Kettering is a large suburban community on the south side of Dayton. Primarily made up of residential neighborhoods, Kettering boasts a family-friendly environment with high-performing public schools and one of the lowest crime rates in the area while also maintaining numerous budget-friendly options across the city’s diverse rental market.
The small Kettering College serves just over 700 students at its campus on the west side, and the University of Dayton sits just north of the city limits. Locals enjoy a wide selection of outdoor recreation options, with golf courses, public parks, and even a 40,000 square foot skate plaza.

Property Ratings at Chimneys of Oak Creek Apartments
I’d have to say I’ve had the best experience with maintenance here. They’re all so friendly and are willing to help whenever it’s needed. The people who work in the office are ok. Kind of irritating when having to go back and forth for months about different paperwork when you’ve already lived there 6 months. I love the patios and big windows to let a lot of light in, however, you get charged way too much for how outdated everything is. Everything in my unit has to be from the 80s. Except the dishwasher which looks to still be about 15 years old and only works ok. I haven’t had the worst experience here, but I wouldn’t say I’m in love, either.
I have no complaints, all positive. Maintenance is outstanding, office staff is so helpful and friendly, building is safe, quiet and comfortable. I highly recommend.
I recently visited the Chimneys of Oak Creek Apartments and was very impressed with the tour and application process. The office staff was very helpful and friendly. They allowed all of the time that I needed to check out the apartment and complex and there was never any pressure. I am looking forward to calling the Chimneys of Oak Creek my home!
I have lived here for 4 years. They recently moved someone above me that is very noisy and aggressive towards me. I plead with the complex to make them stop for two months. Then they treat me like I am the problem. The Chimneys has been completely disrespectful to me after I have been a good customer for so long.
When we moved here four years ago it was well worth the money. Since then things have gone downhill. I don't know if they are under new management or what but things have changed for the worse. The hours in which the offices are open change constantly. As of now they are only open until 5, so if you need to pick up a package or talk to someone in the office you better do it on your lunch break. The most disappointing downfall is the second pool. This place boasts about their two pools, two tennis courts and two fishing ponds but one of the tennis courts is far too damaged to even play tennis on and their second pool, next to the smaller clubhouse, hasn't even opened up this summer. So now the main pool is always packed with the residents from Chimneys of Oak Creek as well as Foxhunt residents. Not to mention, the rent goes up every year. And now I've heard from new residents, that if you want an apartment that overlooks one of the ponds or the "woods" you have to pay an extra $40! Trust me, the view isn't worth it. After four years of raised rent, this place is no longer worth the money.
We have now been here for about 5 months and have given more than adequate time for our issues to be resolved- to no avail. Aside from the typical apartment move in issues (prior to move in, Chimneys does paint and clean as is standard per ORC however it looked as though a kindergarten class had performed the painting; paint splattered over sinks, mirrors, electrical switches and the power outlets/cable outlets were actually painted over entirely rendering them useless, I had to replace them myself. The walls were not painted entirely, leaving empty spots of lapsed coverage which showed the color before paint as well as the ceiling either being semi painted at the wall joints, or the wall not painted the whole way up. Numerous misc issues aside from this but they're trivial at best). The facilities also have severe lighting issues in common areas, as well as broken door hinges entering the buildings. Our primary issue that we have been attempting to resolve however involves neighbors with anxiety stricken dogs. We understand living in apartments, normal noise or the occasional spikes are of no concerns but when a dog barks literally Jon stop, four hours at a time, and during the night- it becomes a severe issue. We have sent letters and called weekly if not more to address this and are repeatedly told to "give it time, there is a process". Months later- no concern, comp, or resolution. Good luck having anything taken care of by this staff.
The Chimneys are okay. They're old and outdated for what you pay. They now charge a flat rate for water based on you square footage rather than actual residents. I used to pay $8-10 a month in a metered bill, now I pay a flat rate of $32. Not an improvement by any means. The maintenance is pretty lacking. They are slow and not very thorough. My storage door was supposed to be painted a few weeks ago according to a notice I received, but it never happened. The main thing that keeps me here is the location. It's pretty central to the places I frequent, and my specific location in the complex is very pleasant and peaceful. These apartments really need some upgrades and a staff that actually cares. for some odd reason they have one office for new tenants and a separate one on the other side of the complex for current tenants. Their apartment "inspections" list all sorts of things they will look at, but all they ever do is change the furnace filter. I'm content to stay for now, but I'm always looking around for something better.
