Property Ratings at Channing
The complex has a roach infestation. Every month you get changed for a pest control fee and I can count on one hand how many times pest control has been to my apartment in the last two years of me living here. It’s honestly insane how bad it is. I’d stay far away from here.
Property Manager at Channing, Responded To This Review
We sincerely apologize for the issues you've encountered with pest control and understand your frustration. We are actively working to improve our pest control services. Please feel free to contact our office so we can address this directly. Thank you for your feedback.
There is zero security here, no cameras or gate and it's a high crime area with drugs being sold in the parking areas, regular vehicle break ins thefts and violent crimes. So far i've been the victim of a motor vehicle theft, and another larceny...The police told me they have been asking briarwood to put up cameras but they refuse. The only cameras are in the actual clubhouse and only protect the rental office. Maintenance has to be called almost on a weekly basis due to leaks, sinks not draining, electrical issues etc. There are roaches everywhere no matter how clean you keep your apartment, and contrary to what they've said in responses to previous reviews, I've been here 7 months and haven't seen pest control once. There is literally trash everywhere and the grounds keepers literally just blow it around or sometimes even up to your front door. You call the front office and if it's something they don't want to deal with they say they will get back to you and never get back to you... My electric on one half of my entire apartment went down and it took over a week to get fixed... I won't be renewing... **update** Since i typed this review in the period of a month the internet has gone down for a week because the building had faulty wiring, and twice this month the bathtub and kitchen sink wont drain for a week at a time and the dishwasher wont run without filling the kitchen with water. It takes maintenance days to fix anything.... meanwhile showering at work and not being able to do dishes without having water spewed all over has been great..
We have lived at Briarwood for 7 years. They are older and need some updating but for the price you can't beat it. Office staff is friendly and we love the pool.
Yes the price is good but you’ll live with roaches. The office staff can be nice sometimes. No matter how often you or the management sprays for the roaches they don’t die. You’ll find them in every room. No the apartment you might be thinking of renting will not look like the photos. Lots of drama between some tenants and also drug use is common within the complex. If you have NO other option rent here.
DO NOT MOVE HERE! (ESPECIALLY IF YOU LIKE AC..OR DISLIKE ROACHES)! If I could give this complex zero stars then I would. I have had the absolute worst time here since I moved in. The very first day they got my apartment wrong. I specifically asked for a 2B2B but they gave me a 2B1B. When I went back to the office to tell them it was not what I had asked for, they told me this other one was perfectly good and they made ZERO effort to switch apartments and give me what I actually asked for. I had to go back to them and demand a new apartment. To make matters worse, I had already paid to get electricity in the new place not knowing it was wrong so I had to get the electricity switched to the right unit but not without incurring a fine. I told the Briarwood staff that they should have to pay for it since it was their mistake but they said no. That was move in day and things have just gone downhill since then. It is impossible to get a work order completed with any degree of speed and most times they will mark it as complete without actually completing it. The worst maintenance problem I've experienced is no air conditioning. EVER. I have never had working air conditioning since I have lived here. I have the work order request forms to prove that I put in work orders for my broken AC almost weekly ALL SUMMER LONG and I NEVER GOT AC. It's only May and I have already begun the pointless effort of getting AC for this summer with no improvement. Supposedly they have "fixed" my AC 3x already, but it is still 80 degrees inside my apartment. SO DON'T MOVE IN HERE IF YOU LIKE AIR CONDITIONING! YOU WILL NOT GET ANY! This has been a miserable experience. There are no good things about this complex. AND I HAVEN'T EVEN BEGUN TO TALK ABOUT THE BUG PROBLEM!! Do yourself a favor and do not move in.
Do not. i repeat do not go live in Briar wood off of Owen drive. When we first got there i didn't notice at first because we were getting a summer deal on a two bedroom 1.5 bath, but they paint over mold and a lot of it, looked nothing like the display apartment they showed us during the walk through. Not to mention we actually didn't get the deal because we were first time renters and they made it seem like they were helping us by splitting up our security deposit for three months so that we didn't have to pay a lot of it up front. So no deal. Gun shots heard almost every night and the lady that leased our apartment to us lied about who lived there before which was a bunch of drug addicts one having died there at the apartment! Well towards the end of our stay there, roaches and other bugs started to come out EVERYWHERE even though we cleaned every week or so they would still come out and try and find food. they blamed it on some couple that lived upstairs. But i knew for a fact that other apartments in the complex had roaches as well? So you're me that one couple caused multiple others to have roaches as well in completely different parts of the complex?? But wait. there's more. Chris had renewed the lease last year before we even knew i was pregnant and once i found out i was; i honestly couldn't imagine raising our kids there in a place where ratchet couples would be in the street arguing and gang fights happening almost every weekend in the back of the complex. So we decided to just Give a 60 day notice and pay the fee for any damages or anything with our security deposit, which as far as we knew that's all we had to do to leave, and go on our way after some paper work. NOPE. The lady at the front desk told us that we would have to pay Two months rent on top of all of that which came out to be like $1500. She claimed it was in the lease. They even cut the power back on in our name even though we weren't staying there, we just received the PWC bill, and tacked on a bunch of fees for stuff that was messed up BEFORE WE GOT THERE. Do not trust in this place. I originally found their ad on Craigslist, which should have been a red flag right there and obviously they only had nice pics up of the display apartment that NOBODY stays in. These are a bunch of crooks and i will be posting pics up soon of what it ACTUALLY looks like when you first move there. THANK GOD WE DON'T EVEN LIVE THERE, HAVEN'T FOR MONTHS NOW.
I have been a resident at Briarwood twice. The first time was back in 2003 and my military service brought me back to the area and I came back to what I knew in 2016. I always appreciate that they take care of their residents and try to create a sense of community. Even though they are older buildings, the management team has been doing things that make a big difference, like putting in new windows and they usually take care of things pretty quickly. I love the dog park, which is something they didn't have last time I moved here.
I stayed in Briarwood for 2 years my 30 inch rims got stolen October of last year a week before I moved people breaking in to your apartment. Someone just killed this man tried to Rob him. He's been staying in Briarwood over 30 years and come to find out it was his neighbor. Yes the prices is good but you always have to look over your shoulder wondering if someone's going to break in your home or if someone going to try to rob you. The office nor management are the police do anything about it. With my experience out there for two years I would never advise anyone to stay there.
I have lived here for a little over 2 years. I love it. They are older but well maintained and I've never had a roach problem in fact they send me letters saying pest control is coming for preventive spray. Maintenance always come when I call and the office Staff is very sweet. But don't take my word for it go see it yourself.
Briarwood Apartments are a great place to live I work out everyday and they have recently updated thier fitness center. I have a lab that loves to run and they have put in a huge dog park. The price is really low where I cam from the price for the size of my apartment would be tripled. Love living here
The grounds are fairly well kept by maintenance with a nice pool and fitness center for you to use at your leisure. The apartments are not bad, but are fairly old built in the 70's and have not been remodeled in a while. The only thing I don't like is that sometimes the maintenance staff takes a while to respond to your request and never tells you when they are coming.
I have Lived at Biriarwood Apartmetns for 6 Months now and I really like it Here The Property is kept well maintained along with The Buildings, The Office Staff is very pleasant, I have no complains about Briarwood Apartments at all
the buildings are old, the repairs are not properly done (you should not have to complain about the same bathroom ceiling leak, year after year)
My family and I lived here for a little over 3 years. The price that they charge for this place is sooooooo not worth it. They are very old apartments that all need to be redone. Maintenance is horrible they never fix anything properly they left a huge fan blowing in my living area for 3 days and never call or came to check to see what was going on and I was 8 months pregnant. The front office ladies are unknowledgeable about what it is that they are doing and Tammy never does anything but sit in her office they young black lady has a very rude and nasty attitude. And they only charge certain apartments for water ( not all apartments, just some) ad the company is not local and you can never get a person. These apartment are HORABLE!!! Nasty Staff, HORABLE MAINTANECE AND OLD UNCLEAN AND UNHEALTHY PLACE TO LIVE.
Briarwood Apartments seem to be a great value, but there are several maintenance issues, cockroaches and other insects. The place is a bit dated, but they are making an effort to update things.
This is my first apartment. I moved herer from NY. I have to say I love it. Its huge for the price I pay. An apartment like this would cost double. New carpet and paint. Staff is really nice.
I moved here from NY and the apartment is a disappointment. It has roaches, the toilet is lopsided, the handle on the shower/tub has difficulty, you have to pull/push hard to turn on/off. The ceiling in the bathroom still shows signs of a previous leak. The cracked window has been fixed, so has the back up in the bathroom sink, which was a health concern. The show apartment was gorgeous. The move in apartment was not. There was enough time between when my furniture and I moved in to fix these problems. Why was there no inspection, or who failed to inspect and complete repairs before my move in. I walked a office rep. over to show her the problems and still as of Jan. 1st 2013; Bait & switch.
I was a frequent visitor @ BRIARWOOD. My daughter lived there for a couple yrs. She had a one BR one BTH. It was very spacious for a 1 BR. It has a very large eat-in kitchen. The only thing I did'nt like was the glass shower doors . The location is excellent. Just 1 min.to All American, straight shot to Ft. Bragg. If I were looking for a place to reside, I would go to "Briarwood".It is also convenient to shopping' restaurants and I 95.
Property Manager at Channing, Responded To This Review
The location is great and convienent. They apartments are large, not much closet space in the 1bdrms. The roaches are a serious problem; and repairs should be made by inspection on a move out so new tenants don't have to suffer. I am a current tenant.
