Tucked away between Wyndmoor and Wissahickon Valley Park, Chestnut Hill’s upscale community and proximity to local and private schools are appealing for families. Its history is pretty neat – the area was a popular summer destination during the American Revolutionary War era because of its higher elevation and cooler weather.
Along Germantown Avenue – the neighborhood’s business district – is where you’ll discover spas, accessory stores, artisan shops, and bakeries. It’s a charming little section of town, enhanced by cobblestone streets, Colonial-style storefronts, and lush gardens. Locals enjoy a pint and meal at Campbell’s Place, followed by a scoop of their favorite flavor at Bredenbeck’s Ice Cream Parlor.
There’s plenty of green space surrounding Chestnut Hill – go for a hike on the twisting trails at Wissahickon Valley Park or see the historic landmarks at Morris Arboretum.

Property Ratings at Chestnut Hill Village Apartments
Charla is thee best! She really helped me from beginning to end and made this whole experience a breeze — The apartments are modern and chic great for working professionals or families.
Have been living here for almost 2 years and overall it has been great. The few times we needed maintenance on our apartment they were great and showed up quickly. Gardens are well maintained too. I do have to say that take a LOT of time to set up the complex amenities: they took about 1 year (or even more?) to reopen the gym, they decided to renovate the pool right before summer last year and that business center that is mentioned here I am not sure if it exists yet. Nor does that movie room or a few other places shown on these pictures.

Thanks for this input and for letting us know that your two years of residency have been great overall! It's nice to know that you've received prompt assistance when needed and we appreciate this candid input as well as your continued residency here at Chestnut Hill Village!
Living at Chestnut Hill apartments was great! Everybody is so nice and friendly and very welcoming. Neighbors are very caring and relaxed. Francesca, the manager and her assistant are amazing. Never a problem with management, they were always ready to help and solve any issue. Francesca is the best property manager I have had. Front desk attendants were always so helpful, polite and kind, especially Maria and Tim. The only reason I gave 4 and not 5 stars is because of the maintenance team, they can have a bit of an attitude at times and there is definitely room for improvement there. Other than that, Chestnut hill is definitely recommended. SA

Hello, thank you for taking the time to review The Village at Chestnut Hill! We are so glad you enjoy living here and are happy to have you as a resident. Have a great rest of your day!
My husband and I love our townhouse. We’ve been here for many years because the neighborhood is nice and our home is perfect. We’ve seen a lot of staff go, but the current resident services is amazing! They respond quickly and no matter who you speak with on the phone, they are always kind, professional, and helpful. They definitely are the icing on the cake!

CHV is a good place to live. The Resident Services Coordinator, Jaye Santiago, and the Maintenance Department are awesome and very prompt! A few things to remember: - It is pretty pricey, so make sure you do your research; It is Chestnut Hill after all. We pay for our monthly rent and all of our utilities. - It is a dog-friendly community, there are restrictions on some dog breeds. - They have different sections/complex (Village, Manor, Blossom Row) so the staff can only do so much. - Please keep in mind that they are in the process of renovations and updating a lot of things within the CHV community. - I see that some dog owners do not pick up after their dogs especially in the CHV dog parks. -Once in the while the trash cans are full and it can attract a lot of unwanted critters and rodents. I think if you keep your place clean all the time, it wouldn't be an issue. - Sometimes I see security going around at night but sometimes does not enforce parking situations. I see some residents parking all the time at the guest parking spots and/or people who don't have the parking sticker park in the residential slots. Other than the minor complaints I have above, if some residents and renters actually care about the environment of CHV, it would be a great place to live! I encountered many friendly and respectful neighbors so far!
With me having a disability, the staff is very understanding. Also being very helpful, making my stay at Chestnut Hill Village comfortable which relieves a lot of stress from day to day life.

I moved here November 2004 because it was a quite community, well kept surroundings, connivence to places of businesses, such as Market Square, right across the street and public transportation to work and downtown Philadelphia.

It is nice living here. The Manor is quiet and the people are friendly. The rent is high and keeps going up, which is a concern and reason for me wanting to move out I am also confused on the reserved parking spots. There are so many that are not being used, and when someone wants a reserved spot instead of giving them an unused one they just throw up a new reserved sign. The appliances inside are old, and the air conditioning units are loud. I was promised last year I would get new A/C units, but after I signed the lease I never heard from them again.

I enjoy living at Chestnut Hill Village Apts. While no situation is perfect, I do believe they do all they can to make your stay as comfortable as possible. I feel that most issues are satisfactorily addressed in a timely manner. The location is certainly convenient to just about every shopping need. Additionally, it's a beautiful area to take a stroll.

Hi, we're happy you found our staff to be so supportive during your experience here at Chestnut Hill Village. If you ever need anything else from us, please feel free to give us a call!
I have lived here for over 5 years and this place is the best for me. I looked at other places and senior apartments but for my own feeling of personal security I can't find any place better. I have great neighbors and to have people speak and say hello to you and ask how are you? I do have to pay extra for special parking but it is one of the reasons for my feeling a sense of security coming in late from a meeting. The cost has caused me to return back to work at the age of 75 but I am working with Jaye to help me since I was out of work for 6 months due to the pandemic. Jaye is great she listens and tries to help not like the previous resident manager who did not take the time that she does. I hope I can continue to live here for the next 5 plus years. Also maintenance is great always right away things are done, and Joy is very kind, patient and helpful.

Not enough staff to deal with problems that arise. Poor communication. Emphasis on perks rather than the better functioning of the tenants concerns. Painted red brick buildings grey so it now looks like a mental institution.

CHV is a lovely property but we need more security present. Also the exterior lights in the Manor need to be synced. It’s 4 p.m. and the lights are currently on.

I have lived at chestnut hill village since 2019, what drew me to the apartment was the price as well as the amenities promised by the website and the staff. Unfortunately, I am moving out this year because they want to raise my base rent by $350. This base rent does not include all of the additional fees that they charge you to live here. For example this month I paid an additional $150 for trash, gas (the heat is spilt by all the tenants regardless of apartment size or use) administrative fees, parking, water and utilities. Amenities- the pool has been closed for two years, the gym is currently closed as well for "renovations" and the office space promised in the amenities is also closed. Prior to the renovations, I tried to use the office space and found that the printer and fax machine were broken and unusable. While they did put in fire pits and grills over in the villages they have not made any renovations in the manor apartments. While the apartments are decent enough, The kitchen is old and the ventilation system is terrible making it near impossible to cook in the summer due to the high heat that occurs when you turn on the oven even if the exhaust fan is on. The management often don't return phone calls and can be difficult to get in touch with. They often ignore residents concerns and controls what you can and can not post on the community feed. They promised two summers in a row that the pool will open, and both years it has been closed with no real apologies or efforts to make up for the enormous missed amenity that many people moved here for. They are a large corporation who lack empathy and do not care about the individual tenants who have called this place their home. The silver lining is the maintenance team, Miss Joy and Mohammed are truly the best. They always answer the phone, are professional, responsive, and friendly. They are the only staff in this community that g out of their way to make your day. All in all, sign the lease if you want a good location but be wary of promises and expectations of the management. They just want your money and don't care about the community aspect of a large complex or keeping their tenants happy.

Hi, thanks for taking the time to leave us this information about your experience here at Chestnut Hill Village. Take care!
The thermostat does not work. At one point of the day it is extremely hot and the next it is close to freezing. Sometimes the heat just shuts off for days until I have to contact maintenance. I have been asking for a long-term solution to this problem and it has been ignored. I would not recommend living here if, like me, you don't like being cold and are wary of using space heaters while living alone.

CHV has been an amazing decision so far. We spent weekends on end searching for a place to live in Philly where we felt comfortable and could park 2 cars as close to our apartment as possible. CHV checked all of our boxes! Its like living in a small town within the big city and its perfect for us!

The building/systems are old but maintenance is extremely responsive and addresses concerns very quickly. The maintenance manager is very kind and will often follow up with a call to make sure the situation is fully addressed. The units are relatively big and floors/kitchen in our unit were updated. There is a lot of green space on the property which was huge for us and made it possible for us to get a dog. It’s a very pet friendly complex. It’s also very conveniently located with in walking distance of a train station & a grocery store. There are pros and cons to any apartment but the staff here are trying very hard to make this a happy place for anyone to live. They are all very kind, patient, and accommodating. I have always felt safe here and they have a security team that monitors the premises at night and can address noise complaints etc. if you need. Living here served us well and we recommend checking chestnut hill village out if you’re looking for an affordable option with both city access and green space all around.

Come November of this year, itll be seventeen years being a CHV resident . Over the years living here there was a few problems but the good outweighed the bad by being resolved.

Overall, not a bad place to live. Everyone is really friendly. Things could be better (no pool for 2 years, overflowing trash, not easy to get a hold of someone via phone), but the area is nice and the improvements around the complex are nice

I have enjoyed living in this community since August, 2004 when I first moved here. I like the outside improvement appearance that the new company is upgrading.

Hi, thank you for your kind review; we are happy to pass along your comments to the team here at Chestnut Hill Village!
This is a terrible place to live. If you’re locked out after business hours it is impossible to get maintenance to come help. Can’t hang anything on the walls because they start peeling off. The pool that we pay for has been closed for two years. They sent out schedules to pick up a pool pass and NEVER opened up the pool. The leasing office lacks customer service skills and integrity. Save your time and money. Live somewhere else. Looks nice for nothing.

This is a great working class community to live . As you may know, there are pros and cons to everything. I will say that things did not start out great here. When I opened the lines of communication, things gradually improved. Staff members like Jaye, Aja, Kira, Crystal, Liya, Hannah, Jemirah, as well as the hard working maintenance team members, have always filled in wherever needed. Thank you for turning things around for me and my family. We really appreciate your work ethic.

This coming November, 2021 will be 17 years I have been a CHV resident. Over the years, management and maintenance staff have change. But, I always try to meet the staff in person . I have nothing but good things to say about them. Very courteous, professional, pleasant and helpful especially during this COVID-19 .

I live in the Blossom Row townhomes associated with Chestnut Hill Village and the price per square footage absolutely cannot be beaten for this neighborhood! Speaking of, the location is incredible! With shops, groceries, cafes, and more all within a short walk!

Living in the Manor is nice. It is quiet and the people are friendly, especially dog friendly. The location is nice to with the train to center city within walking distance. But don't expect them to honor maintenance requests. I've been dealing with a leaking faucet for almost a year now, and sleeping at night is rough with the air conditioning units constantly rattling and loud.

Mostly quiet place with convenient shopping & transportation. My 1 bedroom apartment has a lot of space with 2 walk-in closets and 1 1/2 baths.

I would first like to say that the space of the units are really large and nice. Other than that there is nothing else that’s nice about the property. I dealt with mice, lower water pressure in the bathroom and kitchen. The one bedroom units do not have washer and dryers so you had to struggle to wash your cloths, people would leave their cloths in the machines all day. When I did go to maintenance and ask them remove mice or add traps they didn’t have the best response time or responses in general. Also if you tell the leasing office you have mice they do nothing but tell you to call maintenance or just flat out ignore you and the problem. I would add though the resistance service manager Jaye is really nice/helpful and has probably been working there the longest out of the rotating door of leasing agents. Additionally, the property is now been bought by another company and are doing all these external updates which I hate the new color of the buildings. But no work to update the very outdated units inside. Oh and you can hardly find your package deliveries. It’s always Where is Waldo situation.
