The Clearfork neighborhood represents a large retail development along the Clear Fork of the Trinity River. These shops sit in between the Chisholm Trail Parkway and Hulen Street in the heart of Fort Worth. Trinity Commons, another shopping center, sits on the east side of the river. Residents enjoy living near Colonial Golf Course that hosts some of the best golfers in the country on occasion. Property Ratings at Chateau on The River
TLDR Review: These apartments are gross and if you have other options you should live elsewhere. Look at the other apartment complexes on this street. The only positive thing I can say about my experience at Chateau is that during the 2021 major ice storm I never lost power. However, that was the case for the whole street. Long Review: -This is one of those apartments that coats everything in layers of white paint. I found numerous hairs painted into my apartment. -It also costs a fortune to heat and cool these units. The west facing units are the worst during the summer. The windows are very old and hemorrhage energy. I used window films and blackout curtains and still paid so much money in energy costs. - Because of all of the paint layers the apartments are very high in VOCs. I had to buy oddly shaped, expensive Filtrete filters for the AC and also for the two air purifiers I ran 24/7. I easily spent over $500 on air filters living here. - The nice floors they show in the pictures online are actually wood look linoleum. I thought they were wood tiles at first until the whole sheet started peeling up in my unit. - The walls are paper thin. You will hear any of your neighbors turn on their showers. - My car was broken into twice while I lived here. There were also numerous domestic disputes.
I’ve lived here for 5 years. The original ownership company was small with a reliable, friendly maintenance team and rent was affordable. You got what you paid for. Now it’s gone through 2 different management companies, “renovations”, name change and rebranding all so rent can be hiked up. If I was renewing my current lease, my rent would be about $400 more than what it was in 2017 - just for a fresh coat of paint and new light fixtures. New maintenance team responds quickly, leasing office staff responds to emails and requests but it’s not always friendly or professional. Lately neighbors have been loud or have people over yelling and banging on their door. It’s not what it used to be and definitely isn’t worth the rent increase.
Ever since the new management took over its horrible!! Took over a month for a maintenance request to be taken seriously. They charge you for renters insurance even if you provide that you already have it. No one is ever in the office. I have a friend who lives here as well and their problem hasn’t been fixed in three months! Thin walls, I can hear my neighbors having their intimate times. Bugs everywhere. Never any parking near your apartment. Rent increase is astronomical. When this lease is done I’m out!!
I have lived here for almost two years now. Ownership changed a few months back. Now when it was time to renew my lease for the second time, rent had increased by over 15%, and the lease terms (break-lease in particular) were changed to be entirely unfavorable to the renters. All these increases in cost without any added benefit as a resident. Overall the property is okay, but with ridiculous price hikes this property is not at all worth what they are trying to charge now. Would not recommend moving here
THEY DID A 150 RENT INCREASE, zero security bugs everywhere inside and out. Exposed wires on every building. Landscape is so ugly and un kept now. Staff is very unprofessional. Unreno apt we are paying more then the new one. Trail gate broken so you get stuck out there till someone walks by or you have to walk 1 mile to front. Single pane windows are very thin and unsafe and electric bill is about 150 a month in off peek season for 550 sq ft that's how cheap these are made.
This place is ruining my sleep and my life. Garbage trucks come in the middle of the night several nights a week. Management does not even bother to respond to any complaints and they are never here. Ownership changes constantly. The place is old, dirty, disgusting, extremely overpriced, and does not care about anyone that lives here. It is a money machine to them, nothing more. I wish i never moved here.
The buildings are falling apart and maintenance has been understaffed for years. The cracks in the ceiling and wall keep getting bigger and worse. The leasing office ladies seem to have no experience in communication or helping resolve resident issues. They also change their mind on what is "acceptable." There have been multiple car break-ins and apartment break-ins...the "security officer" claims to check up when a break-in is reported but doesn't actually do that. The only reason I am still here is the location. I am looking to move soon!
This place has many car break-ins and the leasing office (Jennifer) does nothing about it and does not care about the residents. Avoid this place at all costs. No microwave, outdated, not energy efficient. This place is problem upon problem.
Roaches everywhere, not maintained, leasing office ignores any help you need. Place should be renamed "Dump on the River"
This complex is falling apart from the inside out. Also they are extremely over priced now. Also, the AC units are very old, so expect to pay $100-150 on electricity. Look elsewhere if you are considering this complex.
I have been living at this complex for two years now and this truly is the best place I have lived. I first lived in a two bedroom with a roommate and now I live in a one bedroom. Maintenance requests are handle with the quickness. The office manager Dena and the maintenance staff are some of the best people that l have ever met. Vieux Coulee is a great place to live, come try it out.
A pretty great place to rent for the money. River access and a great pool! The community has events about once a month. Lots of graduate students live here. The community stays pretty quiet, even on weekends. I've run into a few issues, but management has been open with communicating with me about them. No perimeter gate, but this property has only one way in and one way out. I enjoy living here.
I've lived here a little over two years and I absolutely love it! Not only are the apartments up-to-date with the latest renovations, the management is awesome. Any comments, questions, or concerns I've ever had was answered in a timely manner. Also, the maintenance here is top notch. Given the severity of the problem, they take no longer than 24 hours to fix whatever I need. All in all, Vieux Coulee will always be at the top of my favorite places I've ever lived.
I just renewed my lease for another year. I Love It Here! It's quiet and the grounds are well kept. All the office and maintenance staff are helpful and very friendly. Close to restaurants and shopping. It doesn't get any better than this.
Vieux Coulee is a great place to live. My husband and I have lived here for over 3 years. It's not a large complex, but it's huge on community. We have events every month, a really great pool area with an outdoor kitchen, a dog run and access to the trinity River trail. Management is so sweet and the maintenance team is top notch.
