The amount of things that have gone wrong since I have moved into this apartment is unreal. But I'm going to keep it as simple as possible and just tell you about one of the experiences we're dealing with. Upon moving in we discovered that our carpets smelled like cat urine we have broadened management and discussed it with them and they sent somebody in to evaluate the situation they said they're going to have to pull up our carpets padding and seal the floors. Mind you at this point we already have all of our furniture and everything in the apartment this should have been taken care of before we moved in. On top of this upon investigating further we found cat poop painted over on one of the baseboards, management seems to not care about anything at all. Honestly please do not move in here.

I WOULDNT RECOMMEND THIS PLACE TO ANYONE! The maintenance sucks and when you call the office to tell them (mildew is growing, rain is coming in your bedroom ceiling, the closets are broken, possums are sitting on your floor outside, foxes are sitting in front of your door and popping all on the steps, stains are all on the ceiling, birds are flying into the pipes, squirrels are living in the attic, the trash cans overflow everyday with all types of washer and dryers, trash all on the ground with very large vultures picking away, bats at night, mold and mildew growing within the walls, they just paint over any mold, leak, etc and think it’s all fixed. It’s trash. You call maintenance or the main office and nobody cares, they just say okay and nobody ever gets sent out. The light was out on my floor which is a safety hazard at night especially living alone as a woman and it took them over a week to finally get it fixed. That’s ridiculous. The girls in the office take everything like a joke and won’t follow up for nothing. DO NOT MOVE HERE, I WOULDNT RECOMMEND TO ANYONE!!!!!! -100/5 stars. The maintenance can be seen walking around the apartment complex sitting around, smoking and acting like they don’t have a pile of maintenance concerns in someone’s apartment. When they do come to your house, they have crazy attitudes and could careless about fixing your apartment issues the right way.

Parking at this complex is a nightmare. We always have to park on the opposing end because there aren’t enough spots and they do nothing to enforce the parking policy here, meaning they don’t make sure people aren’t exceeding the vehicle limit or that people who simply don’t live here aren’t using it as a parking garage, because they do. Our heat went out all winter on and off and they ignored a lot of our requests to fix it. When they did agree to fix it it took weeks. Mind you our rent was $70 more expensive than we were promised and we were told it’s because heat is included. We pay this increase every month of the year even though the heat is only on for a couple months and it rarely works anyway. We had to use space heaters most of winter which ran up our electric bill and we received no compensation. We were also told we would be on the second floor with a gas fireplace but we they didn’t tell us till the time we moved in that we are on the third floor with a wood-burning fireplace (that we can’t use because all that encloses the fireplace is a screen and we have a toddler at home.) We’ve had black mold in our bathroom since we moved in that keeps coming back and we had to take care of it ourselves because maintenance wouldn’t do anymore then come and take pictures. We have leaky walls and ceilings that are covered in brown spots and they claim to have fixed the roof even though our walls still leak and they won’t do any cosmetic work to make our home look like one that can actually be lived in. The windows let excessive air in even when they are shut because they are outdated and it’s impossible to keep it cool in here even with the ac constantly on full blast. Our AC didn’t work all summer anyway and it took 6 weeks and call to corporate to even get a response to say they would come and look at it, eventually. It smells like weed all the time and the bugs are bad here too. We’re getting out ASAP.

We've lived here for roughly two years now and are on our way out. I'll start with the pros of this place. I live in a 2b/2b apartment and It is a great size for the price that you pay. It is also a pretty safe spot, the secuirty deposit wasn't outrageous and neither was the pet deposit. The deck is very large, and having a washer/dryer in the unit is great. I'll start with the general complaints. The parking sucks directly outside of your building, there are never any spots. The windows are outdated and air comes right through them when shut. The front door swells and makes it difficult to open. The walls are also a mess, and I say that because it looks like they didn't bother to sand them or touch up but just slapped another coat of paint from the last people because there are bubbles, chips, paintbrush hairs, all over the walls. I also have cracks near the windows, and randomly in the ceilings. We've had issues since the day we moved in. We signed our lease, got the keys in June, and the first thing that didn't work was the A/C, for almost THREE months (the entire summer). It took multiple tries and a bunch of maintenance requests and finally a threat to call corporate for our concerns to be answered. Later on down the road in the master bathroom, a leak began above the toilet. That took about a week to be actually looked at and again a few tries to get fixed as they couldn't find where it was coming from (no big deal). What was a big deal was us having a hole in our ceiling for a year. It was poorly drywalled over the first time and began leaking not too long after that. Once the problem was officially fixed we got to look at a piece of cardboard nailed to the ceiling covering the large hole cut out for a year after being told by the office they'd check back in, in a week or two. Once getting fed up over it, the office sent out maintenance to replace it and patch it back up. Great, except I came home to no note on my door saying they'd been in the apartment, and tools left in the bathroom by maintenance. The maintenance also re-entered my home, announced themselves once they were in my apartment and met me in my hallway before I could even get to my door which is not okay by any means. Overall it has been an on again off again headache for our first apartment. I have met people who love it here, and people who hate it here. New management came in so hopefully, some things can be changed to improve.

This place is okay, my car was broken into within 2 months of living here , thank god for renters ins . The office is pretty cool in saying they will get things done but usually don't, they allow smoking in the apartments so if you have a medical condition where you can't be around smoke, definitley don't move here!!!! The closet on the balcony fell in back in the October and it has yet to be fixed. Other then that I guess it's okay .
When I decided to move back to Delaware, I knew I wanted to be in Newark, but not too close to the University. Since I had never spent much time out near Bear when I was a student, I was pleasantly surprised at what I found at Christiana Reserve! I got a Newark address that's still super convenient to everything--the mall, UD, New Castle, Wilmington, etc.--and that has more than enough stuff around here so I don't have to leave the area if I don't want to. I have a one-bedroom apartment and it's got everything I need. Washer and dryer are in unit, so that's super convenient. Kitchen has plenty of counter space. The bedroom and living room are huge (for one person and a tiny dog, anyway). And Christiana Reserve has been great about ensuring the upkeep of my apartment and responding to any maintenance requests I have for them. As for the complex itself, it's suuuuuper quiet! Something I knew I definitely wouldn't get in the heart of Newark. My dog also loves all the space to walk around here, and it all feels pretty safe to me.
Horrible horrible horrible apartment complex. Management will literally tell you anything to get you to sign the lease, once you sign it you're stuck. Normal apartment complexes allow you 7 days (approx) to break a lease if you decide to leave, not this place, the second you sign it you're stuck. They do not show you the apartment you're moving to until you sign the lease, which they do on purpose. My apartment is the dirtiest most disgusting apartment I have ever moved into. The carpet is covered in stains, ciggerette burns and smells like that was what previous tenants allowed their pets to use as their bathroom. I have had a problem with almost every inch of the apartment, be it something broken, stained, dirty etc. inside as well as outside as the building has structural issues which they don't want to address besides telling me they would (only reason I didn't break my lease). I have spent hours and hours cleaning this apt to make it liveable, the water from scrubbing just the bathroom floor took 3 times before it stopped turning black. Do not move here, I would absolutely avoid at all costs. Management does not care about their tenants at all, definitely not worth the rent money. I wish I had just kept looking and past this place by instead of giving them a chance despite reading the negative reviews, do not make my mistake you will regret it.
I love my new home! My apartment doesn't feel like an apartment it is a home with the large appliances and the wood burning fire place it's so cozy. I have a washer and dryer in the apartment and it is so nice to be able to wash your clothes at home! The large kitchen with the breakfast bar makes it so easy to cook and entertain. The layout is perfect my bedroom is in the back so it's not right off the front entrance. Maintenance here is quick to respond and I never need them to come back. I highly recommend the apartments here. The complex is very family oriented but the concrete construction is great because even tho there are children here you don't here there little feet above you! MOVE HERE!!!
I have lived in my apartment for almost 6 months now and it started out as a complete nightmare. I was told that I would be moved into a 3rd floor apartment but the day I signed my lease I was told that I was moving into a bottom floor apartment, that wasn't even ready on my move in day, the maintenance people where still working as I was moving in. I have never seen a more poorly prepare apartment in my life. The day I moved in there was mold in the fridge they put in the apartment, the cabinets and doors through out the apartment look like they have been here since the 1960's, long story short the apartment was disgusting, I wouldn't tell my worst enemy to move here. The week after we moved into the apartment the ceiling in apartment began to show signs of mold, I had to call the corporate office and complain just to get the office to replace the ceiling since they tried to paint over the mold and say it was fixed! I guess they thought they was dealing with an idiot!the dish washer they put in the apartment was extremely old and looked like they purchased it from the dump, all of the doors in the apartment including the front door all have issues. Did I mention I notice after a month that one of the Windows didn't even have a window lock and again we live on the first floor! the list goes on and on with the complaints I have about this place. I started to move the month after we moved on but the office talked me out of it. i am going to be giving my notice at the end of this month the 950 I pay on time each month isn't worth the hassle! Oh and the kids in this neighbor smoke blunts right outside your door on the stoops! The saying you get what you pay for is so true for this place! Don't waste your time or money it's a true dump!!! The pictures look nothing like the property!
I have lived here for close to two years and will be running out the door as soon as possible to get as far away as i can. While the space they offer is great and was perfect for 2 adults and 3 kids i jumped at the bit to get moved in. Washer dryer- Yup, Large patio with storage- Yup, Fireplace- Yup and 2 full bathrooms-You bet.. but then quickly as winter got colder and the heat on multiple occasions did not work and we were offered "space heaters" while an outside company worked on the issue.. i grew worrisome, they claimed the fixed it but personally when i set my thermostat to 70 I expect 70* bottom level unit OK maybe even 65* but i set it to 70 and i get at max 40-45 not acceptable. Spring arrives and all seems well until an abundance of beetles and spiders come into the unit and no matter how much you spray they never go away. But alas i make the best of a bad situation and say ill stay another year while my house is getting prepped. Then a new management company comes in and while the promise the world the offer about as little as its weight in gold. The winter comes and yet again i faced with a thermostat set to 70 and stays at 40, boiler room repairs that produce nothing but ceiling leaks from frozen pipes. (I spent money on heated blankets. if anything i should be charged by lowes for a heating bill since i had to buy so much wood, since keeping a non functional furnace running caused Delmarva to charge me more than it was ever worth).Then the spring comes and all that built up moisture leads to mold and more leaky pipes. But bet your bottom dollar that New Pool House and Change of management sign facing the outer streets are perfect meanwhile there tenants homes are falling to pieces and endless calls and request end up being in vain. Whats that you say new neighbors excellent, oh wait again!! they allow their dog to urinate in the stairwell which causes even more water damage and outrageous smells.. Bottom line if your looking to make something suitable work for you to live then run like you know how from this place.
Despite reading previous reviews I applied for an apt in the complex......sadly....... It seemed reasonable in rent and from the pics on the various sites the property appeared clean & convenient. $950 for a 2br 2ba w/ w&d HEY I needed that! I called and got so many different answers regarding availability, price and amenities. Nonetheless I applied. I was approved & decided to physically come to property & do a walk through.........when I finally found the rental office I noticed the landscaping wasn't what appeared on apartments.com AND it was more like a mechanics heaven with the amount of abandoned cars. When I opened the door to the rental office it REEKED of cigarette smoke. I mean the ladies had to smoke cigarettes at their desk. I should've immediately turned around but noooooooo I give everyone the benefit of the doubt. The lady at the front desk told me the price was no longer $950 and it was now $1050?????? WHY????? The smell of cigarettes was unbearable I had to pretend I left my wallet in my car to leave and NEVER look back. This place needs a complete renovation starting with the rental office down to staff! I was so shocked at how unprofessional the staff was. The receptionist offered me a seat that I refused because I did not want my clothes to smell like cig smoke. DO NOT WASTE YOUR TIME OR HARD INQUIRY RISK ON THIS PLACE!!!!! ITS A COMPLETE DUMP!
My complex has 1, 2 & 3 bedroom units. I'm currently in a 1 bedroom thus more closets. The more bedrooms less closet space. For the most part everything has a place. Not to mention we all have storage closets out on our balconies/patios as well. I also enjoy having a washer/dryer in my unit and not have to go to a laundromat every other week. My balcony faces a great view of the pool and we're finally getting a gym which I intent to use. Great location and convenient... I live next to everything!
2 bdrms, 2bathrooms, washer/dryer, dishwasher, romantic fireplace and balcony for stargazing. Easy travel from I-95N/S, off Rt 1 to Rt 40 anto Rt 7. Shopping centers, family attractions, restaurants, schools, institutes of higher learning and hospitals minutes away. Leasing office employees are very helpful and maintenance gets it done. We love our apartment!
To start totally awesome. My rental agents Heather, and Alix, helped to make my first apartment rental a total unique experience, no pressure from either they both made me wish all of life experiences came with the two of them. My apartment is all one to expect in a home.
After talking with several people, maintenance member and a reseident who just moved out, I will not move here. It is such a shame that for all this place has to offer- closets, fireplace, huge balcony, washer and dryers, pool....etc, they have so many prioblems. I could have really imagined myself here, but I don't believe in payi-ng my money where I would not be happy even though I am just renting and not buying. May re-check them out in a few years to see if things change. I have however selected another complex.
