The community of Chatham (officially known as Chatham Borough) is an upscale suburb positioned fifteen miles west of Newark and about thirty miles from Manhattan. Primarily a residential community, the downtown district around the corner of Main and Passaic features a cluster of charming storefronts housing locally-owned shops, restaurants, and other small businesses in a walkable layout. Just east of town, the Mall at Short Hills is one of the region’s most popular shopping centers, with the Canoe Brook Country Club right next door.
Several large parks and nature preserves can be found both in town and nearby, including the spectacular South Mountain Reservation and Watching Reservation. The terrific local schools and low crime rate make the borough quite popular with folks raising families, and the easy access to NJ Transit rail service as well as the Expressway makes it a great option for commuters.

Property Ratings at Chatham Hill
Application denied on May 24 due to income. Supplied pay stubs and bank statements (for interest income) showing income above requirement. Also supplied additional statements to back up offer and ability to pay lease upfront in full. Application resubmitted and rejected again on May 31. Phoned twice to gain clarification and explain any misunderstandings. Calls were not returned. Additionally, $400 fee to hold apartment has not been returned. Adding insult to injury they are holding my money with no one for me to reach out to for timing information on a refund.
Don’t move here, there are plenty of other similarly priced and even cheaper apartments apartments that are way better and cleaner with better management in the area. Management is the worst, the walls are thin I’m on the second floor corner unit and I hear everything going on downstairs and next to me like I can hear their actual conversations. There’s always garbage everywhere and cigarette butts, the ac units don’t work well and they won’t respond to maintenance requests to fix it so the bedroom is always incredibly hot, it took them like six months to finally fix my screen door I had to corner a maintenance worker and get him to come to my apartment to finally fix it, they negotiate rent increases with some residents and then completely ignore others requests to negotiate, one of my neighbors rent went up a 1,000 which is crazy these apartments aren’t even that nice. The pool rules are ridiculous I signed documents saying we’re allowed to bring two guests and when I tried they said no guests allowed. The gym is not a gym it’s like three treadmills in a tiny room. Not much closet space. “Renovated” kitchen but cabinets and counter feel not study and cheap. Be careful moving here because after a year they’ll skyrocket increase your rent (has been happening before COVID each year the increase is ridiculous).
Chatham hill is an average apartment. With such a high rent these apartments are not worth renting. Walls are paper thin. You can hear all the conversations from neighbors. Maintenance service is really poor. Maintenance staffs are very rude. Apt management try to keep the deposit when you are leaving by giving you hundreds of excuses.
I moved here for my job and told them I needed to move in, and in 2-3 days! Myrial was on it stat. I moved to the area for the schools and bc it is a 5 min drive to the train. It is a beautiful area . Rest assured you will have all your problems.. if any, met. Thankyou for the timely customer service and great move in experience!
I have been living here for a little over a year. Its been great so far - the location is good. Everything is a walk away. The society is well maintained. The downsides are that there is no exhaust in the bathroom so it gets really stuffy and the sink does not have a garbage disposal which is only really inconvenient if you tend to cook a lot. Overall would still recommend - the staff is amazing and are always looking for ways to help.
I moved out in April when they had raised my rent $200 in 2 years. My apartment is still empty 3 1/2 months later. The new management does not care about their residents like the Home Properties folks did. It's s shame because I really liked the apartment and community. Hopefully they will realize the errors of their ways.
If you read this and still opt to live here then you deserve whatever you get. Be prepared for no heat for three weeks at time in the winter months. Be prepared to have no hot water for days at a time sporadically throughout the year. Be prepared for no updates on any ongoing maintenance. Be prepared for showers that are scalding hot one second and lukewarm the next without turning the dial. Be prepared for neighbors with barking and wall-scratching dogs even though your lease says no pets. Be prepared to park in fire zones because there is no assigned parking and the company doesn't remove illegally parked cars even after multiple requests. Be prepared to clean the hallways yourself because this "luxury" building doesn't provide that service.
Every since the new management took over the customer service is less than steller. We received last minute notice regarding the sale and rent changes. We no longer have access to pay rent online and they are trying to raise the rent by over 8% to loyal tenants. The transition was not at all smooth or comforting for the current loyal residents.
My husband and I move about every 6 months for my husbands job. So far this place has been the best place I have lived. The apartments were clean when I moved in. The location is excellent. Right by a grocery store, shops, restaurants, etc. I haven't had any issues with bugs in my apartment. (like i have with past apartments) Also Chatham is one of the safest places to live in the country! The only downside is that there are no fans in the bathroom so when the shower runs the bathroom gets really damp. But other then that its been great!
