You'll get charged for All utilities but you can't even stay in your unit on the hottest days because they will turn Air Conditioning OFF every time it gets hot outside - unimaginable!
This place is not resident-focused, and there is no intention or value for their community. There is always an issue with the building where they shut off the water for "emergency" purposes without any warning email or notification, so you don't find out until you actually need to use the UTILITIES YOU PAY FOR. The office management only cares about repairs for the image and money. Externally, it may look nice, but inside are cheap repairs infested with bugs and unhygienic and concerning safety practices. The repairs is covered up work and you can see the lack of care when you inspect the walls and corners of the carpet and bathroom.
I have been living here for several years. Overall experience is poor, and recently I felt it is rapidly going downhill. (1) Good luck getting your maintenance completed. I put in a maintenance request, and two weeks later, nobody called or came to fix anything. I had to go to the front desk and complain before they sent someone the next day. There is another maintenance request, it has been more than three weeks, and nobody in the management office could tell me when it will be completed. (2) Unresponsive staff. When you go to the management office and ask to talk to a manager, they will give you the runaround, they will say they are busy and will get back to you in a few days, and a few days later, they will say the manager you want to talk to is not in office today but they will read your complaint and get back to you. It is frustrating to see no manager wants to be accountable for the issues you encounter. Problems do not go away and they tend to get worse, but staff appears to not care at all. (3) Staircase has strong odor of marijuana sometimes. One night I saw a man just sitting on the stairs, apparently to sleep. Does this make you feel safe? (4) Construction noise from balcony and façade repair is unbearable and the proposed construction timeline is MULTI-YEAR (as told by management). If you are working from home, or have to stay at home to care for your children, be prepared for loud noise on workdays.
Nothing works quite right for any length of time: plumbing, electrical, HVAC, etc. Mice, roaches and construction noise that has been ongoing for months make this a less than ideal choice. Management and Staff are apologetic; but, unresponsive and uncaring. Stuck here for a few years, waiting out COVID before I move; but, avoid this property if you can. SMC is a big operation, so not much success if you elevate complaints, they really don't care.

If I could give The Chateau "0" stars I would. Do yourself a favor and do not rent here. First of all before I moved in, I was promised several upgrades to the apartment...all lies none of these promises were fulfilled, no apologies, no solution. The apartment is very noisy from elevators/maintenance working; they shut off water frequently without notice most times. There hallways smell of marijuana all the time...do they even do background checks on people who live here?

My experience with Chateau has not been so great. The staff at the leasing office are not pleasant. Was working with a person called Mike and promised would hold the apartment advertised ( 1 bedroom unit). Even after explaining to him will be relocating from another state to the area and would live to live there because easy access to the beltway. Filled out application online and they never responded back with an update if approved or denied. I had to send 3 emails before someone left me a voicemail. Called back to speak with the person who left a voicemail the lady lied he step out. Till this date never received and update on my application.Very unprofessional save your energy look elsewhere. To save any other persons looking at this property.
I have lived here over three years and admittedly that's a good sign; however, it's only for the sake of my spouse's work location. The roach and mice issues have been cleared up; however, noisy neighbors, car horns blowing late at night, loud karaoke parties from a nearby house, trash in the hallway, kids running in the halls, heavy stairwell doors that slam loudly, fitness center that never has all the equipment working at the same time, backed up trash chutes, parking garage door that keeps malfunctioning, elevators that stop working just when you need them the most (carrying groceries), front desk attendant that is never at the desk, and the list goes on and on. The one redeeming feature is the wonderfully nice staff (except for Mike at the leasing office who is long on promises and short on delivery) and excellent maintenance crew. If not for the nice staff, I would have asked my husband to move long ago. The place is just getting older and apparently not a lot of money is being put into its upkeep. Not the best neighborhood, with a poor selection of dining and sketchy shopping. The list of negatives is starting to add up and so we will be moving soon; but if you have to live in this area, you could do far worse than The Chateau.
My apartment home is wonderful it is in a great location beautiful in presentation and comfortable. The apartment itself is huge. The building is access controlled with 24 hour concierge it is well maintained and if service is requested there is no delay in response. The staff are friendly, polite and always helpful (makes me feel as if I am their only tenant). The amenities are too many to mention. The Chateau is an excellent place to live. There are many community events (monthly breakfasts during the school year, Holiday parties, etc.) and offers great amenities (gym, tennis court, pool, etc.). The buildings are clean, and the staff is extremely helpful and friendly. Most of our maintenance requests are filled same day and always within 24 hours. Great place for families and an ideal location to UMD without having to get on the Beltway or be in the middle of College Park. The shuttle picks up right outside. When we moved in, they were offering student and military deals, so be sure to ask.
I've been living in The Chateau for 3 years with my husband, and this is the greatest place to live! This is a beautiful high-rise apartment complex with all the amenities you could ever want. There are luxurious lobbies with lounging areas and plasma televisions. There is a beautiful swimming pool, tennis court, a newly built soccer field, a children's playground area with BBQ grills and seating, 24 hour accessible and fully equipped fitness center, community room for social gatherings or parties, available open as well as indoor garage parking, 24 hour front desk and maintenance service with the most incredibly professional and friendly staff that know how to take care of their residents, and controlled access entrance. The apartments are huge compared to any other apartments we've seen in the Maryland or DC area with large bedrooms, living rooms, and dining areas. There are huge patios and balconies, deluxe eat-in kitchens with all appliances, choice of wall to wall carpeting or hardwood floors, large walk-in closets, and central a/c. There are also laundry rooms conveniently located on each floor. The huge deal breaker after all these great amenities is that ALL UTILITIES ARE INCLUDED...I repeat ALL UTILITIES INCLUDED! The Chateau is conveniently located with direct access to highways 495 and 95 (serious not even a 1 minute drive). There is also access to metro bus lines (4-5 minute walk), and for students, a University of Maryland bus stop directly outside the complex. This is a beautiful community for anyone who is looking to be in the heart of Silver Spring that is only minutes away from the up and coming Downtown Silver Spring area, 15 minutes from DC and Virginia, and 30 minutes from Baltimore. It is the perfect location with all the perks you could ever want in your new home. Come join our friendly community at The Chateau!
I have been on the property for almost 6 years. During the six years there has been no change in management which is a good thing. The office staff and engineering staff are beyond professional. The property is very clean. When I first moved in, there was an issue with bugs, but within a year, they have cleared up. Since then, I have seen no bugs. The apartment size is just right for a couple or small family. Love the fact that the property offers garage parking. They offer brunches on certain holidays as a way to show appreciation to the tenants. Would definitely recommend this property to a friend. The property is right off of I-495 and very near a small shopping center. One more thing....utilities are included!!
