Tucked away between Wyndmoor and Wissahickon Valley Park, Chestnut Hill’s upscale community and proximity to local and private schools are appealing for families. Its history is pretty neat – the area was a popular summer destination during the American Revolutionary War era because of its higher elevation and cooler weather.
Along Germantown Avenue – the neighborhood’s business district – is where you’ll discover spas, accessory stores, artisan shops, and bakeries. It’s a charming little section of town, enhanced by cobblestone streets, Colonial-style storefronts, and lush gardens. Locals enjoy a pint and meal at Campbell’s Place, followed by a scoop of their favorite flavor at Bredenbeck’s Ice Cream Parlor.
There’s plenty of green space surrounding Chestnut Hill – go for a hike on the twisting trails at Wissahickon Valley Park or see the historic landmarks at Morris Arboretum.

Property Ratings at Chestnut Hill Tower
Whew, the things that I could say! I lived here on a 15 month lease and would NEVER COME BACK. It is roach infested to the point there is mandatory exterminations and also a scheduled person who comes out every Tuesday just to handle extermination request(Because they know they’ll have them.) There is always an issue with the water, I cannot count how many times my water was randomly shut up. The building is literally falling apart. There’s always a leak and The game room ALWAYS has some type of leak with the roof panel coming down. The management gets switched out like every 3 months, you’ll never see the same person, I don’t know if they’re quitting or getting fired but good luck on an agreement being upheld because 9/10 the person you made it with won’t be working there tomorrow. Lastly, the have a broke garage. You pay E100 a month to park in a garage you can’t get into. You have to leave your car sitting outside the door, go around into the building and down to the garage to then open it… living here you mineswell be throwing your money away. Highly don’t recommend to anyone. Don’t like the cute littlee pictures foul ya. The building is crumbling as you’re living in it. Even the elevators don’t work multiple times a week!

We’re sorry to hear that your experience has not met expectations. We take all feedback seriously and are continuously working to improve our services and the quality of our buildings. Regular exterminations and maintenance are part of our efforts to ensure a clean and comfortable living environment for all residents. We understand that maintenance issues can be frustrating and are working diligently to address them as they arise. Our team aims to provide prompt and efficient service. We have attempted to reach out to you regarding your concerns but have not received a response. If you would like to further discuss this matter, please feel free to contact us directly.
As a resident who has been here over a year, know this building is not well maintained and there is a lack of urgency from management to resolve any issues. Over a cold and snowy weekend we just learned because of a faulty water boiler that we will not have hot water (especially if you're on the higher floors) until Tuesday. They notified the building EOD Friday and that time period is unacceptable, especially in the dead of winter. The elevators are always malfunctioning and we are often left with only one working elevator to serve 18 floors. We were missing a front door for the entrance to the building for months (they literally just left a gaping hole). Issues with our key fobs were ongoing for months, only allowing you access to a certain entrance after a certain time. Any maintenance issues in your unit will not be resolved quickly. The amenities are a joke - don't plan on actually using the computer lab or the painfully slow computers and printer that is barely stocked with ink. The gym equipment doesn't always work. The pool is fine when the smell from the dumpster doesn't waft over to the pool area (we really need more than one dumpster to serve the entire building). However, you can't even enjoy the pool post-Labor Day, even though warm weather often endures well into October. Keep in mind if you're looking to move here!

After two years as a resident of Chestnut Hill Tower, I feel compelled to share my experiences, marked by consistent issues with management and building maintenance. Prospective tenants should be aware of what lies beneath the surface of the seemingly affordable rent rates here. First and foremost, dealing with the building's management has been an ongoing challenge. My recent endeavor to transfer to a different apartment within the complex was met with significant resistance and a lack of professionalism. Despite having a verbal agreement with the staff about rent and discounts, the management later reneged on this, demanding written proof that was never initially required. This is not an isolated incident but a reflection of a chronic pattern of poor communication and unreliable practices by the management. Moreover, the building's age has led to substantial maintenance issues. I've personally suffered from two closet floods, resulting in extensive damage to my belongings. These incidents are indicative of the broader problem of outdated infrastructure and inadequate response to maintenance needs. The resultant damage and inconvenience are far more than just minor setbacks; they raise serious concerns about the overall upkeep of the building. While the lower rent might seem enticing compared to nearby options, it's essential to understand what you might be compromising on. My experience has been marred by the stress of dealing with an unprofessional management team and recurring maintenance problems. The cost savings are overshadowed by the frustration and potential risks of residing in a poorly maintained building with a management team that lacks accountability. I share this review in the hope that it will help others make a more informed decision. It's crucial to look beyond the rent and critically assess the management's credibility and the building's condition. Based on my experience, Chestnut Hill Tower falls short in providing a satisfactory living environment.

I was interested in living in this building, not only were the leasing workers not helpful, one bit. The building itself is not worth the pricing. I applied here twice and got my both application fees stolen from me because of people not wanting to do their job. Communication is non-existent. The building itself is old looking, units look cheap and dingy. There’s only one washer and dryer on each floor. The only good thing I can say about this place is the view from the upper floors. But don’t let the tall building, nice entrance, or pictures on here fool you. The only unit that looks like the actual pictures and is nice, is the model 2 bedroom. Smh.

I have lived here for years and have watched the management team continuously try to do little things to make the property more aesthetically pleasing to make sure it is a warm welcoming environment that feels like home. Even little simple things like changing the paint color of the lounge chairs on the sun deck, which were recently painted black for a modern sleek look that will stay clean easier.
I have enjoyed living at Chestnut Hill Tower. The staff is great!! I would recommend these apartments to all of my friends and family!! Thank you for giving me a wonderful place to call home!
I moved into the Chestnut Hill Tower a year ago and my experience has been nothing but terrific. Special kudos to Hannah in the office who originally showed me the apartment and was my go to person through my entire residence! In the past year they continually upgraded the building including new electric meters, carpeting in the hallway, gym equipment etc. I took full advantage of the basement gym and common rooms where I met all nice and fun people. This is also a prime location for everything. It's walking distance to all the great restaurants and bars on Germantown Ave, running trails in Wissahickon Valley park, Wyndmoor train station and the L bus is right on the corner! All the utilities expenses were laid out upfront and there were NO "surprise fees" and definitely NO mice I read reviews about. I have recommended and will continue to recommend the "Tower" to my friends and family members.
Worse place ever ! Save your money and go somewhere with better class .. management is horrible, and single you out if they don’t like you ! The amenities suck, and the place is infested with mice! Stay far away seriously
I Love this community because the Management staff is very helpful and caring to all of their tenants. Also thumbs up to the maintenance crew for also resolving problems in a timely matter and the up keep/cleanliness of Chestnut Hill Tower is always second to none. David Bright
The leasing agent is rude and unhelpful. She refuses to get up from her desk to help anyone.
Nice apartments horrible service. Management won't listen to complaints, they just tell you they can't do something. Obvious they care more about immediate profit than long term tenant happiness. Just fired one hate Property Manager to bring back the old hated Property Manager. They seem to be purposely creating high turnover so they can keep jacking up the prices and hoping college kids will pay it. Stay away... unless you are a student looking for a quick 9 month lease.
I am really surprised by the positive reviews I read. I have lived here for about 1.5 years and the tenants are NOT happy. The apartments may seem very nice at first, - everything new like one reviewer said - but if you look closely, the carpentry and construction is poorly done. Many residents have MICE in their apartments and cannot seem to get them under control(partly because of the holes in walls from poor remodeling). The upper management changes often and is not very friendly with the residents. There is a current problem with after hours access to the building by emergency responders. In addition, the management wants to add a flat fee for gas and water, but some apartments don't even have gas. The elevators often break and the halls reek of cigarette smoke. The view is beautiful and there is a lot of sunlight in the apartments. People on the lower floors complain about noise from the front and smells from the back - currently the industrial dumpster is over flowing. I would hold off moving here until some things get taken care of.

Dear Resident, Thank you for your feedback and we appreciate how much you love the views! We would like to keep the momentum going and assist you with your concerns. Please come to the management office so we can better help you and explain in person any changes in utility billing. Best regards, Chestnut Hill Tower Management
I have to start off by saying this is the first review of an apartment I've ever written. But if you want a thorough and honest description, read along. PROS - The renovated apartments are super spacious with stainless steel appliances and nice laminate floors. A lot of closet space and the balconies expand the entire width of the apartment. The layout of my apartment is great and perfect for entertaining. All utilities are included except electric, but that bill is cheap (usually between $5-$20 per month). CONS - MICE, MICE, MICE. There has recently been an infestation of mice on the property. Even when you request an exterminator to come (which takes days), the mice still haven't gone away. I checked with a few neighbors and they have mice too. What makes this even worst is the rent goes up $80-$100/year. So you're paying a pretty penny and you have to deal with rodents!! Noise has been a major major issue for me. There is ALWAYS something happening in this building. At first, I thought they were just renovating a few apartments next to me. But there always seem to be some kind of construction. If you work from home sometimes like me, this is an issue. They randomly shut off water during the day (annoying). The windows are really old. I was promised they would remodel them but they never did and I've lived here for a few years. Old windows equal a lot of noise. I can literally hear my NEIGHBORS CONVERSATIONS, music from cars driving by, every time a bus stops in front of the building, etc. I thought I would eventually get used to the noise, but it never happened. Maintenance is not good. In fact, most times you don't know if they came to your apartment or not. You have to follow up on things and many tickets are not considered emergencies which speaks to management. The elevators are down quite often. A good amount of units do not have washer and dryers and so there's one on the floor but it's usually in use. You have to pay for guest parking (my sister was towed before). Nice pool, but usually dirty with bugs and leaves due to the trees in the pool area. Nice renovations and great space, but between rodents, noise, rent hikes, elevator issues, etc., it's just not worth it. Many of the residents are increasingly unhappy. I'll be moving out soon.

We have just moved in to this complex at the end of August. We are extremely happy with our brand new renovated apartment. We love the views of being in a high rise building. It feels like you should be in the city, but you are across the street from the suburbs. Walking distance to Chestnut Hill's shops and restaurants, and Wissahickon Park. The building is also pet friendly which is very convenient for us. They are in the process of replacing the HVAC system which will make the heating and cooling better in the months to come, as well as finishing the Club Level with all the excellent amenities. We are excited to call Chestnut Hill Tower our home for years to come.
There are plenty of bad reviews about Chestnut Hill Tower from years ago when it was Hilltop Tower, but there are not many recent reviews. Since the management change to Eagle Rock Management, there have been many renovations. The apartment that I moved into is the single bedroom deluxe, and everything is brand new; There are even some plastic sheets left on the cabinets! There is a balcony with a beautiful view, a pool, and a small gym. The larger apartments (two bedrooms and up) have laundry machines in them, and there are brand new machines on every floor for the single bedroom apartments. Everything is included in the rent, except for electric, unlike some of the competing apartments in the area. There is parking available, but the lot is fairly small. Additionally, the SEPTA bus picks up in front of the building, and the train station is within walking distance, making it a short trip to center city Philadelphia. Overall, Tower has the look of a luxurious hotel with the comforts and feelings of home. The staff is courteous and friendly, the common areas are clean, and the apartments are quiet and comfortable.
yes I have lived here for 23 years.met and married my husband right in our lovely apt.this a wonderful building the views of the city are incredible .the pool and tennis corts are a plus.
