They never do walk arounds to check on the how dirty the area is. Trash cans over flow every weekend because they stop coming on the weekends. There has been blinking lights on the side of the apartments for over 6 months now. If you can’t fix it wouldn’t it be smart to just take the bulbs out it’s not like there is street lamps in the parking lots. There has been a big screen tv in the grass for over 7 months now but no one would know because the lawnmowers don’t care to pick it up while residents pay to keep the grounds clean. Do office workers even survey the area beside the fake apartment they show off to future mad residents?
Move in day was horrible, I got my keys when I was 5 months pregnant. Walked in and the apartment was literally just finished being painted, so I couldn’t even try moving in until almost a week later when the fumes weren’t as bad. There was water damage to the ceiling throughout and the apartment was absolutely disgusting. I was finding dog food and beer caps and bottles throughout. Charged me $50 a month for 6 months for “not having renters insurance”, I had called the leasing office several times (leaving voicemails because they never answer), sent them my proof of insurance, my insurance company had even called to confirm AND I contacted corporate and the issues was never resolved. Apparently I wasn’t the only resident that had this issue. Less than a month after moving out I got a bill from a collections agency on behalf of Chase Arbor for a “past due amount” that Chase Arbor not once notified me of and wasn’t even available online. I’ve lived here twice now, once when it was under JRK and again under current management, and this experience was absolutely horrible. Amenities are run down, customer service is nonexistent, and business practices are less than professional.
This place needs to be shut down completely. Unit has black mold and mildew everywhere, damages done by previous tenants are being charged, management is never available — their resident relations is a joke … do not waste your time here. They don’t even deserve a 1 star review.
No luxury at all, just high prices, people at the leasing office doesn't care about the residents, utilities are crazy, $300 for sewer, DON’T DO IT
Corporate needs to step in. If I had a way of contacting them I would. The property manager is very unprofessional. She uses foul language while talking to her employees, and residents. They discuss other residents issues in front of you. I dont understand how she is the Property Manager. She is only there for a pay check. No need to put in a maintance report. Save your money and move out. Im going to continue to search to find a way to contact corporate. I even have a video of an incident where she is reprimanding an employee in front of the residents and using foul language. She is nasty and the lady that is always in her office is just as bad
I’ve lived here for 4 months. Their maintenance team is terrible. They take months to come and attempt to fix something and they do it terribly. They’ll complete maintenance requests without even coming into ur apartment. DO NOT MOVE HERE. Do not read any other comments on this place, this is the only one you need. DO NOT MOVE HERE.
I applied for an apartment on Feb 19,2023, was giving an apartment address choice to where I wanted to live. That apartment was placed on hold for me. I paid the application fee and a holding fee of $300 electronically through my bank account. In less than 24 hours I was denied. I called to inquire about my deposit being returned. I received an email on Feb. 24th asking for my address that was on my denied application...so that my deposit could be sent to me via mail. I was thinking I would get my deposit the same way they received it electronically. But NOOOOO! Waiting and waiting I called the office today March 20, 2023 and was informed that my deposit would take 30 to 45 days to be returned on an apartment I was denied for in less than 24 hours. If you have time #45days to wait on a deposit for a denied application this is the place for you. LOL Beware! Make sure you ask about their return "hold an apartment" policy.
Customer service is awful. Move in experience was awful- Wasn’t able to have a walk through or viewing of apartments, I had requested a different apartment. Wasn’t told we couldn’t move in until 4 on move in date and they weren’t helpful one bit with trying to get in that morning. Was told a week before they would speed it up and I’d get a call if they could. Day of they said they weren’t sure. So 4:15 I get the key and at 4:30 the workers were still in the apartment, cleaning crew was nowhere in sight. Had to clean the whole apartment before moving anything in INCLUDING shampoo the carpets as there was stains and pee spots in the room. SO many issues with the apartment that have still (4 months later) not been fixed. CSRs could not care less. Grounds are a constant mess. Any maintenance requests take days to be responded to(if they are at all) All in all I don’t recommend this complex one bit, moving out as soon as lease is up.
The management is HORRIBLE very unresponsive. In the summer during the heat wave our air conditioning was broken. I emailed/called management almost daily about the issue no response. My family and I had to stay in a hotel and eventually get an air conditioning units for the windows do to the excessive heat. TOOK MAINTEINCE OVER A MONTH TO REPAIR THE ISSUE
You better be sure wanting to move into this place. I was just told that the $350 deposit I put down was non-refundable. It was not stated on the website before submitting the application. The customer service is horrible, you can't get a return phone call, the girl that did answer today didn't even know the corporate number. I am so glad I withdrew my application. The poor reviews are correct. I wish I would have listen before I was out of $350. If I could give a minus star I would corp doesn't even answer :-(.
This by far was the worst apartment complex I ever lived in. From the older appliances not advertised to the horrible resident care. The office staff is rude no help at all I moved out with active work requests. Good luck even reaching the front office by phone, even leaving a callback message in their full inbox. Strongly recommend looking into another option! 0/5 rating I can’t find anything positive to say about my stay here other than when I moved out!
I have worked in customer service for over 20 years & in property management for 6 years. If you like horrible customer service, a property manager that does not sympathize, being ignored by inside & outside staff, work orders that take more than a month to be completed or are marked completed but were not, want to be 1 of the many many tenants here that have to have a window unit because they do not fix ACs, & a corporate company that does not return your calls or emails by all means move in. This place will tell you one thing to get you in but once you live there, they do not care about you. TAKE THIS AS YOUR SIGN.... DO NOT MOVE IN!!
If I could rate this place a 0 I would! When I first moved in we had a very bad fly infestation problem. On top of that our fridge went out three times. They would not reimburse us for our groceries. The AC unit froze over before I had moved in, and my bedroom carpet was soaked. Complained to maintenance, and they just brought me a large fan. AC unit froze over 2 more times causing my carpet to get soaked. Eventually our AC couldn’t go below 70, so during the summer and other very hot days my bedroom would get up to 80 degrees. They brought a window AC, but eventually took it back. Had a just an apartment electric shortage causing half the power to go out. When complaining to maintenance and the leasing office about everything, they kept trying to just “band-aid” all the problems. When we had our fly situation, they told my roommate and I we could “live on the street.” My roommates valves for the shower when turned off, still kept running water. We told maintenance and issued it an emergency, water ran for over 24 hours. There’s a lot more, but just don’t do it. Leasing office doesn’t care, property management doesn’t core nor maintenance. It’s over priced.
We lived here for 74 days and they got $7,449.69 from us. This was the worst living experience of our lives. I would not recommend this place to anyone. And i feel so bad for all the people stuck living at this dump. We were shown a decent display apartment near the office, the price seemed fair, amenities looked nice. Upgraded, hard wood floors, washer/dryer. A few weeks later... We moved into filthy, out dated, not taken care of apartment. No hard wood floors, hair painted into the walls, cracks, holes, mold, FILTH. Old appliances, nothing worked. There is no lighting, no light in the living room or bed room. Even the toilet rocked when you sat on it, and bugs came out!!!! (I can't upload the videos) We scrubbed it "clean" and tried to make it work. The first night, we woke up with COCKROACHES crawling on our faces! The next morning we went to the office to complain, we got a meeting with the manager a few days later (the day before rent was due!) to discuss being let out of our lease, showed her all the mold, filth, bugs. She didn't care. She said we can either pay to break our lease or file a complaint with the city of VA. She put us on the rotation for pest control to come. That day we broke our lease. We didn't care how much it costed, we were done. Not to mention, pest control came when we were at work, and upon coming home our dog (who is never sick) threw up 20+ times. He even got flees from this nasty place! The grounds are disgusting, trash and dog poop everywhere. At night it is so dark. I highly recommend paying a little more in rent and living else where because you will end up paying for it anyway here. Nothing in our apartment worked. I never once did laundry there because the smell coming from the water was horrible. We didn't even eat or cook there it was so bad. And we still got $150-200 water/sewer bill for only showering there! Expect an extra $220-320 Added to your monthly (not to mention electric) Water Sewer Pest Control Trash Amenity fees If you like living in filth, waking up with bugs in your bed, trees fallen on your car, and stepping in dog poop on your way to work, this place is for you! If not, rent elsewhere. I wish we took the reviews more seriously.
My girlfriend and I were to move into a 2BD/1BD unit at Chase Arbor May 2021, but we're unable to do to water damage to the apartment, cleanliness, and roaches. Our unit had old and new water damage in the ceiling of the bathroom which spread to the floor and into the master bedroom. Upon the date of our move in two maintenance workers were still in the apartment trying to fix the water damage. A steady stream was constantly coming out of the bathtub. Roaches everywhere. I found at least 10 of them in the unit. Apartment smelled disgusting and areas were not cleaned or wiped down. Screen door wasn't even on the rails and was laying against the sliding door of the balcony. On the day of the move in we did not receive the keys for the apartment until 30 minutes before the leasing office closed in order to give the maintenance staff more time to try to finish the apartment. We were told we could pick up the keys at 4:30PM and even after that maintenance was still working on the place and had given us a dehumidifier/fan and told us to leave it on throughout the night to try to dry up the walls. We recieved the keys at 4:30PM of our move in day, returned the keys at 9AM the next day and moved the few boxes we had in there out. We were out of the apartment in less than 24 hours. We had showed Olivia our leasing agent photos of the apartment and she returned our cashiers check. Still pending on the return of our deposit. Olivia instructed us to send photos of the apartment to the property manager. Sent photos and did not hear from the property manager. Sent a follow up email and gave me a "move out receipt" stating out deposit would be returned in 45 days. Called several times and left our number with staff to speak with property manager, but would not get in touch for almost 2 months. Finally spoke to property manager and asked for our holding fee to be returned to us as well. Was explained it was nonrefundable and that we need to get a lawyer. Situation could have been avoided it they acknowledged that the apartment was not ready for move in on our move in date and an apologize would have been great. In short, Apartment damaged/disgusting, customer service poor.
So it all started after we moved in when we first moved in there was a lot wrong with the apartment the dishwasher was leaking the blinds are broken just the quality of the place wasn’t up to what the price of the place was worth. Then a few months later they threw in a $250 charge for trash and water and sewage which was not stated in the lease. The leasing office told us when we moved in that the trash sewage and water was included in the rent but we later found out that it wasn’t. I’m very disappointed in this apartment complex and would not recommend it to anybody.
The only pro with this complex is that it is quiet. This was my first apartment and I loved it until I saw all the negative. The maintenance people were friendly around the complex but I never needed to utilize their services. Trying to reach the office staff was impossible. The phone always rang and when you would leave a message it was luck if you were able to have someone call you back. I was there under a year and almost renewed my lease, but then April 2020 my neighbors had an unfortunate fire. In the midst of the pandemic my leasing complex did nothing to help those affected by the fire. I ended up having to move due to my asthma and Chase Arbor tried to have me pay for my back rent, when they never took responsibility for "cleaning" my apartment after the fire. My vents were disgusting and looked like they hadn't been cleaned in years. Garbage was always left around the complex or outside people's homes, and I was told you'd have a $50 fee if someone ever reported it. The trash compactor was also always full and I never saw garbage trucks come to pick up anything. My neighbors were friendly. I would not move here. I had a horrible experience.
When I first signed the lease to move into this apartment I had some doubts and honestly I should have listened to my conscious because I dreaded and hated every day that I lived in this apartment. And that is not an exaggeration. To start their 48 hour maintenance guarantee is an absolute joke. Honestly don’t count on anything getting fixed in your apartment until at least two months after you submit your ticket on the portal. I went without a working air conditioner in the months of June and July. When I finally got someone to come and look at it they told me “its working properly and there’s nothing they could do about it”, at the time it was 80 degrees in my apartment when it was set to be at 70. But according to them everything was completely fine. This company should legally not be able to market themselves as “luxury apartment homes” because they are the furthest thing from it. When they give tours of the apartment they show an apartment with beautiful floors, ceilings, fixtures and closets. When I actually got into my apartment on the day I moved in the ceiling was falling down, all the outlets were loose, the wooden balcony was covered in spider webs and the closet boards were completely bowed out. Talk about luxury style apartment living! Also you may wake up one morning and your car be gone, surprise you have been towed! Two months into living at this place they decided to change the parking spots and assigned my car to a parking spot that another resident was already assigned to. The other resident decided to tow my car one night and I did not have my car for an entire Saturday with no compensation given to me because of the inconvenience. We all dream about the leasing and property staff being able to easily communicate with and can take their word when they say they will follow up. I can not tell you how many times I was told we will call you back tomorrow or come back tomorrow and fix something and no one ever showed up. During the mass shutdowns from April to June I received numerous emails from Chase Arbor stating there were no exceptions to paying rent and they did not care everyone was in the middle of a pandemic rent must be paid to them. While moms and dads didn’t know when they would be approved for unemployment and how they were going to put food on the table chase arbor was sending nasty-grams to their residents to ensure all rent got paid on time.
My family and I have been living here for the past 2 years and I can honestly say it was the worst decision we could’ve made. The rent is way too much for all the inconveniences we have experienced. Here are a few examples..! 1. My car was broken into AND STOLEN 2 nights ago on Chase arbor property and the front office couldn’t have cared less 2. Maintenance took exactly a month to the day to fix our washer machine & toilets (we had reached out several times to the front office and maintenance man and got zero help). 3. It took about 2.5/3 weeks to fix my tub. The water would constantly run all day and night and the water bill is spilt between all units fyi. 4. During random times in the year they will shut off everyone’s water to do some “repairs” and you never know how long they will keep it off. The longest was 3 days. 5. The people/ manager at the front office are ALWAYS so rude and act as if you are the inconvenience. This place is terrible and they show you models when you go to tour the place. So please lower your expectations. The model WILL NOT look as good as the one you will be getting. I usually do not leave reviews but this is honestly a terrible place to be.
Don’t move here if you want a staff who will actually care about your living conditions, not argue with you CONSTANTLY, and maintenance who actually fulfill requests. My air has been broken ALL SUMMER. Bare in mind, it’s quarantine and I’m working from home. I have complained and put it work orders MULTIPLE times to no avail. So, I’d advise against moving here.

If I could give negative stars, I would, without a blip of hesitation. I moved in October 2019, and immediately from the moment I received my keys I had issues. The first issue, your mailbox key, yeah you’ll get it in about 2 months after you go to the post office to tell them you moved there, so everytime you think you might have mail you have to go there to get it. Two, I was given 2 keys, one which was incorrectly cut and I still haven’t received a replacement. The apartment I was given was so far beyond being “move-in” ready, I was livid. The faux wood linoleum is warped and cracked and separated from the floor due to water damage in both the bathroom and kitchen, the faucet in the tub appears to have been removed from the wall then putty’d back in place, a one inch crack in the tub, cracked caulking where tub meets wall, the shower: the grout between the tiles is filthy-possible mold, the dryer takes about 2-3 cycles to fully dry your stuff, the D/W just makes noise when attempting to cycle, the stove trays were disgusting, stains on the pantry shelves, two baseball sized holes in the entry closet that were filled with dead bugs and spiderwebs, outside front & back patio (to include storage closet) are covered in spiderwebs and actual insects. Maintenance requests have been placed for the above mentioned 2x, both of which were marked completed a month to a month and a half later, but never actually fixed. Fellow Dog owners don’t clean up their dog’s poop and the grass areas are so poorly lit, good luck not stepping in it if you’re not using a flashlight or have daylight. Dumpster is consistently overflowing and becomes a mountain of trash in front of it. Parking is freaking nightmare if you get home past 7 on a weekday, which I have had to park in the lot behind my building and walk through the poor-lit dog poop filled grassy “hills” on MULTIPLE occasions. The front office never returns your phone calls even if you leave a voicemail. OH! and to top it all off despite my cleanliness and NEVER leaving food out, there is a mice infestation that I have been battling for months. Do they care? Nope. Please save your time, money, and energy by not even bothering with this place.
I picked this place because I didn't have much time to search for a better place. The biggest problem I've had was that the air conditioner never worked when I moved in. This was never detected until the spring due to rising temperatures. I have submitted work orders complaining that the A/C wasn't cooling the apartment and that the air flow from the vents was almost nonexistent. The temperature in the apartment has gotten up to 90 degrees with the A/C running. Maintenance staff came in multiple times and told me the A/C was fine and air flow was fine as it was more than 80 degrees in my apartment (I now know that they lied to me). I've complained to the front office almost every week complaining that the A/C wasn't working; they told me that the temperature of my apartment shouldn't be over 80 degrees, but their response was just as useless. From what I was hearing, many residents were having A/C problems and probably the maintenance staff failing to fix them. It got to the point I had to call in a city inspector to look in my apartment. He found the issue immediately, an issue that was very easy to detect; which was that the evaporator coils were messed up (like someone raked over the coils) to the point that it could not pull in air effectively. I showed this to the maintenance staff worker that came over and he told me that because the A/C was newer, that could not be the problem. It took Chase Arbor from around 5 months (April - August) for them to finally detect the problem. I was told by the property manager that I would be compensated; a new manager showed up and knew nothing of the problem. I told the new one that I was promised compensation but unfortunately was denied this. As for other problems, they don't maintain the property very well. The outside grounds look ill-maintained (trees have fallen and don't get picked up despite being reported, bushes don't get trimmed, dead brushes and other plants). For my apartment itself, one of the tubs was leaking for months and it took them over 6 months to respond to it (reported once I moved in). Fridge smelled like rotten food and had a broken cabinet, dryer dries slow, sheet rock is exposed. Also the property has had several water leaks in which they to had to shut off the water. I know I've made a wall of text, which hopefully isn't too hard to read. I've only described a couple of the issues I've had. Also the rent is too high for such a mediocre place and staff.
I lived at this property and I was lucky to not have as many issues as most residents do, but now that I have moved out and am trying to get information about my deposit the staff has been terrible. They say you get a deposit back within 30 to 45 days but It has almost been 60 days and still nothing. The last two weeks, I have called the office practically every day and they have only answered the phone two times...always goes to voicemail. The second time I called, they put me on hold and never came back. I waited twenty minutes thinking they were actually researching my deposit but they never came back or resolved my issue. If you want to live in a place that has professional staff that treats you with consideration and respect, this is not the place you want to live, especially now that the old property manager has left. It was better when she was there.
Terrible place to rent from, all request had little to nothing done and after the flood that they caused the did nothing about it.
First off, the 48 hour maintenance guarantee is a complete lie. There have been five or six major incidents in the 10 months we’ve lived here that we have not been notified on, and we’ve had multiple tickets in since September 2018 that have been ignored because they “changed maintenance staff” We’ve had a broken tile in our shower because they implemented some kind of “water saving” program, and the maintenance staff decided to shove the tile they removed to implement the new material back in without properly sealing the tile. We’ve had 2 leaks and a refrigerator issue that caused us to be without refrigeration for roughly a month. One of the leaks, the ticket got closed out saying that “he could not find any leaks” when our entire hallway in front of our laundry room was soaked. The staff only cares about making a sale and signing up new tenants (for what I assume is incentivized with commission), there have been multiple times where we’d try to go to the office to submit rent, ask a question, or to ask about tickets we’ve put in and no one is there during hours of operation. Please, for your sake, do not rent from this abysmal property management. There are a ton of other properties you can rent at a way better price.
If I could put ZERO stars about this place, I WOULD!! First, there was a roach problem there and it was not because of us. I am not a dirty person at all and we always made sure we took the trash out when it was full and things were neat and tidy. When we brought it to their attention, they had a terrible company that required us to basically pack up our entire apt. so that they could come in & spray down the apartment with roach treatment. We had to do this process for about 3 times and it STILL DID NOT WORK. Not to mention how much of an inconvenience this was for us. We relayed this to the office and asked if they could get another company to do the job, but of course they weren't open to it, until later on in the year when a new manager took over and got someone else. Secondly, there was a trash dumpster over in our area, that got removed for whatever reason which was annoying because now us, the residents had to walk farther out to another area, just to dump our trash. Oh and within a few days, a mouse had chewed its way into our apartment and was leaving droplets in the apartment AND it ate our bread and sweet potato. THIS was the last straw for us because the PEST control problem had gotten out of hand and it was unsanitary to say the least. So we moved out. It was too many pest control issues there. Lastly, when we moved out that process was terrible! We gave them a 60 day notice and they tried to tell us that we basically broke our lease which was INCORRECT! SO we had to go to the office and set things straight. (NOTE: Whatever problems you have with them, always send emails to the office and follow-up with phone calls and in-person if need be.) Oh and one more thing... We moved out in February and DID NOT get our deposit check until May. I had to call the office multiple times to check the status of our deposit check and I do not understand why it took them sooo long to process our check and send it to us. OVERALL, IT WAS A HORRIBLE EXPERIENCE AND I WOULD NOT RECOMMEND THIS PLACE TO ANYONE. STAY AWAY!!!
i just had to say something because when i was first moving to VB, the bad reviews for this place almost scared me off. Was this the most amazing luxurious place to live ever? ehh probably not. But while i was there i felt comfortable, safe, and the grounds were always clean and well kept. the area that these apartments are in are beautiful and there are lots of good food, shops, etc. I never had a problem when i submitted maintenance requests or anything. The leasing staff literally sucked but I'm kind of under the impression that that's just a common thing with property staff (no offense to anyone lmao). Overall i had a good experience.
I would give them no stars but you have to give one to review. These apartments are run down and falling apart on the inside. They charge you for a "luxury" apartment, but there's nothing luxurious about it. They don't even check their units before handing keys over to new residents. I walked into an apartment that needed so much fixed. It was never cleaned and never painted. Once you move in getting maintenance to come fix things is nearly impossible. They truly don't care about their property or their residents.
This site is horrible, the management is clueless. It takes multiple complaints before anything is done. It took us submitting 5 work orders and over a month before they were able to fix our hot water heater. Turned on the AC for the first time a couple months into tental and of course it was broken. Submitted a work order and it was closed 2 weeks later without anyone coming to look at it. Still waiting to hear on the second one I have open. I will not be renewing lease and want everyone to know how horrible the staff is in dealing with issues.
Run! Do not move in! Poor maintenance and staff. Extremely rude and unhelpful, all they do is back track and lie. Heard them bad mouthing tenants on multiply occasions which is extremely unprofessional. Apartments are disgusting! Mold, carpets, sewer, poorly maintained. Poop everywhere outside, even rats and roaches. I have never in all my years of living seen a place so bad. The model units look NOTHING like what you’ll move into I promise you! Also rent is due on the 1st or you’ll be hit with a $200 late fee THERE IS NO 5 day grace period, but they don’t tell you that until it’s to late.
I Love my new apartment! My mom and I were looking for my first apartment and found the best one here at Chase Harbor. The leasing office staff are very friendly and helpful. Erica was a big help. She made the process easy and hassle-free. You can really feel that she loves what she does and wants to make sure that you get the best. The actual apartment complex is very nice, quiet and well maintained. I would definitely recommend this place! Thank you again, Ms.Erica!
Need to take LUXURY out of the description! There’s nothing luxurious about this place! You pay for amenities that one hasn’t been able to enjoy the first time in 2 years. The fire pit hasn’t worked since day one! The pool is always dirty nasty and green! The club house one can’t access unless the leasing office is open! They trick you by showing you model apartments that have been remodeled and designed to pull you on, but the apartment you actually get is nothing like it! I’ve had several leaks, the carpet is nasty and should’ve been changed probably 2 tenants ago. Toilets continuously leak as well as clog up due to poor plumbing. The floor is coming up in both bathrooms. You won’t be happy!
Would never rent at this place again. Staff is very nasty and they do not keep up with property features such as the dog park. If you rent with them do not expect to get your security deposit back even if your house is in tip top shape. We were never even given written notice of what damages we were being charged for. According to the VRLTA they were supposed to do this within 30-45 days or give us our security deposit back. We received neithher.
At first it seemed ok, but then you find out the truth after the first few months. The maintenance sucks. They did a repair in our room ceil and the popcorn job they did looks like ice sickles hanging from our ceiling. Then our washer drain hose had a problem and flooded the apartment. The water sat on the floor for 5 hours before the carpet cleaner came to clean it up. Which means there a lot of water damage under the floor. No dehumidifiers were put in the rooms or the apartment below us so the floor will rot and mold is growing. On top of it every year the raise your rent by a hundred dollars. We have had enough of this place. Our neighbor below us had his A/C go out. Mind you he has a 8 month old kid. No A/C in his apartment for a week. He had to go stay somewhere else till they came to fix it. I definitely don't recommend this place. The 4 stars is false advertisement.
This complex will give you a great move in package but have a plan for year 2. They'll arbitrarily up your rent while the condition of the complex and unit continues to decline (because they can't or won't respond to maintenance request) and charge you for things once you move out. Paperwork and communication from the local office is sloppy and inconsistent; when they decide to charge you upon moving out for the regular maintenance they never performed, you'll be lucky to get it from them. In my experience it goes straight to collections The location here is great but the grounds are covered in dog poop, the amenities (which sound awesome in theory) are poorly kept except for the pool area. You could go down the street to Aspen and get a better unit, with better staff and equal amenities for an equal or better price.
This is not a luxury complex it’s just in a pretty good location. I was told my layout was different. That wasn’t true. I was told that I just paid for my water usage. That wasn’t true. My lowest water bill for myself and a toddler was $114, highest $155. Absurd. I was told there weren’t roaches. That wasn’t true. I also had an infestation of fruit flies when I first moved in. I was told maintenance handles requests within 24hrs. That wasn’t true. I’ve waited almost two weeks. They’d close out requests without fixing the issue. My mail and packages have gone missing on a regular basis. The trash is constantly overflowing. The few positives are you can’t hear your neighbors above you (but you may hear a strange knocking every morning) and I had an assigned parking space. I’m not renewing my lease.
This was the worst experience with a rental we've ever had. First of all they wouldn't let us see the apartment we were moving into because they were "replacing" the carpet. When we moved in it was an old carpet that was still a little damp from the carpet cleaning! That really pissed us off, such an underhanded play from the management. When we were first getting our tour we asked about parking and we were told there would be plenty of parking. Well guess what? Every night when both me and my wife came home we would have to park on the next street over because our court parking lot was packed. More lies... Then three weeks in, one of the doors from the laundry room fell and hit my wife in the head! Like REALLY? They couldn't check the doors to make sure they were secure before we moved in? Not two weeks later the faucet from one of the showers became loose and the water wouldn't completely shut off. So we called in for a maintenance visit to fix it. Two weeks later a maintenance guy came and "fixed" it and didn't fix the laundromat door. That same night the faucet was loose again after being used once. Another week passed after we reported it and a second maintenance guy made it worst! That night the faucet came flying off spraying hot water on my wife! Once I turned the water main off I decided to fix it myself and it took 5 minutes to actually tighten the thing which never leaked again. What a joke of a maintenance team, just horrible. We were so tired of the parking situation we requested to move to another apartment on the other side of the complex which we noticed was vacant. First we were told we have to pay $700 to move to the other apartment. Kinda ridiculous, but okay we really liked the convenience of the location in VA Beach so we were willing to pay it to stay. After two weeks of giving us the runaround they said no because "corporate" wouldn't allow it although we were willing to stay another two years. Zero empathy from management by the way. After showing us the other apartment and getting us excited about not having to park far away from our apartment anymore, just a no with no empathy or even an apology for wasting our time or getting our hopes up. My wife always complained about our cars having to be parked on that side, guess she was right. My passenger side window was smashed a week before we moved. JUST HORRIBLE EXPERIENCE!!!
It takes maintenance multiple calls and sometimes they "fix" the problem yet it persists, and when the staff is notified and inquired about the persistent issue they become easily agitated and defensive. Grounds are not that well kept, there is dog excrement everywhere, the dog bins are rarely empty and the big trash receptacles can be overflowing for days.
I have been living here for 12 months. One of the most professional staff that goes beyond expectation of every resident. I have been so happy here I decided to sign another one year lease. Great amenities with the gym, dog park, and pool with cabanas. I would recommend this apartment community to anyone and everyone. The maintenance staff goes above and beyond in ALL requests. Great neighbors, wonderful location, and a professional staff made the decision to sign again the easiest decision this year! My recommendation if you decide to move here deal with Lauren and Melinda they really know their stuff. Great job ladies!!!
If anyone is looking for an apartment in the Virginia Beach area, DO NOT rent from Chase Arbor Apartments. The staff is highly unprofessional, things such as A/C and pest problems do not get handled. Quote: "we wish you would have told us earlier that you had a roach..." It was 10pm at night and an emergency number is not listed in the contract. We contacted you at 9 am the following morning. We have also been out of A/C for a month and a "reasonable effort" to fix the issue has not been made. I repeat DO NOT rent from Chase Arbor Apartments. It is by far the apartment complex from your worst nightmares.
I would rate this complex with a 0 if I could. There's so many things wrong with the apartments/management/ maintenance EVERYTHING. broken a/c that they won't fix, water damage that they won't fix because it's "just cosmetic", they'll come into your apartment when you're not home when you specifically tell them NOT to do so the same day... these people suck and they don't care about you at all. I cannot wait to leave and I highly suggest you find somewhere else to live!

This is thee absolute worst experience I have ever had! Literally from the day we moved in(October) we have had issues! Our A/C wasn't working(slept in 80 degrees). Our bathroom sinks were cracked all around. Our porch light didn't work. Our bathroom water had black spots. Our light bulbs started going out one by one every other week. And the worst one that we are STILL dealing with(May), theres a knocking noise in our master bathroom that wakes us up almost every day at 3-4AM. We have put in maintenance requests since the first month(October), until now. They came out twice, looked at something & determined it couldnt be fixed. They never made an attempt to try a solution to fix the problem. They are very lazy! And when you open a maintenance request, they close it without helping. Not to mention... You better not have an attitude for their incompetence or they will hang up the phone on you. We are going through legal battles now to fight this. Al l in all... Just pleaseee dont do it!!!
I have lived at Chase Arbor for three months and I honestly can say it has been a great experience. My move in went very smoothly. I was worried because of the reviews but I can see those issues were in the past. The front office is very friendly and always helpful. Maintenance is quick. I LOVE the amenities - the gym second to none. I would recommend living here,
I have lived here for a few months now and love it. The staff is professional and my apartment was as I expected. It seems this property went through some bad times, and I was a bit worried given some reviews, but it seems to be in the past. The place was renovated and there are new managers on board now, so the office is great. The amenities are amazing. The gym is state-of-the art so I gave up my Lifetime fitness membership and saved money. The gym here is 24/7. My dog loves the dog park. It's large and has a jungle gym for her to run around and through. I love that I can be at the beach in ten minutes and in Town Center in about seven minutes. I made a great choice moving here.
Moving here was a mistake. They post rent the day before it's due and if it's not paid by the 1st it's considered late. The maintenance crew are the only friendly ones here because the office staff is terrible. Majority of them have awful attitudes
Renting here was an absolute nightmare. Rent gets posted the day before it's due and if not paid on the 1st it's considered late. Upon move in we had a list of things that needed to be fixed, 8 months later they still aren't fixed. Landscaping is awful, there was a huge hole behind my building that they took about a month to fill in.
We visited the property looking for our daughter. We found the staff in the leasing office to be helpful, professional and pleasant. Lauren was GREAT answering ALLLL our questions, addressing concerns and even guided through the approval process. She sat with us to find out a little bit of why we were searching and took time to provide a fantastic tour. Lauren's responded to emails and voice messages promptly. Our daughter recently stopped by to look at the unit two (2) weeks prior to moving in and she pointed out a few things that would have raised my "displeasing eyebrow". I had to change the move in date, the apartment management made accommodations without any issue. On move-in day, the staff (including 2 new individuals) greeted us as soon as we walked in! As if they were glad to see us. We were offered refreshments while we waited for Lauren to be available. Prior to signing the lease, I inspected the unit and it was refreshing to see that the items had been taken care of and we were satisfied. Our daughter moved into a clean unit with all working components. Of course, we bleached everything down for our own personal satisfaction but everything was up to par. Lastly, the office was extremely helpful at getting connections (fios/cox) etc as well ! FANTASTIC!! SUPER !! PROFESSIONAL!! COURTEOUS!! , AND I HAVE NO REASON TO BELIEVE THAT THINGS WILL CHANGE DURING MY DAUGHTER'S STAY AT THE PROPERTY. Thanks so much to Lauren and the entire staff at Chase Arbor.
The entire complex is very old. The gas tanks for the grills are always empty. Half of the items at the pool are broken. The tennis courts are in bad repair. The volleyball court has hardened sand and is unusable - similar condition for the adjacent bocce ball court. Most of the apartments facing the street will flood when it rains hard (a REAL problem in the late summer/fall. My apartment flooded 4 times in 4 months). Maintenance is fast for most repairs, but VERY SLOW AND UNRESPONSIVE for carpet issues. Staff is friendly, but overall VERY unhappy with the facility.
Chase Arbor was the worst apartment experience I have ever had. My apartment was changed three times, one of those times was two days before I was supposed to move in. On my ten-hour drive to move in I was told my rent was actually one hundred dollars more than I had been told for the past two months. When we did move in my apartment was disgusting, we had to steam clean the carpets, wipe down the showers and cabinets before we could use them. It took over a week to replace my broken dryer. Work orders were said they were completed but they almost never were. Rust or something came out the faucets every time we turned on the shower. The dumpster was always overflowing and people were constantly going through the trash, which blocked us into our parking spots. We could here every step the people above us took. Management is zero help in resolving any issues. We had to make sure all of our interactions with them were in writing because they go back on what they say and say they gave you things they never did. Do not move here.
