Property Ratings at Charter Creek Apartments
Hello - I am a current resident of Charter Creek apartments, and I have been a resident for over three years now (since 2018). I’ve owned two houses and lived in a few apartment complexes in the greater Richmond area in my years. I can confidently say Charter Creek is by far and away the best apartment complex I have ever lived in. My apartment feels like home and has all the amenities I need. The grounds, shrubbery, walking path, gym, and pool are extremely well maintained. I also rent a garage unit at the complex which is very handy for someone like me who owns a lot of tools. The staff members are so friendly and very prompt when I place a maintenance service order. And as we all know the success of this complex, or any other complex, is the result of the devoted employees who work there. Mary (Manager) and Amber (Assistant Manager) are two such dedicated employees. In fact, Mary and Amber are some of my favorite people. Mary and Amber do all the behind-the-scenes work day in and day out that the residents receive the benefit of and often take for granted. Both go above and beyond to make each resident feel at home and welcomed and cared for. Both have always been so incredibly kind to me. Recently Mary was pivotal in resolving an issue I had with a service provider. She listened to my side - and after weighing all the facts, stood by my side and reached out to the service provider on my behalf to resolve the matter. I’m not quite sure how many managers would do that with a friendly smile like Mary. And Amber is always out and about on the complex grounds making sure things are getting done. She will wave and say hello if she sees you walk by. Amber is also an excellent cook and loves to share her food at apartment social events that Mary and Amber coordinate. Amber makes a mean dish of sweet potatoes. I loved them so much she gave me “sweet potatoes” as a nickname. It’s that kind of work ethic and friendship that creates an atmosphere and place worth living at. I couldn’t imagine walking in the office and not seeing their smiling faces. I would encourage anyone to visit Charter Creek if looking for a great place to stay. I think you will love it as much as I do.

I'll give you the upside first, because there isnt much. The complex is well located with stores and banks in walking distance and easy access to both Rt 1 and I95's north-south access, the 295 beltway, and Parham Rd's east-west axis. And the original layout was attractive enough to keep up curb appeal in the face of subsequent neglect. And that's what you face. Property is owned by a Hanover heavy-hitter with many more irons in the fire, and this one is currently in the hands of a substandard team. "Renovated" units are thredbare, worn, and haphazardly serviced. Office staff combines a mix of surliness and incompetence usually found only at a DMV. The lone maintenance guy does his best--and that's none too good. Rental properties are few and far between in Hanover, so your choices are limited. But if you can, choose elsewhere. I wish I did.

As someone who has moved away from her family for the first time, I was a tad nervous, but the complex is inviting, tidy, and convenient. I can easily walk to Food Lion, Walmart, and various other restaurants and facilities. It's also close enough to Richmond that I can make frequent trips, but far enough away to avoid some of the traffic. The facilities are well-maintained; I frequently see staff diligently working to keep the place up to par. They are always friendly, and I've only received warm smiles and helpful advice from the leasing offices. The grill areas were recently updated and they are wonderful spots to just relax and eat a burger (or two). I love the large patios and seeing all the fun decorations. The pool has been my haven this summer, and I appreciate the friendliness of the attendants. My neighbors are all very friendly as well, and the pets make this complex feel more welcoming.
