The Warwick neighborhood reflects the natural beauty of the Hampton Roads region while providing a diversity of home options, commercial services, and important cultural and health care venues.
Residents can enjoy the solace of nature along the James River, at the Mariners’ Museum and Park, and at the Lake Maury Natural Area. Homes range from stately houses along the James and charming country homes along old Gatewood Road to modest suburban houses and apartments. Businesses cluster primarily along Warwick Boulevard, or Route 60, the main road that bisects the neighborhood.
The area also claims the large Riverside Regional Medical Center campus as well as Christopher Newport University and the Ferguson Center for the Arts.
Warwick lies less than six miles down Warwick Boulevard from downtown Newport News.

Property Ratings at Christopher Crossing
Current property manager fails to pick up discarded furniture, mattresses, etc. Sometime these items are deposited in the dumpsters meant for garbage resulting in no room for real garbage so people place their garbage outside the dumpster. The previous property manager had large separate dumpsters and the property crew used a pickup truck each day to remove the discarded furniture, mattresses, etc. There is absolutely no reason for the community to have to deal with this awful eyesore!
We've been living on this property for over a year and a half now. Normally, we have little to no issue- with neighbors, the office, or maintenance. Most often maintenance comes and fixes the issue within a week. But, since being moved to a different but identical unit due to emergency sewer maintenance, we've had issues with our washing machine. The first time was from day one of moving into the unit and it took them over 2 months to resolve the issue. Now it's been 11 weeks since a work order was put in and the issue has still yet to be resolved. Being able to do laundry in our home was the main reason of moving to this property. So, this is highly disappointing.
*WARNING* This property is the Worst. $100 rent increases with no upgrades and a serious sewage issue. The toliets won't flush and water barely comes out the faucets. People were moved out on short notice due to this continuous problem. Keep All your receipts, they'll play games with your rent. They will switch up the price then say that you are underpaying and'll serve you with a Failure to Pay notice. Parking is a Nightmare. Dented cars and missing side mirrors galore. Management is passive aggressive. Make this place your Last resort.
Lived here for a year. The apartment buildings are not kept and infested with roaches. Not to mention the constant shootings and poor management.
We have lived here for three years and management sucks. We have called to have things fixed and no one ever comes. My husband has fallen down the stairs multiple times due to the rubbed thats on the stairs coming off. Bee have been coming into my house through the vents. We have tried to do the Rmrp and we never heard anything back. But when I called management has said they have tried to contact us. We have no emails or calls from them about that at all. I will be contacting corporate. There was a shooting up in the front building. Parking sucks. Walls are thin and you can hear everything
The employees that work in the leasing office were not welcoming. Did not greet us upon arrival as prospective residents and did not seem interested in speaking with us.
I’m a former resident take it from me you DO NOT move here you will regret your decision!!! Frequent shootings and violence. Walls are paper thin. And management sucks!!! Save yourself the stress and don’t move here.
Do not move here you will regret it! The walls are paper thin. You can hear your neighbors clearly even if they are just talking. It’s even worse if you live under someone. Bugs, mice, and spiders Love this place. I had to fight constantly to keep them away. More shootings, violence and noise doesn’t make it a peaceful living community. When it was time to move out they charged me for something that maintenance would normally replace for free without even telling me that I had to replace it. Please don’t go through what I went through and save yourself the trouble and do not move here!!!
I am only giving one start because I can not give zero. There was a shooting in the courtyard of my building. There are bullet holes in the buildings on both sides of the courtyard and the downspouts in the breezeway where the shooting continued from inside the apartment to outdoors. There are bullet holes in the side of my building 30 feet away from where my 6 month pregnant fiance was sleeping. I wish I could post pictures to show you how close they are to where her head was. After all of this management refuses to let us move out even after offering to give them at full 60 days notice from the time we decide to leave. They obviously care more about money than their tenants safety or comfort. Do not live here.
They go up on the rent rather high if you choose to renew your lease . I don’t have a washer, dryer, nor dishwasher in my apartment so I don’t see why the rent keeps getting higher and higher . Other than that , my particular unit is okay
New management is very dismissive, rude and lazy. They all clearly don’t work together. I had a hole in my ceiling dropping water down in a bucket for months I had threaten court for them to poorly fix it. My neighbors are insanely loud. From morning to night and they do not care
When I first saw the community, I fell in love. Alexis, the leasing agent was super nice and helpful. The renovated apartment was perfect for what I needed and the price couldn't be beat. It was so perfect that I applied and paid my deposit all in the same day that I toured. Well, now its a little bit of a different story. The manager is rude and likes to dismiss anything you say. Every time you call the office, the girls seem to be bothered or inconvenienced or just irritated that you call. They literally NEVER seem happy. You're told one thing and then the other happens. You have to call multiple times to get your work orders taken care of and when they are done, they aren't done right. The walls are paper thin and you can hear your neighbors every word. This is a good place if you're looking to just hold tight for a year and then move on. I will say, the maintenance supervisor has MUCH BETTER customer service skills than the office team.... Now that's surprising!

We are so sorry to hear that you are not satisfied with your experience. Our goal is 100% resident satisfaction. Please come by the office at your convenience to speak with the manager. We would like to resolve any problems. Thank you for taking the time to provide feedback.
When I first moved in here, I thought this was a fairly decent neighborhood to live. However, the apartment walls are thin, the focus of the complex is renovation and they give little attention to the current residents living here. The office staff is polite but the police seem to spend more time here than the residents. I would not suggest moving here.

While we are continuously trying to improve our property...our number one priority is and will always be our residents. Please contact us here in the leasing office so that we may further assist you with any concerns you are having.
I have lacked tons of sleep since I've moved here..the walls are super thin and the neighbors are constantly loud. The apts on the outside of the building are not completed yet and people are nasty including the roaches. The apt is nice in the inside but otherwise I am not happy..management has done nothing about anything. Its ridiculous
I stayed here when it was the Dutch Village. I was just checking the reviews to see if anything changed. From what I gathered it has not. I know for a fact the 1 star reviews are 1000% accurate. The cockroaches were massive. My ceiling in the bathroom caved in. There are shady characters always driving and walking around. They work with a tow company that will come jack your car if it doesn't have a sticker, even if you're parked in your spot. They do that every night. I was on the first floor, when it rained, it flooded. Along with the water coming in, little worms would follow. I had WORMS in my apartment! The walls are PAPER THIN! You can hear everybody. If you don't believe me, insist on seeing apartments that are not the model. The models they show you are descent, unlike the apartment they actually give you. Look up the reviews on the Dutch Village. Read them. The bad ones are accurate.

I have a leak coming from upstairs into my living room there is mold and it's coming from the bathroom upstairs I've told them about this problem for 3months and nothing has been done. This is ridiculous !!! It looks like the ceiling is about to collapse! They don't care ! They will start Caring once I take action !!!!! I could get hurt !
I would not recommend this place to no one, not even the homeless. Not even exagerrating the situation. We moved in at the beginning of April of 2015, when we signed the lease we were told that they offered a monthly extermination for bugs, which did not dawn on us I till we moved in. Our apartment complex was infested with roaches. I complained multiple times due to the fact I had a newborn in the house. My apartment was sprayed 3 times within a 4 month period and the roaches kept coming and coming. Mold everywhere, the bathtub and sinks. Our dishwasher looked so dingy and filthy that we never used it. The washer and dry hookup, the water pipe is attached to your facet for the water to run into the washer machine. Our neighbors are always loud and my car as been ran through multiple times by criminals. When we moved in our cabinets were broken, our blinds, the light fixture over the sink was broken, had to flip the switch multiple times to get it to cut on. The ladies that work in the lease off are rude and will not help you for anything. Again let me tell you, CHRISTOPHER CROSSING APARTMENTS ARE INFESTED WITH ROACHES. I will be moving out 03/31/2016 and never coming back.
I have a family member that lives in these apartments . There have been several robberies/thefts in his apartment through the sliding glass door and front door. If you are considering this place turn around quickly not at all worth your money or time. The only up side is that under the new management I got a good response from them after I made a complaint about the sliding glass door. However, I had to write a letter and then come in to speak with them, with my son. Please people, if you love your family this is not the place to go, not at all a safe place to be. Also this is not a very pet friendly place the walls are so thin people complain and with enough complaints, your pet is out of a home. As a mother, I wish I had read more reviews before, I would have strongly advised my son against this property.
I Love the location of these apartments! Right around the corner from CNU, Lion's Bridge, and the noland trail. Its a great place to start out. I noticed a lot of bugs at first, but they are under new management and are having plenty of trees taken down. This will for sure help the bug problem. Other than that, haven't had many concerns. The parking situation is a little off as well.
The apartment location is very nice easy access to get in and out. There isn't a lot of traffic and is a pretty safe area to raise kids in. The appliances in the apartment are very nice and update, I don't have many problem with anything in the apartment and my neighbors are also very nice people.
I am so happy I finally found a place where the staff is professional, compassionate and beautiful people. They don't creep you out and they are not rude at all. The best part about living here at Christopher Crossings is the maintenance men don't make you feel uncomfortable and they actually fix the problem the first day you report it. Thank God I don't have to go days without ac due to lazy maintenance or staff. Oh yea the apartments are comfortable and the neighborhood is quiet, no neibors standing outside yelling and playing loud music, or kids deciding your car is a park bench.
