Property Ratings at Champions Park
Don't move here, residents do not follow trash rules and management doesn't do nothing about it. Dumpsters on property are super nasty.
Property Manager at Champions Park, Responded To This Review
Hello, thank you for leaving us feedback. We are disappointed to hear that your experience was not a positive one. Please take the time to contact the Manager at the office as soon as possible so that we can investigate this matter further and take the necessary actions. Our staff works hard every day to provide superior service and to have a community you can be proud to call home
This is one of the WORST apartment complexes you would ever live in. Starting with the manager, which I just spoke with over the phone about a series of events where my car has been vandalized multiple times and she doesn't care about anything. The apartment complex fails to provide minimum security standards like cameras or security personnel. When asked for a solution to this situation where I can no longer feel safe living here and that I wanted to leave, she washed her hands saying I should go to the contract and pay 85% of the rent and let them know with 60 days in advance. If you want to live with peace of mind and don't want your car to be vandalized on a regular basis, DO NOT MOVE TO THIS PLACE.

We are disappointed to read your comments about crime issues in the neighborhood and take them very seriously. If you have not done so previously, we would like to encourage you to contact the office and share the details of what you have witnessed with our manager. One of our top priorities is to work with the Police department to provide reasonable deterrents to criminal activity and to be supportive as they try to investigate incidents that have occurred at our community, in the neighborhood or in our city. We continue to be very supportive of whatever measures the police recommend we take as they actively work to respond and address all criminal activity reports. Our community hosts crime awareness meetings and we regularly encourage our residents and their guests to take a proactive and common-sense measures to try to prevent being the victim of a crime. Some of those measures include: • Report any suspicious activity immediately to the police • Report any malfunctioning locks or lighting to the management office • Remember to keep your doors and windows always locked and do not to leave valuables visible in your vehicle • Get to know your neighbors and work with them to be aware of what is happening in and around your home • Do not walk alone late at night Most of these suggestions come straight from the police department and we encourage everyone to take them seriously.
Since moving into my apartment on August 12, 2022, I've been dealing with a severe roach infestation. My dishwasher is constantly clogged with roaches, and I can't cook properly because of them. I've asked the management to break my lease or switch to a different unit, but they haven't taken any action. The apartment complex is also unsafe, with cars being broken into, and my boyfriend's car being stolen. The management only seems interested in collecting rent and hasn't addressed my concerns. Overall, I wouldn't recommend this apartment complex to anyone due to the poor quality of the apartments and the neglect of the management.

Not even two weeks in and my car got it's wheels stolen. Gates are always broken and they leave them open during the night. Staff says they can do nothing about it, and when asked for a carport it took weeks to get one assigned. Every time they say they'll get back at me they never do. There's an apartment on the floor level that is empty and a mess inside, with stray cats and who know what else. It's been left open and to the view of everyone since I've been here. All I want to do is move out as soon as I can.

I love my apartment here. The community looks great!
Where should I start with this place....let's see..the first day me and my fiancee came to inquire and tour the apts the office people couldn't even let us in the front door because no one knew were the keys were!!!(Shoulda been a red flag but wanted to give the benefit of the doubt because it was after the freeze) but that was only the beginning of how unorganized and unprofessional these people are.And keep in mind that usually when a apartment complex changes management constantly stay away. So Kenya promised us that our apt would be ready on the 13th of March. Good thing we decided to go look at it before we moved our belongings because we walked into a apartment that had half of the kitchen floor tile ripped up and laid across our carpet with a workers hat on the kitchen counter. The carpet looked dirty and had some purple sticky substance (glue from the tile tracked through the apt like someone stepped in it and just walked through the apt. The blinds had dog bites..microwave was hanging down uneven...stove was scuffed and uneven and this is the apt Kenya told us was ready and that we paid a $350 deposit for. Maybe 2 things out of the 25 things we put on the paper they give you when you move in have been fixed..Next we get a letter saying our apt may have suffered damathge in the freeze so they come May 5th and cut out almost all of our bathroom ceiling and half of my closet wall...not to mention the stuff I had in my closet that I had to just store in my room and living room. The next time someone came to look at it was three weeks later. And a office worker said it was marked in the book as someone had already came and finished it lol. Today is June 9th and the job is still not finished.. Their own maintenance guys said it shouldn't have taken that long..he also said he didn't know why the office was giving people apartments that they knew were not ready when they had other apartments that were ready. And the office manager doesn't think we deserve no kinda discount on our rent and even charging us $50 for 1 day of lights for a apartment that wasn't ready.....I'm tired of writing...y'all do what y'all want with this information....be smart
This place is a jungle since the new property company has bought it. First year was not bad but the new people don’t care about the shootings that take place. They raise your rent $200 at renewal for a one bedroom. The office staff have to be the sorriest group of ladies and they are all unorganized and unprofessional. It so bad I’m considering breaking my lease and moving. Move in with caution. Do not let the outside look fool you. You will be ready to move out as soon as you move in.
the management doesn't care at all, and everything always needs repairs. Outside is beautiful and they are cute, but hope that nothing breaks. Waited almost a month and half to get my kitchen sink fixed. Its a nice place for the area.
Do not move here. Management (if you can call it that) is horrible, they don’t care about the issues your apartment has (which you pay for full price) , never return calls , there’s probably 5 different species of roaches which WONT GO AWAY NO MATTER WHAT!!! There’s constant need of maintenance which takes for ever to be taken care of. DO NOT MOVE HERE. The area is great & from the out side it looks nice but the reality is far from that.
I just moved here after finishing with a horrible divorce. In Champions Park apartments I found great people that show me what kindness means. I meet Andrew, he is not only awesome, he is very professional, friendly and made this process fast and easy. I'm very happy to start my new life in this place. Thank you Andrew and the Champions Park Apartments Team! You guys are the best! C Jones
Don’t be fooled by the pretty trees. This apartment complex is HORRIBLE and the management is absolutely atrocious. You would think living on the third floor would mean you were relatively safe, right? Well that didn’t stop people from trying to break into our apartment! Had to call the cops multiple times in our one year of living there, and the officer told us that this was not as nice of an area as it looks and that out downstairs neighbor had their place successfully broken into just the week before! He said to get out when we can, and boy was he right! My girlfriend also had her car broken into, and I know of other people who have had their windows shattered! And what did the management do about it? NOTHING! In fact the outside/hallway lights for our building were CONSTANTLY going out. It’d be pitch black out there at night. My girlfriend would come home from work late and night and would have to walk up the stairs in complete darkness! What did the lovely management have to say about it? “We’re working on it.” Or “Use a flashlight.” Seriously! Cathy in the front office is rude, demeaning, and thinks she can talk to you however she wants. Also, READ YOUR LEASE! They will try and tell you the lease says one thing, and be extremely rude about it. Talk about how “this is their job” and “that’s just the way things are”. But when I brought the lease into the office and showed them I was right and they were wrong, their tune changed quick! Suddenly they were being very nice and making sure we were taken care of. They will try to nickel and dime you, treat you like you’re trash, and not care about the safety of you or any other tenants. Don’t let them! Read your lease. Prove them wrong. The looks are their faces will be worth it. The management at this place used to be great. Then they got bought out by Vidalta. So stay away from ANY property managed by these people! Absolutely horrible. Stay away from Champions Park. No matter what they say. There are nicer apartments in the area! Don’t let the trees fool you! It looks nice, but it’s far from it. I’ve got so many other reasons you shouldn’t live here, like the fact that they charge a $30+ fee to pay rent with credit card, but that’s the ONLY option to pay so you have to pay the fee no matter what But the fact of the matter is this: STAY. FAR. AWAY.
If I could give this no stars I would. These apartments are horrible. I've been living here for 6 years now. Never had a roach or anything. Now for the last couple of months we have had rats and roaches. I reach out to management and she never got back with me until 1 week later. The rats disappeared and then they came back the next month. I reached out to management and no response. I will be taking this further and I'm moving out. I have photos to prove this horrible thing and I have an 11 yr old daughter who is afraid to go home because of this issue. The ac unit is old and it freezes up where no air will come out. I never live like this before and to not have management care about their tenants is horrible. They only care about the landscaping in the front and not in the back. The gate near FM 1960 has been broken over a thousand times and has not been fix, even my truck was broken into. This new management is horrible and rude. What type of person doesn't return the tenants calls after hearing about what's been going on. The lady is barley in the office and I'm tired of giving the run around's. I'm glad I'm leaving. The water was shut off previously around 530pm. The office was still open. Do you think they sent out notifications or place flyers on tenants doors. They did what they do best...RUN!!!. 2 hours later they send out a message on their site. What if people didn't have the internet. Sorry excuse for manager's!! Please DO NOT LIVE HERE!! ITS NOT SAFE AT ALL. CRIME HAS WENT UP! I will be taking this a step further! If I've would have known better the health dept would've been involved.
I lived here back in earlier 2000 and it was awesome living here, really loved it! I moved back in here last may and since then I know of 4 break in's, 2 apts 2 cars. One car in the complex was actually on fire one night. They did upgrade these apts but it seems like stuff falls apart easily. The only reason I give it two stars is because of the size of the apartment. Move somewhere else, you'll have better luck. I wish I had!
I currently just moved here from Louisiana and I must say this apartment is way better than the ones out there. From the pool area and gym it's like I'm on a mini vacation. The inside of the apartment is so classy. I stay with my brother now for the time being until I get settled in but I must say this is one of the apartment that's on my list to move and stay for a while.
I have lived at Champions Park Apartments for almost a year. The staff are kind , courteous and welcoming! I haven't had many issues since I've been there. When I have had an issue, things were taken care of promptly. I love my apartment and I feel safe. Thank you Champions Park!
