This place is amazing! They look like cute little cottages from the outside and feel like a home instead of an apartment. Plenty of storage space and you get a garage too. Staff are nice and friendly. Very nice place to live!

I have been a resident of Chimney Hill since September of 2023 and it was been amazing experience. Robert the maintenance supervisor always complete my work order efficiently and I have not had any pest issues. Thank you Chimney Hill Apartments for such a great experience. LOVE HERE!!!

Do not rent here, I wish I would have listened to the resident at the leasing office before I signed my lease. This is a BUG INFESTED property. There is an issue of heavy earwigs, spiders, flies, and rodents. They will tell you an exterminator will come out 1-2 times a week, and won’t. If you don’t want to hear your neighbors conversation or even using the bathroom then this is not the place for you the walls are extremely thin, you can hear everything. The apartments are poorly built, the door of my apartment was put on side ways and was never fixed. There is water leakage issues in the units which is also causing the ear wig issues. The dishwasher breaks about 5x a month. The rent is overly high for the quality and amount of issue the apartment brings, and if you plan on having a life event where you are late on your rent don’t expect any help from the leasing office they are money hungry and add fees on your account with no sympathy. This is the worst property I’ve stayed every single day there was a new bugs to get rid of in my home.

My roommate and I lived at Chimney Hill Apartments for 2 years and though the move in process was easy during COVID times, that's about the only positive thing I can say about this place. In the time that we lived there, we submitted over 20+ maintenance requests for various issues, ie our water heater leaking, the front steps to our door falling apart, MAJOR water leaks coming from the ceiling in the mater bedroom, dishwasher leaking and being replaced with a new one that was even worse and more. I will agree with the other reviews as well, the walls are thin and the bugs are bad, even living on a second story unit. We had so many bee's, we couldn't use our balcony (that was wobbly and molded over). Also, after the first year, our rent was raised by $100 which was manageable. Around the time to resign, they were asking for $500 more than our initial rent was. I understand times are tough but asking tenants to pay 30% more in rent during these times is absolutely unheard of. In addition to these issues WHILE we lived there, it took almost 3 months for us to receive our security deposit. We moved out May 31st and just received our meniscal security deposit check on August 11th. After asking about it multiple times, the office sited "extended mail time during holidays", "maybe it got lost in the mail", "did you give us the right address", "ill check with accounting to see if it was cashed".... to finally be told a new check would be cut, to only get it over a month later, 10 days after the date on the check. I know it's hard to find rent for a decent price anywhere in metro Detroit right now, but PLEASE read this, save yourself the headache and spend your money elsewhere.

Overpriced. Leaking pipes and ceilings. Drywall nightmares mask mold from repeat leaks. Downstairs neighbor ceiling collapsed from my pipes leaking into their unit, and our own vaulted ceiling is water damaged w/severe caving, significant depressions and areas where poor drywall jobs mask many areas that prev collapsed & heading to soon again. They say it’s cosmetic so they only replace when total collapse. Thin walls. Weed smoke from neighbors fills both bathrms, & hallway to kids rm. Earwig infestation. Pest control ineffective but charged monthly. Concierge trash charge monthly but you take to curb yourself and seldom comes on time. Limited to 1 pickup/wk, 1 can allowed and fees if you have overflowing trash even when no pickup is done once a wk as promised. Told to put trash in garage if exceeds the 1 can until the once a week pickup. Tow stickers on many cars weekly for invalid reasons. Holes in windows and walls make temp control harder in upstairs units.

Large holes in room windows. Noisy. Bug infested. Ongoing increase to high-end rental rate for a rapidly declining and depreciating property. They try to strong arm you to move when they want to increase the rate agsin mid lease and you question the latest weekly increase. Beware of hidden monthly charge for curbside trash that you gave to take to the curb yourself and hope they empty it in the once a week it’s scheduled and hopefully not dump the debris all around only to have them harass you when the service you pay monthly fir doesn’t properly remove and creates. Leaking ceilings with poor drywall work that only leaks soon again. Poor ventilation. Neighbors fumes fills my entire kitchen when they warm their car in the garage and travels to our kitchen. Sinks and tubs haven’t drained properly at a normal speed since we moved in. During the most uncertain ever the routine increases are at least 20-35%. Greed. Earwig infested. No 24 hour access to gym so wronh advertising when first spoke to office. Gym hours during working class hours so your never home to take advantage of the amenities you should to feel better about paying triple mortgage rate prices to rent. Look elsewhere. Works with tow company to tow your car and force you out when they’re ready for you to move so they can set steeper rent rate. Said allowed up to two vehicles but they work with tow company and threaten to tow you once you get to end of lease by saying two cars no longer allowed. Have to call tow company who does better giving more time but then agreed he didn’t have a valid reason to tow my vehicle to begin with. My wife and I had the same two vehicles since move in. Point taken. We will happily move. Save money, and live comfortably without cracked and broken windows, pipes, leaking floors and non draining water that makes it so you have to have a bath while you shower. Good luck.
I do not recommend. Staff and what you get is not what it use to be. Falling apart. Beware. Look elsewhere.

Chimney Hill Apartments has a lot of curb appeal, but that masks some issues. The good: curb appeal, quiet neighborhood and washer and dryer and unit The bad: thin walls, things break a lot and rent is too high Thank you
