When I moved in Oct of 2021; the property was well maintained and clean, the management team was easily reachable and someone was always on the property, maintenance issues were taken care of promptly and with a smile, a very effective security company roamed the property at night, the buildling doors were secured and individually coded, and the residents were very kind. In the 2 years I lived there; they went through 5 management companies, 3 complex managers, rent nearly doubled, several (live and well) trees and bushes were removed, the pool was closed, it was impossible to reach anyone on the management team, WHEN the management team answered the phone they were very rude and condescending, several buildings had the washers and dryers removed from the laundry rooms, homeless persons had moved into the garbage areas and frequently broke into the lower units and cars, the maintenance personnel vanished, the buildings doors were either broken or never locked, and there were several times a week that I came home with CSPD on the property. After I gave my 60 notice to move out; nobody came back to do a final walk through, I had to take off time from work to drops off my keys, and I still have yet to receive my deposit even after several calls to both Chestnut Springs and the Management company (the Cardinal Group).
The new management Lifebridge took over early July 2022 and the place is much more alive then it has been in years! The new property mgr connor is amazing and cares a ton and his mait guy Jon does his best to fix any issues he can and his communication is so much better then previous techs
Called in to get a move-in estimate, which has not been a problem with any of the other 15 properties I have called today. However, the Resident Manager at this place is VERY unprofessional and rude. You have to apply (Get your credit ran), for any type of estimate on your rent, lease terms, utilities cost, security deposit, etc.. How hard is it to give potential residents an estimate range? Seems very lazy to me. Thank you for letting me know up front what kind of place this is before I even apply. Your unprofessionalism saved me time and money :)
They USED to have nice people, good management, and decent experience. Now they have significantly declined in everything from courtesy to cleanliness. Don’t live here. They might make it seem great to live there at first but after a while, they’ll start raising your rent and throwing in hidden charges and won’t even bother telling you. My rent literally went up almost $300 from the initial move in to the last month I was there. Not to mention, you won’t get much back from your deposit. I only got $80 back from my deposit for a ton of costs that should have been covered by regular wear and tear. They charged me $200 for paint. I had maintenance come in and tell me my apartment was clean, well kept and should not receive any charges. But lo and behold, $80 check. Ridiculous. They never answer the phone, nobody is ever in the office, the supposed “24 hour emergency” line isn’t answered, there’s a lack of communication between the office workers, and the buildings are rarely cleaned. Oh and don’t be fooled by the pictures. That pool was literally open only one month out of the entire year I lived there. There are just so many things wrong with this place that it is too long to write into one review. Short story: Don’t even bother considering this place. You can get a much better apartment elsewhere with better management.
Don’t live here if you don’t want bugs. I moved in last August and starting October I’ve seen multiple cockroaches in my sink and kitchen and even the bathroom every day. I keep my place very clean and dishes never in the sink and they still somehow show up. Seriously disgusting, you couldn’t pay me to live here again. Cannot wait to move out!!!!!!!
Be careful. If your rich you can live there easy. Rent goes up every month because of "shared utilities". Not allowed to call the police must call only security company. Not a safe place to live and very loud and disrespectful neighbors and office staff. If your living in a hotel or homeless its better than that but. Id be careful. Im very grateful for the start they gave me but was happy when it was time to move out.
Ok, so where to begin with this place. How about if something is to good to be true it is, and this place is a great example of that. When we first came here we were looking for an affordable place that seemed safe and dependable but we were very wrong to choose this place. For starters the interior building has no security what-so-ever to prevent the homeless from staying in the stairwell and having our mailboxes pried open and mail stolen. When we told the management they said it wasn't their problem and the postal service was responsible. When we first moved in we payed for rent using money orders and they switched to the site that had the outrageous fees. The reason that that system started was because some jerk from the apartments next door had stolen multiple of them, again security issues. And keeping up with that subject lets talk about the parking lot. There is close to no lighting in the back parking lot which was also full of deep and unfixed potholes, and our car was broken into. When we went in to tell management our problem and to discuss if more lighting or cameras were an option they told us we shouldn't have given them the opportunity for them to break into our locked car. Now I would like to discuss maintenance, they came into our apartment without the 24 hour notice and that they often left jobs unfinished. The pool we all payed amenities for was open for maybe 2-3 weeks before it was disgusting and unswimmable from not being cleaned and treated. Now I would like to talk about the bugs, if you love them this is the place for you. I saw inside our next door neighbors apartment and there were bags and bags of garbage all over there apartment which brought upon more bugs, and that was just one neighbors apartment I can't imagine what the others were like after seeing that. Finally I would like to end with the fact that they will hit you with ridiculous hidden fees and will give you a runaround as to how they came to be. I know this sounds like just some pissed off, drama seeking made up nonsense but I assure you that this is all true. If you don't believe me, they no longer have a google business page anymore which used to have many reviews. I don't know how much credibility they have these days but it should say enough that it no longer exists. I wish you all luck in finding a safe, clean, and honest place to live.
I lived there from June 2014 through June 2015. I had to return to Texas for family reasons, or I would still be living there. The manager, assistant manager, and maintenance man were all friendly and responded to any issues immediately. My apartment window overlooked a magnificent view of the mountains. I walked my two dogs at every time of the day and night with no problems or safety concerns. The apartments are located in an area of both residential, single family homes and other apartment buildings. Shopping and eating is within walking distance. The bus stops right in front of the building. There is a church across the street, and a private school next door. The buildings are kept clean and quiet. I hope to take advantage of their short-term lease program to visit the Springs again soon.
I moved here several years ago, and now regret it. The problems here are numerous. In literally every parking area, there's potholes large enough to damage your tires. To date, the company has done little aside from using temporary Band-Aid solutions to these potholes. Around the rest of the property, there's plenty of rooms that have serious issues with water pipes breaking or simply not working. Maintenance often uses Band-Aid solutions to this issue as well unless code enforcement is contacted. Bugs seem to be a constant problem here, with pest control only coming in on an "as needed basis" instead of the exact 2 to 3 times a month as specified by the lease. Management doesn't seem all that interested in permanently addressing that issue. As for crime reduction, it's laughable - everything is left to CSPD. I cannot count how many times I have had to overhear fights breaking out around here. If it's not that, then it's the smell of pot, or the smell some other illegal drug being used by someone. Despite numerous complaints to management, nothing seems to be done about drug trafficking or signs of prostitution being conducted on the property at all. Other notable issues are black mold growing through the walls that originates directly from broken water pipes, broken beer and liquor bottles littering the side and back parking lots, car break-ins in all of the parking lots on the property, homeless individuals hanging around the area (many of whom seem to be looking for the right timing to break into an apartment), visible cracks in the walls that appear to extend down towards the foundation of the buildings and individuals in the area who insist on partying outside with loud music on at odd hours of the night. The fees just to pay your own rent through a website they set up through a third party alone are ridiculous enough - up to $50 alone if you use either a credit or a debit card. And you can also expect random fees that were not agreed upon in your lease to pop up with no justification for them. Another major issue is that the complex looks the other way on convicted felons living on the property, just as long as the company receives it's rent. And another thing - personal checks, money orders and cashier checks are not good enough to them. They want everything done online or they will not accept any other form of payment from you.
Chestnut Springs apartments are a horrible place to live and the landlady has no qualms about twisting the truth. She claims that these buildings are better than their surrounding ones however in the time that i have been here the police have been called twice due to fights. in the area literally around it someone has been shot, someone had their jaw broken, and someone was robbed. Also the landlady will try and involve herself in your business, she will try and tell you who you can have over at your own apartment, last time i checked in the lease this is not allowed. It would be understandable if the people were outrageous or obnoxious but this is not the case. Overall an intrusive and bad place to live.
