Property Ratings at Charleston Hall
I lived there for 3 years. I moved in shortly before Elmington Property management took over. They were affordable and awesome management before Elmington. Once the new management took over, it went downhill fast. The office is unresponsive, closing the office multiple times and never answers the phone when they're open. Getting maintenance to fix anything is very difficult. We dealt with water leaks, A/C down, etc. I've talked with several other tenants and they all feel the same way.
Like all the others have said, this place used to be a great place to live until the new management took over. I cannot believe how quickly everything went downhill. No one is ever in the office. No one ever returns phone calls. Apparently having your smoke alarm going off, and smoke coming from the water heater AND having the fire department come doesn’t constitute an emergency to them. And that’s just one of the issues I had. The first year I lived there when MMC was in charge was excellent. I had no complaints. But Elmington Property Management is absolutely terrible and it’s clear they do not care at all about tenants. Oh my AC drain was clogged and leaking terribly into my neighbors unit (you’d think water leaking on the second floor is an emergency). We had to fight with them for weeks for anything to get repaired. Totally ridiculous. Paying waaaay too much for crappy apartments that aren’t well kept. I’d recommend anyone checking out this property to please look elsewhere.
This WAS a great complex till Elmington Property Mgmt took over in October of 2020. Since then, maintenance is nonexistent, the office staff unresponsive even assuming you can ever get them on the phone or see them in the office. My AC has been having issues since February and I have called-- no joke-- THIRTY-TWO times on it. Frequently that is ignored, but when they do respond they send out their ONE maintenance guy who does not speak English and who does not fix the problem. I have talked to numerous other residents with similar problems. Trash is everywhere since they evidently cannot be bothered to empty trash cans. Pest control and air filter changes went from monthly to annually.
The area is nice and seems relatively safe; however, management is poor. They do not answer the phone, call people back, or respond to emails. We have so many issues with our apartment including--but certainly not limited to--pest problems (cockroaches), rusty pipes, a leaking water heater, and a sliding glass door on the first floor that still doesn't lock, even though I put in a work-order on the very first day we moved in. They apparently have enough funds to install Google Nest Thermostats in every apartment, but not enough to hire maintenance workers who have the ability to change the battery in a smoke detector. We are horrified and completely shocked by how poor management and maintenance are under Elmington Property Management. If things do not improve, we will absolutely be renting elsewhere. This is unacceptable. I'm not going to keep paying such a high rent for such low return.
I know charleston hall is excellent due to taking good care of there community and they do there best to make you feel like home

Thank you for residing at Charleston Hall and your kind words!
I’ve lived here for a few years. It’s definitely one of the best places I’ve rented. The townhomes are a good size and pretty quiet. The landscaping is taken care of constantly and they’ve redone the parking lots in the last year or so. The staff is always polite and fast at fixing issues—every time I’ve submitted a work order it’s been done by the next day. The townhouses are a bit older so they’re not really modern looking but they’re well maintained. The prices are good and so far I’ve not have crazy rent increases year to year. I would definitely recommend Charleston Hall to people looking for a nice place in Smyrna.

We are happy to have you as a resident at Charleston Hall!
We’ve lived here for ten years. The staff is helpful and professional. Any issue is promptly addressed and we’ve had no problems that have been ignored, dismissed or in any other way neglected. We love the pool; and the complex is quiet with lots of families. It’s a great place to live location wise and has easy access to the main roads of Smyrna.

Charleston hall had a variety of spacious 1,2, and 3 BR Apartments, as well as 2 & 3 BR townhomes. The office staff are friendly and helpful, the maintenance staff are always professional, and the landscaping is always beautiful. Well priced for the area, and close to TWO I24 exits AND 840!!

We are happy you chose Charleston Hall for your new home!
We have lived here for almost a year, and we love it! Close to everything in Smyrna, and not too far from Murfreesboro and Nashville. We live in a townhouse, and it has a ton of room! This place is a really great deal compared to other places in the area. Office staff and maintenance are very nice people, and we have not had any problems. It's a very safe and clean area, and it would be a perfect place for families of all kinds.

I enjoy living here at Charleston Hall. Amanda in the office is super friendly and so is Maintenance, they've always been so helpful! The apartments are clean, and I enjoy my townhome-lots of room. It's a quite community which also allows pets. My kids would tell you their favorite thing is the pool. :) I also, like that the Neighbors are so "neighborly" for lack of a better word. (lol). Oh, and it's Super close to the Elementary and High Schools which is really convenient. Living so close to all the main areas is good for the gas tank, too!

Thank you for your review and that you and your family continue to enjoy residing with us!
My family and I have lived here just over a year and a half. The townhome we are in is spacious and fits our needs well. One thing I love about being here is that it's rather quiet. I rarely hear a loud stereo or people. The staff has always been really pleasant and anytime I have ever had a maintenance issue, it's been fixed the same day or very soon after. I would definitely recommend Charleston Hall to any of my friends. I have never had any issues.

Lived here a while now and everything has been lovely! There’s been a few minor issues (our ice machine stopped working) but everytime the staff has been notified they’ve fixed it immediately. Only downfall is that there is no living room overhead light. However the sunlight always keeps it bright as can be! Very quiet and spacious and the neighbors are all super friendly.

For 3BR 2.5BA, less than $1,000/mo. rent was very nice a year ago, though since our contract is renewed, it is going to be raised by $50. The building is old and there is a certain moldy smell in a spare storage space under the stairs and there are some gaps around the windows so somehow the bugs and slugs enter into our apartment. For the maintenance issue, apartment maintenance crews come over right away. The outdoor swimming pool is nice and good size.
