Save your money, this place is overpriced and seriously seriously awful! There are no amenities. They rarely landscape and barely clean the place. No on sight manager. There are ROACHES in the building! And when you turn on the ac gnats swarm out. There is trash everywhere. The floors are buckling. Literally the first floor has warped floor outside of an apartment. They make you pay a yearly fee to get your packages because they store them in a unit you must pay for to access your packages! Dead decorative trees sat in pots for over a year in front of the building. They landscape maybe twice a year. When it snows they plow poorly and block in cars. The front patio entrance is an ice slick and no one ever puts down salt. People fell a lot! The carpets are all stained. The hallways absolutely reek! There's a rickety old picnic table out back with a grill no one should ever cook on. The space around it has trash and someone dumped their litter box there! The garage floor is peeling up. The alarm goes off often. The kitchen cabinets have a peel away faux wood cover that flakes off and the fake wood floors warp. The fridge makes a banging noise, loud! daily. There are so many fees on top of a ridiculous rent and they really go up a lot after a year! I do mean by very large amounts. They cannot keep track of parking and they keep trying to charge me more than what is in my lease for my space! Absolutely no communication. Not one response. And if you do tell them there is a problem, they say no there isn't. Seriously, SAVE YOUR MONEY!! You can get way better with actual amenities! And good service. You won't get that here. People are moving out of this building because it's so bad. Just awful.....Lastly, the building reeks of pot. No issue with folks smoking, but the smell is overwhelming and wafts into halls and other units.

We apologize if at any time you felt our customer service did not meet your expectations. Any concerns expressed or that may have been previously missed, we would certainly take the time to address. We do not advertise that we have amenities. We are a small apartment building close to trails and the river for walking and kayaking. Our locker system has made receiving packages more secure and organized. It is a yearly fee of $60.00. Our community team acknowledges that fire alarms can be disruptive and sudden. Our fire system operates as it is intended to, and this does result in alarms going off at times that are not planned. While these are an inconvenience, it is for the well-being of all residents that this alarm system is in place. In Charlesbank’s lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We would be happy to review these with you at any time. Please submit a service request at the first site of any pests as it is a priority to treat these to keep them out of our community. This place has many problems. The carpets are never cleaned, the grounds have trash everywhere, the plants are dead, the parking is not marked & your spot is not guaranteed. So many little charges for things our of your control, e.g. you don't have keys and they charge you for the app that lets you into your place! I would never live here again, and I would NOT recommend to anyone!

We will need to look into the condition of our carpets. All of the dead plants in our landscaping have been removed. All parking at Charlesbank is assigned with a choice of three different cost options. In Charlesbank’s lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. After more than 2 years of renting at Charlesbank and several rate hikes, we decided to move out in April 2022. Unfortunately, poor property management and a non-existent communications system/portal left us with nearly $1500 in fines for “insufficient notice” to vacate (47 days, not 60). Josh at Air Communities corporate office let us know they did us a courtesy by lowering fees to $600. Renters Beware — your money is better spent with another property; there are many others nearby.

In Charlesbank's lease agreement t it is indicated that a 60 day notice to vacate is required if a customer wishes to not renew their lease. In the event proper notice isn’t given appropriate fees will apply. Reminders about the required 60 day notice to vacate are shared with all residents at the time renewal offers are sent. We encourage all future residents to review their leasing documents prior to signing and strive to remain transparent on lease requirements by providing reminders when necessary. Don’t rent here. I’ve been a good resident for 2.5 years and it used to be a nice place but has gone severely downhill in the past year or so. Apartment manager and management company NEVER respond to emails or calls or communicate with tenants. Stuff happens with little to no warning like installing a new lock system on apartment doors. Forget getting any questions about anything answered. They bugged me in December to renew my lease which is up May 31st and I reached out 5 times to get a question about the ridiculously high new rental rate answered and didn’t get any response from their corporate office or the local community manager. Nothing! Then on the last day I had to renew, I was bowled over by automated calls and emails to renew. Horrific experience! It is a nice location, dog friendly etc but the lack of customer service and amenities is not at all worth the price.
