Fees: They will always lie about fees. When I first moved in Joseline big back self did NOT do her job correctly. She did not inform me about what I had to pay on move in day. She will sell you a dream so she can get you to move in and not give a flying fs about what happens after you move in. They will add all of types of fees to your account and play like they don’t know why they’re there. If you’re late on rent you will be charged a late fee (that’s expected). You will also be charged another late fee towards the end of the month. Trash: The trash is ridiculous!!!!! They only dump the big dumpster once a month. Mary sent out an email advising she will charge a fee for the people that put trash at the recycling bin by building 5. She has yet to do. The trash piles up every night and especially on the weekends. You will trash flying access the property and raccoons eating the trash. The only time the trash will get emptied more than once a month is if I called code compliance on them. Maintenance: Sorry as h*ll. They will not come fix anything. I had to beg for them to fix the patio door that was hard to close and open. When I first moved in December 2023 I was advised my heater was not working due to a cord burning. Emilio told me if I would’ve left the heater running with that burnt cord it could’ve caught a fire. Fast forward to November 2024 - January 2025 the heat was out again. The spring in the unit was broke and the wires burned again. Most of their A/C units inside and outside are so out of date and rusted. Apartment 528: Let’s not talk about it for real. When I moved in trash was everywhere! The baseboards and blinds were chewed up! Garbage disposal did not work. The microwave, fridge, and sink had food in it. The window seals are not even. They are detaching from the windows. The windows will not stay open unless you put a can good to hold it open. When we had the storm last year it rained inside the apartment. Flooded my apartment!!!!!!! It took Mary days to even come check it out! My carpet was soaked! She did not replace the carpet! She had the maintenance team put some white putty on the outside of the windows. It still rained inside the apartment. The fridge does not work unless you plug it in the plug next to the stove. The neighbors in 538 leaves their dog in their garage all day and night. You will hear the barking continuously! The ballet trash people will definitely steal your item that leave at the front door.

Our management team sent out a communication to every resident refreshing them on our personal waste policies, in addition to our service team increasing their efforts to maintain our grounds and pick up after residents the best they can. Upon an inspection of your AC and heater after your report, both devices were working properly. We wish that we could have addressed your concern with your mailbox access while you were a resident here, as this was not reported to us. We are aware that our community faced damages from a severe storm previously, but after management inspection, no damages to your apartment home were found. We apologize for the delay in our team coming to your unit to touch base after the storm to assess, but we noted that you did not want anyone to enter your apartment when you were not there. This place advertised it has been newly remodeled on their website. I am 18 and this is my first apartment. When they showed me the model it was nice, clean, and everything looked good. I know most places have nice models so I expected a little difference but, nothing like what I moved into. There was old carpet from the last person who lived there out on the patio it was so gross and disgusting. The cabinets, light switches, stove, countertops are so dirty I used a whole container of Clorox wipes to clean it and it still doesn’t look clean. The baseboards and caulk are done so poorly (see pics). I have called and I have shown the apartment complex these pictures. She tried to tell me someone cleaned this apartment and she would have maintenance come fix all the problems. I have contacted Dayrise Residential with only 1 response that they received my email and would forward it. I still have NOT heard from anyone in regards to ALL these issues. Who wants to live in an apartment that you have seen all the nastiness from the past resident. All I ask is to be moved to a different apartment that is CLEAN and ready to move in and what they advertise and newly remodeled!!!!!!

I used to think reviews were for people who loved complaining until it all happened to me (how ironic!) ...Long story short, I have lived at Chimney Hill for almost a year, paid my rent on time every month, never had an issue with even the constant smoking of weed and obvious drug sale, the use and abuse of drugs on this property, the trash problem and lack of parking space for visitors. As low maintenance and chill as I am, I couldn't take it when my civility was returned with negligence. I returned from a three weeks’ vacation to find my car windshield completely shattered as a result of a break in that happened in one of the apartments. I contacted management and was told a police report had been filed so i can contact my insurance (which at the time I made clear will not cover the expenses because it is liability) to get in touch with the manager to take care of the issue. I was reassured for a week only to not receive a response from the manager for an entire 3 weeks. Bear in mind that i had no vehicle for that entire time. To not bore you, Ms.R finally got back to me and said 1. They will not cover the expenses as promised because my insurance is liability(i have no idea what my insurance being liability had to do with this) and 2. They will not provide me with the police report filed for me to track whoever was responsible for the damage because apparently one was never filed. One would think a property management would care to report a crime on their property but apparently not. I have contacted the manager's supervisor, tried to email the corporate office to get the culprit's information and like many managements companies out there, no one cares to respond. In my humble opinion, do not move here unless you 1. Have a lot of money to afford an attorney 2. Don't mind paying for other's mistakes 3. Don't value your life and property 4. Want to deal with dishonest people who don't value you as a person 5. Don’t mind exposing your children or self to drugs and its abusers If after all this you still decide to move here PLEASE PLEASE PLEASE READ THE LEASE BEFORE YOU SIGN, ESPECIALLY THE PARTS ABOUT SECURITY AND LOSS OF PROPERTY. Here is the readers digest version of living there: CONS: SUMMARY(It would be a novel if I typed it all): Someone was shot trying to get out the exit gate of the complex and died. Gate is broken 70% of the time. No one ever answers the phone in the office. Dayrise Residential now owns them and has 1/5 stars. You hear all your neighbors. There are not nearly enough parking spots. Trash everywhere always (even though the maintenance guy does his best to keep up with it, hours for valet trash is 6am-8am 3 days a week). There are kids that play in the parking lot and will run in front of your car no parents in sight. I would not recommend the apartment at all due to service and safety. PROS: The maintenance guy is absolutely fantastic! He is super nice (doesn't speak a whole lot of English) but I try to wave and say Hi every time I see him. He really takes pride in his job and keeping up that property. The new property manager Jacob seems nice as well, just needs someone answering phones for general questions. That's literally it.
I have lived here for 3 1/2 years. I made my last rent payment today and was getting ready to put my 30 day notice in on Saturday. So coincidentally, i got a notice on my door saying I've been charged 75.00 for trash violation. they say i took the trash out on a day that you couldn't. LOL, keep in mind that this is like the 10Th change of management since I've been here. I believe they just wanted to violate me on something to put it on my rental record since I have no rental violations and on time rental payments since I've moved here in may of 2013. I can't stress this enough: DO NOT MOVE TO CHIMNEY HILL.
I've lived here for 2. years and just purchased a new home but if I hadn't got it, I still would live here. This apartment by far has the best team in DFW. Eva, Ray and Tiffany are absolutely awesome. As well as there maintainance team Antonio and Jose. Eva's personality, knowledge and professional attitude in customer service is amazing. Ray's knowledge and can do attitude makes him better suited for a full management position. Last but not least Tiffany, her professionalism and strong managerial knew how puts her the top of class. I hate to say good bye but if your looking for the best apartment complex with affordable prices, Chinmey Hill is your place.
We are going on 3 years living at Chimney Hills, and we have been very happy since the beginning. If you are looking for a place that is clean, neat, and offers great services... this is the place to be. It is nestled amongst so many other apartment complexes around, but this one by far is the best one. Compared to the others, its not a big complex but its not small either. Which is great because the staff eventually knows you by name. Initially I was looking for an apartment that is decent, while my fiance was looking for an apartment that was affordable. Chimney Hill met both of our needs and now with the new upgrades we are even more thrilled! Our dog Ginger has enjoyed all the greenery around the property and especially the new dog park. The pool area looks lovely! Great place to relax. Out of everything, I really love that I feel safe here. We literally just moved into our 2 bedroom and we couldn't be happier! Maintenance is very professional and attends to what needs to be done in a fair amount of time. Management is willing to listen to your needs and is flexible about meeting those needs. I would highly recommend Chimney Hills to anyone that is looking for something nice, within reason on affordability, and safety.

I moved from a home to this fabulous apartment complex, but still feel like being at home. Location is great. Apartment complex price are reasonable. Floor plans are great in variety. Campus is very clean. Staff is very friendly and quick to respond...Just love this place!
