I feel completely deceived! It seems like they tricked me into losing my deposit. It’s frustrating to think that my hard-earned money was treated so carelessly. I can't believe how poorly they handled my situation. There were roaches everywhere. Additionally, they charged me a $400 late fee for a 25-day delay.

I moved in June of 2024. I immediately made maintenance requests because there were problems with closets, windows and our fridge. They weren't addressed until I made multiple visits to the leasing office and gave the property manager a talking to. Finally got fixed in late August. They gave me all sort of excuses about not having staff but once I brought up that I am an attorney and that I will withhold rent, maintenance was in my apartment 10 minutes later. Our AC stopped working and their solution was to put a portable one in and let us deal with the extra power bill. They will do anything to transfer the cost on to the tenant and not lift a finger to help. The apartments themselves are very old, the appliances are garbage. There is a massive pest problem and only in two months we must have killed a dozen roaches and other bugs, this is despite having pest control over multiple times. Pensacola is a relatively affordable place to rent and we found tons of properties a lot better than Chapins for the same price range. Glad we only signed up for a short 8 month lease. Highly recommend you don't rent here. We signed the lease without seeing the place because we moved from far away, would never have signed if we saw the place first.

This complex has its ups and it's downs, and it's mainly just the fact that the people living gear don't bother to take care of the shared spaces. There are bugs. Get your own stuff for it, i got mine cleared out in a week with combat gel.

I have lived in the property for almost 2 years and the experience has been excellent. The leasing office team is bilingual, always willing to clarify any doubts. The apartment is kept in optimal conditions; at most, we've had 3 maintenance requests, and all were solved in less than 24 hours. We love the pool (we use it on weekends) and the location of the condominium.

I have been a resident at Chapins Landing for the past 3 years. I love the area, and we are extremely close to everything (the mall, PSC, restaurants, hospitals, and the beaches). It is safe and the grounds are very well kept. The two pools are amazing. The staff is quick to respond to any maintenance requests, and they are always holding events for residents in the community. The gym has recently been redone, and has everything you need to get a good workout in. The grounds are very well lit up. The dog park is great for your four legged children! There are grills located throughout the grounds. There is a basketball court, boat storage, and washer and dryers in most units. I think the only thing we are missing is a playground for our little kids.

I chose to live here because it's quiet in the apartment complex itself, but it's close to the Mall, the airport, schools and restaurants. Upon moving in, I discovered they renovated the apartment. It was clean with all new carpet and the best feature is it's one of the few, maybe the only apartment complex with a washer and dryer in every unit. There's also 2 pools and a fitness center. The maintenance department and the office is very responsive, usually responding the same day.

I will keep this review short and to the point. ROACHES. I have found over 75 roaches inside my apartment since I have moved in. I find roach droppings everyday. My fridge had roach eggs that hatched. Month after they gave me a new fridge I still find large roaches everyday. They are not able to fix the problem.

I love living here! The staff is always so friendly and helpful when I have questions or concerns. Maintenance is super quick about getting your service requests done, and if its something that will take a while they're good at communicating that with you too! The pool is such a nice relaxing escape on the weekends from my 9-5 job. The property is pleasing to look at from the street also! I understand the gym still being closed due to COVID, they only want to make sure their residents stay safe and I can respect that! I would recommend Chapins Landing to anyone that asks ! We definitely plan on renewing our lease here later this year! :)
HUGE COCKROACHES INSIDE AND OUT . You pay rent but you are only a guest ! The roaches are the real residents and they are here to stay ! Maintenance request never get fulfilled , mailbox key opens multiple mailboxes . Etc . Save your money . !
I’m honestly not sure why people are rating them so badly. Personally my husband and I loved our one bedroom apartment. It’s not super big but it worked for us. Everything was clean and ready to go on moving day and the staff made it so easy for us. (We moved from Illinois). Huge shout out to Shelly in the office. One of the best features is having in unit laundry, which I’m pretty sure every single unit has. I’ve seen a few reviews of people claiming that they’re paying $200 for their electric bill, my husband and I have never paid more than $80 dollars for ours. Overall I have not a single complaint.
They previous management company assured me that with active orders I could change duty stations in December. Upon receiving orders in February the new management had changed and would not honor what I was told. They would not break the lease without a $1,640 penalty fee. The staff would also not work with me about bringing in a new tenant. They new leasing office is severely under staffed and over worked. The property has not been properly maintained as the pool frequently turns green. The leasing agents have no knowledge of military clauses or Florida statues as some of them have only just moved from other states.
DO NOT LIVE HERE! I was fooled by the cute little apartment pictures online. I moved from a different state and couldn't view the apartment in person. The one bedrooms and studios are on the opposite side of the street, it literally looks like a crack hotel. Even the layout on the inside is like a hotel. The one bedrooms have no ice-maker or microwave, which they fail to tell you. There is no closet space so I had to live with my vacuum, Christmas tree, and broom in the living room the entire time. They have been renovated, but very cheaply. My electric bill is $200 a month in a one bedroom even though I'm never home to use lights and my A/C stays on 73. I've lived here less than a year and my water heater has been broken twice, I had a massive leak under the sink, and my A/C has gone out in dead summer three times. The ceiling fan lamp fell while I was sleeping and shattered, called and complained, the maintenance men took a week to replace it AND ENTERED MY HOME WITHOUT PERMISSION WHILE I WAS AT WORK. I had all kinds of money and electronics laying out. The maintenance men are sketchy and drunk. I complained that they entered my home and they said it was ok because I had filed a complaint. Not when the complaint was a week before and they left it at "we will notify maintenance". Spoke with my brother who is a lawyer on that one. Would've taken them to small claims court if I wasn't moving down south. Oh, they also charged me $50 service fee to fix it. I'm sorry, but isn't that what maintenance is for? Put it on right the first time and that wouldn't happen. The maintenance men also tell the front office every single thing they see when they enter your home. There is no privacy here. They will charge you for absolutely everything when moving out. This place is a joke and it's disgusting. The only places they keep nice are the entrance and by the leasing office for future residents. Don't be fooled. I have watched 3 people move in and then out within a month around me. It's not what you think or what they portray it to be! I have never left a review about anything in my life before, that's how un-happy I was with this place.
I have personally enjoyed living here for the past 9 months. I rented a studio apartment from them, one of the renovated ones. All of my appliances worked the entire time I was here, ice cold A/C and hot heat. I blasted both depending on the weather and my bill never exceeded $70. Not bad to stay comfortable. Best part is having in house washer and dryer. Every other place I checked out prior to Chapin's Landing did not have this. To me its worth an extra bit of $ for the convenience. Was mostly here from October through June but have been loving the two pool areas as the weather has warmed up. Definitely have the feel of a resort while you're out there. Never used the complex's gym but have a few friends that make daily use of it. You wont be doing any power lifting but has enough to keep a burn going. The complex also has an on property dog park that is well kept. They also have a brand new sand vollyball court on site. Front staff have always been friendly and helpful. Emergency after hours support is also very prompt. Flooded my bathroom and then my downstairs neighbors and they were here within 20 minutes with everything to clean it up. (Thanks Guys) The convenience of being down the street from EVERYTHING is great. Mall is 5 minute drive, and every food joint you might want is within 3-5 miles of Chapins. Overall its an above average Pensacola complex.
Chapins Landing has a great fitness center and nice, clean pools. The apartments are nice and well kept up. The front office is great and always willing to help.
Don't believe the high remarks. Everyone I've talked to who lives here are just waiting for their rent to end. There are roaches and rats everywhere. The only part they try to maintain is at the front near the leasing office. They are not helpful at all when you ask for help and my rent seems to be changing every month. I hate moving but I can't wait to leave this place.
Great location if you want to be close to the mall and restaurants. Apartments are renovated but this is an old complex and they have a lot of emergency water shut offs, which can be quite inconvenient at times. The office staff is friendly.
Apartment is somewhat satisfactory,it is an older apartment that needs a lot of updates,electric bill is really high due to not very well insulated ,floors are decent,a new refrigerator is necessary as it makes all kinds of noise,windows leak every time we get a hard rain. On a positive note they are quick to fix things when we call in a problem,staff is very friendly!
This is the best apartment Plaza in Pensacola. I'm sure that explains the priciness. It's on a great side of town where everything is located. I'm a dependant living with a relative who is renting a two-bedroom and I'm looking to get a studio here because my relative is getting a house soon and I don't want to move from here because I'm in love with it. When I first moved here I didn't like it because I have to walk SO far just to take out the trash and check the mail. And we had to have several maintenance checks. And it's loud sometimes when I'm trying to sleep and they are mowing the lawn. But it's honestly worth it. And I guess the length you have to walk depends on where your apartment is placed. Utilities are divided among a four-resident unit. Each apartment comes with a washer and dryer, which adds to the price, but it's worth it. I think only ungrateful people can complain. Let's see, you can reserve parking spaces, you can have pets. Plus, they are re-paving the roads which is a plus because they are terrible damaged and bumpy. They have a gym, a pool, dog parks. It's so diverse. They JUST renovated it so it's really nice. You can't paint the walls! I seriously don't want to move out of here for a house. This is my home.

I have lived in another apartment home for 3 years prior that never truly felt like home. Here at Chapins Landing, it FINALLY feels like home. Upgraded apartment homes that are beautifully finished and LARGE outdoor patio space a large living room is exactly what I needed. The space feels like mine even though it is in an apartment community. Two resort style swimming pools a 24 hour fitness center are simply the icing on the cake. Professional and friendly leasing staff are always there to make things easier on me and my wonderful home experience!
