This is by far the worst experience and I am only 3 months in. There is trash overload in every dumpsters daily. However, my main problem is maintenance… there is a 3 to 5 day window for a technician to fix your problem. I have called and spoke to multiple people in reference to this old beat up washing machine. I have called 4x and every time I spoke to someone to come one, I get confirmation that someone is coming and no one shows up. My request was put in all most 2 weeks ago. When you call the leasing office you can’t barely reach someone. Please don’t not waste your time and hard earned money with this property and with the property management. The lack of communication And response is unexceptional and poor. It’s not worth the money you spend monthly.

i live in the first floor and my apartment gets flooded when it rains. even if it’s a small storm my bedroom window leaks water and this is the 4th time in 2 years that theres a huge flood in my living room and dining area. things get wet and ruined. Last time it took over a week for them to come and check and we got mold. This time they still haven’t come the next week although they said it was an emergency. Apartment sticks because of the wet carpet

Starting with my initial thoughts of the leasing office. I was very happy with my visit with Freddy! He was very friendly and knowledgeable about the 2 bedroom unit. He even went the extra mile to stay a little later to give me my ID. I was very appreciative of that and they also had snacks for the property viewers. The 2 bedroom apartment I viewed is beautiful! Very spacious rooms and closets. Everything was upgraded as shown in the picture online. This place is perfect for the pricing that they offer and the amenities you get. Thanks Freddy! This apartment complex was the worst living experience I have ever had. There are constantly trash and pests invading our living and common spaces. I've attached a few pictures on what the outside of the apartment complex usually looks like (trash thrown all around the complex including the stairs, trash areas, etc.) In addition to the poor living conditions, there is constant loud noise and music playing all hours of the day from neighbors. The walls are so thin that you can hear every beat and lyric of your neighbors music or TV and we lost many nights of sleep because of this. When we complained to property management, they would send a few notices on paper, but then do nothing to actually fix the problem. We lived on the top floor (thankfully, I can't imagine the noise that heavy footsteps would add to this) but it was still unbearable. While there are a few kind people working at the property management's office, for the most part they aren't very responsive to any issues or requests. At one point early on in our tenancy, we had a leak in our kitchen that would flood the floor if we used any of our sinks, dishwashers, laundry, etc. I had to put in several maintenance requests, call several times, and eventually put in an emergency request after a week and a half with no running water in the kitchen for them to fix it. Additionally, we also had a lightbulb explode in the oven all over our food from them installing the wrong one before we moved in. Any time we had an issue, we had to bug management several times to even respond to our emails. As if the above issues weren't enough, property management also caused a lot of additional stress by messing up our move out dates. I spent many hours on the phone with the staff just to make sure we could complete our move-out procedures properly after we finally left a few months early because we couldn't continue living in those conditions. Also, the amenities they offer aren't that great. The gym closes by like 5:30 so if you need to use it after work, you can't and the pool is always over-crowded. I recommend finding somewhere else to live, stay away from this place.

They treat you great while you're in the process of getting the apartment. Then full stop. Your maintenance requests will be marked "done" when in fact, nothing has been addressed. You won't be able to dump your trash or recycling because the bins are ALWAYS overflowing. If you enjoy cohabitating with mice, this place is for you. If you want to get gouged on water and sewer bills, welcome. If you like stepping in dog poop, stepping over urine and vomit in the stairwell, and listening to loud music and arguments, this is the place for you. But if you want a decent home where you feel safe and aren't embarrassed to invite your friends over to visit, look elsewhere.

I cannot even begin to stress how terrible it is here. The management has gone from bad to worse. No one ever answers the phone, and on the once in a blue moon chance they do, they have MAJOR attitude problems, maintenance/service requests take MONTHS to address, and the list goes on. I will never and I mean NEVER EVER recommend anyone to live here. I don't write reviews for anything, so the fact that I'm going out of my way to explain how bad the service is here, says something.

I applied to for an apartment here about 10 days ago. I called the leasing center for a status update who knows how many times and they NEVER pick up. I sent an email on 7/1 and here we are nearly a week later with no response. If they won’t respond to a potential tenant, I can’t imagine they’d be anymore responsive to an existing one. STAY AWAY

It is not convenient to rent here because we applied since November we gave a deposit of $ 300 and they told us that the apartment will be ready to be able to see it on December 10 onwards we come calling and they never answer us and when they answer us it is rare the time and when we say that we want to see the apartment they tell us that they are not ready yet that they don't have the key and well this day December 27 they told us to go to see the apartment we went and one of the people a girl just for wanting to see the apartment yelled at us just because we wanted to see the apartment they said we were at two o'clock in the afternoon we went later they told us that there was no one who could take us but we had already made the appointment we told him then he told us to wait an hour we wait until 4 and then we they said that nobody could take us that is a waste of time more than I had to ask permission in my work they scolded me because it's too late I had to stay rme later my work but it is a bad service does not have to shout at people and we do not have to move on December 30 on Monday in three days we do not have to move and we have not even seen And then they told us that nobody could take that is a waste of time more than I had to ask permission in my work they scolded me because it's too late I had to stay later my job but it's a bad service you don't have to shout at people and we don't have to move on 30 December on Monday in three days we do not have to move and we have not even seen anything The apartment does not suit the truth

To say that this apartment complex is poorly managed is an exaggeration...more accurately this apartment complex is NOT managed at all. To be fair, I lived there from July 2006 until September 2019. When Home Properties was the property management company things were really not terrible...in fact, I really enjoyed living there. When I had issues they were dealt with promptly most of the time and the property manager was available and met with residents IN PERSON when major issues occurred. Since Harbor Group Management took over things have gone incredibly downhill...well, more like off a cliff! The last year I remained in my apartment was the hugest mistake I have ever made! Not only has the property manager NEVER once returned an email or a phone call to me, I found out that they have gone through MULTIPLE property managers in the past few months. Listen, if you like your apartment to be constantly flooded with the maintenance explanation that it's the upstairs neighbor using too much laundry soap, rather than just snaking out the clogged drain or FIXING THE PLUMBING ISSUES or having maintenance come into your apartment without 24 hours notice for non-emergency, non-requested "repairs" and leaving your doors UNLOCKED (4 TIMES IN A YEAR!!!),then, by all means you may just like it here. If you like having children doing acrobatics above your head and running and screaming through their apartment, jumping off their beds and couches at all hours of the day and night, even after repeated talks with the adults to NOT AVAIL, then you could possibly be okay living here. If you like overflowing dumpsters and recycling bins full of rotting garbage because no one actually gives a hoot, then you'll absolutely love it here. Frankly, you couldn't PAY me to live here or ANY property managed by Harbor Group Management EVER AGAIN!

I HATE IT... They are the worst apartment i have ever loved in.. they are infested with roaches. They never respond to service request. They are so nice before you move, but as soon as you move they dont care. They have the worst customer service, the apartment that they tour you in are nice, but as soon as you move in your apartment is a mess and disgusting. Yes is cheap and yes is close to different places, but if i were you i would avoid this place. There is so many good reviews here because if you want your 50 dollar for the application fee back, this is the only way they give it back which takes months to be given back. WORST PLACE IN SILVER SPRING!

I have been living here for a little over 10 years and I have never been so out of control of the place for more than a month that they do not lift the recycling dump, I cannot and would not have my balcony because the flies get into my apartment that is disgusting and the smell unbearable and sent an email to the manager directly and never received a response and called a number that in the office supposedly gave me the manager of this property and they also don't leave a message from you and I remain unanswered if I could leave here right now but to collect the fine for contract compliance there if they would be calling me pitifully daily I will have to wait to finish my contract to never sign another with them.

DO NOT MOVE HERE!! If I could give this property a ZERO star rating I would. This is by far one of the worst properties we have resided in. Not only is the management horrible, the leasing agents they have working in the office are arrogant, rude, and the most unprofessional people I have EVER had to deal with. They will dismiss you if you tell them you have an issue with your unit or if you ask for help. I don't even want to begin with the maintenance crew and contractors they have. They are the most sloppiest, laziest of workers I have ever met. They NEVER get the job done in a timely manner. No, sorry i meant they NEVER actually even get the job done when you submit a maintenance request. In my time living there we had to call the county to come out over an handful of times. We had black mold in all the bedrooms (which by the way they never came out to resolve even after the county filed against them) AND when we moved out all they did was cover it with paint (shame on them) rat holes in EVERY corner possible, cracked ceiling, broken washer/dryer, the list goes on. I tell you the unit was literally falling apart and they could care less. Oh and to top it off they technically came into our unit and began work BEFORE we even completely got out all of our belongings even though we had already paid through the end of the month and we'll before our lease was up.

I had to leave 4 voicemails, went to the office once, emailed someone at the office had to call again and leave another voicemail. it took 4 days for someone to come fix the issue. horrible.

I am currently a resident here and i moved here in May and will not be renewing my lease. After a couples months of living here, i had two mice in the apartment and it took two months for management to send over maintenance. The management sucks and they don't do their jobs properly. The apartment has a lot of issues and was not cleaned properly and maintained after each person moves out. They have overflowing dumpsters that reach into the streets. Would not recommend living here.

Don't even waste your time! We moved in August after they changed our move in date 3 times. we only continued with the lease because of proximity to family in Leisure World. Our Leasing Agent was horrible with answering questions, but we gave her the benefit of the doubt because she was new. We finally have moved in and I waited 3 months to write this! There has been a leak in front of out building and everyone says "not my job. I don't know". Maintenance NEVEERRRRR comes when they do its for 10-15mins to put on a facade that they attempted to "fix" the problem. or toilet has been running non stop since we moved in and they all say " I know the problem" and then its not fixed. no follow ups. Our move in checklist hasn't even been addressed. our bathrooms were disgusting moving in, mind you we paid/pay extra to have the unit updated. WASTE of MONEYYYY! utilities are NOOOTTTT included. Don't be fooled. We are to the point of breaking our lease and just forgetting our deposit! is it worth it? THEY DON'T ANSWER THE PHONES EVEN IF YOU CALL THERE IS NO DEFINITE SOLUTION TO FIX IT. NOW THEY'RE GOING "PAPERLESS" COMPLETELY to lessen their LOAD OF NOT DOING ANYYTHIINGGGGGGG! For peace of mind don't move here!

The price for the service level of the leasing office and maintenance office is not worth it. I've been a resident less than 6 months. A few of the problems I've had: I've had leaking water for three days with no maintenance attention. The management office turns their phone off when they dont feel like answering and they dont return calls. I came home one evening and maintenance had LITERALLY left my door wide open after pest control. Talked to my neighbors and this has happened to them too. There aren't enough dumpsters for the amount of residence and they've threatened $2,500 in fines for over flowing the bins we do have, without addressing the problem themselves. You will get good service in the leasing process, but after that, you're on your own.

This is the worse place ever to live there is rats There is bugs Leasing office is the worse office ever they are not helpful they need to learn customer service skills and take some classes. They always have a answer of “I don’t know is not my job.”They leave you on hold forever or don’t even answer the phone. Work orders take more then a week if that or they just don’t come. There leasing office is unprofessional, always cops. Is the worse place to live. If you want to live somewhere or planning to move don’t live there.

I have lived in cinnamon run 7 years I have no regrets. The staff is friendly and the overall service a 10. You provide safety and comfort for us and you show compassion and understanding and I am truly grateful for that. Thank you all for your care and patience cause I know it's not easy dealing with different kinds of people everyday??.
Moved here recently and was hesitant at first because of reviews and past history, I can tell this place has gotten better over the years everything is in working condition, no roaches or mice in the apartment, maintance is great, quiet silent neighborhood, great friendly people. Overrall nice great place to live, the only down side is the parking that’s my only issue that if you come late,work late and try to find parking it’s terrible. There is no parking any where near the building you live in after 10pm. But other then that great place, great staff and great people.
