Property Ratings at Christiansburg Bluff
When I moved into this complex the lady who was there in the beginning was amazing but my first day to actually move in she quite. My stove constantly says “surface heating” I’m scared one day my apartment is going to catch on fire while me and my new born are there, the fire alarms have been beeping since day one and nothings been done. It’s a terrible place to raise a child, with the constant screaming from other apartments my new born is constantly waking up, on top of the fact I cannot even walk out of my door with out being smacked in the face with weed smoke, but when management seen a brand new bowl I had purchased for my fathers son that I was lucky I wasn’t getting a 72 hour eviction but When I told new management about the neighbors constantly smoking outside I was told “I need that in writing”. The neighbors are constantly in your business. Was told the father of my child really didn’t have any business being at my apartment and then she went on to say she heard things my sons father had said that would cause our relationship to end but she wasn’t going to go into that. It’s completely awful there and I definitely looking into my options for moving.
All amenities advertised for children have been ripped out and use of common areas discouraged to the point all benches have been removed and having food or drink in common areas is a lease violation. Constant monthly to biweekly threats of eviction or towing of vehicles. Monthly to biweekly notices that "this is not a pet friendly property" and any animal must be registered as Service Animal or ESA. Continual intentional miscalculation of rent subsidies and demands of access to financial information of family members who do not reside on the property. Management creates situations of financial duress to force residents to sign paperwork even if they know the information is incorrect, and even "corrections" do not reflect accurate information. Records reflecting nonpayment of rent have to be proven with reciepts and a $50 payment to Western Union to verify each money order was cashed by management. No visitors allowed, visitors must park off property and walk on and any regular visitors are written up as eviction notices for lease violation for allowing unapproved residents or accusations of dealing drugs from the apartment. Widespread mold issues throughout the complex, tiling pulling up off the floors and cabinets that have been work ordered for over 2 years still not remedied resulting in failed inspections. Head of Maintenance claiming parts need to be ordered and it will take weeks to fix while refusing to fix any Maintenance issues even when the parts needed are already available and on site. Little to no insulation both with the aging outdoor windows and doors, nor between apartments so neighbors in all adjoining units can hear even at minimal sound levels. Multiple safety concerns like fire alarms going off unchecked for days, broken paving and sidewalks, rotting trees that break any time there is a storm, dry rotting and broken stairs, and yard crew blowing debris onto stairs and leaving it creating slipping or falling hazards. More time is spent on outdoor visuals like flower gardens than things like the comfort and safety of residents when heaters can fail in November and end up not being fixed until March.
I absolute love the landlord Vicki!! She is the most understanding, sweetest, reliable, landlord you could have also the assistant is kind, thoughtful, motivated, and willing to do as much as she can for you. So glad there's new management when I moved back in. They have definitely made some good changes to the place. I'd recommend anyone with a family or a single person to live here. Very close to stores, schools, it's on a perfect bus route. There's cameras on site for safety, ect... Laundry room on site! Pet friendly! Now that new management is here I definitely wouldn't mind recommending anyone here.
New staff has turned this place upside down! 180! It’s clean, professional and everyone is treated with respect.
Would not suggest living here unless there is no other choices, there is no playground, kids are limited to play even out side, the property manager is rude. What used to be a bigger laundry room they decresed the size so they could have more space. I asked for a landlord reference, she never returned my landlords messages or calls. Waited 6 months, luckily someone else gave me a reference. Usually you have to fight to get anything fixed, put work orders in for simple stuff and it takes months for them to fix it. Probably because the manger isn't there like she should be and when she is she is smoking cigs constantly in the workshop. I really hope for the sake of the people who love here, that they get a new manager who does her job right. Including answering the phone when she is supposed to.
