Kettering is a large suburban community on the south side of Dayton. Primarily made up of residential neighborhoods, Kettering boasts a family-friendly environment with high-performing public schools and one of the lowest crime rates in the area while also maintaining numerous budget-friendly options across the city’s diverse rental market.
The small Kettering College serves just over 700 students at its campus on the west side, and the University of Dayton sits just north of the city limits. Locals enjoy a wide selection of outdoor recreation options, with golf courses, public parks, and even a 40,000 square foot skate plaza.

Property Ratings at Chatham Village
I've honestly wanted to move out since the first week I moved in. These apartments have holes in between windows & doors so bugs constantly get in, maintenance doesn't take care of animal pest issues and seems incompetent. The buildings are so old that floors are creaky and I can hear neighbors going up and down stairs and walking around. Walls seem thin.
Toured this property recently. The landscaping and surrounding neighborhoods are beautiful. Beautiful up to date apartments.
It is VERY clear that the front office only cares about the rent check from you and absolutely NOTHING else. Every request for privacy has not only been ignored but seemingly blatantly violated with out a single notion of caring. So much, in fact, that they make YOU feel reprehensible for THEIR poor judgment.
Complained multiple times about broken rules by others and management will pull out post-it notes and write it down but that is where it ends. Nothing changes. Living spaces are out dated and threre is no preventitive maintenance except maybe a furnace filter for the 1990's furnace. Other dogs poop on the lawn and we get a notice? New tenants can't park between two lines and have loud music coming from unattended cars....what? Management has deaf ears it would seem.
I would absolutely NOT recommend living at Chatham Village for a long list of reasons. First being the quality of the homes. The model that they show is absolutely NOT what the homes look like. My townhome had extremely old and broken cabinets and appliances, not the nice upgraded versions the model has. Everything and I mean EVERYTHING. Is painted a horrible tan color. The walls, baseboards, ceilings, doors, hinges, and even the metal railings in the home. They are also horrible about answering phone calls, as it takes many to finally get the work done on the property. I have to call multiple times every year due to an enormous amount of bugs in the home (no matter if all the doors and windows are closed). And each time is 3 or 4 phone calls before a response is given. They send out letters stating you are in violation of the lease with one broken window blind facing the road for a week (again because getting replacements involves them returning your call) but a neighbor has a full workshop built off of their patio, with security cameras (about 8 total) around the perimeter of their property, which is viewable from the street. I do not mind enforcing a uniform look, however I prefer it to be for every property . As one blind not being in proper place, is much less of an eyesore than a large workshop thrown together with tarps and pop-up tents on a patio. Finally within the last year a large, newsworthy crime did occur on the property. While it was an isolated incident, none of the residents were informed. I personally had to find out via the news and various law enforcement agencies being on the property. While I realize that it has nothing to do with Chatham Village, and everything to do with a certain individual, if these news crews are going to be snooping around, a letter giving a brief statement would have been appreciated. I will say that the residents around you are very kind, and friendly, and the property itself does feel very safe. However overall I do not believe it is the best apartment complex in the area, and you would obtain more for your money elsewhere.
This has probably been on of the worst experiences we've had with a company/office staff. However, Let's start with the awesome surrounding areas and what drew us here in the 1st place. The beautiful walking trail is literally around the corner which is one of the reasons we chose here. The highway/shopping is less than a mile. It is also located about 45 min outside of Cincy. Also my neighbors are nice, we all respect one another, and its a community full working adults, kids/young teens and I truly enjoy seeing that interaction and peace with one another. Now, the unfortunate, We came in for the initial sit down (yet we never saw the unit; it was being "remodeled" 1st. mistake) and saw videos and pictures of our potential unit. The young lady that initially took our paperwork/money was great. Fast Forward months later we go to see the unit and sign the lease which took forever. It was not what was presented to us but at the point we had no choice to move forward. On top of this they assign a new leasing agent who doesn't understand the lease nor how to explain it. That obviously made us uneasy and weary. We were living there less than a month before problems arise and fixing things laid out in the move in form were not rectified (some issues were never addressed). They claim to have less staff which is fine if the communication and respect were there. This same agent also tried to tell us that they can come into our unit whenever the wanted to without our permission. I never spoke to the front office again after this. Needless to say, Whatever problems we had we mostly dealt with ourselves and to keep contact slow and minimum and kept our distance This complex is notorious for not updated, emailing, sending letters, or letting tenants know anything. They website, facebook, and emailing but do not utilize it well and also have a outdated work ethic and policy. From communicating to keeping the grounds clean. I truly believe its a work culture/office issue. It is essential to have respect for one another especially when it is given. We have been disrespected, move in problems were not addressed, not given details about pressing matters that affect our unit, on top of that dire things have happened and it was like it never happened. In the end, I highly recommend the area just not this company
Moved here few months ago, the neighborhood is quiet. Nice bike path to walk your dog or go on a walk/run. When i moved in repairs were needed to be done. It took the maintenance over a month to fix everything(only had a few things needed to be repaired), it was almost like the move out inspection was done poorly in my apartment. I still have stuff on the move-in check list that still hasn't been repaired nor have they contacted me on when that will happen. The maintenance is not that great and good luck getting things repaired in a timely manner. They never fix things right the first time, and then when you do request them to fix it again it takes another 3-5 weeks to even get it repaired, only if you keep calling about it. You have to keep calling just to get things done. The pool is big and nice but have to wait for life gaurd to open the pool everyday, so for example the pool opens at 11am, my children and I were waiting outside until noon to get into the pool. The pool is nice if your ok with being on the offices time frame. Basically if you want to go to the pool and the life guards not on duty you can't enter the pool, so if the life gaurd decides to not show up for their shift, no pool until next available life gaurd, which can be inconvienent for some people. The main office doesnt really help when you call for any questions or concerns. They say they will call you back and that they will put the work order in and let you know right away, but they never do stay in touch about when maintenance will enter your home or not. The gym is nice if your into cardio but stay with your current public gym if you want to do weight lifting still. Upside to this place is they allow pets, both cat and dogs and have up to 3 bedrooms for an affordable price.
We've lived here nearly six months now and will probably stay at least another year. The location is great. The apartments are well maintained for being older. The a/c doesn't reach upstairs in our townhouse but that's sort of to be expected. We do have college age kids in our building but we have never had a noise issue with any of them. Maintenance is permanently short staffed which is annoying. It's sort of on an emergency only basis. They've had a "now hiring maintenance" sign up since we moved in in January.
I have lived here over 2 years now. I have had nothing but a good experience here. Maintenance always gets things done very quick, the office ladies are super friendly and the apartment was very clean when we moved in. I have never had any issues with neighbors, it is a very nice and quiet neighborhood.
I lived there and had constant loud groups of college kid neighbors, tons of pot smoke from neighbors in my apartment. Nothing ever got handled in a timely fashion and some not at all. Noise up until 3-4 am no sleep! And when I moved the permebtly dinged my credit charging me nearly $2000 with no itemized list as to what this outrageous amount was for! This is the worst place I have ever lived! Tons of mice too! Rethink before moving here. Only thing nice was location.
