the maintenance response. Otherwise, my favorite day there was the day we left. I wouldn’t recommend this place to anyone. As a result of us living there, we lost thousands of dollars in replacing burglarized items, extra security measures, hotel fees, replacing the food in the pantry, and now costs to move AGAIN.

This is beyond ridiculous! Just got an email from our apartment complex because they decided to change our parking program. Before residence could have one vehicle per resident and/or pay $30 for an add'l vehicle per month. Visitors had to park in a visitor parking space otherwise could be booted... for free! If booted, you would have to pay $75 to get it removed. Now they want to have residence pay $9 a month per vehicle per resident and if you have an extra vehicle still $30 a month. Guests can park anywhere but will pay $2 per day through an app. Violators will receive a parking fine of $75 This feels like a slap to the face of us residents who pay their rent in full and on time and don't abuse the parking privilege's. There is ALWAYS guest spots open on property even if you have to walk a bit. On top of that of course they are going to increase your rent each renewal as well. This just feels like a huge slap to the face on top of all the rising prices of things like gas, groceries and cost of living. I refuse to pay this or make my guests pay to come visit me. If they do not recognize how disrespectful this feels to us residents then I guess I will be looking for other living options next April. Also, the complex has "turned off" our air conditioning units. I get that is it winter now and temperatures drop so there really is no need for the air conditioner to be used but I was told that they turned them off because a resident was running their A/C while the temps were below 50 or something around there and broke a water line. Ok... I'm sorry that one bad egg had to ruin for all of us but I PAY MY RENT ON TIME, IN FULL AND NO WHERE IN MY LEASE DOES IT SAY YOU WILL TURN OFF AIR CONDITIONING UNITS DURING WINTER. There are days still that my west facing apartment with a huge front room window reaches temperatures inside of 80 degrees. Do you think I am getting a monthly discount on rent now that I am one less amenity promised on my lease??? NOPE! You cannot punish and entire apartment complex because of one or two bad eggs. Fine those people and bill them accordingly. This is sort of thing is exactly why we pay a $100K insurance policy each monthly payable to AVANA THORNTON STATION. I hope who ever reads this seriously considers another place unless this place changes.

My husband and I are very excited to be leaving this apartment complex! The communication here is awful. You will be lucky to get ahold of staff on the phone let alone staff who can help you with your problems/questions. They will say they will give you a call back, but that rarely if ever happens. Maintenance scarred our dog. There is dog poop all over the grassy areas in front of apartment buildings. After calling three times, emailing twice, and walking into the office my husband and I never got a clear answer on move out/breaking the lease fees. It is one thing to wait for the deposit for after inspection when you move at as is routine at all apartments, but it is their job to update fees on the portal so we can make sure we 1) pay them in time and 2) are not taken advantage of. There is a lot of inconsistency with the staff and the information they give. Communication in what is happening in the community such as when our building’s water was shut off, alarms sounding uncontrollably, and police presence is almost non existent. You get used to wondering what is happening. You will receive many emails about theft and vehicles that were broken into. You will also get plenty of random notices of inspections and property work around your place.

They got a new management and raised the rent $200 but have not improved anything. Security doesn’t help, they will boot your car, they will not fix anything for upwards to a month and it’s not worth the money.

It's a nice place quiet Family place too many dogs and not enough visitor parking spots
I would recommend because it's a beautiful property and the amenities are great! The price is reasonable for what you are getting but having to make 3x the rent is a bit ridiculous considering it's just an apartment, not even a home but I appreciate having other options such as paying an additional deposit. This lets me know that I would be among only some of the best neighbors.

I would recommend this apt. community based on what was represented to me and the hospitality that was shown.
I feel this property is beginning to show its age and many issues take very long to resolve. The biggest reason is lack of visitor parking. We are never able to have visitors as they can never find parking and have been booted before for parking in an open spot without a permit tag. Its blantantly obvious that residents that do not want to rent a garage are parking their cars with no permits in these spots. More visitor parking is definitely needed or ease up on the boots.
It appears to be a great community. The facilities are very nice.
The apartments are nice, but I'm paying for a "luxury" apartment with old appliances. I would expect for the luxury price, that the appliances would be upgraded. The time it takes to get maintenance problems fixed is an issue too.
I would recommend it because the apartment complex is great the area is perfect

Slow response to service needs. Someone jumped their car over our sidewalk and severely damaged the fence. 6 weeks later, still no repair.
I would recommend this apartment community because the staff was very welcoming and helpful. They had no issue showing us around and providing all the information we required to make a decision

It is a beautiful, well up kept community. Lots of options for units and I love the amenities and activities they offer. The staff is so friendly and VERY helpful!
Been with Champions Park for about 7 years and had two apartments here. The carpet is fraying and coming up in places. The blinds which break so much they're practically useless. I had maintenance come to repair before but they never seems to actually repair them. At one point I was told they aren't even buying parts or replacements anymore. The tile is cracked. The front door poorly sealed with a breeze in the winter. I've lost AC twice here and it has never worked well. Running non-stop it couldn't keep the temperature below 78 and that cost me about $400 a month in electricity. Champions Park refused to acknowledge a problem instead claiming I was "making too much heat". At one point, the AC guy said the unit simply wasn't powerful enough for this space due to the constant sun. Eventually the AC started intermittently hissing and putting out hot air Champions Park still wouldn't admit there was a problem. Finally the AC gave out completely and they had no choice but to accept it was broken but it took 10 days, in July, to finally get the AC working again and though it was better it still seems to have trouble cooling. I keep my apartment wired up with multiple cameras both inside and on the patio as well as door sensors. I know when people enter and what they do while they're there. On two separate occasions I've had people enter my apartment without notice and without leaving any notification they were there. The parking policy here is draconian and paid. If your friends or family come to visit even for a couple of hours and actually park near your apartment they risk of getting a boot and a $100 fine to remove it. This is enforced with a coldness that can only be intended to hurt tenants. The expectation is you need to park in visitor parking, which I have seen maybe 10 places for in a complex with over 400 units. What happens if there is no visitor parking? Guess you can't visit. As a resident, you buy a little parking sticker that looks like an oil change sticker. Without this you run the risk of getting booted. I was hit and had to put my car in the shop and get a rental. Due to the terrible hours and lack of answering phones I wasn't able to contact the leasing office and over a single night of less than 12 hours when there was plenty of other parking I was booted and had to have it removed for $90. Apparently, though absolutely no one tells you this the parking sticker is intended to be removable. Good to know now, I guess.
We are very pleased that we chose Champions Park!!!Every community has problems but here at Champions Park if there is an issue IT HAS ALWAYS BEEN TAKEN CARE OF AND IN A VERY TIMELY MANNOR!!!! THANK YOU MIKE AND WHOLE MAINTENANCE TEAM!!!

Overall I have loved this apartment. It is the reason we decided to move back in a 2 bedroom. Would like more visited parking.
I lived here for (3) years and maintenance issues were sometimes (usually) handled in a timely manner. The main complaints I have are listed below. Office hours and personnel answering the phone. There were times when I called over and over for an hour or two to even get anyone to answer on a call regarding my move out. Your office hours are not standard 8 to 5 office hours and made it difficult to stop by the office for anyone that works standard office hours of 8 to 5. Opening later in the morning and then closing at 6:00 was very inconvenient if I needed to stop in for any issues. Parking issues. I've lived at apartments from age 22 to 38 (from Michigan for 3 years to Colorado for 13 years) and I have never had issues with parking or having to have parking stickers so I don't get towed. My home should provide ample parking and that should be a part of the very expensive rent that is charged. $1,300 a month and I have to have a parking sticker to not get towed? That seems utterly ridiculous. Having limited parking spots for guests and visitors too is pretty ridiculous, especially when they're such limited parking spots. Garage issues: There was a message sent out to the tenants that garages needed to only be used for vehicles. Mine was used for a vehicle but it makes no sense if I pay $100+ for a garage what we actually use it for – storage, etc. There was an email saying there would be an audit on garages to make sure people used their garages for vehicles. It sounds a lot like “big brother” to me where you’re telling the tenants what they’re supposed to do with something they pay for. Every tenant is automatically charged with a $200 cleaning fee yet the apartment doesn’t assess how clean the tenant got the apartment. I spent a lot of time cleaning the place, even down to wiping the walls that had any marks from couches against it, microwave, stove, dusted, scrubbed the tub, etc. … yet automatically a $200 fee is sent to the tenant. I would think there would be some breaks provided on those that thoroughly cleaned their place well. Compliments: I was thankful the office was willing to work with me on my move out date and time. I was very appreciative of that since I just bought a house and was trying to finalize the due date.
To wait over a month for a request and be told that having a washing machine is not a necessity, to go to the laundry mat, and also be expected to pay for those utilities every month is unreasonable.
Champions Park is a fantastic Apartment Community.We are so glad we chose here.We are hoping and praying we won't have to move because the rent goes up to high.We are Senior Citizens on a fixed income.
The apartment community was nice and Hannah was great but I feel that the pricing is a little high and the speed bumps, although necessary, are too high and my car scraped regardless of how slow I went over them.
My wife and are will be moving here in April from out of state, so I have yet to actually see anything. However, the leasing office staff have been helpful and courteous every time we've spoken on the phone.
Slow response from the leasing office employees is frustrating but they do a good job at getting everything done and ready.
The apartments are nice, beautiful grounds and staff is pleasant.
Hanna is great to work with and all the amazing amenities makes this place highly recommended.
Based on this service, I would say be very patient and hope it's not an emergency. Otherwise this is a good complex to live at.
Monique was very helpful while planning our visit to the community and showing us through the community and showing us the best units for our needs keeping in mind that one of our family is wheelchair bound. Very friendly and kind, looking into moving in and being part of this community.
I love this community. It is close to the best parts of Colorado, huge and open floor plans, can't beat the price.
It took a while to get someone here, but I was very pleased with Larry and his professionalism
The grounds have a lot to be desired. Residents with dogs do not take pride in their home, there is dog poop everywhere even though there are bag stations. The dog park is literally full of dog poop. Trash is outside the dumpsters because residents are too lazy to put trash in the empty dumpsters behind the full one. Sticker weeds are throughout the grass in front of my building.
There needs to be better communication on the office end.
There were some issues, but I trust all will be fixed and well. Everyone is so nice here and I am really happy (and have gotten the dust cleaned up from the floor work!!!)to be living somewhere that seems to truly care about the residents.
I have lived here for several years and have no idea what any units look like after recent post-tenancy renovations. I would recommend it for anyone likely to use the features/services available around the complex. I would recommend it for apartment renters looking for similar floor plans, as they were the largest open floor plans and one of the better prices per square foot found when I was looking for a place. I would not recommend it until prospective renters are able to get an idea of the noise levels of nearby residents and their dogs, as the living experience is highly dependent on that. I would not recommend this community to people intending to have friends visit, due to the limit on guests, limit on visitors stalls, and ruthless parking policy. I likely misheard instructions on the application of the resident parking sticker and placed it on my driver side window instead of my windshield, resulting in a boot being placed on my car twice, with parking staff not noticing the sticker three feet from the boot. I have since realized the problem and moved the sticker to the windshield, but I still think the current parking policy is overpoliced for the difference gained, especially when some portions of the community still have many more vacant parking spots than others.
Customer service is fine. Nicole was the one who helped me through the process. Although her attitude is unpleasant, she dropped the ball a couple of times and instead of apologizing she was just like, "it is what it is" type of attitude. She showed no remorse for the customer experience or was embarrassed to admit an error. Either way, her attitude was tolerable but unpleasant.
I have only been here for two weeks, but have enjoyed my time here so far! The neighborhood is generally quiet and the neighbors are kind!
I would highly recommend the property, but it is too expensive as Colorado is too expensive.
I love my huge apartment! Ever since I moved in maintenance has been great, I had an AC leak this summer and it was fixed so fast! Danny and Kip are amazing! The gym is great however the bathrooms could use some attention. The place has been improving tremendously over the last few weeks, it's such a nice community!

I enjoyed living here. The employees were wonderful, my apartment was great, and I felt completely safe there. It was a wonderful experience. The only reason I couldn't stay was because of how high the rent was.
